HERITAGE In the early 1990s, George Dean Johnson, Jr., became the largest franchisee of Blockbuster Video with a portfolio of over 200 stores. After selling his franchise to the parent company, he became President of the Domestic Division of Blockbuster, responsible for all video and music stores in the U.S.

Following Viacom’s purchase of Blockbuster for $8.4 billion in 1994, Johnson and his business partner, Wayne Huizenga, founded Extended Stay America Hotels (ESA). The two boldly took the company public with just two open hotels in their portfolio. Over the following ten years, ESA developed and managed 475 hotels nationwide, making it the fastest-growing company in the history of lodging. The Blackstone Group bought ESA for $3 billion in May of 2004 and took it private in the largest public-to-private transaction in South Carolina history.

Following the historic sale, George Dean Johnson, Jr., Wayne Huizenga, Corry Oakes,

Jim Ovenden, and Todd Turner launched OTO Development to develop and operate upscale select-service hotels in the top markets in the United States.

Corry Oakes is a Founding Partner, the President and Chief Executive Officer of OTO Development. He serves on the Franchise Advisory Council for Hyatt Place by Hyatt and is the President for the AC by Marriott Advisory Council.

Mr. Oakes was previously the Chief Operating Officer and President of Extended Stay America, Inc., the fastest-growing owner-operated hotel chain in lodging history prior to selling to Blackstone in 2004 for over $3.1 billion. Mr. Oakes had responsibility for all aspects of the development and operation of the company.

VP of Real Estate, Founding Partner Mr. Turner and his team oversee underwriting, site selection, contract negotiation, and entitlement management for new hotel development projects. Formerly the VP of Real Estate for Extended Stay America, Turner helped establish ESA in six markets.

Chief Financial Officer Mr. King is responsible for accounting, financing, cash management, financial and tax reporting. He previously held executive positions at Bassett Furniture Industries, Inc., and was instrumental in building a chain of 130 retail locations throughout the country.

Chief Operating Officer After serving as Regional Director and then as Vice President of Operations for OTO, Mr. Ward now oversees operations for OTO’s entire managed portfolio. He formerly managed 200 hotels for Extended Stay America before their sale to Blackstone in 2004.

HYATT PLACE Chicago, IL This award-winning hotel opened in June of 2015 in the heart of Chicago’s central business district known as “the Loop.” The 18-story 206-room hotel has a full bar and restaurant and best-in-class meeting facilities.. This is OTO Development’s first downtown Chicago hotel.

HAMPTON INN Times Square Central, NYC

The Hampton Inn Times Square Central is OTO’s second Manhattan development. Construction began in early 2013, and the hotel opened in the summer of 2015. The 30-story, 300-room hotel is located on West 41st Street, just west of 7th Avenue, in the center of activity for Midtown. Only 1.5 blocks from where the ball drops on New Year’s Eve, it is also a short walk to global businesses like the New York Times, Bank of America, Deloitte, Reuters, and Ernst & Young. This property serves corporate and leisure travelers with its ideal location.

Contemporary amenities include custom-designed beds, free WiFi, flat-screen TVs, and a 24-hour fitness center. A full-service concierge plus theatre ticket desk ensure an insider’s experience of Manhattan.

HILTON GARDEN INN Palo Alto, CA The Palo Alto Hilton Garden Inn, OTO’s first hotel in the San Francisco Bay Area, opened in March of 2015. The 174-room Hilton Garden is one of the closest hotels to Stanford University and the center of activity on the San Francisco Peninsula.

The Bay Area and Silicon Valley are the global epicenter of hightechnology, and Palo Alto is the focal point for innovation in the region.

The Garden Inn is located on El Camino Real within three miles of Stanford University, Stanford Medical Hospital, the headquarters of Google and Hewlett Packard and numerous venture capital companies.

HAMPTON INN & SUITES Napa, CA In early 2016, OTO opened this Hampton Inn & Suites in the heart of Napa’s Wine Country, just a short walk or bike ride along the Napa River Trail from the historic downtown riverfront. The hotel features localized design, fabulous function space and evening wine tastings.

The hotel is just an hour from three major airports (San Francisco International Airport, Oakland International Airport, and Sacramento International Airport) and minutes from many of the popular Napa wineries, including Robert Mondavi, Black Stallion, Peju, V. Sattui, Rutherford Grove, and Van der Heyden.

HILTON GARDEN INN Burbank, CA Burbank is known as the “Media Capital of the World.” Our Hilton Garden Inn is located in Burbank’s bustling downtown within close proximity to major studios such as Warner Brothers, Walt Disney, Nickelodeon, and the theme park at Universal Studios. The hotel is also convenient to other area attractions, including the Los Angeles Botanical Garden and Zoo, WB VIP Tours, Rose Bowl, Griffith Park Observatory, Hollywood Bowl, and the largest IKEA in North America.

Our full-service restaurant, the Garden Grille, offers full catering capabilities for our state-of-the art meeting spaces.

SPRINGHILL SUITES San Diego / Mission Valley, CA This OTO project opened in early 2016 and is centrally located to San Diego’s major attractions for corporate and leisure visitors. From the 135-room SpringHill, guests can easily access the San Diego Convention Center, the Gaslamp District, the San Diego Zoo, Historic Old Town, and SeaWorld.

HAMPTON INN & SUITES El Segundo, CA Hampton Inn & Suites LAX El Segundo has an ideal location less than one mile from Los Angeles International Airport (LAX). This hotel is a convenient choice for business and leisure travelers, and offers close proximity to both major corporate headquarters and some of California’s best beach communities and tourist attractions.

The 174-room hotel opened November 2016, and offers a full bar and lounge with evening meals, a heated indoor pool, and a state-of-the-art fitness center.

AC HOTEL Spartanburg, SC The 10-story AC Hotel Spartanburg will be a visual beacon at the gateway to downtown Spartanburg. The Main Street location will enliven the city’s pedestrian experience with a lobby-level bar and a beautiful outdoor pool terrace. A top-tier restaurant and bar will be the region’s first rooftop dining and entertainment venue. The beautiful indoor / outdoor space will provide 360-degree views overlooking Spartanburg.

COURTYARD BY MARRIOTT | HAMPTON INN & SUITES Santa Monica, CA Just five blocks from the world-famous Santa Monica Pier, the Courtyard and the Hampton Inn & Suites are ideally located to serve guests traveling to the LA region for both business and leisure. The hotels are an easy walk to the abundant dining, shopping, and entertainment options at Santa Monica Place, Third Street Promenade, Main Street, and the beach. The properties are across the street from the recently-opened Expo Line terminus, which offers easy access to other areas of LA (such as Culver City and downtown).

Major employers in the immediate area include Agensys, HBO, MTV, Rand Corporation and the medical centers of St. John’s and Santa Monica-UCLA. These two properties are the first select-service hotels to enter Santa Monica in 27 years.

AC HOTEL Chapel Hill, NC This 4-story, 123-room AC Hotel by Marriott is under construction in the heart of downtown Chapel Hill, a couple of blocks from the University of North Carolina. The hotel’s design will feature local artists and a community mural with help from its Northside neighbors. A prominent fire pit at the corner of Church and Rosemary streets will invite pedestrians and local neighbors to stop by, and the lobby bar will be open to the public and will feature tapas, cocktails, and local craft brews.

A modular development, the AC Hotel Chapel Hill is OTO’s first development of this kind. Entire rooms are built off-site, then transported fully furnished to the active construction site, where they are bonded together.

AC Hotel Chapel Hill has a prominent location on Rosemary Street, a main thoroughfare in downtown Chapel Hill that is the focus of redevelopment efforts by the city’s leaders.

COURTYARD BY MARRIOTT Redwood City, CA This 177-room hotel is the final element of the One Marina development, a 33-acre renovation project of Redwood City’s waterfront. The five-story hotel incorporates the latest-generation design in its spacious guest rooms and community areas.

Located off Highway 101, the development park has close proximity to major techsector players like Facebook, Oracle, and Google. The hotel opened in March of 2017.

SPRINGHILL SUITES Belmont, CA This hotel features a prominent location fronting Highway 101 at the entrance to Redwood Shores corporate park, which includes tenants like Oracle, Nikon, Microsoft, and EA Sports. The hotel will open in the summer of 2017 with 168 allsuite rooms.

Standing a majestic 20 stories in the heart of Times Square, Manhattan’s debut AC Hotel is ideally located on West 40th Street — only three blocks from where the ball drops on New Year’s Eve, and directly across from the New York Times building. The property will have 290 rooms, including upper-level suites with rooms featuring full balconies, and many rooms with floor-to-ceiling windows. A year-round rooftop AC Lounge includes a full-service bar, tapas menu, and exclusive view of Manhattan’s bustling center.

Additional amenities include flexible meeting space, a library, guest laundry facilities, and a 24/7 fitness center. Contemporary art will be featured throughout the hotel, with original art in 14 amenity spaces. The street level will host a destination specialty restaurant with outdoor patio dining in season. AC Hotel Times Square will open in late 2017.

AC HOTEL South San Francisco, CA 40

South San Francisco is the birthplace of biotechnology and home to these global companies: Genentech, Amgen, Onyx Pharmaceuticals, and Thermo Fisher Scientific. The six-story, 187-room AC Hotel is under construction just nine miles from San Francisco and three miles from the SFO airport.

The hotel will feature 4,000 square feet of flexible meeting space with bay views, and a restaurant and lounge providing tapas, cocktails, and craft brews.

This hotel will open in the late summer of 2017.
