Check-In Times: 1:00 pm to 10:00 pm RV Sites; 4:00 pm Cottages. A two-hour early check-in and/or two-hour late check-out for your reservation may be available, each for an additional fee. If interested in either option, contact the management office in advance of your arrival to inquire about availability. Early check-in/late check-out not available at all locations.
Early Departures: There are no refunds for early departures.
Recreational sports equipment rental is located at the front desk. Sports Equipment is available at no cost. Please note, all equipment sign out must be done by an adult over 18, and a driver’s license is required for check-out.
Pool: Our pool is available to all Resort guests from the hours of 7:00 am to 11:00 pm. The pool may close due to inclement weather or service, as needed. An ADA lift is available to our guests; see the front desk for assistance. Children in diapers are not allowed in the pool. Swim diapers are permitted. Pets are not allowed in the swimming pool complex at any time.
Laundry: Laundry facilities are available to our Resort guests. The machines use debit and credit cards. Laundry cards are available for purchase at the front desk. Temporary clotheslines are not allowed.
GUEST INFORMATION RULES & GUIDELINES
FLORIDA LAW: PLEASE DO NOT FEED THE ALLIGATORS.
Owners and Guests: Use of the Resort amenities is exclusively for our registered guests. Towels provided within your cottage are not for use at the pool location.
Visiting Guests: Notify the Guard House with the names of guests visiting so they can enter without any issues. Visitors will not be admitted after 11:00 pm unless prior arrangements have been made with the resort offices. Visitors are Not Allowed for Overnight stays.
Quiet Hours: 11:00 pm to 7:00 am. Golf carts and bicycles must have operating lights on after dark. Visitors will not be admitted after 11:00 pm unless prior arrangements have been made with the Guard House. The playing of music at a volume level which disturbs other guests of the resort is prohibited. Management will be the sole judge of acceptable volume.
Speed Limit: 5 mph (or as posted). The Resort has a gated entrance/ exit. Please do not tailgate, the gate opens for one vehicle only and gate will come down on your vehicle. Resort is not responsible for damage.
Camp Fires / Open Fires must be in an above ground fire pit and must be contained. The playing of music at a volume level which disturbs other guests of the Resort is prohibited. Management will be the only judge of unacceptable volume.
Skateboarding, roller blades and scooters are not allowed on walkways or surrounding any of the facilities. All bicycles used after dark must have a working light and rear reflector. Parents and guardians are responsible for the safety and behavior of their children. Open Fires: BBQ grills and above ground grills are permitted. Please Note: Periodically, Florida has a No Burn Ban when fires are not permitted, except in covered porches.
Fireworks: The use of fireworks is not permitted at any time.
Sewer Connections: Please use a “donut” (or other means of sewer hook-up) on your sewer connection, in accordance with County Regulations. If you are having difficulty connecting to our facilities, please notify the office for assistance.
Backflows: Backflows are required between the spout and unit connection. If the backflow is missing, there will be a charge of $50 to the guest. Removing this item is prohibited. Sites are checked prior to arrival and after checkout.
Site: Please keep your site clean and organized. Limit of 2 vehicles and a small tent allowed if the size of your site allows. Be respectful of your neighbors. Keep all items on your site. Do not park on grass areas or other unauthorized areas. Keep your parking pass on the dash and viewable. If parking pass is not visible, vehicles without a visible parking pass will be towed at the owner’s expense.
Picnic tables are not permitted to be moved from site. Maximum of one picnic table per site, as available.
Changing Sites: Please contact the Resort office before changing sites or cottages. Please note: A site may appear vacant. However, it could be reserved/paid for by a seasonal/annual guest who is off property.
Sales or sub-letting of any cottage in the RV park is prohibited. Any guests staying longer than six months are required to complete a background check, must be approved by Management. The owner will be responsible for the payment of the background checks. Motorcycles, Scooters and Golf Carts: Mini bikes and motorcycles are to be used on paved streets for ingress and egress to and from the park, by licensed drivers only. Adequate mufflers required on all vehicles. 4 Wheelers, Dirt Bikes, and Go Carts are Not Permitted. Guests under the age of 16 are not permitted to operate golf carts or other motorized vehicles.
Golf carts may not park in unauthorized locations.
Vehicles The vehicle owner must be able to provide comprehensive insurance coverage to include third party liability in the amount of at least one hundred thousand dollars ($100,000). The owner must accept financial responsibility for up to $100,000 personal injury/ liability for all vehicles or must add these vehicles to the homeowner’s or auto policy. This coverage must remain in effect while the vehicle is operated in the Resort. No owner or guest shall park more than two vehicles on a site (some sites may not large enough to accommodate two vehicles). All vehicles must have current license tag. The speed limit in the resort is 5 mph (or as posted). Please obey the limit for the safety of all of our guests. If a second area/site is required for additional trailers, there will be an additional fee (see Front Desk). Anyone operating any motorized vehicle MUST be at least 16 years of age and have a current, valid driver’s license. Mechanical work of any kind on vehicles is not permitted. Please notify the office if a need arises.
Garbage: Trash receptacles and recycling bins are placed throughout the park for your convenience. Do not leave trash at your site. Trash is recycled at the facility.
Miscellaneous: The Posting of any sign, including “For Sale” signs, on any vehicle and or site is strictly prohibited. No solicitation of any kind is permitted within the Resort without written consent. Fences are not permitted.
Additions: Any changes or additions that are not a standard part of your RV or park model need management approval and approved building permits prior to installation. This includes but is not limited to: patios, screen rooms, storage sheds, exterior painting, plants and concrete.
Children and Youth: A curfew for anyone under 16 years of age is in effect between dusk and dawn daily unless accompanied by a parent or guardian.
Removal or Destruction of Property is not permitted. Guests are responsible for any damages to RV site or cottages. Smoking Fee of $250 will be assessed for smoking in the cottages.
Non-Pet Vacation Cottages: You reserved a non-pet vacation cottage for your stay. At no point will a pet be allowed in the cottage. Violation of this policy will result in a $250 cleaning charge at your expense.
Pet Friendly Vacation Cottages: You reserved a pet friendly vacation cottage. A $50 pet fee and $150 pet deposit was applied to your credit card. The $50 pet fee is non-refundable and the $150 pet deposit is refundable, provided there is no damage to the vacation home or its contents.
Non-Smoking Vacation Cottage: Absolutely ALL of our cottages are non-smoking. Smoking is permitted outside the cottage only. A violation of this policy will result in an automatic deodorizing fee of $250 being applied against your credit card.
