THE BUYING PROCESS

A few facts: For people in Europe it is not necessary to fulfill with any special conditions for a residence permit. However, you must apply for a so-called NIE number, which is a Spanish identification number and is needed to buy real estate. For people in the UK (excluding Ireland) since Brexit things have changed, meaning that you now need a VISA, again, this is something that we Novus Habitat can assist you with.

COSTS OF BUYING A PROPERTY IN SPAIN

As a buyer of a property in Spain, you have to pay 10% VAT on the declared purchase price to the Spanish government when signing the deed of sale. Other purchase costs can be around 3-4% of the total cost calculated on the basis of the purchase price of the property and are paid when signing the deed of purchase

NOTARY COSTS

Is a fixed document and administration cost and varies depending on the price of the properties, but may be around 0.5% of the listed price

HOUSING COSTS

The property valuation of real estate in Spain is generally lower than the purchase price. The property tax is calculated based on the valuation of the property.The property tax for a house with a property value of, say, €100,000 is about €260 a year. Electricity is usually billed monthly, if you live in the property permanently the cost will average between €100 and €200, but this depends on usage. Air conditioning increases the bills..

Water is billed every 3 months and is usually between 50€ and 100€.
