ROLES AND RESPONSIBILITIES -

As a Principal Architect, 1. Working very closely with the Client from the beginning of projects to reach exact requirements and desired visions.

2. Preparing the conceptual design.

3. Developing Concept Design through all stages of design development in including Schematic design, design development, Final design, tendering package and Execution drawings and details.

4. Through the path of design project; helping clients identify their needs by facilitating and explaining technical points.

5. Leading a team of Junior Architects, Junior Interior designers & draftsmen. Giving design instructions and help the team reach the project’s target and deadlines.

6. Coordination with structural division along with services departments.

7. Conducting coordination meetings.

8. Support the Design Management in performing Architectural related design

reviews, applying engineering techniques and analyses. Review, coordinate and monitor the works of the design consultants, comparing Architectural designs with specifications as requested and assigned by the Project Manager-Design.

9. Review and/or prepare & issue specifications, data sheets, and other Architectural documents as necessary.

10. Provide technical guidance to Engineers CAD Technicians.

11. Review Designers submittal to confirm they are in compliance with all applicable codes, regulations and ordinances.

12. Support the review & checks of Architectural designs including BOQ checks & reviews & prepare responses to RFIs for assigned design & construction projects.

As a Projects Executive Officer, 1. Communicate with (or to) individuals or groups verbally and/or in writing (e.g. customers, suppliers, employees). Maintain relationships to ensure needs are met and problems/conflicts are resolved.

2. Manage multiple projects and Project Managers concurrently.

3. Set safety, quality, schedule, cost and owner relationship goals.

4. Review project proposal or plans to determine time frame, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of the project.

5. Manage the financial aspects of contracts; assure job margin analysis is completed on a regular basis.

6. Monitor project cost & schedule performance; recommend corrective actions.

7. Ensure preparation of cost estimates, value engineering, constructability reviews, scope development and project bidding procedures.

8. Ensure proper project billing; review/negotiate potential change orders with owner.

9. Assist Project Manager with problem or conflict resolution.

10. Review status reports prepared by project personnel and modify schedules or plans as required; prepare project reports for management, owner or others.

11. Manage the scope of work and has mastery of the contract documents.

12. Manage claims; identify and resolve potential claims with subcontractors/suppliers.

13. Participate in project coordination meetings.

14. Support the achievement of Company goals.

15. Establish & maintain positive relationships with key owners, architects.

16. Foster team camaraderie; mentor project personnel; assure each person understands their role on the project.

17. Document best practices to share with other projects; ensure best construction methods are being used.

18. Direct and ensure timely completion of project close-out activities.

19. Protect and promote the interests of the Company; ensure all compensation for work performed is received.

20. Champion skill development of resources through training & performance appraisals.

21. Communicate and reinforce the Company vision, mission, and values.

22. Preparing Projects scope, main objectives & the COS for all parties.

23. Building projects plans & time schedules defining all needed tasks, assigning all tasks to their resources, calling for needed resources from Owner.

24. Defining risks & problems might face the project & preparing risk logs to avoid them.

25. Conduct status meetings, Monitoring & Control projects process with regular reports.

26. Executing project plan, making sure that tasks are on schedule and there are no delays to milestones.

27. Preparing problems solutions to avoid conflicts.
