Ten well made chili entries and four empty jugs of bloody Mary’s. What a great turn out, good chili and bloody mary mixes. Best of all was the gathering of many at our favorite lake and restaurant. Board Meeting Minutes November 12, 2024

Cody Veach called the meeting to order at 5:30pm, in attendance

Kerrie Rose, Tiffany Scovel, Rodney Weir, Mike Vore was on Zoom.

Public Correspondence – A member in attendance asked for an update regarding the lawsuit with Kathie Loew and what has cost the association so far, Kerrie thought the association had been billed under $10k, but maybe lower, possibly around $7k.

Since it’s ongoing the board couldn’t comment, but there is a pending hearing. Cody said maybe our lawyer could help us draft something to update members, Kerrie said the hearing was in 2 weeks and hopefully it would be resolved.

A request has been made to put a street light at the main entrance as it’s very dark now with new road and hard to see. Cody installed big solar lights at his shop and they work amazing so we will investigate something like that on poles, quicker than having REC install street lights.

Secretary Report –October minutes were reviewed, Tiffany motioned to approve, Kerrie seconded; motion carried.

Treasurer Report –Tiffany commented that Rodney and staff are doing a great job at staying under budget. She had noticed last month the water seemed high vs. the year before but it seems to have come back in line now. There is an issue with an update to our operating software that has thrown our balance sheet out of balance by $65k, Ferne has a help ticket in with Enumerate and noted on report. Ferne has also allocated Assets to show the CDs we moved money to.

Committee Reports Commons Committee – Flicker Lane will be addressed in Spring. There is some work on Falcon that needs to be done at that time as well.

Rules & Regulations – Kathie Steveson put together a policy re-

garding Chicken coops that the board will need to review, have the lawyer approve, and vote it into policy. A&E should also review as it will be something that a building permit will need to be paid for and completed by homeowner. Kathie suggests being done by end of year.

Special Road District – done for the year, have started surveying roads for chip/seal next year, as the plan for 2025 is chip/seal only.

Lake Manager Report – Sand and Salt have been ordered, forecast for snow looks light, hopefully it’s a mild winter.

Several trees were removed recently, most of them on the golf course. We will be moving a few tee boxes and installing new signage.

If you are taking brush to the dump area, please back all the way down, do not just dump it by the gate. If the ground is really wet either wait to dump or take it to the far Northeast area and it will get pushed to the burn area. The metal trailer can be used for home appliances and metal to be scrapped. Please put as close to the trailer as possible.

We’ve had some confusion again about water lines to homes and who is responsible. WCA is only responsible for the water mains and sewer mains. The homeowner is responsible from the tap in point (done by a contractor) to the meter and then the home. WCA has never in the history of the lake installed water meter pits, etc. We do supply the meter to the contractor, but any break or leak from the main to the home is the homeowner’s responsibility.

Security Report - All bathhouses are locked

up for the season, John is out in the evenings patrolling. We have not had any more break in reports, the law is charging the persons we think were responsible this summer, they no longer live in the area.

Old Business Update on sale of misc. Lake Thunderhead property – N/A Ced absent Discussion on new Storage Building(s) – We have 21 sold, originally, we planned for 36, the contractor has no issue with building smaller. Board decided on 24 to be built, Cody motioned for 24, Tiffany seconded; motion carries.

Update on Pipeline

Under the Lake – Engineer has recommended a crew, but it could be put out for bids. Since it isn’t going to affect our taxes for this year the Board decided to have him put out for bids. Work is probably better done when the ground is frozen for the trucks. Will discuss at budget meeting in December.

New Business Lot Consolidations/ Inactivation’s – 1 deconsolidation

A letter was read from a member asking for the 2nd tennis court to be striped for Pickleball, it was agreed it could be

done but someone in the audience said that it had already been taped off.

Tiffany asked that the outdoor storage area’s (aka: boneyards) be inventoried again because it looks like some stuff is in there that shouldn’t be and to have them mowed soon as they are ‘mostly empty’.

Tiffany also questioned why there is so much confusion about water lines as it should be in the covenants or bylaws. If there is a leak or break that affects the roads or commons area the homeowner is responsible for repair of line and repair any road damage. If the homeowner can’t be reached, or refuses to have repair made, WCA can contract the work done and bill the homeowner. WCA should not be hiring contractors on the owner’s behalf and be liable for charges, except in an emergency situation.

Lastly, the BOD will have a closed session meeting in December to review employee evaluations, pay, benefits, 2025 dues and budget.

2. Watch what you eat. Pay particular attention to labels and avoid processed foods as much as you can, especially those with added sodium and sugar. 3. Stick to your exercise schedule and prioritize physical activity during this busy time of year. What Older Adults Should Know This RSV Season

(StatePoint) Each year, up to 160,000 older adults living in the United States are hospitalized and as many as 10,000 die due to respiratory syncytial virus (RSV). RSV is a highly contagious virus that spreads through close contact with infected individuals, typically increasing during the fall and peaking in winter.

While most people with RSV develop mild symptoms, like that of a common cold, RSV can cause severe illness in older adults, especially those with certain medical conditions, like chronic lung disease, chronic heart disease or a weakened immune system. JEFFERSON CITY, Mo. – Due to a recent finding of Sandy Flesh disease in walleye taken from Bull Shoals Lake in Arkansas, Missouri Department of Conservation (MDC) biologists are asking Missouri anglers to watch for this uncommon fish disease.

The most recent discovery of Sandy Flesh disease occurred in a walleye harvested in September by spearfishing anglers in Bull Shoals in Arkansas near the Arkansas-Missouri border. The only confirmed report of Sandy Flesh disease in Missouri was in 2019 at Table Rock Lake. However, the proximity of this recent discovery to Missouri has prompted MDC fisheries biologists to ask Show-Me State anglers to be on the lookout for this disease.

“Because of the recent case in Bull Shoals, which spans two states and has connectivity to a number of streams and other reservoirs, it makes sense to ask anglers to look for this disease in Missouri, too,” said MDC Sport Fish Ecologist Robert Weber. “Though we’re still learning more about this uncommon disease, an-

New state record black buffalo caught from Stockton Lake Ryan Young of Buffalo reeled in a 55-pound, 9-ounce fish Oct. 13.

Mo. – The Missouri Department of Conservation (MDC) congratulates Ryan Young of Buffalo for swiping the latest state record for black buffalo. Young was fishing at Stockton Lake Oct. 13 when he caught a 55-pound, 9-ounce fish with his rod-and-reel.

The previous state record under pole-and-line was a 53-pound black buffalo caught from Wappapello Lake in 1989.

“I’m just in shock,” Young said about his record. “It just shows you

never know what you’ll catch when you head out.”

Young was crappie fishing with guide Kris Nelson over the weekend on Stockton Lake. Nelson said the group had nicknamed Young “The Trashman” because he was catching everything except crappie.

“I told him on Sunday he either needed to catch a carp or a buffalo and he’d have caught every species in the lake,” laughed Nelson. “And the next time he drops his line, he hooks into

something big.”

It took about 30 minutes and three men to get the monster into the boat.

The group contacted their local conservation agent suspecting it could be a state record.

Black buffalo is one of Missouri’s largest species of suckers. Sucker fish live on the bottom of lakes, rivers, and streams, feeding by sucking up mainly invertebrates and plants.

Suckers are one of the dominant groups of large fishes in Missouri waters. In many streams,

their total poundage may exceed that of all other fishes combined.

Young’s black buffalo is the 5th state record fish recorded in 2024. Missouri state record fish are recognized in two categories: pole-and-line and alternative methods. Alternative methods include trotline, throwline, limb line, bank line, jug line, gig, bow, crossbow, underwater spearfishing, snagging, snaring, grabbing, or atlatl.
