In this issue you will meet the Leibowitz family, a family that has made it a priority to give back to the community.

I’m eager to hear from you and share your stories whether you have gardening or book tips, an adorable pet, an interesting adventure to share, a hobby, a recipe, a charity you’re involved with, or any other topic you think the Northgate neighbors would like to hear more about. I’m also looking for families to feature each month on the front cover. I believe that interesting stories don’t just come from celebrities, but from our own communities. Meet the Leibowitz Family:

Making our community a better place

The Leibowitz family lives by the Jewish concept of Tikkun Olam, meaning “repair the world.” Suzanne and Josh are raising their three kids to embrace service to others, and the kids demonstrate their commitment in many ways.

All three kids, along with Suzanne, have started their own volunteer group called Kids for Community (KFC). Along with some friends, these kids do trash pick up, volunteer for the Food Bank, and collect toys for Toy For Tots. During the pandemic the Leibowitz kids also stared a project they called Kindness Rocks where they painted and delivered rocks with colorful designs and positive messages to neighbors. They have recently partnered with a local group “Rise Up Against Racism” to paint rocks supporting their cause of equality.

Jack, 13, is also a member of the Boys Team Charity, Diablo Chapter, where they do volunteer work throughout Contra Costa County. He plays baseball, currently on the Walnut Creek Bulldawgs, and is on Foothill’s Leadership Team. He’s also a member of the Lego Robotics Club and the Chess Club.

Shayna, 11, is active in Girl Scouts, gymnastics and languages. All three of the Leibowitz kids attended Bancroft Elementary School for the Spanish Dual-Immersion Program. In addition to Spanish, Shayna also learns Japanese at the Diablo Nippongo Gakuen. She enjoys learning about her Japanese culture (Suzanne’s father is Japanese.), and hopes to be the family’s translator for a planned trip to Japan in 2024.

Both Shayna and Jack are preparing for their Bat and Bar Mitzvahs, respectively. So they are also learning Hebrew and studying their Jewish culture. The family attends Temple Isiah in Lafayette.

The youngest, Judah, is 8. He’s currently in 2nd grade at Bancroft Elementary and is also learning Japanese like his sister. He loves many types of sports and is the daredevil of the family. He has a love of books and asks for books as gifts for each holiday.

Suzanne was born in Santa Clara and grew up in Southern California. She graduated from Colorado State University with a degree in Biology and minors in Anatomy and Neurobiology. She got her Master’s degree in Physician Assistant Studies and now works in women’s health, at the OB/GYN office of Dr. Timothy Leach and at The Reproductive Science Center (a fertility clinic). “Working in women’s health is very important to me,” says Suzanne. “I love to educate young people, especially teens who will be headed off to college or into the real world. I give them the “talk” about safety, gender issues, medical practices, informed consent, basically everything I would want my own children to know as they grow into adulthood. The other very rewarding aspect of my work is being a part of a patient’s fertility and pregnancy journey. There is no greater gift than to point out a heartbeat for the first time on an ultrasound. It is the most special part of what I am blessed to do every day. I feel very fortunate to have two jobs I absolutely love and to work with some amazing physicians who I respect greatly.”

Josh was born in Connecticut and grew up in New York. He moved to Danville in 8th grade and attended San Ramon Valley High School where he also played baseball. He studied Construction Engineering at Cal Poly Pomona and continued playing baseball there. Josh currently works for Cahill Contractors, a family owned San Francisco company since 1911 that is in its 4th generation of family leadership. “The company has grown significantly in the 20+ years I’ve been there, but it still has a family feel and I enjoy the work,” says Josh. He left Cahill for a brief stint from 2005-2009 to work with a friend, which is when he met Suzanne along the sunny

Resident Feature

coast of Southern California. Their fist date was walk on Venice Beach, and they were married two years later in Marina Del Rey, overlooking the water.

A very important part of the Leibowitz’s year for the past six years is swim team at Scottsdale Swim Club. “We love our summer swim family. We never thought we would be a swim team family because of all the time that’s required, but the energy on the swim deck and the sense of community keeps us going back each summer. It is also the only opportunity we have for all of our children to be on the same team,” says Suzanne.

They are also big adventurers. Suzanne has visited over 25 countries, including some unique locations like the Great Pyramids and Iceland. She and Josh spent their honeymoon in Fiji. “We went on a cave diving expedition, which involved swimming through an underwater tunnel from an outer cave to an inner cave. Once in the inner cave we were surrounded on all sides by stone walls and only had one way out. Things were going well until we could feel something touching our legs. When we asked the guide

about it, he reassured us it was “just sea lice.” You’ve never seen two Americans swim faster than we did that day,” recounts Suzanne.

In 2022, trying to establish a sense of wanderlust in the kids, they took a 2-week trip to Spain where the kids could use their Spanish skills and try new experiences. Their next trip is to Canada to see the Northern Lights.

Suzanne and Josh chose the Northgate neighborhood for its good schools, friendly neighbors, and convenience to San Francisco. As Suzanne adds, “Our goal is to raise happy, independent children. with deep roots in philanthropy and a strong moral compass. Being a part of this wonderful community is a solid foundation. We are proud to live in a city that embraces diversity and where different cultures and customs are celebrated. Give a wave and come say hello if you see us – don’t be afraid of the Kangadoodle (their Labradoodle Johnny who loves to stand on his hind legs to greet everyone!)”

Why are my insurance premiums so high?

People ask this question every time their insurance bill arrives, and there are multiple factors that influence rate. Average property repair/replacement costs were up 16.4% last year –almost double that of the consumer price index. Claims costs have increased due to higher frequency of litigation, broader liability definitions and legal decisions, including higher compensatory awards, favoring plaintiffs – particularly in high litigation states such as California. Additionally, the cost of cars, both new and used along with repair expenses have increased significantly since the start of the pandemic and while used cars process have come down on the wholesale side, the retail side has remained high. Add to these factors increased catastrophic weather events and cyber-attacks the insurance industry experienced $3.8 billion net underwriting losses in 2021 with combined loss ratios in the industry trending well above 100% in 2022. Essentially, for every $1 of premium

collected insurance companies are paying out greater than $1 in expenses. These factors have resulted in many carriers closing for new business and tightening underwriting for existing business along with seeking rate relief.

Partial good news in California is that rates have remained relatively in check, due in large part to an active department of insurance. Overall California has some of the lowest rates in the country. This said, the ultimate defense against higher insurance premiums is to SHOP your policies when you receive your renewal with your best bet calling an independent agency representing multiple carriers as this will result in the greatest number of options! Crusberg-Decker will truly appreciate the opportunity!

Thank you!

Waterless Car Washing and Detailing: How in the World Does That Work? And Won’t It Scratch My Car?

AtNo-H2O, we often get asked, “how does it work?” And that question is typically followed closely by, “And won’t it scratch my car?” Here I explain the No-H2O product formula, its uniqueness, and how we avoid the most colossal of all detailing faux pas: scratching your car’s precious paint!

The secret is in the painstakingly designed No-H2O formula and how we apply it to the vehicle. Re-usable spray bottles are our go to tool for applying most of our No-H2O products (whether on the exterior of the car or the interior). Using the bottles, we mist the car with a layer of our solution. This solution does a few of important things:

1) It penetrates the surface of dirt and grime on the car (even on ultra-dirty cars) and emulsifies the dirt, softening it,

2) The solution absorbs and encapsulates the particles of dirt in a coating of protection – like wrapping an egg in bubble wrap –thereby creating a barrier to scratching,

3) The formula in the solution creates a positive charge throughout the mixture of dirt and cleaning solution,

4) The specialized microfiber towels we use generate a negative charge as they pass over the car’s treated surface, and

5) Together the positive charge of the solution and the negative charge of the towels act kind of like a magnet, allowing the dirt and grime to be absorbed safely into the microfiber cloths.

So, we at No-H2O pride ourselves in having developed a scratchfree, waterless auto detailing set of products. We are car nuts in addition to being dedicated to saving water. Like many of you, we have cars that we hold maybe even a bit too dear. We definitely don’t want them scratched. And, like any good customer-minded business, we treat your cars like our own!

SBLOC Made Simple

You can spend your securities-based portfolio line of credit (SBLOC) on generally anything of your financial choosing. If you are looking to make home renovations, purchase a new property, or would like more wiggle room in your financial decisions, you may consider using a securities-based line of credit. A securities-based line of credit is a line of credit issued by a bank similar to a home equity line of credit (HELOC). However, instead of using your home as collateral, you collateralize your investment portfolio.

The amount of your SBLOC is based on the value of your non-qualified investment account(s), usually up to 65% of the combined value. A non-qualified account is basically any investment account other than a retirement account or IRA. Interest rates are comparable to a HELOC and have flexible repayment schedules. The setupup process is quick, easy and usually has no up- front cost. You may be subject to an increase in rates. Leveraging an SBLOC allows you to pledge your stocks, bonds, mutual funds, ETFs and other approved investments for virtually any purpose besides reinvesting back into the market.

It is important to note that SBLOCs are non-credit reported (a soft credit check may be performed) and do not require proof of income. If you are retired or self-employed

you may still be able to reach the financial liquidity you need through a SBLOC.

...so what are the negatives? Again, the loan funds may not be used for other buytransactions in your securities account. It may be difficult to transfer securities to another firm if the funds are collateralized and the other firm does not offer a SBLOC. You may be subject to increasing rates on the account as it is a variable rate. If the loan is defaulted on or credit maximum is reached and market declines, the lender can liquidate securities. In most cases, there is no tax write-off of the interest unlike a HELOC where you may receive a tax deduction.

SBLOC Takeaways:

• Similar to HELOC

• Be UNRESTRICTED on what you use this line of credit for (read above)

• Flexible Repayment Schedules

• Non-Credit Reported

• Suitable for all income levels with an investment account

• Much More...

What’s Pickleball All About?

You’ve seen the pickleball courts filled with people in the evenings and on weekends, what’s all the fuss about? Pickleball is a sport that’s quickly gaining popularity, especially among older generations. This is a fun low-impact sport that’ll save your joints while providing hours of physical competition.

The court is divided into two sides split by a net where each side is divided by a line perpendicular to the net designating two serving zones. Lastly, there are lines that designate a zone called the kitchen on each side of the net, seven feet from it. Each team is made up of two players standing on the same side of the net together. All that’s required to play is a court, a paddle for each person, and a ball. Let’s learn the rules!

Every point begins with a serve which must be hit underhand from behind the baseline, and diagonal onto the opposite serving zone on the opponent’s side. The ball has to bounce once on each side before you can begin to hit it out of the air without a bounce. The two teams will hit the ball back and forth until someone makes a mistake. The kitchen, or non-volley zone, is an important and unique component of pickleball. You cannot hit the ball with either of your feet in the kitchen unless the ball has already bounced on your side. You receive a point if the other team hits the ball

out of bounds, into the net, you hit the ball with your feet in the kitchen, or the ball bounces twice on the other team’s side.

Scoring in pickleball is a little unique, but let’s talk about it. Each point begins with the serve and only the serving team can score a point. Both people on the team will have a chance to serve before it switches to the other team. Each person has a server number (1 or 2) and when the score is announced you state your score, your opponent’s score, and which server number you are. If you score on your serve you will exchange places with your teammate and serve to the opposite side until your team loses a rally. When the team loses the rally the second server will serve from where they are. When they call out the score, they will say their score, their opponent’s score, and the number 2 because they are the second server. Games are played to 11 and you must win by two points.

Pickleball can also be played one on one if you’re short on players. This is a great sport to get some exercise, to have a little competition and to be gentle on your joints. Pickleball is truly a sport that’s great for any age. There are courts popping up everywhere so don’t be afraid to get out there, buy some paddles, hit the court, and have fun!

Sensitive Teeth

Why are my teeth so sensitive to cold?

One of the most common causes of tooth sensitivity is root exposure. The tooth’s root surface becomes exposed as our gums recede from their original position. This recession exposes the root surface of the tooth which is covered with Cementum. The main causes of recession are gum disease, tooth positioning, aggressive brushing and grinding. The cementum covering the root surface is thinner than the enamel and porous allowing more sensations to reach the nerve of the tooth. When the sensations reach the nerve it causes pain. The pain is often very short but can be extreme. Some people have sensitivity when brushing or experience sharp pain when the tooth is touched by something cold, hot or sweet.

What can fix root exposure sensitivity?

The best way to fix root sensitivity is to prevent recession with good home care and routine dental visits. Once recession has occurred, we can only reverse the loss of the gum level with a gum grafting procedure (see the before and after photos). A few over the counter ways for you to help minimize the sensitivity include using a toothpaste specifically designed to help with root surface sensitivity. We consistently recommend Sensodyne toothpaste

to our patients which contains potassium nitrate as the active ingredient. The potassium nitrate penetrates into the nerve of the tooth and diminishes the nerves responses to the stimuli (hots, cold and sweets). An alternative way to minimize tooth sensitivity is to use tooth paste with Stannous Fluoride. The fluoride will help to mineralize the cementum on the root surface preventive the stimuli from ever reaching the nerve itself. Both help equally to reduce sensitivity to hots, colds and sweets. Finally, at each cleaning visit you can ask your dentist and/or hygienist if you would be a good candidate for fluoride varnish treatment. This fluoride varnish is 5 times stronger than over the counter fluoride and helps both with sensitivity and prevention of cavities on both the enamel and the root surfaces.

If you are experiencing tooth sensitivity, we would be glad to discuss your options.

The Perks of Branding

WITH OUR LOCAL PUBLICATION

Building a robust marketing plan is a challenging endeavor for many business owners. With endless advertising options at your disposal, it’s difficult to determine what type of advertising tools and services are the best for your business. Targeted print and digital branding works together seamlessly to grab the attention of local residents in your neighborhood.

Let’s check out a few perks that come along with branding your business in our publication:

AWARENESS & LOYALTY ORGANIC GROWTH

If you want to become the go-to source for a product or service in the community, you won’t achieve prominence with a sporadic or inconsistent advertising strategy. Branding solutions, such as advertising in our publication, are some of the most powerful ways to build awareness and loyalty for your local business. In today’s world, people want to connect with brands that align with their values — that’s why advertising alongside positive and inspiring stories is the perfect solution for the businesses we work with. Our local readers associate our sponsors with everything good happening in the neighborhood on a monthly basis, which is a huge win for you and your business.

A quick digital ad, coupon mailer or postcard might land you a few new customers, but it’s a costly and unsustainable advertising model for most businesses. To achieve organic and lasting growth, it’s important to brand your business consistently and repetitively to build top-of-mind-awareness in the community.

“Investing in long-term brand marketing means people will recognize and understand your business,” said Carma Levene, Founder of Carma Social. “If it’s done well, you’ll attract your target audience to your brand and spend less on chasing them with advertising.”

THE CREDIBILITY FACTOR

Building awareness adds immense credibility to your brand. Think about the largest brands in the world — McDonald’s, Coca-Cola, Apple and Amazon, to name just a few. These companies have earned their credibility over time, not only because of their offerings, but because they have successfully inserted their image and values into your everyday life. Becoming a credible source in the neighborhood is a competitive advantage that will lead to real results.

Promoting the Arts in Our Northgate Community

Imaginea place right down the street from you, where you can drop in for an evening of creative art projects, while mingling with neighbors and friends. Imagine a place where your pre-school child can have an arts-focused learning experience every day. Imagine a place where your teen can take an Improv class and build their skill set for future acting endeavors. Imagine a place that also provides scholarships to offset the cost of taking arts classes, making art accessible to all. Sounds great, right? It gets better. This place is right here in the Northgate community. It’s the Community Arts Center (CCA) at the corner of Ygnacio Valley Blvd. and Wiget Lane.

All of us at the Community Arts Foundation (CAF) work to raise funds to provide experiences like those described above. Our mission is “Arts for All.” We are a 501c3 non-profit organization, working to provide scholarships and advocating for arts learning experiences at CCA. The need for scholarships is significant – 29% of Walnut Creek residents are low-income. And, 11% of residents in Contra Costa County live below the federal poverty level; 32% of them are children. Recently a parent of one of the pre-school scholarship students told us, “My child has an insatiable curiosity to learn. She is a first-generation Iranian American. As immigrants, we want to give our girl the best of everything, but if it weren’t for this scholarship, we wouldn’t be able to afford this excellent arts learning opportunity.”

How exciting, that all of this is happening right here in the Northgate community! We at CAF take pride in the work we do to connect the residents of our community to the arts. If this sounds like something you might like to help with, know that the Community Arts Foundation is actively seeking new board members. “As a board member, you will not only help raise scholarship funds, but you will join with us in bringing arts awareness, advocacy, and accessibility to our entire county,” said Jen O’Neill, co-president of CAF. We are currently looking for individuals who share a passion for the arts, versed in fundraising and support our mission. For more information, please contact the Development Director, Cole Portocarrero at colep.caf@gmail.com

The power of art is life changing. Ensuring access to the arts for everyone, regardless of their means or zip code, is more important than ever. The Community Arts Foundation appreciates donations and support of any kind, from individuals, businesses, realtors, foundations, and others. If you want to help visit our website at www.commartsfoundation.org to discover more.

We appreciate partnering with Northgate Living to share our vision to provide “Arts for All.” We believe that the arts are essential to our community’s quality of life, and we remain committed to creating an environment that promotes a diversity of culture, thought, and artistic expression.

Ask the remodelerRemodeling Mistakes you can’t afford to make

Remodeling your home can be a daunting task, especially if it’s your first time. From choosing the right design to finding the right contractor, there are many things that can go wrong. Remodeling mistakes can be costly, and some can even affect your home’s resale value. At Gordon Reese Design Build, we’ve seen many remodeling mistakes over the years. In this article, we’ll discuss some of the most common ones you can’t afford to make.

Mistake #1: Not Having a Plan

Many homeowners jump into remodeling without a clear plan. They start tearing down walls or buying new furniture without knowing exactly what they want. This can lead to wasted time, money, and materials. Before starting your remodeling project, it’s important to have a plan. Consider your budget, your lifestyle, and your design preferences. This will help you make informed decisions and avoid costly mistakes.

Mistake #2: Choosing the Wrong Contractor

Choosing the right contractor is crucial for the success of your remodeling project. Many homeowners make the mistake of choosing a contractor solely based on price. While cost is an important factor, it shouldn’t be the only one. Look for a contractor with a good reputation, experience, and references. Ask to see their portfolio of work and read reviews from previous clients. At Gordon Reese Design Build, we have a team of experienced professionals who will work with you from design all the way through to your completed remodel.

Mistake #3: Ignoring the Details

It’s easy to get caught up in the big picture of your remodeling project and overlook the details. However, ignoring the details can lead to a lackluster end result. Make sure you consider all the little details, such as hardware, lighting, and finishes. These details can make a big difference in the overall look and feel of your space.

Mistake #4: Going Over Budget

Going over budget is a common mistake that can be avoided. Before starting your remodeling project, set a budget and stick to it. Make sure to include all the costs, such as materials, labor, and permits. Leave some wiggle room for unexpected expenses. At Gordon Reese Design Build, we work with our clients to create a detailed budget and timeline for their project. This helps to avoid any surprises down the road.

Mistake #5: Sacrificing Functionality for Style

While it’s important to have a beautiful space, it’s equally important to have a functional one. Many homeowners make the mistake of sacrificing functionality for style. For example, they may choose a trendy backsplash that is difficult to clean or a decorative light fixture that doesn’t provide enough light. When choosing design elements, make sure to consider how they will function in your space

Remodeling your home can be a rewarding experience when done right. By avoiding these common mistakes, you can ensure your project is a success. At Gordon Reese Design Build, we are committed to helping our clients create their dream home. Contact us today to schedule a consultation and start your remodeling journey.

In addition to our design build services, we also offer monthly remodeling seminars to help homeowners navigate the remodeling process.
