Rooted in the traditional 12-month lease, buildingwide residential homesharing, allows residents to host a guest when they are not at home. As a result, you can anticipate an increase in NOI through additional income from the homesharing Revenue split, a potential reduction in new resident concessions, and possible rent increases. Additionally, homesharing is a competitive differentiator that will drive new resident leasing and help retain existing residents.

Orion Haus is an app that apartment community residents can use to homeshare. The Orion Haus app makes it easy to host, to stay, and to always feel at home.
What is homesharing, you ask? Think of it like Airbnb'ing. It's when your residents are allowed to sublease on a short-term basis to travelers. Residents love homesharing for many reasons, but they especially love being able to earn additional income on their place when they're not using it.

How does Orion Haus control homesharing?
Simply allowing homesharing doesn't do anything to increase NOI, in fact it can do the opposite. Homesharing is... difficult. Figuring out how and when to meet guests with keys is uncomfortable, and arranging for housekeeping and telling them what to do is impossible for a newbie. And leaving all these questions to a property manager is adding work to their already stacked plate. Orion Haus tailors a homesharing program to your community and automates most operations right in the app. Residents have it easy, and they actually participate, which means real NOI to your bottom line — $100 per unit per month, on average.
Other programs leave the many details of a homesharing program to the property manager, adding burdensome additional work.

HOMESHARING IS A MUST-HAVE AMENITY WHICH CAN DRIVE INCREASES IN NOI, BUT IT MUST BE CONTROLLED AND CULTIVATED.
How does it work?
RESIDENT LEAVES FOR THE WEEKEND
– Your residents will tell the app what days they're going to be home, and what days they're going to be away. The day that they leave, they'll "check out" of their apartment, lock up any special belongings in their kitchen or closet, strip their bed linens, and they'll either elect to clean up their own place or they'll schedule their housekeeper to come in and prepare for guests.
2. GUESTS ARRIVE FOR THEIR TRIP
– Guest check in time starts at 3pm and check out time is 11am. The Orion Haus app sends guests automated messages with custom arrival instructions and unique access codes to the key locker — exclusively for their reservation times. Guests pick up their keys, enjoy their trip, and the night before check out they receive check out instructions to return their key in the morning by 11am.
Housekeepers are always scheduled for guest check-outs. The Orion Haus app sends them their schedule and a unique access code when the guest booking is created. Their access to the key locker begins at 11am and ends at 3pm. During that time, the housekeeper will clean the apartment from the guest stay. The apartment is then clean for the next guest's arrival — or for the resident to come home.
Residents are allowed to check back into their apartment at check in time which is 3pm. They'll arrive home to a clean apartment, and they'll receive additional income from the guests' stay.

Resident sign up is easy
PERMISSION GRANTED
– First thing to remember is that all residents are allowed to homeshare even though their lease prohibits subleasing. This is because at lease signing, all residents will sign a lease addendum allowing them to homeshare exclusively in the Orion Haus program.
Everytime you sign a lease, that resident's record will be created in our system, and they'll receive a welcome email with sign up information.
RESIDENTS SIGN UP
– When the residents sign up for the app they'll be guided through learning about homesharing process, creating their listing, setting their prices, getting set up with a housekeeper through our housekeeping partner, and getting their keys in order with the key locker. After that, they'll be guided through making dates available for guests, agreeing to the program rules and regulations, and submitting their W-9 form for their earnings.
AUTOMATED HOUSEKEEPING RESOURCE CENTER
We have a partnership with a nationwide network of housekeepers. Residents will hire housekeepers based on prerequisites that are set by Orion Haus, which include requirements that they have to be licensed, insured, and background checked. Inside of every resident account will already be the Orion Haus standard checklist, which they can customize to their needs. All cleaning photos and issues are saved directly into the Orion Haus app.
Inside of the Orion Haus app has a resource center of content to help residents, which includes everything from topics on listing creation, how to get your apartment ready, how to lock up items that you want to secure, how to get exclusive Orion Haus discounts on furniture and supplies, how to communicate with guests, how to customize the housekeeping checklist, how to pick a housekeeper, how to stock a cleaner's closet, how to deal with damages, and tons more.

Required items
These items are required in order to have an active listing and to be able to host guests. Most are every day items that residents probably have already.
BEDROOMS AND BATHROOMS
– All beds must have bed frames; no mattresses on the floor
One bed per bedroom max and only 2 guests per bedroom max
– All mattresses will have mattress protectors and all pillows will have pillow protectors
All bathrooms will have plungers and scrubbers
– All bathrooms will have small trash cans
SHEETS AND TOWELS
– At least 6 bath towels PER bedroom

Rules and regulations
RULES
1. I will not host guests outside of the Orion Haus homesharing program.
2. If my property uses a digital key locker, I will always have 2 sets of keys in the key locker when hosting guests and both sets will have everything a guest needs.
3. I will contact my property for property-related and maintenance-related issues.
4. I will contact Orion Haus only for reservation- or hostingrelated issues.
5. If my apartment is not suitable to host guests for any reason, or if I am going to be home, or if I do not want to host guests for any reason, I will block off my calendar for Resident Stays.
EARNINGS AND FEES
1. I understand that I am in charge of determining and setting my nightly rate and that fees from my property and Orion Haus come out of the earnings from the nightly rate.
2. I understand that I am in charge of determining and setting my cleaning fee and that fees from my property and Orion Haus come out of the earnings from the cleaning fee.
3. I understand that the channels that guests book on (Airbnb, etc) charge fees to use their platform and that those fees are deducted from my earnings.
4. I understand that all fees can change over time but because I am responsible for determining and setting my nightly rate, I am in control of my earning potential.
5. I understand that the check out date of a reservation is the metric for determining which month a reservation is paid out for. For example, if a reservation goes from Jan 25 - Feb 1, that reservation is paid out with the February reservations.
6. I understand that I must pay my rent in order to be eligible to receive a pay out.
7. I understand that monthly pay outs are paid out on or before the 15th of the following month. For example, reservations that ended in February are paid out on or before March 15.
8. I understand that while it might be possible to pay my rent with earnings from homesharing income, I am not relying on homesharing income to pay my rent, and will pay my rent regardless of homesharing income.
9. I understand that any of these rules and regulations may change at any time and it is my responsibility to read all updates and policy changes when they are presented to me in the Orion Haus app.

Visitors to our website — or the ones we build for you — will find a live feed of your leasing availability, connecting them right to your property, and potential guests will be able to view homesharing availability for resident units.

Our app has powerful professional hosting tools that automate the guest journey, leaving most of the work for the robots, and less for you and your residents to do.
AGREE TO HOUSE RULES
Guests receive a booking confirmation with a link to upload their identification, agree to house rules, and sign their guest accommodations agreement* before receiving their access details.
ARRIVAL INSTRUCTIONS
The guest will receive arrival instructions through both their app or their reservation page on the website. Details include how to arrive, where to park, how to pick up keys, and how to get to the apartment.
HOUSE MANUAL
The guest receives everything they need to enjoy the apartment. How to connect to the wifi, maps for best restaurants, bars, and things to do, the house rules for the community, and other information from the resident.
