Welcome summer! I want to thank all of you for continuing to support our printed publication as well as our digital platform. If you haven’t subscribed to our weekly newsletter, liked us on social media or checked out our website yet, I encourage you to do so. Our community calendar is packed with tons of ongoing great events to keep you in the know.
May turned out to be a very fun month. I had the incredible honor to sit down with John and Alida Hamersveld at their beautiful home. Seeing John’s studio and his art in it was a day that I will never forget. It was mind blowing to realize the varied extent of his body of work through the years. If you notice, our cover art is different this month. When John Hamersveld offers to help redesign your magazine cover, you know you have to listen! I immediately called Lane and we got to work.
This month we spoke to several of the people who help provide experiences that are Terranea. Their smiles were genuine as was their gratitude to work there. President Ralph Grippo sincerely cares about his team and it shows. Also-great news! Valet parking is free now if you eat at one of the restaurants on the property! Bashi is my new favorite. If you haven’t been in awhile, it’s time to go! Th food and service was top-notch. We had a blast at BeachLife and ran into lots of Palos Verdes friends. Check it out in this month’s Around Town as well as so many other outstanding community events.
Congratulations to all the graduates on the Peninsula! Also, we hope to see you at the Doors Open Peninsula 2023 Event at the Malaga Cove School.
Thank you, Palos Verdes, and all the best for a happy summer.

Written by Melani Morose Edelstein | Photgraphy by Ed McClureRoots run deep on the Palos Verdes Peninsula, anchoring fascinating lives. One of the most splendid things about PV is the quiet neighborhoods where privacy is highly valued and respected. The Peninsula offers an unparalleled idyllic enclave with a level of seclusion, creating an atmosphere of mystery and exclusivity where residents enjoy such privacy that they may not even be aware of their neighbors.
For example, John Van Hamersveld. If you don’t know his name, you know his work. Perhaps best known for designing the iconic The Endless Summer surf poster from the 1960s, Van Hamersveld grew up in Luanda Bay and in the Pacific Ocean where he has surfed his entire life.
Van Hamersveld is well known for his enormous catalog of Los Angeles-inspired art. His images, including album covers for The Beatles, the Rolling Stones, Jefferson Airplane, the Grateful Dead, Jimi Hendrix, and more than 300 others, have had a huge effect on popular culture beginning in the 60s. The impact and breadth of his innovative career span decades. He is described by many as an enigma, a man of a “different mind.” He is known for his ability to emerge himself in so many different subcultures and capture their essence in a single piece of art. His talent is like no other.
He also kick-started the LA music scene with the Pinnacle Concert Series, a series of concerts in the
60s that were inspired by a trip to San Francisco where he realized that LA only had small clubs and the largest event place was the Hollywood Bowl. John designed the famous poster and image of guitarist Jimi Hendrix for the first Pinnacle concert, recognized today all over the world. Along with designing the posters for the events, many times he also photographed the bands.
He smiles as he recalls his days in the Hollywood rock scene keeping company with everyone from Eric Clapton to Mick Jagger.
Some of the iconic designs he produced include logos and complete graphic identities for such brands as Fat Burger, Contempo Casuals, Gotcha, and JIMMy ’Z. He also did product design for Van’s, Billabong, Disney, Electric Eyewear, and Obey Giant.
His public murals have been installed from Norfolk, VA to San Pedro, CA. John’s largest mural is 510 feet in El Segundo.
“I was six months old when we moved to Palos Verdes. My grandfather worked in engineering and patents during the Industrial Revolution. He had a lot of connections through banking and had heard about Palos Verdes through Frank Vanderlip.”
His grandfather bought land in Luanda Bay, eventually building the house on Chelsea Road where Van Hamersveld grew up.
“I’m like 10 years old, and there are big huge open fields everywhere. I had so much freedom and a path to my buddy Phil Becker’s house. He was a year older but we both went to Malaga Cove School.” Becker went on to become one of the most iconic surfboard shapers in the world and his brand of Becker surfboards are among the most popular surfboards today. They were also friends with Carl Eckstrom, best known as the designer of the asymmetrical skateboard.
“We were like 11 and 12, skating in the grammar school hallways. With those steel skates, we could
slide around for hours; it was great. Then, that skating turned into surfing. We had a big 10-foot board made of balsa wood. So, my generation is the generation for the balsa board. Very manageable you know, 40 pounds and 10 or so feet,” he jokes.
He went to El Segundo High School which recruited Palos Verdes students at the time. “High school was just a place that I barely went to. I was dyslexic but the nice dean gave me two art classes. So, I had two art classes in high school, that was all.”
After graduating from high school, he moved to Aspen to work and ski for a year. John laughs as he tells us that his father was a practical parent and decided that his son would go to design school. “He put me in this situation where I had to go to the Art Center College of Design in Pasadena and learn about graphic design and learn how to draw, you know, academically!”
When Van Hamersveld moved back to Palos Verdes, his father got him a job at Northrop Aviation designing publications. He found the work tedious and the hours long and decided he was going to create his own magazine. So, he set up a studio in his apartment on the Riviera and got to it.
In the 60s, he was surfing Torrance Beach with his close friend Rick Griffin. “I would just go down to Torrance Beach and run recruitment for this magazine I was making. I was going to call it Surfing Illustrated.” After only a few issues, he met John Severson who had started Surfer Magazine. “The first time I met the guy we sat down and he said, I want to hire you just to do Surfer Magazine. you need to move to Dana Point; it’s where the great surf is.”
So, Van Hamersveld got a house by the sea and a dream job. “I worked for him, cranking out magazines, a bi-monthly magazine that was at the center of surfing. The publication had a circulation of 65,000. Surfers of my generation read it around the world.”
Later, he moved to the LA Arts District and got a meeting with Capitol Records to show them some drawings. “ I walk in and he looks at me and says, “ I’m going to hire you and you can’t turn me down. I’m thinking this guy signed the Beatles to the label and he decided that I was going to be his designer, so I was. I was set up in an office next to the Vice President and I would be the art director for Capitol Records. So, I went from Surfer Magazine to Capitol Records in about two or three years.”
His influence in developing and growing California surf culture cannot be overstated. The creative, vivacious 81-year-old art school-trained modernist designed The Endless Summer poster while he was still in school. He continues to create art today from his hillside home in Rancho Palos Verdes and is not slowing down any time soon.
“I’ve had an incredible career, just drawing! It’s changed over time. I had to become another person, adopt another dynamic and so I worked on being an artist and luckily at this age, I still have skill in my brain, so I keep going.” He has continued to consistently create, never feared technology, and adapted and grown with the times. The result of this has shown through the vast amount of work and influence he has had in the art world and beyond, as he has always managed to stay 10 years ahead of the curve.
In 2020, filmmaker and friend, Dave Tourje produced a short documentary, “John Van Hamersveld Crazy World Ain’t It.” The film was made as a tribute to John, honoring the tremendous influence, he has had in the surf, skate, and rock world.
John’s wife Alida runs the business side of things
so John can continue to create. “John is constantly working, constantly creating, that is who he is. We have some very exciting things in the works,” she says. “It always cracks me up when people ask John ‘Are you going to retire?’ What does that mean? Is he going to just stop drawing one day? you know, creative people don’t just stop. John and I are so lucky that we get to do what we do. It’s unbelievable.”
John Hamersveld has no intention or reason to retire anytime soon. The photographer, designer, and artist continue to create, inspire, and engage in the community as well as the world.
C ALIFORNIA L OCOS R E n A i SSA n CE & R EBELL i O n
Written by Melani Morose EdelsteinThe renowned art collective, The California Locos, comprising three generations of Los Angeles artists, is celebrating over 40 years of diverse and gritty LA culture with the stunning new book Renaissance & Rebellion.
Dave Tourjé, Chaz Bojórquez, Norton Wisdom, John Van Hamersveld, and Gary Wong are the five Los Angeles artists whose work epitomizes west coast culture. Dave Tourjé, one of the original five Locos and the group’s self-proclaimed ringleader, says, “The book documents the first decade of this cultural collective, pushing what it means to be a California artist.”
2023 is the 10th anniversary of the California Locos. After this summer’s book launch, the stage is set for the quintet to begin their European tour. In 2024, plans are to tour several European museums with a traveling retrospective of recent and historic works by all members of the group.
The publisher says “Surf and skate culture, street art, tattoo, street photography, graphic design, and music come together on over 160 pages to celebrate Los Angeles in all its exuberant diversity and raw grittiness. This book embodies the creative breeding ground provided by the City of Angels, chronicling its influence on each artist, all of which are major influencers of West Coast and the worldwide popular culture.”
The Locos European tour begins with an exhibit at the Museum of Rome. Renaissance & Rebellion, their 432-page tome, is published in Rome by Drago Publishers. Tourjé says Europe welcomes the collective, and museums are eager to embrace the cultural melting pot that the west coast of the united States offers and that the California Locos manifest.
Renaissance & Rebellion launch at Eastern Projects Gallery in LA’s Chinatown on June 17, 2023.
Surfing PALOS VERDES
Written by Melani Morose Edelstein | Photography by Erik JayWith a unique coastline featuring extraordinary coves and majestic cliffs, Palos Verdes boasts some of the best surf spots in the world. All across the Peninsula, from Torrance Beach to RAT Beach to Haggerty’s and Lunada Bay, surf spots play host to a deep and colorful surf culture that’s been around since the 1930s and remains vibrant today.
Local surfers agree there are great surfing options, but remind outsiders to proceed with caution and respect, as depending on the swell, the waves breaking around the hill can range from userfriendly beach breaks to heavy, expert-only slabs.
Considered one of the best and most pristine areas in LA County, Bluff Cove a great example of one of the hill’s protected marine preserves that’s a favorite for local surfers and intrepid coastline hikers alike. It also happens to be one of the places surfing was first practiced when it landed in California.
According to historical accounts written by Sam Gnerre for the South Bay History blog, surfers have
been converging on Palos Verdes for more than six decades. The Palos Verdes Surfing Club, which was founded in the mid 1930s, was one of the first in California and is still considered one of the most enduring mainland surfing clubs in the united States.
Exemplifying a kind of PV serenity that’s now nearly impossible to achieve anywhere in LA County, for at least 25 years during surfing’s rise to the mainstream in nearby places like Huntington Beach, PVSC’s all-male cadre was lucky enough to savor the then mostly unridden gems that drifted in from the Pacific.
Beyond their own surf sessions, the PVSC was a foundational piece of SoCal’s collaborative surf culture. “In addition to its own activities,” Gnerre writes “the PVSC organized and conducted surfing contests and popular paddleboard race events between themselves and other clubs that had begun to spring up along the Southern California coast.” This was no small feat back then, especially considering the equipment they were working with.
The typical surfboard in the first half of the 20th century measured between nine and 12 feet long and could weigh over 100 pounds. Imagine making the trek down the steep PV cliffs to the surf, let alone hauling your board around California to compete! Just like today, the challenges of this raw landscape never stopped the most dedicated, hard-core surfers from chasing the waves. Thankfully for most, the average short board today weighs about six or seven pounds, and the average longboard about 15 pounds.
Surf technology has changed considerably over the years bringing the sport into the 21st century but surfing in the Peninsula has always been a part of who we are on the hill. These days, both of the high schools have competitive surf teams, and the Peninsula is home to world-class professional surfers. Like local Alex Gray, a professional surfer for more than 20 years who says,“Surfing is the bond between adventure, culture, and new experiences.”
If the past informs the future, surfing in Palos Verdes is here to stay.
THE TERRANEA EXPERIENCE
Together, It Takes a Happy Team
Written by Melani Morose EdelsteinBoth visitors to and residents of Palos Verdes find exceptional, unforgettable moments at Terranea Resort. Located on 102 acres along the scenic Peninsula, the luxury resort’s premier setting isn’t the only reason why Terranea shines. Amenities include a nine-hole par-3 golf course, an award-winning oceanfront spa, four swimming pools, a variety of restaurants, adventures at sea, and more. ultimately, it’s the meaningful connections and personalized service that are truly at the heart of Terranea’s exemplary experiences. Seeing isn’t believing, it’s how this very special destination makes you feel – and the people that help create that magic.
“I’m into taking care of our associates first,” explains Ralph Grippo, President of Terranea Resort “That’s my job.” He explains, “I firmly believe if you love what you do, where you do it, and with whom you do it, it’s not work.”
Known for his handshakes, hugs, and high fives to associates, Grippo’s philosophy is simple – respect for everyone. “I care immensely that our associates respect each other. I have zero tolerance for anything less,” says Grippo.
In addition to Terranea’s immense gratitude for their guests, Grippo exlpains how this beautiful locale and its inhabitants – both on land and at sea –are valued greatly. “I have traveled and worked both internationally and all over the country, and I don’t know of another place like Palos Verdes,” he exclaims. “Where else can you witness whales breaching right in front of you as they migrate along the Pacific, and dolphins splashing by? It’s spectacular.”
Being a good neighbor is paramount, and Grippo welcomes the Peninsula community. He calls himself the ambassador of the moment, acknowledging that Terranea doesn’t belong to any of us – it belongs to all of us.
“It’s everyone’s resort and I feel a responsibility to the neighborhood and to the people that built it,” says Grippo. With the resort’s many restaurants, spa, golf, and activities such as kayaking and archery all open and available to the public – Terranea has maintained its significance and importance to the local community since its opening in 2009. “We want our local community to enjoy us. We are part of the fabric of the community. Everyone is welcome,” Grippo exudes with excitement.
“I want it to be fun for everyone at Terranea and that includes associates and guests alike. It’s all the little things and special, personal touches provided by the associates that make a difference. I believe that if our associates feel valued, their work will show it in going the extra mile to ensure guests feel well-cared for.”
To show love for Terranea’s staff, Grippo hosted an all-associate gala to celebrate his team’s hard work, featuring a delicious array of food and festivities in the resort’s beautiful Grand Ballroom. “It’s important to have a fun reward, and recognize our associates for all their wonderful work and dedication to our guests,” he shares.
Attention to detail and finding moments to make a guest’s stay special is a hallmark of the Terranea team, and Grippo knows that luxury guests look for personalized, unique, and exclusive experiences.

Server, Banquets
“i love what i do, i love the resort, i love the people – from our guests to our associates, everyone is so nice. How could i not be happy working at this beautiful property? The atmosphere is fun. Mr. Grippo is a wonderful person who always makes us feel that we’re working with just a big family.”
Working with Terranea since opening in 2009, Preciado says she’s not going anywhere. She began with a team of 12 servers and now works with over 100!
“using a guest’s name is very meaningful and powerful, and we often remind staff of this simple thing. Or when you walk into a restaurant, does the hostess sit, or does she open the door? Is it a big deal? No, but slight details make us different,” Grippo adds. “There is a right and wrong way to do things, and our associates do things the right way – guests leave happy. So happy, they want to come back.”
“It is about how we make you feel, what your experience is like, and how we deliver it. This is the difference. This is why customers come back, and tell friends and family about us.” He believes it all comes down to thinking with the heart and trusting your instincts. “I can teach you how to check people in and cook food and make beds, but I can’t teach instinct or how to think with your heart. I look for this in employees.”
The proud father of a 23-year-old daughter and a 25-year-old son, Grippo’s lifelong dedication to teamwork and introduction to the service business began at 15 years old, and included former roles as a cook, busboy, dishwasher, and server. “My job is to take care of our people first. And I firmly believe we’re in it together.”

Author & Emmy Award Winner’s Wild Ride Raising Triplets
Written by Melani Morose EdelsteinAs families everywhere focus on Dad this Father’s Day we are happy to introduce you to Palos Verdes-based author Cort Casady and his new book Not Your Father’s America: An Adventure Raising Triplets in a Country Being Changed by Greed.
Casady, who calls PV a magical place to live and write says he and Barbara, his wife of 40 years, can’t imagine a better place to call home. PV Magazine reached out to the author to learn more about his career and his life in Palos Verdes.
pv magazine: after a long career in television and film, how did you come to write a parenting memoir?
cort casady: When the world began to shut down in March 2020 due to the COVID-19 pandemic, my wife, Barbara, and I found ourselves sequestered in our home on Academy Hill. And we thanked our lucky stars.
We live at the end of a cul-de-sac in a house with a lovely yard, towering palm trees, a pool, a hot tub, and a view of city lights to the East, surrounded by kind neighbors. Not a terrible place to be stuck when the world was closing down.
We felt very fortunate. Throughout the pandemic and to this day, we are blessed to have walkable streets – we do a two-mile walk that includes six cul-de-sacs on the hill – and a wooded bridle path nearby that reaches all the way from PV Drive North up to Chadwick Academy.
I started writing my memoir, Not your Father’s America, in earnest during the pandemic. We had moved to the Hill in 2018, after living in Manhattan Beach for 12 years and raising our triplet sons there. In the aftermath of the move, several files, including journals and notes taken over the years, seemed to surface like bones in an archaeological dig.
As Barbara and I read through them, we found anecdotes, scenes, quotes, and descriptions of memorable moments that captured the time when we were raising our boys. We shared the material with the kids at a family gathering, along with much laughter, and it was then I realized I might have the makings of an entertaining and unusual book. More importantly, for the first time in 20 years, I had the time to write a book, so that’s what I did for the better part of two years.
Not Your Father’s America: An Adventure Raising Triplets in a Country Being Changed by Greed combines two narratives: one is an account of the emotional struggle to start a family, the shock of having triplets, and the challenge of raising them; the other is timely, and I think useful, commentary about changes taking place in the America the triplets are inheriting.
We had been happily married for nearly 10 years before we decided to start a family. We thought all we’d have to do was stop using birth control to get pregnant. We had no idea the struggle we would face and we had no idea we would lose a baby girl born too soon.
When Barbara finally got pregnant and safely delivered triplets, we had no choice but to dive in overwhelmed and outnumbered, to face the exhausting and unrelenting demands of caring for three babies at once while trying to stay self-employed. Somehow, we did it. We survived, and our sons have prospered. Today they are all college graduates, 28 years old and successful professionals. Braden works for a private equity firm in San Francisco, Carter works for Stanford university as a research engineer and Jackson is a Los Angeles based artist.
Cort Casady has won two Emmy Awards and three NAACP Image Awards for his work as a television and documentary writer-producer. His numerous TV credits include creating television’s first weekly environmental series and helping to format and launch Star Search with Ed McMahon. He has served as Supervising Producer of the AFI Life Achievement Tributes for 19 years and is the author of Not Your Father’s America: An Adventure Raising Triplets in a Country Being Changed by Greed.

MD Local
Written by Diane Krieger | Photographed by Siri BertingAt just 4 feet, 11 inches, Rashaan AliJones, MD, defies the tough-guy image of the stereotypical surgeon. Her petite stature notwithstanding, she shoulders jumbo-sized responsibilities at Torrance Memorial Medical Center. At 48, Dr. Ali-Jones heads the general surgery department, co-directs the Hunt Cancer Institute breast surgery program and serves on the hospital board of trustees.
She performs about 650 surgeries a year, mostly on diseases of the breast— usually while perched on a standing stool. “I have to bring the table up to everyone else’s comfortable height,” Dr. Ali-Jones explains, smiling.
Dr. Ali-Jones knew she wanted to be a surgeon from the age of 8—inspired by parents who were health-conscious vegetarians long before that was fashionable. A straight-A student laserfocused on getting into an Ivy League college, she graduated from Leuzinger High in Lawndale, attended Princeton and received her medical and surgical training at Mount Sinai Medical Center.
Interestingly, when Dr. Ali-Jones isn’t wearing latex gloves, her skilled surgeon’s hands are often dipped in flour. “The kitchen is my happy place,” she says. “Honestly, I think if the whole surgery thing hadn’t worked out, I would be in the culinary arts.”
She started experimenting with her own recipes at age 8. By high school she was earning $20 in weekly allowance to prepare vegetarian dinners for her parents and two sisters. “My parents worked really late hours,” she explains. Her mom was a cosmetics buyer working at Del Amo mall; her dad sold cars at Scott Robinson Honda.
Growing up in multicultural Lawndale, Ali-Jones experimented with Vietnamese and Mexican ingredients from the local stores. North African influences came later, thanks to her husband’s family roots in Morocco.
She and Omar Raiss met at a medical student mixer in New York City just days before 9/11. He later quit medical
school to work in the pharmaceutical industry. Then in 2013, Raiss became a stay-at-home dad to nurture their two high-achieving kids. Amina, 15, is 300 pages into writing her first novel. Ali, 11, is a serious ballet student with dreams of attending Juilliard.
Dr. Ali-Jones calls her tight-knit family “a sweet little tribe of people who love each other so much. It’s like a dream.” A dream she loves to feed. On Saturdays and Sundays, after a brisk 3- to 5-mile run along the Esplanade, the doctor will prepare “a very fancy family breakfast.” Dinner is likewise meticulously planned to delight the palate.
Around midday she takes a break from the kitchen. Curled in a backyard hammock, she indulges her third abiding passion: books. “I probably read one a week,” she says, “mostly fiction but also cookbooks.”
Lately Dr. Ali-Jones has segued into writing. Her first cookbook is coming together nicely. Part memoir, part recipe collection, part food-based philosophy, it includes a chapter titled “Baking Through It”—exploring the baker’s art as “a place of solace.”
The recipes are all her own inventions, often involving quirky combinations—like miso paste in her caramel sauce or chickpea flour in her brownies. (For her signature sour cream-topped cheesecake, go to TorranceMemorial.org/ cheesecakewithatang). Though no longer a vegetarian, Dr. Ali-Jones festoons her dishes with flowers, fruits and garden-fresh greens.
“I make whatever tickles my fancy,” she says, “whatever comes to me. And I’m always thinking about what I’m going to make next.”

Brooke’s Garden: A Story of Love and Butterflies
Written by Cindy Donnelly |Oftentimes, a small gesture makes a meaningful difference. Such was the case when a family friend put together a butterfly garden outside the window of Brooke Sailer. Brooke, a Mira Catalina Elementary School student, was fighting pediatric cancer and undergoing chemotherapy, which kept her indoors most of one summer. Her garden was filled with milkweed, a botanical that is the sole host plant to the Monarch butterfly caterpillar. The hope was to lift Brooke’s spirits by enabling her to watch and enjoy butterflies outside her window. No one imagined how this would inspire her and the Mira Catalina school community.
At age 4, Brooke was diagnosed with Wilms tumor, a cancer of the kidney that mostly affects children. Although she was in and out of treatment while attending Mira Catalina, the administration worked with her family to ensure that she remained a part of the school community. She was assigned a teacher to homeschool, but when she was able, she also attended school with her classmates. Brooke’s mother, Marie Sailer, explains that often Brooke was only able to spend part of the day with her class and often had to miss school, but a desk with her name on it was always ready in the classroom. She was never made to feel different by teachers or classmates. When she was in the hospital, her classmates made and sent cards. Marie explains that “The school became part of our extended family.”
At home, the special garden outside the window resonated with Brooke. She had always loved animals, even bugs, and dreamed of being a veterinarian. She also loved to learn and because of her growing interest in butterflies, she was given a Monarch butterfly habitat kit. She learned to find larvae on the milkweed in her backyard butterfly garden and when eggs hatched, she collected the tiny caterpillars, sometimes 20 at a time, and placed them in her habitat. Every day, she checked for larvae and cared for the caterpillars. She fed them by placing milkweed in the habitat until they formed into a chrysalis, then, she would wait 10 to 14 days for the butterflies to emerge and release them into her yard. For years, butterflies swarmed in her yard. Well over 100 Monarch butterflies were released into the Peninsula. Marie believes that the

butterflies helped Brooke with what she was going through and gave her a sense of purpose.
Brooke courageously fought a six-year battle with pediatric cancer. She died on Jan. 22, 2023. Her 4th-grade teacher, Laurie Marks, wrote the following tribute: “Each and every time Brooke entered our classroom this 4th-grade year, students fell over one another to receive the joyous privilege of partnering with her. Several considered Brooke their best friend and continue to write about her in their daily journaling activity. Brooke brought an indescribable quality of love to our environment this year. She will forever be remembered in our hearts.” The Mira Catalina parents and teachers rallied around Brooke’s family and wanted to do something special to remember her and share her love of butterflies with students.
Shannon Terrell, a kindergarten teacher at Mira Catalina and parent of one of Brooke’s classmates, knew about and shared Brooke’s love of butterflies. Mira Catalina’s principal, Dr. Annie Ernandes, explained that Shannon was instrumental in creating the garden. With donations from 4th and 5thgrade families and local nurseries, a permanent butterfly garden was planted on campus and dedicated in Brooke’s memory on April 10, 2023. Shannon explained that the location of the garden is the first thing you see when you walk through the school and is “a place to honor Brooke.” It is also a place for her classmates to remember her in a positive way. Dr. Ernandes shared that, “Brooke was welcoming, a bundle of love, and the garden reflects that welcoming spirit.”
In sharing about Brooke, Marie, wants people to know that “there is love and support all around, sometimes where you least expect it.” Palos Verdes Magazine is honored to share Brooke’s story and about her garden at Mira Catalina Elementary. We hope the next time you see a Monarch butterfly flutter by, you remember Brooke and be inspired.

California Water Service and City of Rolling Hills Estates Collaborate on Transforming City Hall into Drought-Tolerant Landscaping Model
To be an example for the Palos Verdes Peninsula, the City of Rolling Hills Estates and California Water Service (Cal Water) have partnered to convert City Hall’s landscaping from thirsty greenery to a beautiful, drought-tolerant garden. Rolling Hills Estates, Cal Water, and the state’s Save Our Water campaign came together on May 17, 2023 to dedicate the new garden and discuss the importance of making conservation a way of life.
The project, which cost about $238,400, was funded through Cal Water’s lawn-to-garden rebate program. It included the landscaping around City Hall as well as a portion of nearby Highridge Park. Both gardens serve as a model for the type of water-saving landscaping residents and businesses can utilize on their own properties. Cal Water estimates that the city will save 1.33 million gallons of water per year between the two locations.
“In keeping with the City Council’s established policy of using no pesticides or herbicides, the landscape was planted with not just a goal of conservation, but also to establish a habitat for butterflies andhummingbirds,” Rolling Hills Estates Mayor Britt Huff said.

PV Celebrates Arbor Day
On April 28, 2023, Arbor Day, Bennett Landscape donated and planted seven trees around the Peninsula. PV Magazine joined the celebration at the City of Rolling Hills Estates planting and observed the planting of a Cercis reniformis “Oklahoma” tree, also known as Oklahoma Redbud.
Five of the donated trees were planted at different PV school sites, organized by the PVPuSD District Sustainability Committee. Starr Nagdev, Silver Spur Sustainability Committee representative, planned the event for Silver Spur Elementary School. PVPuSD School Board Member, Ami Ghandi read “The Giving Tree” to the Silver Spur TK class as part of the celebration, and the children held up signs and a banner thanking Bennett Landscape.

Is Your Home Equipped To Age In Place ?
Aging In Place
Aging in place is a design approach that applies inclusive design to an environment that will focus on all age groups, sizes, abilities, and disabilities. This approach focuses on creating a space that is aesthetically pleasing, inclusive and most importantly a space that will grow with you. Aging in place allows for you to not just age in your home but age with your home.
Age With Your Home
Have you begun to think how equipped your home is for your future abilities? We tend to forget that as we age we become prone to needing assistance. Yet more likely then not we are looking to retain our independence for our day to day activities.
What if you can continue to live in your home comfortably by making accommodations that will prepare you for the future. Making these accommodations will not only promote independence, but will allow you to stay connected locally with your friends, family, and community. These modifications can include easy access from room to room by having wider pathways, wider doorways, and flush floor transition. This will allow individuals to walk through the space comfortably even if a walker or wheelchair are necessary. Modifications in a bath can include grab bars, shower benches, and floating vanities as design features to provide safety and independence for every user. These and other design features can be incorporated into your home to allow you to independently and comfortably enjoy your home now and into the future.

By Jane Biggeln Palos Verdes Resident Local Business Owner & ContributorPalos Verdes is home to some of the smartest and most successful small business owners in the country. Most small business owners rent rather than own their place of business, often because commercial tenants want flexibility to expand, contract, and perhaps one day walk away from their business altogether with a hefty profit. If you are a small business owner with a commercial real estate lease, a number of tenant-oriented provisions can substantially increase the purchase price of your business in addition to making the process of selling your business go more smoothly. Most form commercial leases intentionally do not contain these provisions, to include the omnipresent AIR “Standard Industrial/ Commercial” net and gross leases. This article shall discuss one such tenant-oriented provision — what transactional real estate attorneys call “Permitted Transfers”.
Let’s take the fictional example of “Olmstead Inc.”, Rick Olmstead’s highly successful architecture and design firm with an office in the Gardner building at Malaga Cove Plaza. Rick’s broker just negotiated an amazing lease amendment with a 10 year term at below market rent; 3 five-year renewal options; a right of first refusal to lease the adjacent space; and Prop 13 tax protection. Rick realizes that having these incredible deal terms adds value to his business, and he decides he wants to cash out by selling his business to a much larger company. The next day, after his adrenaline rush from the deal subsides, Rick reviews the amendment in greater depth and notices that the 3 renewal options, right of first refusal, and Prop 13 protection all contain language limiting their applicability to the “originally-named tenant”— Olmstead Inc. Rick also sees language in the
assignment and subletting section of the lease that would make it difficult to transfer the lease upon the sale of his business. Reality sets in and Rick realizes that none of the amazing lease terms negotiated by his broker would apply to a hypothetical buyer of his business. This lease has just cost him a fortune!
Rick could have sidestepped the problem by making the renewal options, right of first refusal, and Prop 13 protection all applicable to Permitted Transfers in addition to Olmstead Inc. Landlords routinely agree to recognize Permitted Transfers even though the definition of what constitutes a “Permitted Transfer” is typically heavily negotiated That being said, most definitions would consider transfers to entities that “acquire a tenant’s assets or stock” to be “Permitted Transfers”.
Buchalter real estate transactional attorneys like Blake Gillman, Esq. are experts in negotiating and drafting commercial leases. If you are in the process of negotiating a commercial lease or amendment, or thinking about exercising an extension option, reach out to PV native, Blake Gillman, Esq., for a free initial consultation to discuss what language can strengthen your rights as a commercial tenant and add value to your business. If your landlord is using an AIR lease form, Buchalter attorneys can help you avoid the pitfalls with these forms and negotiate the best lease possible for your business. Not only are Buchalter attorneys experts in negotiating AIR leases, Buchalter attorneys in the early 1980s actually wrote the original versions of the AIR contracts that dominate the industry today.
Rancho Palos Verdes Resident Graduates From U.S. Naval Academy this Month
Gavin,
Founded in 1845, the u.S. Naval Academy is a prestigious four-year service academy that prepares midshipmen morally, mentally, and physically to be professional officers in the Navy. Former graduates include past President Jimmy Carter, the class of 1947, 21 members of Congress, five governors, 73 Medal of Honor recipients, two Nobel Prize winners, 54 astronauts, and 4,000 admirals and generals.
Gavin offers the following glimpse into his transformative years from a high school graduate to a naval officer:
“I left the civilian world and joined the military through Plebe Summer at the united States Naval Academy. The change in just about every aspect of your life comes like a firehose. you lose all access to your privacy, freedom, and friends the minute you recite the oath of
office. But over time, you slowly work to earn back all those things and are a better person for it. The friends you made/maintain during your time here are close. Going home for the Holidays and seeing familiar sights and faces was always welcome but over time, you realize that the Naval Academy houses your friends and is home. I chose Robotics Engineering because it is my passion. Choosing an engineering major was probably one of the easiest decisions I made but definitely, the most difficult thing I have ever done in my life. It was rewarding, which entailed countless hours of study. I came to the Naval Academy, following my sister’s footsteps, who graduated in 2020 and is now a Surface Warfare officer in Japan aboard the uSS America. I was recruited to sail on the Intercollegiate Sailing Team, which I continued throughout my time at the Academy and now affords me the opportunity to compete at the highest level of collegiate sailing in the world. In November 2022, I learned that I was selected to become a Navy pilot, a goal for which I strived at uSNA. To condense four years of my life, I am counting the days until graduation so that I can start the next chapter of my service career as a pilot, training in Pensacola Florida.”
PV Magazine congratulates Gavin McJones on his upcoming graduation and thanks him for his service.

Contributed by Gregory BeckerAn estate tax is a tax on the transfer of one’s wealth on death. It is often referred to as an “inheritance tax,” a “death tax,” or a “Paris Hilton tax.”
I spoke with my father about estate taxes several weeks ago. He is active with his finances but was unaware of the current estate tax exemption limits. Thus, this article. My father was born the third child of immigrants from Poland who passed through Canada on their way to the Land of Opportunity. Things were tight growing up. A penny saved was a penny earned.
Fast forward many years, he and my mother were able to make a nice life for their family. He received a great public-school education subsidized by taxpayers and a gift from a deceased uncle’s estate that paid for his medical degree. He then went to Vietnam before practicing as a physician for years in the South Bay. He took advantage of the various opportunities and paid his fair share of taxes. As inflation devalues savings and rising taxes reduce distributions, a penny saved is no longer a penny earned. A penny saved is now a penny taxed.
America remains the Land of Opportunity, despite or partially because of taxation. Just look at Arnold Schwarzenegger’s success. He is proof that everyone can become a taxpayer.
While income taxes have crept up, we have seen a significant reduction in estate taxes. For decedents who died in 2000, their estates could shelter only $675,000 from estate taxation. Today, the decedent’s estates can shelter a whopping $12,920,000. If that is not eye-popping enough, the decedent’s $12,920,000 can be added to the survivor’s exemption amount through an election of portability following the death of the first spouse.
What is it about Congress that prevents them from agreeing upon so much? They can agree to make the estate tax friendlier and friendlier to wealthy Americans four times in 16 years. The reason may be that it is difficult for politicians to ask for campaign contributions from donors who do not want their wealth taxed at death. Who knows the answer? What we do know is that Congress is allowing wealth to be passed on to younger generations in a manner that has not been this tax-friendly for decades.
HISTORY OF THE ESTATE TAX
In 1797, Congress began requiring federal stamps on all wills offered for probate when the real property was transferred from generation to generation. The revenue was used to build the Navy for a crisis with France from 1794 to 1802. The estate tax was then repealed.
Estate taxes returned for the Civil War. The Revenue Act of 1862 included an inheritance tax on transfers of personal assets. In 1864, a tax on real estate transfers and increased tax rates for inheritance were added by Congress through an amendment to the Revenue Act. The Act was repealed after the war ended.
In 1898, a federal legacy tax was proposed to raise revenue for the Spanish-American War. It instituted tax rates that were graduated by the size of the estate. The end of the war came in
1902, and the legacy tax was repealed later that same year.
In 1913, the 16th Amendment to the Constitution was ratified. It gave Congress the right to “lay and collect taxes on incomes, from whatever source derived.”
In 1916, the Revenue Act of 1916 was passed, establishing the estate tax that forms the basis for modern-day estate tax.
MODERN-DAY ESTATE TAX LAW
In 1987, the estate tax exemption was $600,000. It remained there until the Taxpayer Relief Act of 1997 called for a gradual increase to $1 million by 2006.
In 2001, the Economic Growth and Tax Relief Reconciliation Act (EGTRRA) was passed. Under EGTRRA, the estate tax exemption rose from $675,000 in 2001 to $3,500,000 in 2009. In 2010 the estate tax was eliminated for most of the year.
In December of 2010, the Tax Relief, Unemployment Insurance Reauthorization, and Job Creation Act of 2010 was signed into law by President Obama. It retroactively imposed tax legislation on all estates settled in 2010. One such estate was that of late New York Yankee owner George Steinbrenner. He died when there was no estate tax. And because of the legislation, his children had options that permitted them to avoid some of the harsh taxes instituted upon the 2010 elimination of the estate tax. In 2012, the American Tax Relief Act (ATRA) established permanent rules for the estate and gift tax for 2013, going forward. It was signed into law on Jan. 2, 2013. An important feature of the Act that remains is “portability.” This feature allows a surviving spouse to add the deceased spouse’s exemption to the survivor’s estate. Election of portability is done through the filing of an estate tax return. It is a very popular election. It can help the surviving spouse shelter more. Also, in some instances, it can help avoid the administrative costs and headaches of having to fund an irrevocable bypass trust that springs out of an A-B Trust on the first death. [Recent legislation has provided an extended period to file for portability for those who failed too timely do so.]
As part of the 2017 Tax Cuts and Jobs Act, estate tax rules were adjusted again. The Act, set to expire in 2025, doubled the exemption amount. As of 2023, the exemption amount has risen to $12.92 million per individual and $25.84 million for married couples when portability is elected.
Will Congress let the current Act expire? Will Congress approve a new Act or an extension? It is hard to say as there are many opinions on the subject. For now, we know we have a presidential election in 2024. Clearly, estate taxation will be a hot topic and politicians seeking donations from wealthy donors will be careful not to offend them. The proactive ones will assure their constituents of at least two things. One is that they believe America remains the Land of Opportunity. Two is that they will not punish the uber-successful opportunists who take advantage of the available opportunities.
