YOUR BUYER'S AGENT As your buyer's agent, I am committed to representing your best interests. We will review and complete a required buyer representation agreement together, ensuring you understand every detail. It's crucial to work exclusively with me, rather than multiple agents. Engaging more than one agent can complicate the process without improving your odds of finding a home. I am able to arrange viewings for any home you find online (such as Zillow, Realtor.com, Trulia), including For Sale by Owner properties. Just send me the address and I will organize a showing.

START WITH FINANCING Obtain Pre-approval from a Local Lender: Sellers often require proof of mortgage pre-approval before allowing potential buyers to view their property. Your lender will discuss various financing options and the total closing costs for each. This information is crucial to decide if you need the seller's help with these expenses when making an offer. Understand your desired monthly mortgage payment, which encompasses principal, interest, taxes, and homeowner's insurance.

BE IN THE KNOW Avoid quitting your job or making significant purchases during this process. Be ready to act swiftly when you find a home you like, as many of the best ones sell quickly. Initial expenses will include an earnest deposit (1% of the purchase price) and the cost of inspections which will vary by house size. Only you know what it most important to you. Look into factors that matter to you: education quality, crime statistics, local entertainment, and more.


THE OFFER Key elements of your offer include the price, earnest deposit amount, financing type, seller-paid closing costs (if any), contingencies, inspections, warranties requested, and the closing date. At this stage, we will present an earnest deposit and pre-approval letter along with our offer.

You can complete all paperwork electronically, which is vital in timesensitive scenarios. Therefore, it’s advisable to become acquainted with the documents beforehand.

THE HOME SEARCH I'll create a search tailored to your preferences. Homes can be sent to you as they hit the market, or on a daily or weekly basis, depending on your buying timeline. It's most efficient to visit between 2 to 5 properties in a single trip. This approach helps you manage your time effectively. While viewing homes, focus on the style, location, and your personal requirements. Don’t allow yourself to get too bogged down in every detail. We can always make another trip!

NEGOTIATIONS In our offer to the seller, we'll include an expiration time. Before this deadline, we'll learn if the seller has accepted, countered, or rejected your offer. In the event there is multiple offers, we may be offered to revise our offer to highest and best offer. If the seller counters your offer, you can choose to accept it or counter back. Usually, this process settles within one or two counteroffers. Remember, the seller can accept other offers until your contract is officially accepted.
