A MESSAGE FROM DANIEL O’MEARA Well Spring has certainly seen the local property market warm up! Spring is considered by many to be an ideal time to sell local property; the days are warm with little breeze, the Bay looks at it’s best with perfect blue waters and there aren’t too many tourists around yet meaning you’re not restricted in viewing properties by as many holiday bookings. The typical Spring market combined with a heavy increase in buyer numbers is leading to an increase in median price and a serious reduction in the average time it takes to sell. The recent market conditions have led to a dramatic stock shortage throughout the area meaning that if you’re considering selling, now may be the ideal time. Buyers have been strong across all suburbs and price ranges as you’ll see from the recent sales. There has also been a wide cross-section of buyer types with many investors re-entering the market, lots of people looking for a sea change on the back of a booming Sydney property market and plenty of locals looking to upgrade while interest rates are low and prices haven’t jumped too far. I personally think we’ll continue to see a strong market throughout the balance of 2014 and well into 2015 based on strong consumer sentiment, low interest rates and a general willingness by banks to lend on property. For sellers, the key to ensuring a fantastic price will be to balance the mix of selling method, timing (ensuring a minimum of similar stock) and choice of agent.
