Happy New Year and welcome to the first edition of our monthly Orchard Hills HOA Newsletter! We are so excited to bring to you an easy way to stay in the loop about what's happening in your community. The Newsletter will be the place to go to learn about upcoming social events, HOA news, community updates, and more! Please feel free to give us your feedback or let us know what else you'd like to see in the monthly Newsletter.

MONTHLY SPOTLIGHT Each month, a local business or resident will be showcased right here on the cover of the Orchard Hills Newsletter! If you're interested in marketing your company or brand, advertising the services you offer, or even showing appreciation for your next-door neighbor, this is the place to do it.

Spotlights and ad spot costs are nonnegotiable and are chosen at the discretion of the administrative team.

Priority will be given to event sponsors.

VOLUNTEER APPRECIATION BRUNCH January 15 | 10am - 12pm | Clubhouse

The Orchard Hills Social Committee wants to send a huge THANK YOU to all of the volunteers who have made 2022's events a success! Join us on Sunday the 15th for a delectable appreciation brunch in the clubhouse.

FOOD TRUCK NIGHT

January 19 | 5 - 8pm | Clubhouse January is Marvel Month! Join your neighbors at the clubhouse for a variety of delicious food truck cuisine, and Marvel themed music, activities, and games for everyone!

GAME NIGHT

January 25 | 4:30 - 6pm | Clubhouse How well do you know the MCU? Join us on the last Wednesday of January to finish Marvel month off with Trivia Night!

COMMUNITY NEWS ARCHITECTURAL MODIFICATIONS

If you plan on conducting any architectural modifications to the outside of your home, you MUST submit an ARC Application.

Applications can be emailed to your Property Manager, Paul, at Edward.Clark@fsresidential.com.

ARC Meetings are held on the third Tuesday of every month, meaning this month's ARC meeting will take place on Tuesday, January 17th. If you submitted an ARC Application before the 17th, please expect your approval/denial letter by the end of this month (via email). ARC applications submitted after the 17th will be reviewed at the February ARC meeting.

HOA FEES

The 2023 Budget has been approved by the Board of Directors, and it has been announced that single-family home HOA quarterly fees are $516 and townhome HOA fees are $865.80. Quarterly HOA Fees are due TODAY (January 1st). If you have not done so yet, please submit your payment via Connect to avoid late fees.

MULCH PROJECT

If you opted into the mulch project this year, (the deadline was yesterday, December 31st) please ensure that you submit your payment no later than January 6th.

If you decide to install mulch yourself, please remember that red or black mulch is not permitted.

HOLIDAY DECORATIONS

We hope everyone enjoyed their holidays and had a happy New Year! Please remember that Holiday lights and decorations must be removed no later than January 10th. Brackets, clips, and other holders for holiday lights must also be removed at the time that the lights are removed.

CLUBHOUSE RESERVATIONS

Orchard Hills residents are free to reserve the clubhouse for private parties and events. To reserve the clubhouse, please fill-out the Clubhouse Reservation Form and email it to your Lifestyle Coordinator, Maiya, at Maiya.Champagnie@fsresidential.com up to 90 days in advance. Please see the events calendar on Connect to ensure the date you would like to request has not already been reserved before submitting your request.
