Fire protection engineers provide expertise in fire suppression, fire alarm, and life safety design - specialties often on the peripheral of other disciplines’ scope. Utilizing a fire protection engineer improves project delivery by having a subject matter expert to help coordinate life safety issues and ensure a smooth construction process.

Civil Engineering MASTER PLAN AND SITE DEVELOPMENT

Urban design, economic development, transportation, stormwater and green infrastructure are melded with Owner inputs and building placement to develop for our clients the most desirable site layout in coordination with regulatory entities and a detailed analysis of site characteristics.

UTILITY INFRASTRUCTURE

Municipal, commercial, residential and mixed-use projects require infrastructure services of varying intensity, specific to each population, based on zoning and economic use of each site. Community engineering design standards set the criteria for each use. Page coordinates with each stakeholder to locate their facilities, identify their existing availability, request extension, and to design to their standards to achieve project needs. From layout to project acceptance Page works with stakeholders through the project duration to clarify, trouble shoot, and assist the Contractor.

HYDROLOGY, HYDRAULICS, DRAINAGE & STORMWATER MANAGEMENT

Review site rainfall and site run-off with calculation of pre- and post- development peak flow for use in management of critical drainage facilities. Design systems that convey, detain, and treat stormwater runoff in order to mitigate potential site and community impacts. Review and perform river flood studies.

STREET AND HIGHWAY DESIGN

Map topography and existing facilities including finish floor elevations and utilities to coordinate new infrastructure under flatwork. Provide plan and profiles of new utilities in the public right-of-way (ROW). Generate concepts for parking, landscaping, street furniture, lighting and accessibility to facilitate pedestrian activities or traffic predominately, where desired. Prepare street layouts, profiles and sections to match existing topography and facilities and including location of meters, manholes, transformers, drives, approaches, bollards, inlets, hydrants, curb cuts, curbs and gutter, tire bumpers, accessible parking, sidewalks, accessible routes, irrigation, signals, signage and wayfinding for construction.

WATER AND WASTEWATER SYSTEM DESIGN

Depict existing systems to remain or be maintained during construction and design water distribution systems and wastewater collection systems and services that will supply water service, provide sewage collection, and provide fire protection throughout the project. Analyze sanitary sewer flows and provide pipe slope for proper self-cleaning velocities. Provide meters and backflow preventors in traffic rated vaults. Distribute hydrants throughout the project according to Fire Code. Obtain flow tests and use to calculate head losses and verify pipe size to achieve required fire flow to be provided at each structure.

CITY, STATE, AND FEDERAL PERMITTING

Identify governing agencies and stakeholders at project initiation to begin coordination and obtain timely authorization. These range from Municipal Utility Districts to cities to the EPA to community organizations. Page develops relationships early to coordinate directly with permitting personnel to move your project efficiently through approval.

RagingWire is a subsidiary of an international telecommunications giant that commissioned the technologically advanced mega-scale 1,000,000-square-foot data center as part of a global project to achieve a network of comparable world-class, cost-efficient centers.

The master plan included five buildings at 16 MW IT load each for a total 80MW IT load. Each data center was designed to be developed and built in phases allowing for expansion to be constructed with minimal interruption to prior phases. The first building phase includes the first 16 MW and an integrated two-story office. Each 16 MW white space consists of approximately 126,000 square feet of raised floor area subdivided into 1MW vaults within a roughly 201,000-square-foot total data center building shell.

The more public-facing office allowed the Page team to integrate not only workplace strategy but also the company’s identity into the design. The two-story, 40,000 square-foot glass and steel frame structure houses offices for both RagingWire Data Center operations and client use. Visitors enter through the vault of the secure space into the open lobby, which is a soaring space flooded with natural light from above. A cylindrical volume of yellow fritted glass clads the elevator and is the centerpiece of the room. The delicate custom light fixture hanging from the ceiling and details throughout the office space reinforce the idea of a cloud. Amenities such a community conference room, a lounge, break room, fitness center, and hotel-like rooms all represent workplace strategies expected in today’s tech industry. The design easily weaves a series of private and semi-public spaces of varying size and accessible by controlled levels of security enhancing the identity of the company and its mission. Page and RagingWire were awarded the 2018 Datacenter Dynamics Award for Data Center Design Team of the Year for this project.

Fountain Place Residences DALLAS, TEXAS

With a new 45-story residential tower designed by Page, AMLI Residential completes Pei Cobb Freed’s Fountain Place master plan.

A symmetrical prism of emerald green glass, the Fountain Place office tower by Henry Cobb has adorned the Dallas skyline since 1986. The master plan called for a second identical tower on the western edge of the plaza, rotated 90 degrees from the first, but this vision was never realized. The residential tower honors the spirit of the original plan by filling in a parking lot and embracing the Dan Kiley-designed landscape, and its proportions, massing and cladding are inspired by its sibling. Its form, however, is original and distinctive, with slices, folds and ridges that endow it with a unique identity and initiate a dialogue with the office tower.

Fountain Place Residences sits atop a nine-story parking podium whose 192-foot square footprint equals that of the office tower. At the 10th story, the tower rotates 45-degrees to maximize views of Uptown and Santiago Calatrava’s Margaret Hunt Hill Bridge from the residential units. Densely planted with trees, an 18,000-square-foot roof deck at the 10th floor offers a park-like setting where residents can experience the city and the sky while entertaining or relaxing in outdoor kitchens, cabanas or greenspace. 314 typical units are arranged on the lower 28 floors. Starting at the 29th floor, the building’s geometry creates 53 unique units arranged on the top seven floors.

To create a harmonious composition across Dan Kiley’s iconic plaza, Page deferred to the master plan by repeating or carefully reinterpreting certain design elements. Because the shape of the new volume is unique, it was essential to match the original glazing precisely. The design team conducted lighting studies, sourced various samples and ultimately mocked up eight panels 80 feet off the ground within the Fountain Place office building façade. The samples remained in place for more than two months to allow the design team, client and owners of Fountain Place to observe the glass in different light conditions and agree on the closest match.

Austin Energy Headquarters AUSTIN, TEXAS

The new corporate headquarters for Austin Energy is located in the Mueller development and consists of about 280,000 SF of office space, including a generous common area at the ground floor dedicated to customer service and staff amenities like a café terrace and patio. The building includes structured parking for about 1,000 vehicles.

The project is targeting AEGB 5-Star, LEED Platinum, WELL v2 Silver, and will serve as a demonstration project for the latest sustainability and energy efficiency strategies. The design team used digital models to evaluate energy conservation options and maximize the efficiency of the building. This process included a whole building life-cycle analysis, which led to the reduction in the depth of the structure and the inclusion of fly ash in the concrete, mitigating the need for cement and offsetting carbon emissions of the building for 15 years. The evaluation also focused on maximizing thermal comfort, enhancing HVAC systems, and sourcing raw and green building materials. The project reduced reliance on portable water through various strategies, including connecting to the municipal reclaimed water infrastructure, encouraging expanded use of this important local system.

In addition to efficiency, health and resilience are prompted in the building design. Some of the health- and nature-oriented sustainable features include: natural light and available nature views for workspaces; daylight-responsive controls all work to contribute to lighting power reduction design during daytime hours; easy access to outdoor spaces; fresh outdoor air monitoring to promote occupant comfort and healthy CO2 levels; wellness-focused break and quiet areas with views to the outdoors; indoor finishes that have been prioritized for health and environmental qualities such as low toxicity, regional materials, and recycled content. The design also celebrates sustainability and human health by using a central, inviting stair to encourage walking and interaction among occupants. Additionally, a community learning space is programmed with wellness activities.

Page has been performing work on this client’s campus for over 15 years. Page was part of the design team for the Fab A2, which at the time of its construction, was the largest wafer fabrication facility in the United States. The 1.6 million-square-foot, 300MM plant includes 350,000 square feet of Class 100 cleanroom (including over 55 piping systems); 225,000 square feet of office support area; expansion to the existing central utility building; and miscellaneous structures and support facilities. The new Fab A2 project was located adjacent to the client’s existing semiconductor facility Fab 1, and the Page team had to take considerable steps in sequencing design and construction packages to maintain existing operations of that facility during construction of the A2 project. The four-story office building housed this client’s USA Headquarters offices, a commercial kitchen, a 1,000-seat employee cafeteria, auditorium, meeting spaces and a data center.

Since the completion of Fab A2, the Page team has performed numerous maintenance projects, upgrades, and improvements to both Fab A2, Fab 1, the central utility plant, and other miscellaneous campus needs. Page’s long-standing relationship with this client has established us as trusted experts for their internal processes, standards and systems.

After experiencing double digit population growth over the past couple of decades, Collin College found itself needing to add educational programs, to serve the residences of Wylie, in the southeast portion of Collin County. Collin College embarked on a massive bond program to build a new campus on the land adjacent to the City of Wylie government center on Country Club Road. Page was commissioned to guide the College’s vision from a strategic master plan to site development to building design to interfacing with the community of Wylie.

The first buildings will provide the backbone for the campus life including the Welcome Center, Resource Center and the Student Center, with educational and faculty spaces located in each building, the site design will also facilitate student interaction and education, for an integrated learning and social environment. The building’s shape and orientation was sculptured in a way to push natural lighting further into every interior space, while maintaining a strong connection with the natural surroundings. The scale, size and design of the various outdoor spaces reinforces functional connections to the academic programming within. The architectural style is a kin to Texas Regional with an exterior palette of Carmel stone, multi tone buff brick, painted steel trellis and clear glass. Site material and plant palette builds on the Texas Regional aesthetic to blend with the larger landscape and provide a appropriate setting for the new buildings. Color is introduced into the exterior and interior details to provide visual interest, and intuitive wayfinding, between buildings within a unified style for the campus. The surrounding native landscaping is an integral part of creating the campus environment. This vision was accomplished by retaining and enhancing an existing stream and its associated vegetation, and pushing cars to the perimeter allowing pedestrian only walking paths and lawn areas which lead to a central quadrangle.

Collin College puts students first and the new campus will reinforce that commitment by providing numerous collaborative spaces for students and faculty both inside and outside.
