If you haven’t grabbed your ticket yet for RP Elevate, now’s the time! Whether you’re an agent or a partner, this is one of those rare chances to connect, learn, and have a blast without even having to leave town. We’ve got a stacked lineup this year! There will be breakout sessions designed to help you grow your business no matter what the market is doing. And you’ll be in the same room with highlevel producers from all over the country.
And then there’s the Super Social.
At the end of Day 2, we’re taking over the Monument Ballroom at the Loews Arlington Convention Hotel. It’s going to be an incredible night — DJ, great food and drinks, and the kind of networking that only happens at RP. We are also honoring the 2025 RP Top Agents with their physical awards at the Super Social, so it’s going to be a special moment.
If you’ve ever been to one of our events, you know we don’t do “average.” It’s energy, connection, and value all packed into one experience. This is where relationships start, deals are made, and you walk away more inspired than when you walked in.
Don’t sit back and see it all in the recap video later. Get in the room. Grab your RP Elevate ticket today at rpelevate.com

In the real estate industry, market swings can dizzy even seasoned professionals. But Rachel Wester stands grounded in her truth. For her, success is not about flash or volume—it’s about alignment. “Authenticity is everything,” she says. “If you’re working hard to be the best agent you can be, and the best
version of yourself, then you don’t have anything to hide or anything to fear.”
Rachel didn’t set out to become a real estate powerhouse. She grew up in Fort Worth near TCU, raised by a close-knit family that taught her grit and gratitude. Her childhood dream was to teach Kindergarten, and she chased it with
dedication and focus. “I was a total teacher’s pet,” she laughs. “I was determined to get scholarships and be the first in my family to go to college.”
At age 22, she graduated with her Master’s degree in Teaching from Austin College in Sherman.
Her first career was in the classroom—eight years

teaching kindergarten in McKinney. But life shifted after the birth of her son, Ronin. She stepped away from teaching to focus on family, and when the idea of getting her real estate license came up, it was more of a “why not?” than a master plan. “I figured I’d sell a home here and there for extra money,” she remembers. “Funny to think of now!”
The shift was anything but gradual. In 2014, pregnant with her daughter Hazel, Rachel earned her license.
Within weeks of giving birth, she was painting walls and inputting her first listing—nursing a newborn while wrangling a toddler and navigating the MLS for the first time.
“It was chaos. But we got it done. Somehow.”
Now, over a decade later, Rachel is a top-producing

agent with Acquisto Real Estate, juggling a thriving business, a bustling family of five with the addition of daughter Erin,
and a personal mission to keep it all real.
That mission hasn’t always been easy. “Keeping the faith has been the biggest challenge,” she admits. Real estate’s ebb and flow has tested her resolve more than once. “There were times I thought about quitting. Instead, I kept planting seeds, and most importantly, watering them. I trusted that if I continued to invest in those relationships, they’d bloom eventually. And they have.”
In today’s shifting market, Rachel finds herself more energized than ever. “I was craving new challenges a few months ago because I felt like I could sell homes in my sleep,” she says. “But be careful what you wish for!”
With rising inventory and unpredictable pricing, she’s back in the trenches—digging into comps, guiding sellers through new expectations, and helping buyers manage emotional whiplash. “My advice and guidance have never mattered more. I’m very client-focused right now.”
Rachel believes in doing everything with intention. “It’s possible to create the exact life you want. It can all coexist—family, success, personal growth. But you have to get clear, and you have to be honest with yourself. Dig deep. That’s the work.”

Kate Read, daughter of Julie Read and part of the next generation at Read Designs
DESIGNS DESIGNS DESIGNS
In an industry where trends evolve with the seasons and automation continues to reshape homes, Julie Read has stayed rooted in one constant: people come first.
Julie is the owner and principal interior designer of Read Designs, a high-end window covering and interior design company with showrooms in Southlake, Plano, and soon, Celina. For nearly five decades, she’s blended color, texture, and function, offering custom draperies, valances, Hunter Douglas shades, upholstery, bedspreads, furnishings, and fullhome staging. But for Julie, what sets her apart isn’t just the design—it’s the way she treats people.
“We treat our clients the way we would treat anybody in our lives— with respect, patience, and care,” she says. “I want REALTORS® to know that when they send someone our way, we’ll give them the same level of service they would.”
That level of service starts with listening. Whether it’s a firsttime homebuyer unsure of their style or an older couple downsizing, Julie and her team begin each relationship by observing how a space is used and tuning in to what the client really wants.
“You have to be a better listener than you are a talker,” she shares. “Design isn’t about showing off what we can do—it’s about discovering what the client needs and guiding them there.”
That philosophy has been the cornerstone of Read Designs since its founding. Julie started her career in the early 1970s, initially dreaming
discovering her true calling in interiors while studying at Iowa State University. After relocating to Texas, she landed what she calls “the most wonderful job” at the now-closed, high-end furniture store Gabbert’s. From there, she launched a home-based shutter and blind business in 1990. A decade and a half later, a sales rep nudged her toward opening a physical storefront.
“She told me I needed a store,” she recalls with a smile. “We opened our first one 15 years ago, the second 10 years ago, and now we’re getting ready for the grand opening in Celina this November.”
Unlike others in the field who may work out of their car, Read Designs offers a fully immersive showroom experience. Walk into any of their locations and clients can touch fabrics, see how automation works, or visualize drapery styles in real-life settings.
“People are into smart homes now,” she says. “Shades, draperies, and automation—they want to see it in action. That’s what our gallery spaces offer.”
To me, success is being happy where you are. No struggles. I don’t need more than that.
- Julie Read
Julie especially loves designing for older clients who value quality, craftsmanship, and clarity. “They listen to your advice and trust your experience,” she explains. “But we also love working with younger clients—people in their 30s who are drawn to woven wood shades and contemporary styles.”
It’s this ability to meet people where they are—whether it’s a challenging space that won’t accommodate a type of window treatment or a new-build home that needs a full refresh—that keeps clients coming back. One recent example involved a homeowner who wanted draperies for her breakfast room, which had windows butting up against built-ins on two sides. “I knew drapes wouldn’t work in that situation,” Julie says. “So, we pivoted to roller shades with stationary drapery panels. Designers see those little details most people don’t think of.”
The heart of Read Designs, though, is family. Julie has worked alongside her husband, Gary, for years—he started out as her installer and still helps with measuring and transporting materials to job sites. Their daughter, Kate (pictured), has worked with her for 15 years, and two sons, Tom and Jeff, now
manage the Southlake store. Jeff’s wife, Jessica, also works in the real estate world, selling homes for Central Living Homes in McKinney. The future of the business looks bright with new team members like Marina, Lily and Jen Ward, a former client turned top sales associate, joining their newest location.
“We’re a true family business,” Julie says proudly. “My kids will eventually take over the company, but I’ll always be here to support them.”
Despite decades in the business, Julie’s passion for design hasn’t faded. She still finds joy in selecting fabrics, admiring the clean lines of plantation shutters, and staying on top of the latest in home automation. She sets goals with every new project and finds fulfillment not in monetary success, but in quiet satisfaction.
“To me, success is being happy where you are. No struggles,” she reflects. “I don’t need more than that.”
That sense of peace extends to her personal life. Julie and Gary have a lake house at Cedar Creek where they escape when time allows. Their 10-year-old grandson, Murf, keeps them busy with sports and school events, which Julie attends enthusiastically. And though she’s beginning to take more time off, she’s never far from the business she’s spent a lifetime building.
“I’ll always be here if the kids need me. But I also want to see our team do well and thrive.”
For Julie, partnering with real estate professionals isn’t just about building business. It’s about shared values.
“Top producers really work with their clients. They listen to them. That’s what we do, too,” she says. “We’re not about one-and-done sales. We’re about building relationships—and making homes beautiful along the way.”
It’s not just a design philosophy. It’s a way of doing business that has kept Read Designs thriving for nearly 50 years.

Wayne Bartley
Wayne Bartley
ALL IN THE FAMILY
In North Dallas, there is a real estate agent whose business isn’t built on transactions—but on trust, faith, and most of all, family. Wayne Bartley of Monument Realty doesn’t just help clients buy and sell homes— he walks with them through a season of life, often forming bonds that last well beyond closing day. With over a decade of experience and more than $200 million in career volume, Wayne’s journey into real estate was anything but conventional. But it’s that very path that shaped the purpose-driven way he serves today.
WRITTEN BY KATHERINE H. FONDREN PHOTOS BY VANESSA CORRAL PHOTOGRAPHY
A native Texan, Wayne grew up in the small town of Hewitt, just outside Waco. He spent his youth on the field playing sports and in the sanctuary serving his church. After graduating from Midway High School, he earned his undergraduate degree from Howard Payne University and went on to receive his master’s in choral conducting from Hardin-Simmons University. Before real estate ever entered the picture, Wayne was a worship pastor for over 20 years—a role that deeply shaped his character and calling.
“The biggest challenge was making the transition from ministry to real estate,” he shared. “It was a leap of faith. I remember saying, ‘Hey, I have an idea—let’s go do a 100% commission job!’” he laughs. “It was hard. But Amy was always a big encourager to me. She believed we could do it together.”
That “together” spirit has become the heartbeat of his business. Wayne doesn’t just work with family—he works because of them. His wife, Amy, has been his partner in every sense, serving as the team’s transaction coordinator and architecting the systems that keep their business running efficiently. Their daughter, Kelsie, now a
licensed agent, handles showings, leasing, client care, and the team’s social media presence. Even Wayne’s grandson gets in on the action through the family’s light-hearted video series, “Properties with Pops.”
“My favorite thing is working with my family,” Wayne shared. “We have fun together, and it’s a joy. Amy and Kelsie make so many things happen behind the scenes, and I’m incredibly proud of what we’ve built as a family.”
But while the Bartley crew keeps things running smoothly, Wayne’s approach remains deeply personal and servicecentered. “We don’t look at clients as transactions. We look at people and how we can help them make the best decisions,” he said. “I want them to make good investments, not just close a deal. We work hard to find the right properties—ones I know I can sell again someday if they ever need to move.”
I want to be remembered for loving Jesus and loving people. That’s my life motto. It simplifies everything.”
The result of that commitment? Trust—built over time and reflected in the referrals that now make up the majority of Wayne’s business. “Success, to me, is referrals,” he said plainly. “That means people appreciated the job you did and trusted you with one of the biggest investments of their life.”
Wayne’s ability to build that trust hasn’t gone unnoticed. Since launching his career in 2014, he’s earned recognition in D Magazine, Real Producers, and other recognitions throughout his eleven years. Yet, the accolades aren’t what drive him. It’s the opportunity to serve— both his clients and his community—that continues to motivate him each day.
“I love meeting people from literally all over the world,” Wayne said. “Every client becomes a relationship, and many become friends. That’s the most rewarding part.”
When asked what advice he’d pass on to rising agents, Wayne’s answer was simple and profound: “Take care of your clients, and everything else will take care of itself.” It’s wisdom passed down to him from mentor Joey Womble, who also told him, “Don’t spend everything you make.” That guidance has shaped the way Wayne manages both his business and his family’s future—including investing in real estate for their own portfolio. Wayne also has coached over 30 agents in his coaching group called Star Coaching. Over 30 agents have completed this training on how to run a business, not just transactions. Seeing their success has been very fulfilling.
Outside of work, Wayne finds joy in golf, travel, and live music—especially concerts,
which he and Amy love attending together. But at the core of it all is a deep and steady faith. “I want to be remembered for loving Jesus and loving people,” he said. “That’s my life motto. It simplifies everything.”
Wayne and his family have called Prosper home since 2008, and they remain actively involved in their neighborhood and community. Kelsie and her husband, JB, now live in Van Alstyne and are learning and enjoying a new and up and coming community as well. “We joke, Van Alstyne is Prosper in 2008.” A great place to raise a family!
And with Wayne leading the way—not just as a real estate agent, but as a trusted guide, a family man, and a faithful friend—clients know they’re in good hands. Because in his world, real estate isn’t just about property. It’s about people, and “Our Family Serving Your Family.”

NEW MARKET STATISTICS DASHBOARD
WITH FORWARD-LOOKING AFFORDABILITY ANALYSIS
SUBMITTED
BY
BRI WESTBURY, COMMUNICATIONS DIRECTOR AT COLLIN COUNTY AREA REALTORS®
On July 15, the National Association of REALTORS® (NAR) published the NAR Market Statistics Dashboard, a memberexclusive tool that provides NAR members with unparalleled local housing data that enhances their ability to help their clients buy and sell homes.
“The new Dashboard is a tool that enables NAR members to stay ahead of the market and better serve their clients. Using exclusive NAR data, the Dashboard is a one-stop-shop that equips members with insights into shifts in affordability, demand, and the economy. This allows agents who are REALTORS® to advocate on behalf of their clients with confidence and achieve better outcomes,” said Lawrence Yun, NAR chief economist.
The interactive Market Statistics Dashboard is updated monthly and provides NAR members with metro data on: Housing affordability
Sales and listing trends
Home pricing changes
Economic indicators
Homeownership and demographic insights
The Dashboard also includes forward-looking analysis on how many households could qualify to buy a median-priced home if mortgage rates fall to 6%. This enables members to better guide clients through the homebuying and selling process.
The analysis shows that even a modest decline in mortgage rates can improve affordability. If mortgage rates fall to 6%, NAR expects that an additional 5.5 million households in America, including 1.6 million renters, will have the income needed to buy a median priced home.
Approximately 10% of the additional households
would be expected to buy over the next 12 to 18 months if rates decline.
These affordability gains are expected to support stronger housing activity. NAR’s latest forecast projects a: 3% increase in home sales in 2025 and 14% increase in 2026, 1% rise in home prices in 2025 and 4% rise in 2026, 6.7% average for the 30-year mortgage rate in 2025 and a 6.0% average in 2026
Dallas is among the cities expected to see the strongest boost in home sales activity if rates decline to 6% along with Atlanta, Minneapolis, Cleveland, and Kansas City.
This new dashboard will expand the market data dashboard, MarketViewer, already provided through Texas Realtors in partnership with The Real Estate Research Center at Texas A&M, making North Texas agents among the most informed in the nation.

THE POWER OF BELIEVING IN YOURSELF
WRITTEN BY KATHERINE H. FONDREN
PHOTOS BY BETH GRAEME PHOTOGRAPHY
The journey to success is rarely a straight path, and for Angela Tucker, it was anything but easy. A native of Plano, Texas, Angela has lived most of her life in Collin County, calling places like McKinney, Frisco, and Wylie home. But behind the comfort of familiarity was a road paved with adversity—one that demanded strength, perseverance, and an unshakable belief in herself.
“I didn’t have the smoothest start,” Angela shares. “My parents divorced when I was a teenager, and I started down a rough path—partying a lot, getting into trouble. At 18, I found out I was pregnant with my daughter, Summer. I had her when I was 19.” Just a year later, her father suffered a massive stroke. Angela took on the role of caregiver, a responsibility far beyond her years.
But her biggest test came wrapped in something that can look deceptively like stability. “I found myself in an abusive relationship that lasted seven years,” she reveals. “Real estate was my way out.”
Angela discovered a few nonprofits that would help change the course of her life—Stronger Women and Shiloh Place. “They were divine interventions,” she says. “They gave me the tools, support, and hope I needed to change everything.” At the beginning of 2017, she entered the world of real estate—not just as a career move, but as an act of reclamation.
Her first year was brutal. “I sold one house,” she says. “But I truly believed this was God’s plan for me, so I kept going.” And she did more than go—she soared. Since 2020, Angela has been a consistent top producer, earning accolades from D Magazine, Real Producers, and her brokerage. She holds a Global Luxury Certification and has sold over $75 million in real estate. But for Angela, the recognition isn’t the reward—it’s the legacy she’s building.
“The most rewarding part of my business is showing my daughter what it means to be a strong, independent woman,” she says. “She’s always been my ‘why.’ I’ve worked so hard to give her a life she deserves.”
Angela’s approach to real estate is deeply personal. “I love helping people transition to their next chapter— whether that’s finding their forever home or selling during a difficult time. Being a part of that journey is such an honor.” It’s also a relationship-first mindset that sets her apart. “What makes me different from other agents is my authenticity. I genuinely care. I want my clients to feel valued and supported.”
That authenticity carries into her life outside of work as well. Whether she’s exploring new travel destinations, indulging her passion for shopping, or digging into personal development books and podcasts, Angela brings the same zest and intention to everything she does. “In another life, I’d be a
personal shopper,” she laughs. “I just love colors, fashion, and finding things that express who I am.”
Success, for Angela, isn’t just measured in dollar signs. “It’s about living a balanced and fulfilling life. It’s growing, overcoming, and making a positive impact. For me, it’s also staying true to my values while striving for my goals.”
Her goals this year reflect just that. She’s bringing her daughter on board as her intern—an intentional step toward mentorship and legacy. She’s also expanding a plumbing company she recently started with her boyfriend and deepening her involvement on two nonprofit boards. “My hope is to support the missions I care about and make a meaningful impact in our community.”
changed so much since I was younger,” she says. “Now people want to be here. With the economy growing and more companies moving in, I see DFW becoming an even more dynamic, opportunity-rich community in the next 5 to 10 years.”
Angela hopes to be remembered for the love she gave to her family and community. “I want people to say I was a source of strength and joy, someone who lived
It’s about living a balanced and fulfilling life. It’s growing, overcoming, and making a positive impact.”
And if you ask Angela what the best advice she’s received is, she credits her mentor, Grace Braswell, for a simple but powerful reminder: “Be yourself and the right people will find you.” It’s advice she’s taken to heart, and one she shares with aspiring agents: “Keep pushing forward. Don’t give up. Believe in yourself. Stay grounded in your faith and remember your why.”
That foundation of faith has guided her every step of the way. “When I left that abusive relationship, I knew God had something more for Summer and me. Every win since then, I credit back to Him. My faith gave me the strength to step out and the courage to keep going.”
Looking ahead, Angela sees continued growth—not just for herself, but for the entire DFW area. “This place has
with passion and compassion, and who made a difference.”
Her story exemplifies the power of self-belief. “The biggest challenge I’ve overcome has been rising above adversity that once seemed impossible,” she says. “But with faith, determination, and resilience, I found my way. And I want others to know, they can, too.”
Angela Tucker’s journey reminds us that success isn’t about where you started—it’s about never stopping.
Greg Esquilino and his wife wanted to bring DFW a roofing company that would push communication and high values over all else. He noticed that lack in the industry since he first started in roofing
Brendan Thomas, a lifelong friend of Greg's, shared this vision and ultimately joined Greg. He and Greg are expanding their services across DFW and East Texas, creating long lasting relationships.
NO SHORTCUTS, NO EXCUSES

KYLE
PARIS
There are people who wait for opportunities, and there are those who create them. Kyle Paris, broker and owner of LFG Realty, falls firmly in the latter category. In an industry where hustle is a buzzword, Kyle has redefined what it means to outwork, outthink, and outlast the competition—not with shortcuts or gimmicks, but with intention, strategy, and drive.
“This might be the most challenging question for me to answer,” Kyle said when asked how he defines himself. “I want people to know I have a personality and work ethic that don’t know how to quit until the job is done. I don’t do things halfway in my life. I will work as long as it takes.”
That relentless mentality didn’t form overnight. Kyle’s journey began thousands of miles away in Seoul, South Korea, where he was born and adopted at just six months old. Raised in the small farming town of Mendota, Illinois—population 7,000 and one stoplight— Kyle’s childhood was shaped by hard work, tight-knit community values, and generations of family wisdom.
Summers with his grandparents were spent in the fields, canning vegetables, and fixing things by hand. “Farming is a way of life where I grew up,” he explained. “Farmers are some of the hardest-working people you’ll ever meet. That’s where I learned to solve problems and do the work no one else wants to.”
But Kyle also knew there was more world to see. He left Mendota to attend Southern Illinois University Edwardsville, where he earned his Bachelor of Science degree in Business Administration. In 2007, he made a bold move to Texas, carving a path in the restaurant and hospitality industry, where he quickly became known for his service, savvy, and connection with people.
“Those years bartending at Jasper’s and managing at Nick & Sam’s were foundational,” Kyle shared. “I still work with clients who were regulars. That industry taught me how to listen, how to solve problems fast, and how to treat people like VIPs—because they are.”
Though he was thriving in hospitality, Kyle was drawn to something more lasting—something he could build. He began studying for his real estate license while still working full-time nights. “It was tough,” he admitted, “but I’ve never been afraid of hard work. I knew I wanted to build something of my own.”
After a few years traveling the state as a brand ambassador for names like Maker’s Mark and Absolut Elyx, Kyle took the leap into real estate full-time in 2017. The transition wasn’t easy.
“I didn’t come from a real estate family. No one handed me a playbook,” he said. “At first, I felt like an imposter. I didn’t fit the mold. But I knew I was capable—I just had to trust myself and keep showing up.”
That mindset—resilient, introspective, and self-starting—has become the bedrock of his success. Now, with over $50 million in career volume and 115 units closed, Kyle is building not just a business, but a legacy.
“I love helping people make informed real estate decisions,” he said. “But what really drives me is trust. When someone calls me to discuss one of the biggest investments of their life, it means they believe in me. That’s the greatest reward.”
Kyle’s style is different by design. He doesn’t chase shiny awards or over-polish his image. What you see is what you get—and what you get is a professional who answers the phone, follows through, and shows up when he says he will.
“I’ve never been interested in fitting a mold,” Kyle said. “Real estate needs to evolve. What worked ten years ago probably doesn’t work now. I’m always learning, adapting, and figuring out better ways to serve.”
“I’ve never been interested in fitting a mold. Real estate needs to evolve. What worked ten years ago probably doesn’t work now. I’m always learning, adapting, and figuring out better ways to serve.”
And while his career demands much, his heart has always belonged to two things: his family and animals. Kyle met his wife, Larisa, and daughter, Hope, in 2016—the same year the Cubs won the World Series. That shared fandom sparked a connection that blossomed into a wedding at Wrigley Field in 2018 and an adoption in 2020.
Today, Hope is almost 18 and in basic training for the U.S. Army. Larisa runs the family’s construction management company, and Kyle beams with pride when talking about both. “Being able to build something that supports my family is incredible,” he said.
Then there are the animals. Rescued cats and dogs roam their home, and outdoor strays are never forgotten. “If we didn’t have to work, we’d open an animal sanctuary,” Kyle smiled. “I’ve always had a bleeding heart for animals—especially cats.”
Kyle is a builder in every sense of the word. Whether it’s improving a home’s systems, strengthening a community through volunteerism, or mentoring future agents through his local real estate association, he’s always pushing toward better. He’s strategic, not impulsive—carefully calculating every step, every word, every action.
“I’ve made a lot of mistakes,” he admitted. “But every one of them has shaped who I am today. I strive for perfection, but I’m far from perfect. I just hate losing more than I love winning.”
What sets Kyle apart isn’t flash or flair—it’s foundation. Integrity. Discipline. Grit. His advice to new agents is simple:
“Stay true to who you are. Embrace your differences. Don’t let anyone tell you what’s best for you.”
And when asked what he wants to be remembered for, his answer reflects the very way he lives: “As someone who cared. Who showed up. If you trust me to do a job, you can be assured it will be done to the best of my ability.”
Kyle Paris is proving that showing up, standing out, and never giving up still works. And when it comes to building a life—and business—with purpose, that’s a legacy worth celebrating.

What we learned:
TITLE: Tech-Savvy or TechSaturated? How to Leverage Tools Without Losing Your Edge
Everyone’s telling agents to adopt technology — but no one’s showing them how to do it without burnout or BS. In this interactive masterclass, we cut through the noise. We learned from proptech leaders, top producers, and industry strategists on how to:
• Choose tools that actually scale your business (and drop the ones that don’t).
• Integrate AI and automation without losing authenticity.
• Stay relevant in a market that’s changing faster than your CRM’s update log.
Huge thank you to ALL of our RP Preferred Partners and especially our event sponsors:
