I have written and edited a lot of home stories over the years, and I can tell you it never gets old. I am constantly in awe of the homes built here in North Idaho. As a community, we are fortunate to have such talented homebuilders.

I’m sure I have said this before, but it’s so worth repeating. It’s not just builders who bring us these beautiful houses. It’s also designers, architects, Kristina Lyman contractors and many others who come together on a single project to knock it out of the park. And this year, once again, they did just that. All of us here at Nspire Magazine are excited to bring you our second annual Home edition. Throughout these pages, we showcase some of the newest homes in the area, giving you a peek inside some spectacular places. And who doesn’t love a peek? The only homes we ever get to see on the inside are our family and friends, and our own, of course. So it’s a bit of a thrill to look inside a newly built home. We’re attracted to the aesthetics: the colors and décor. And we’re drawn to the function: the use of space and layout. Maybe it’s curiosity. Or perhaps our interest is more deeply rooted. After all, our home is an extension of us. We fill it with meaningful things such as décor that speaks to our particular tastes and interests and other humans with whom we are tightly connected. And we fill it with feelings and emotions. How many times have we gone into a home and felt a “vibe?” A home is deeply personal. Homebuilders know this. And when a buyer connects, it must be so rewarding to them. To think, builders never get to meet all of the people who enjoy their work. Two other families have lived in my house before me. I wish I could tell the building team how much I enjoy raising my girls in the house they built. On the outside, a home is just a home. But inside, homes really are personal. Enjoy the peek!

hen David and Karen Passaro retired two years ago, they knew they’d be spending a lot of time at home. Not their home in Coeur d’Alene, though. They had a list to work through. Ten cities, scattered across the U.S. and abroad. A couple of week’s vacation wouldn’t be enough to get the full experience, Dave said. They planned to spend a few months at a time, shopping at markets and cooking local cuisine in their home-base kitchen. Their first stop: Siena, Italy in April. They thought they had all the time in the world. But as borders locked down last spring amid the pandemic, plans changed. The Passaros looked inward. “Hunkered down at home, spending so much time here, we got antsy,” David Passaro said. “So since our dreams got squashed, we thought we should probably make things we have here at home the best we can.”

You don’t have to go deep into major renovations. Even small upgrades can make a big difference, design experts say.

With COVID-19 shutdowns and social distancing keeping people out of restaurants and away from work, school and friends, homebuilders and designers say they’ve seen unprecedented demand for help in making homes more functional, more attractive and simply more comfortable to spend extended time in. The Passaros said they’d long wanted to tear out the carpet from their bedrooms and living room. They decided to refinish the existing southern white oak floors while they were at it. And the kitchen appliances needed an update, too – Karen hated fingerprint streaks on the stainlesssteel fridge. Next thing they knew, contractors were tearing out the built-in breakfast nook in the kitchen, and David and Karen started drafting plans to expand and enclose their 12 NSPIREMAGAZINE.COM

front patio, transforming the space into an outdoor dining room. The nook will become a coffee station and bar with a plumbedin espresso machine, allowing the Passaros to clear some kitchen counter space. David had always wanted a commercial oven and cooktop, so they found a full-size GE Monogram range to match their new refrigerator. “We cook all the time at home anyways, and we love to entertain,” David said. “We’re entertaining much less these days, but I think we’re going to enjoy it quite a bit for ourselves.”

Anderson, owner of Coeur d’Alenebased Monarch Custom Homes. “For two months now, I’m inundated with people from Seattle, California, New York to Chicago who want to find a home here. There are lots of reasons, but it’s almost a desperation.” Anderson said the Inland Northwest has drawn interest from those looking to escape big cities for years, but upticks in COVID-19 cases and related restrictions in those areas have caused her clientele to speed up existing relocation plans.

For some, home improvements are satisfying the need for change. Others, however, seek a bigger change – new homes in new locations.

Many of those recent transplants to North Idaho want to strike a balance between the rustic, outdoorsy style associated with the region and modern aesthetics common in the larger cities they came from, Anderson said.

“Typically, I get five calls a week or so from potential clients,” said Shawn

sunlit living areas and elements of coziness and warmth, like stoneframed fireplaces and exposed timber trusses. It could mean softening edgy tiles and gleaming, polished surfaces with a big, furry rug, almost a necessity for Idaho’s long, dark winters, Anderson said.

“It’s more about a well-integrated sense of comfort and home, of softness and ease, rather than making a cozy, dark cave,” Anderson said.

New homes are being designed with the intention to share that sense of ease and comfort with the whole family, Anderson said, as more kids stay home from school and grown children and grandparents move home during quarantine. Nearly every home she’s done recently includes spacious living areas with room to snuggle in together as a family, along with a “flex room,” rife with possibilities from a makeshift remote-learning classroom to a home office to an in-law suite. Jessica Frakes, an interior designer with Aspen Homes, said many of the builder’s more contemporary developments, like Coeur d’Alene Place in the city’s north end, have seen increased demand with the influx of newcomers. Her custom-home clients have stuck with the basics, opting for farmhouse-style white exteriors, monochrome interiors and plenty of natural wood elements like mantles

and posts, Frakes said, aiming to mix rustic charm with contemporary design. But the pandemic has found ways to derail the excitement of moving into a new home on occasion, she added. Frakes has encountered long delays in receiving the hardwood flooring or luxury appliances handpicked by clients, as factories shut down and imports get held up in long customs backlogs. David Passaro ran into many of the same obstacles while planning his dream quarantine kitchen, too, but he found it had a bright side. He and Karen started catering their contractors’ lunch hour, cooking up a storm to provide a gourmet spread shared between the Passaros and the workers. He says he’s not sure if they’ll ever finish the project at this rate, but that’s okay. They have all the time in the world. “I think we’re just starved for doing something,” David said. “That act of being together and sharing food is something we missed so badly, so we’ll just take it a day at a time these days.”

BELLS & WHISTLES STAVE OFF BOREDOM Small upgrades here and there can take a 10-year home from a stop on the road to a forever home, said Frakes. She’s seen custom-home clients opting for little luxuries throughout the home to make more time at home more enjoyable. These quick projects are a great option to scratch that renovation itch, Frakes said.

suggested. “Then go for countertops and cabinets to match the style you

chose.” Natural quartz countertops are rising in popularity as a granite alternative and offer a sleek, modern aesthetic that ties your whole kitchen’s color scheme together, she added. To refresh outdated or faded cabinets, swap out the hardware for a color that matches your appliances.

>> Looking to add some luxury to

your everyday kitchen appliances? “Consider your layout and what you use it for most,” she said. “Do you cook and bake for a big family? If you want double ovens, plan the rest of the kitchen around those.” Picking appliances that match in color and design is a great way to create a modern look and feel in your kitchen, though Frakes warns you’ll need to order early to account for long waitlists.

Open shelving schemes can help breakup the monotony of a kitchen full of cabinetry and are a very popular choice in contemporary homes right now. Plus, they’re easy to install yourself if you’re too impatient to wait for a contractor. “Don’t go ripping all your cabinets out, though – everyone needs some cabinet space,” Frakes said.

OUTDOOR SPACES GET MORE COMFORTABLE The outdoor living trend has been on the rise for a few years now, but Casey Bryntesen, owner of Ironstone Furniture and Fire in Coeur d’Alene, has seen a rise in demand for heating elements like fire pits, electric heaters and outdoor fireplaces. decked out in steel and stone. A cozy couch and crackling fire created the ambiance the homeowners wanted for extended family time at home. To enjoy the great outdoors in great style and comfort, Bryntesen offers a few suggestions.

>> Start with your surroundings.

The views from your patio or deck will be much more scenic if you’re not distracted by untrimmed trees and overgrown flower beds. “The first thing we did at my house during the shutdown was work with a local landscaper who helped us whip our yard into shape,” Bryntesen said. “Now it looks like a brand-new house, altogether.” If you’re looking to rip up your yard and start from scratch with a new vision, Bryntesen recommends finding an experienced landscape architect to help you put your plans on paper. “Approach your outdoor living space a lot like you would with 14 NSPIREMAGAZINE.COM

any room in your house,” he said.

Be patient and create something everlasting. “Don’t see your outdoor living space as a shortterm project,” Bryntesen said. A big undertaking like adding a fireplace to your patio can take up to two months to design and build, with additional wait times for furniture that’s often on backorder right now, Bryntesen said. “Elements like this help our clients feel settled and secure at home for a long time to come, and most of them remember the pandemic isn’t a forever thing,” he said. “There will be friends enjoying your barbecue island too before long.”

FAMILY FRIENDLY FLOW With multiple family members home at all once these days, designing spaces to maximize flow and comfort in your home can help the days breeze by much more smoothly,

said Kim Clinch, an interior designer with Spokane firm 509Design. Creating designated spaces like home offices and learning areas can help parents and kids both stay on track, while allowing room to feel you’re leaving work behind when you migrate from office to couch at the end of the day. “Not everybody is used to working from home or ever thought they’d have to homeschool their kids,” Clinch said. “So we have to think, how can we rearrange our lives to make this work best?”

n 1982, Japan created the concept of shinrin-yoku. In Japanese, “shinrin” means forest and “yoku” means bath. The idea was for their citizens to immerse themselves in the forest and to let themselves feel nature through their senses, easing themselves into the tranquility not found in day-to-day life. This home is a prime location for forest bathing. Located in the new neighborhood of Fox Hollow at Hayden, it’s just the right distance from town to provide easy access to amenities, while providing the wooded privacy that North Idaho is known for. t’s been said that a man’s home is his castle, but the garage is his sanctuary. If this home is a castle, then the Spokane River is the treasure it guards. “He’s very hands-on; he likes to build and create things, so he wanted that to be completely separate,” said Shawn Anderson, who along with Joel Anderson owns Monarch Custom Homes. “These lots are so narrow that it makes it difficult to do a really HOMES 2021 25


The 7,032-square-foot home has three bedrooms, four full bathrooms, and two half bathrooms throughout three floors. The earthy palette of creams and wood tones serves both to erase structural boundaries throughout the home as well as to bring in more of the owners’ desired traditional European tone. “What’s unique about the home is that it does have a little bit of a European flair,” Shawn said. “In the powder room [by the grand staircase], the lampshades are imported silk from Italy that they bought while on a trip there. Even the tile in the kitchen, the dark blue kitchen island, sort of has that Dutch influence.” Accordion doors in the dining room connect to the outdoor dining area, and there are steps from the patio that lead down to the riverfront. rolling lawn connects the home to the water. “There’s a private beach and water access for their water toys, like their kayaks and such,” said Joel Anderson. The master suite is on the main level with the kitchen and great room. The lower level is the water garage, full bathroom and a lot of vacant space that the owner may privately develop someday for fun. “You can bring in jet-skis, kayaks, outdoor patio furniture, all the water toys,” Shawn said. “It’s nice because you can just roll up the garage door, bring them in, shut the garage door and be done.”

The master bedroom includes a gas fireplace, large flat-screen and a wall of windows facing the river.

A grand staircase leads to the second level, which features two guest suites, a flex room, a craft area and the library. “The library is a really important feature for them, but they still wanted it to be open and have that kind of cozy feel so that he could look down and see the fireplace and still have that view of the river,” said Shawn.

idden away in the exclusive gated community of Riverview Heights, this home is mere minutes from downtown Post Falls and just a short drive to Coeur d’Alene. The fire pit in the side yard creates a perfect space for communing with nature while watching little ones play. The home’s aesthetic and design were spearheaded by Frakes, who describes the home as “mid-century modern meets comfy modern farmhouse,” although her favorite term is “organic modern.” “If you look up the term ‘organic modern,’ it’s defined as a balanced mix of modern lines and crisp white surfaces contrasted with natural forms and materials and natural colors. And that’s exactly what the home is,” said Frakes. “One of my favorite things about this home is the timbers we used in the entry and great room – it definitely gives the home that ‘wow’ factor.”

Large windows maximize the natural view, and a slider door connects the indoor and outdoor entertaining spaces. “We’ve had really great success using fiberglass slider doors with wood interior aesthetics,” said Labolle. “From a durability standpoint, fiberglass was a great choice. It’s great for our climates here.” In the master bath, reclaimed barn wood and tall mirrors reach for the sky, connecting the underlit vanity to the high ceiling. The walkin shower is spacious with three showerheads and a roomy bench, and natural light streams in through the frosted windows.

Both the master and guest bathrooms have heated floors thanks to electrical heat mats under the tile, as well as zero-entry showers so that there are no ledges to step over. “They (homeowners) fell in love with everything and said it was exactly what they had been looking for. It was really exciting to see,” said Haug.

A

s business magnate Richard Branson once said, “Wine, like life, is meant to be enjoyed."

Life will certainly be enjoyable in this custom-built home tucked away in the waterfront Bellerive community overlooking where Coeur d’Alene Lake meets the Spokane River.

“It’s kind of an art piece when you walk in,” said Nick Forsberg of Atlas Building Group, which built the home. “The home needs to reflect her taste and style, and she’s a wine connoisseur.”

The first thing you notice when you enter, aside from the tall ceilings and impeccable décor, is the climatecontrolled wine collection under the stairs. The owner, Dianna Walde, enjoys traveling to major American

A live-edge black walnut slab serves as a shelf, and wine barrels framed by shiplap fill out the space until Walde decides she needs more wine racks. “It will be nice to have more of my wine collection in there; we’re going to add some more storage underneath the counter eventually,” Walde said. “I like to organize my wine by location.” Walde purchased a home in Bellerive four years ago and grew to love the community. It’s also where she met Forsberg, one of her neighbors. She decided after a few years that she needed just a bit more space for family and entertaining. Surrounded by trees in the Wild Ridge community, the lot is just under an acre and only a short drive from Rathdrum’s quaint downtown. “It’s cool how this lot ended up being situated because you can’t see either of the roads from the backyard,” said Jessica Cargile of North Ridge Homes, which built the 2,736-square-foot rancher. “It feels very private.” The rustic modern aesthetic provides touches of nature as well as the comforts of modern life. The two-level home has three bedrooms,

three and a half bathrooms and a three-car garage with a full bonus suite above it. “The single floor living is a big factor, the split master is a big selling factor – people like that a lot – most of what we get is praise for this entertainment space,” said Cargile. “People love the open space and the big beam that kind of divides the space, but it’s really easy to entertain between all three of the spaces together.” The open floor plan with exposed rustic timbers joins the kitchen, dining room and living room before flowing out onto the covered patio that overlooks the backyard and fire pit.

“The fire pit is a crusher cone; we got it from Peak Sand & Gravel in Sandpoint and shipped it down here, and it is heavy,” said Cargile. “It’s built into the ground a foot deep under the paver pad, and then we ran cobblestone around it and down the path. That turned out fun.” The master suite features soft natural light and a vaulted ceiling, and the walk-in closet has plenty of space. The master bath features separate vanities of Cygnus Black quartzite and freestanding tub that overlooks the side yard. “The freestanding tub with the hand shower is my preference because it’s just a little less maintenance and cleaning,” said Cargile. The kitchen features amenities such as a pot-filler over the range and Thermador appliances, including the dual ovens – one of which is a speed oven. The backsplash appears to be aged brick, but is actually handcrafted tile. The 9-foot by 4-foot kitchen island made of Cygnus Black quartzite provides plenty of space for entertaining friends and family. “The leathered finish really gives an extra texture and dimension to it,” said Cargile. “It also brings out a little bit more color.”

Matte black fixtures and knotty alder wood doors and trim are featured throughout the home. The home’s neutral color palette helps to maintain focus on the many nature views throughout the home. “The clean lines and the matte black are kind of trending, but we don’t like to follow trends too much – we like to keep our own sort of rustic style,” said Cargile. “We try to go timeless with some accents that give the home a little bit of character.” 56 NSPIREMAGAZINE.COM

idden away in the Post Falls waterfront community of Riverside Harbor, this custom home is all about the views – river views from the front, landscape views from the back and gorgeous interior views all over. “The clients love this location because of the close proximity to town, the beautiful view of the river and the private park and beach nearby,” said Jinger Voeller, who along with husband Jeremy, owns Anthem Pacific Homes. “They actually lived

in the same neighborhood years ago and liked it so much they moved back. They just upgraded a bit!” A blend of modern, craftsman and Scandinavian design aesthetics, the 3,730-square-foot, three-level home has four bedrooms, three and a half bathrooms, multiple flex spaces and a three-car garage. The unique floor plan is designed around the slope of the lot to maximize space for entertaining, providing a variety of both large and small areas for guests to mingle.

This home feels comfortable and homey, yet still impressive and cool. Windows are large and plentiful throughout the home. The kitchen includes features such as a custom shiplap range hood, dual ovens, quartz waterfall counter. The tiered backyard is designed around the slope of the lot. The dining room opens into a large covered patio, which showcases a stunning waterfall feature, gravel dog run and terraced garden area with custom metal gardening boxes and their own dedicated spigot. To both the left and the right of the home is access to a gravel ramp leading to the garage and street for lawnmower (and people) access.

n the outskirts of Rathdrum lies the Brookshire Community, which hosts one of Hayden Homes’ most popular-selling home plans, the Orchard.
