History of the Firm

Ownership
O’Brien Architects is now owned by Jack’s son, Sean O’Brien, AIA, who serves as the CEO. Although our projects and designs have evolved, the firm still embodies the character of its founder, Jack O’Brien. His emphasis on integrity, respect, and service has shaped our culture.
By adhering to this value system, our team has established a loyal client base and has developed professional relationships that span generations.

Sean holds a Bachelor of Science and a Master of Architecture (M. Arch) from Texas Tech University. As the owner and CEO of O'Brien Architects, Sean’s primary focus revolves around the conception and realization of experiential buildings and environments that foster a memorable and impactful connection between people and places.

Sean places immense value on the relationships cultivated throughout the creative process, viewing them as equally significant as the physical spaces.

Sean is engaged in the Dallas community and dedicates his time and expertise to various philanthropic initiatives. He serves on the board of the Dallas Architecture Forum and has contributed to non-profit endeavors, including the Interfaith Family Services and the LeTot Center.

The Star in Frisco, Texas, is a first-of-its-kind complex that effectively re-imagined how master planning can leverage mixed-use opportunities while catering to the demands of modern entertainment. Our team meticulously crafted an entertainment district, seamlessly blending restaurants, shops, and art, paying homage to The Cowboy’s legacy and its dedicated fan base. With the incorporation of an event center and hotel, The Star’s vision has evolved into a diverse and adaptable destination, ready to host a wide range of events, from concerts to conferences and everything in between.

The Fountains at Farah
The Fountains at Farah offers a refreshing, open-air shopping and dining experience in El Paso, highlighted by numerous cascading water displays throughout the development. The project features 650,000 square feet of retail and restaurant space spanning 30 buildings across two terraced levels, a 1,700-space parking garage, and outdoor spaces that include an event lawn and 2,000 linear foot pedestrian thoroughfare. The regional lifestyle center features fresh, name-brand boutiques and on-trend and mid-range department stores. This large-scale lifestyle retail center had an extremely accelerated schedule and budget. The entire project was designed with concrete tilt wall panels structure for speed of erection and economy of scale pricing. Architecture embellishment was adhered over the concrete tilt wall to provide an aesthetically pleasing pedestrian friendly design.

District 121
PROJECT DESCRIPTION
Located at the NEC of 121 & Alma, District 121 will offer a dynamic dining/ entertainment experience as the focal destination for what is considered to be among the most robust sectors in the region.
The project features a highly desired covered patio space alongside an activated green park, which received a $2M grant from the MCDC. The retail component is planned around this green space which accommodates various activities, including dining, entertainment, concerts, and play areas for children. The orientation and placement of each building was strategic to provide view corridors that connect back to the surrounding Multifamily and office buildings, inviting curious users to engage with the space. Overall, the project serves as a unique planning model for future outdoor-indoor activated entertainment experiences within the region.

Connecting People to Place
The Shacks at Austin Ranch
PROJECT DESCRIPTION
Located in the Colony, Texas, The Shacks at Austin Ranch brings a welcomed recreational retail development to the North Dallas area that challenges the traditional sit-down restaurant layout. The project included the addition of three new restaurant buildings, all housing popular local tenants such as Tackle Box, Dirty Burger, and Ten Ramen. Each building is approximately 1,418 SF and shares a large outdoor patio overlooking a public dog park.
In addition to being surrounded by large oak trees and nature, The Shacks is an exciting add-on to Billingsley’s existing 1,700-acre mixed-use development, Austin Ranch, that also encompasses upscale apartment and commercial office areas.

Carillon Parc is designed to create a unique experience through a luxury, European-style regional destination with a pedestrian focused orientation. Alpha West is a mixed use development located on a 14-acre site in Farmers Branch, Texas, and includes office, hospitality, retail, multifamily, and dining. The design of this project focused on transforming the site into an area where life and work intertwine. The environment is designed to foster a community of social living in the middle of a thriving working area, creating a space for both work and play. Where home furnishing retailers used to sit, new residential spaces, office spots, hotels, and restaurants will soon surround a plaza, which is to become the heart and soul of the Alpha West development.

PROJECT DESCRIPTION
Irving Music Factory
The project draws inspiration from the nearby Irving Convention Center, O’Brien designed an entertainment center that would seamlessly fit into the proposed site. Using brick, perforated panels, and a mixture of super graphics, an environment was conceived to house a large indoor/outdoor performance hall along with an attached retail component. Smaller, outdoor performing stages scattered within the retail component were placed for outdoor performances, with the possibility of use for a large music festival.

Work/shop is a mixed-use, family-friendly environment in the heart of Addison on Belt Line Road. This multi-faceted commercial site consists of both office and retail offerings located a half-mile East of the Dallas North Tollway at 5494 Belt Line Road. The project consists of two, 3-story office buildings totaling 135,000 square feet of completely renovated Class A office space (including modern spec suite offerings) and 81,500 square feet of Class A, multilevel retail fronting Belt Line Road connected by a newly planted central park and greenspace.

This unique project involves a sensitive transformation of the historic original home to Braniff International Airways at Love Field Airport in Dallas. La Villita on Mesa
La Villita on Mesa in El Paso is a mixed-use development that includes a Whole Foods grocery store covering 45,000 square feet and an additional 43,200 square feet of adjacent retail. This new retail development brings a much needed high-end grocery store to the west side of El Paso. A designbuild collaboration with EMJ, the development has a modern aesthetic with an El Paso influence and incorporates the natural beauty of the surrounding high desert landscape.

Located in San Antonio, TX, this project entails a 53,360 square foot shell building, marking the largest Pin Stack location to date. Town Center
Alliance Town Center is a 1 million sq. ft. regional center that integrates retail, office, and residential. It is part of the greater AllianceTexas 18,000-acre master-planned community, north of Fort Worth, Texas. Prairie style architecture incorporates a blend of materials, including masonry stone in various types and sizes, a variety of bricks, tilt-wall, wood, metal, and glass. Plentiful lighting, including twinkle lights, define the development, which incorporates walking and bike access from neighborhoods and a children’s park into a pedestrian-friendly environment for residents and visitors alike. Anchor stores include Belk, JCPenney, Best Buy, PetSmart, Hobby Lobby, Ulta, and Dick’s Sporting Goods. Phase I encompasses 350 acres, while the recently opened Phase II adds 87,500 square feet.

The Shops of Highland Village
When Regency Centers discovered that the affluent North Texas community of Highland Village lacked a lifestyle retail center, a vision for The Shops at Highland Village was born. The resulting design from O’Brien offers an intimate, open-air, and pedestrian friendly urban grid plan in a distinctive Hill Country style. Each storefront features a unique architectural façade, giving every retailer a distinct presence. The outdoor environment is defined by lushly landscaped walking areas and plazas, alfresco dining, and water features such as an interactive fountain. Retail tenants include Banana Republic, Chico’s, Eddie Bauer, James Avery, and White House Black Market, with restaurants including The Blue Goose Cantina, Patrizio’s, and Rockfish Seafood Grill.

At the heart of the affluent and historical Lakewood neighborhood and near the popular destinations of White Rock Lake and Dallas Arboretum, Arboretum Village is an 11acre retail redevelopment project with tenants including grocery anchor Fresh Market, Lakewood Hardware/Ace, a flagship Luke’s Locker, Digg’s Tacos, PetSmart, and Starbucks. O’Brien was tasked with keeping the existing structure to meet city requirements while creating a new façade with tilt-wall, stone, metal, EIFS, and wood. Arboretum Village was honored by the Dallas Business Journal as winner in the Restaurant/Retail category for its Best Real Estate Deals 2015

Streets of Brentwood is a “Main Street” concept lifestyle retail center. The center includes a 14-Screen Rave Motion Picture Cinema, restaurants and popular retail shops including Apple, REI, H&M, Smith & Hawken and Sur la Table, among others. The retail shops are located in clustered buildings that front streets with parking, creating a downtown main street atmosphere. Two one-way streets are divided by a center green. In the center green are open pedestrian spaces, themed fountains and restaurant buildings.

Twelve Cowboys is a flagship multi-family project at The Star designed for Columbus Realty, the Dallas Cowboys and Roger Staubach. The apartment high-rise is built on roughly two acres at Gaylord Parkway and Cowboys Way, and stands at 17 stories tall. DSV, serving 6 continents in over 90 countries, chose Lancaster, Texas, as its first US location to unite all three divisions: Air & Sea, Road, and Solutions. The project comprises a one-million-square-foot intricate distribution facility and a 48,000-square-foot highend office building. Collaborating with EMJ Construction, we overcame the challenge of designing and constructing this unique facility in under a year. Our primary focus was to flood the office space with natural light, eliminate interior columns for an open floor plan, and create a distinctive entrance with an intertwining stair and ramp. This project showcases our ability to deliver a sleek design within a tight schedule.

Village 121 is an 83-acre development including office space, four retail centers, a standalone restaurant, hotel, Harbor Chasesenior living facility, and apartments with easy access to SH 121 and Dallas North Tollway. Our team designed the Towne Square II building which features an exterior glass system of clear, anodized aluminum with 1-inch insulated glass.

PROJECT DESCRIPTION
In Southlake, Texas, GMi’s Phase I headquarters, ten times larger than their previous facility, boasts a two-story office, a storage warehouse, a manufacturing area, and a training center. Phase II includes three additional office buildings for multiple tenants. Notable features encompass a grand lobby, a master break room leading to a mezzanine patio, a private gym, a weld room, and a spacious training center. GMi revels in its expanded space, and as architects, we take pride in the open, well-lit design. The exterior, clad in limestone and ACM panel, offers a distinctive presence in the industrial park.
