What landlords and tenants need to know about a Covid Christmas Since our last article, we’ve seen a second national lockdown and further Government updates released in relation to the property sector. We’re wearing masks, using hand sanitiser and the recent news of a possible vaccine has made many of us feel there’s light at the end of what has become a very long tunnel. However, we need to focus on the more immediate situation of coping with the impact of Covid over Christmas. S eci cally, how will the andemic affect landlords and tenants during the festive period?

Issues with paying rent or mortgages andlords may see an increase in the number of tenants in rent arrears. If tenants are e eriencing nancial hardshi and are struggling to ay rent, they may e a le to access funding he o ernment has made million a aila le to su ort households e eriencing nancial hardshi due to corona irus here is a fund for iscretionary ousing ayments which

tenants affected by coronavirus. Bailiffs have been told not to carry out evictions while the new national restrictions are in place and over the Christmas period, except in some limited circumstances. The only exceptions to this will be what the government calls “the most egregious cases” including where tenants have demonstrated anti-social behaviour, committed fraud or are the perpetrator of domestic abuse in social housing.

Tenancy deposit protection and Client Money Protection Deposit protection requirements have not changed. Landlords (and agents acting on behalf of landlords) must continue to uphold all of their legal obligations relating to Tenancy Deposit Protection and the usual process to return a deposit should be followed should a tenancy end during the pandemic. Client Money Protection requirements have also remained the same. All agents

who hold money on behalf of landlords and tenants are required to comply with the legislation on Client Money Protection.

LOCAL ISSUES

Eyes along the Coast

T

he National Coastwatch Institution (NCI) (www.nci.org.uk) is a registered national charity with 57 watch-stations operational and manned by over 2,700 volunteers keeping watch around our coasts from hoeburyness locally, Fleetwood in the North West, through ales the outh and ast of n land up to Hornsea in Yorkshire. Its role is to maintain a visual watch along the shoreline to help ensure the safety of people usin coastal waters his includes people swimming, sailing, kayaking, kite sur n wind sur n motor boatin and basically anybody usin the facilities of in our case locally the Thames Estuary.

A group of local volunteers maintains a visual watch from the station every weekend and on Bank Holidays from 0900 until 1700 hours. We aim to have two watchkeepers on duty at the same time to handle any emergencies that may arise.

NCI watchkeepers provide the eyes and ears along the coast, monitoring radio channels and providing a listening watch in poor visibility. We are trained to deal with e ergencies, offering a variety of skills and experience, and full training by the NCI ensures that high standards are met.

Manned by local volunteers NCI maintains a dedicated watch-station at the end of Shoebury East Beach just inside the MOD site. The station is clearly visible from the beach where we display tidal infor ation for the benefit of all beach users. In addition, many of the small craft in the area, will pass within sight of the watch station. The safety observation work undertaken by NCI Southend is, therefore, of value and assistance to residents and visitors alike.

navigation and use of charts. They come from all walks of life including the postal service, the NHS and former professional and amateur sailors. Age is not a limiting factor provided volunteers are mobile and have reasonable eyesight, with or without glasses.

History of the Station The station first opened over years ago, with 6 watchkeepers operating on Sundays and Bank holidays, by the Alexandra Yacht Club moving shortly after to an old caravan on Shoebury East Beach. We then moved to the Old Shoebury Garrison with a better view of the Thames Estuary and the number of watchkeepers rose to 20.

So, what do we do? On arrival each morning we log on with HM Coastguard Dover so that they know we are available to assist in case of any emergencies in our area. We conduct VHF radio checks to ensure that our equipment is operational and could receive any Mayday or other radio calls. We are equipped with high quality spotting telescopes and binoculars to keep a visual watch on passing small craft in addition to the many kite surfers who use the estuary and occasionally get caught in the Shoebury Boom, the old antisubmarine defence barrier that extends from the beach into the middle of the Thames. Other common problems relate to visitors walking out on the sands for a ile or ore and getting cut off by the incoming tide especially if they have young children with them. When these types of events occur, we contact the Coastguard who may task the Southend lifeboat to assist. We work closely with both HM Coastguard and the RNLI and, as Declared Asset with the Maritime Coastguard Agency, we form part of the national Search and Rescue Services. We also use an electronic Auto atic dentification System which enables us to monitor larger, commercial vessels which use both the Thames and Medway particularly to the London Gateway container terminal and the Isle of Grain LNG terminal.

We welcome new volunteers; no previous experience is necessary as training is provided. If anyone is interested, please get in touch and we can arrange for them to observe a “watch with our existing watchkeepers to see if this is something they would like to do in their spare time.

Fundraising It is necessary to raise funds regularly to maintain the station and training requirements therefore, we do have collections at several local supermarkets however, in 2019, the two cabins were in urgent need of replacement. Following generous donations from the Provincial Grand Lodge of Essex, Philip Miller, owner of Adventure Island and Essex Radio, a keen supporter of NCI, The Worshipful Company of Shipwrights, Southend Borough Council, Southend Round Table, and Tesco a large proportion of the cost was raised and topped up by a grant from NCI central funds.

In 2003, owing to housing development, we had to leave but were fortunate to be given access to space within the MOD site at Shoeburyness, and so, in March 2004, we moved to our present site. In 2020 two new replacement cabins were installed with improved facilities giving us a commanding view over the Estuary.

New Tin Team hopes to make a difference to local families in need

A

roup of horpe ay residents is be innin a new collection service for those who wish to donate essential food items to stru lin families he horpe ay in eam has been inspired by the success of a similar group in Leigh-on-sea and seeks to collect non perishable donations from local residents’ homes and distribute them to those who need them most olunteers from participatin roads will collect tins on the rst hursday and or aturday of each month from outside the homes of those who wish to donate Suggested donations include tinned meats, beans fruit and ve etables one pot tinned meals custard biscuits lon life milk and juice, and toiletries.

How it started The scheme was launched in Leigh on Sea in May by Vicky Casson. Vicky began collecting nonperishable donations from neighbours each week after the 8pm clap for the NHS. She posted on a local Facebook page to thank her neighbours for their generous donations and, through the power of social media, the collection area began to expand as residents from surrounding roads joined in the efforts. A group was coordinated via WhatsApp and this became the Leigh-on-sea Tin Team. The collection was arranged one evening each month. Then, in October, in response to the ‘Half Term Hunger’ campaign, the team decided to redouble 16

their efforts, ai ing to take food directly to those in need. They approached local schools for help and Leigh North Street Primary School responded by opening their playground to the volunteers, requesting food parcels An appeal was posted to Facebook, which gained an overwhelming response; in total, 2 ba s of food were packed and distributed to families The Thorpe Bay team hopes to build on the legacy of our Leigh-on-sea neighbours, establishing a similar collection service in the area and to hopefully further develop the model in 2021 by putting together meal kits for families.

Get involved n a year that has proved di cult financially for so many, struggling families are expected to be hit particularly hard at Christmas. It is the aim of the Thorpe Bay Tin Team to bring much-needed relief, thanks to the generosity of the community of Thorpe Bay and surrounding areas. If you would like to join the movement by volunteering to donate or to collect donations you can find ore infor ation and a contact for on www.tinteam.org. Alternatively please feel free to contact: l Hannah Hanman (07976459950) l Alison Wallace (07920091079) who are both members of the Thorpe Bay Tins Team.

Revitalise your health after lockdown 2!

L

ockdown part 1 and 2 have taken their toll on a lot of our bodies both mentally and physically which in turn has had an impact on our health and wellbeing.

At my physiotherapy clinic we have seen an increase in people using our services as their backs, necks, knees and shoulders have been paying the price due a variety of reasons.

And they seek our help We have helped many people who have been working at home at, on shall we say not the most ideal workstations (some clients have told us they have been working on ironing boards as a desk and many on dining room tables) and they have come to get our help for low back pain, neck and shoulder pain. Then we have others who have taken up new ways to stay fit and healthy whether that be increased gardening, more DIY or taking to the roads for increased running and or walking and now their backs, hips, knees and ankles are paying the price. The final group of people we have been helping is those who have spent more time watching TV, looking down at their phones, iPads and laptops and these people have come to see us due to increased headaches, neck and shoulder pain/stiffness and low back pain. Yes we have seen it all and have been helping hundreds of people in the Southend, Thorpe Bay, Shoebury, Leigh, Westcliff and Rochford areas (basically all over the local area). As restrictions lift once again on 2nd December and with Christmas on the way there is no better time to focus on our health to get us through the winter season fighting fit! CHARITY

Packed with Smiles

W

ith the rate of redundancies risin starkly across the UK due to lockdown measures, many families in outhend on ea nd themselves in the rips of nancial uncertainty Families subsisting above the poverty line are forced to visit food banks for the rst time and those already under strain require more help than ever.

Help is at hand Thankfully, help is at hand. A reversal of the government’s decision to scrap free school meals over the Christmas holidays, thanks to Arsenal player Marcus Rashford’s relentless campaigning, means that no child should go hungry this winter. Though large scale decision-making may leave some of us feeling helpless and disillusioned, there is so much we can do on a smaller scale. If we are to glean any semblance of positivity from the pandemic, we should look no further than the generosity of those in our local communities. With initiatives such as One Love Soup Kitchen, support for the disadvantaged has been both uplifting and essential during these punishing times. Whilst schools remain open, giving children the opportunity to continue with their education in a social (albeit slightly dystopian) setting, many parents may be feeling the pinch given the cost of school supplies, which is why local charity Packed with Smiles are working hard to provide children with school uniforms

24

and other essentials such as coats and water bottles. This year, they completed their largest order to date, having successfully donated 70 uniform packages to school children before the start of the new term in September.

Negative impact on children “The impact on a child not having the correct or properly fitting school unifor has been directly linked to self-esteem, behaviour, learning and bullying,” says Faith Horsley, a Trustee of the charity, supporting fa ilies facing financial hardship and di culty, through our school uniform parcels, has proven not only to positively contribute towards a child’s schooling experience but also increase engagement levels between schools and parents.” PWS are launching a co unity ra e ca paign on 20th November, which is also World Children’s Day. Visit their website for more information on how to donate via text, to be in with the chance of winning incredible prizes and furthering their aim to invest in the wellbeing of young people and the enormous potential they hold by levelling the playing field.

HAIR & BEAUTY

I

Sleigh what? Holiday hairstyles inspired by Christmas trees? Fir real!

nspiration for a new hairstyle can come from a variety of places such as a celebrity, sports star or even, dare I say it, a magazine article - but a Christmas tree? Seriously?

If you think about it (and trust me, I did while shopping for mine) Christmas trees come in an infinite variety of shapes and si es, whether they’re real or faux, green or rainbowcoloured, minimalist or positively festooned with tinsel and big dangly baubles. what you put up each year says a lot about you.

So why not take some hair inspiration from your festive fir? Last year, rainbow-coloured trees were an actual thing, so if you have one why not match and dye your hair in a variety of bright hues? The one rule is, more is MORE! If your tree decorating mantra is ‘the more the merrier’, why not do the same with brightlycoloured hair accessories, such as eyecatching butter y clips Dreaming of a white Christmas? Or favour the chic vibe of an all-white tree? Platinum blonde hair has always been cool and if it’s not your

normal colour will cause quite a sensation. The downside is that this look is best achieved with the help of an expert, rather than a humble home kit.

A sign for a radical comb-over style Now, we all know someone who buys a tree that’s way too big for the room they’re putting it in, which means the ceiling bends the top of the tree over. I see that as a sign for a radical comb-over style. Of course, I don’t mean that time-honoured attempt to cover up a bald spot but a ra sh look that works well with a short-back-and-sides clip. A tall, elegant tree can be expressed with a piled-high bun. It’s a cracking style for a party (if they’re allowed) and requires little more than good-quality hairspray. Depending on the height you achieve, you could even decorate it with accessories or tree lights for added solidarity with your tree. ESTATE PLANNING

need astin oss of mobility or mental capacity can make it di cult to mana e your a airs

What if I am unable to manage my affairs? There may come a time in your life when you are unable to anage your financial affairs or personal welfare, owing to some form of incapacity and you will need someone to act on your behalf. ven when we are young, we can find ourselves incapacitated owing to illness or injury and it can be invaluable having a reliable person, who is able to anage your personal affairs and re ove the anxiety of having unpaid bills, at a time when you most need peace of mind. Similarly, as we get older, the need for an attorney increases as we are more prone to illness and injuries.

What kind of LPA do I need? There are two types of LPA: Property and Financial LPA - This type gives your attorney the authority to deal with your property, your bills, bank account and investments. This can be used while someone is still capable but has chosen to delegate to their attorney.

ersonal elfare This can only be used when you have lost capacity and are unable to make decisions for yourself. It gives someone you trust authority to make decisions about where you should live and what medical treatment you should receive.

Don’t leave it too late! Instead of preparing while we are physically and entally fit enough, any of us choose to put off dealing with such unwanted eventualities until the inevitable happens and by then it’s too late.

Who can I rely on for sound advice? When estate planning, it is important that you can rely on the adviser. racle state Planning offers a friendly and professional service, including Wills, PAs, Trusts, Probate and Funeral Plans. Cloudy2Clear, A Local Service With A Smile. I think we can all agree that the sooner we see the back of 2020 and this dreadful corona virus the better. That said, there are also some heart warming positives that we can take out of this situation. It has often been said that we can only really get to know one another and realise what is truly important in times of crisis. I think few would argue that in this case what has proven to be important is local community spirit. When talking to the Manager of Cloudy2Clear windows Chris Miller it became clear that these values have been held dear for a number of years. Since starting the business some years ago Cloudy2Clear have remained true to their core values of

supporting the local community by providing a service that saves the public money. The Cloudy2Clear service only requires the glass to be replaced and not the whole window once the unit has failed. Chris commented “Cloudy2Clear were able to assist our community through the last financial crisis in 2008 due to the savings that can be made in using our service. Unfortunately we might be going through something similar again soon and the public can rest assured that we will be there to help again”.

All C2C employees operate a strict social distancing policy.

MONEY MATTERS

C

oronavirus and your nancial health three tips for what you can do now to look after your nancial future he impact of the pandemic has been widespread. People, businesses, and economies have all been hard hit. The road to recovery is likely to be bumpy for all ut what does this mean for our pensions and investments? What can we do right now to safe uard our nancial future

Firstly, keep calm and take the long view Remind yourself of your goals. Why are you saving and what is it for? When are you likely to need to draw an income or utilise the funds? For those with time on their side, history shows that markets typically rebound, given time. Although there may be further bumps ahead, cashing in your investments during a downturn will cement losses on those that have fallen without giving them time to recover. Also, if you have been making regular contributions to your investments try to continue doing so to benefit fro co pound 52

interest, pound-cost averaging, and long-term returns. These factors will gradually help to get your finances back on track and provide so e protection fro the ebbs and ows of the markets over time.

Secondly, consider whether your nest egg is diversified enough A mix of investments such as cash, bonds, and e uities, typically offer the best protection against the downs and ups of the market. By also looking at industrial sectors and geographical regions, you can further diversify your risk and returns. Positioning your nest egg to benefit fro a range of invest ent returns can help it withstand shocks. For example, you could add funds that are designed to minimise downside risk such as absolute return funds. Or increase your exposure to corporate bonds and gilts. If you are unsure about doing this yourself, an adviser can help you build a portfolio with a broad spread of investments to suit your appetite for risk. Many advisers also have ready-made portfolios suitable for a range of risk profiles that can help you get started.

Thirdly, make the most of your tax allowances You can place your investments in taxe cient wrappers such as SAs and personal pensions to benefit fro ta free inco e and gains, which could build a substantial investment pot over time. Personal pensions are particularly effective at growing a long ter nest egg as you can benefit fro ta relief at your marginal rate. This can mean an extra 20-45% boost to your ring-fenced pension savings.

If you still feel that you are not on track you can seek help If you are unsure about your next steps and would like some expert help, an adviser specialising in longterm saving can help you plan ahead. Understanding your appetite for risk and your target retirement date, can enable you to make the best decisions today to safeguard your financial future.

Tax treatment depends on your individual circumstances; therefore, you should not rely on this information without seeking professional advice from a qualified tax adviser.
