NATIONAL HOUSING TRENDS POINT TO A STRONG SPRING SEASON FOR SELLERS The U.S. housing market is closing out the year with encouraging momentum. Existing home sales have now posted four consecutive months of year-over-year growth, and total pending home sales have reached a multiyear high for this time of year. Demand has strengthened nationally as mortgage rates have held below 6.64% for more than 16 weeks, supporting more confident buyer activity.

At that point, the listing becomes stigmatized, urgency declines, and repeated price drops only reinforce negative assumptions.

The most effective strategy is to price slightly below the threshold where you want the home to land, creating early momentum and stronger offers before the listing loses appeal.
