First-Time Homeowner! I Am a

On June 1st, my wife Jess and I closed on our Windsong Ranch home in Prosper, Texas!

I must say that we are beyond grateful and excited to be homeowners. Ever since I moved out of my parents’ home at 19 years old, I have been bouncing around from place to place. In fact, in the five years I have been living in Texas, I have lived in five different apartments. I promise it is not because I love moving! Although, shout out to All My Sons Moving for making our move as enjoyable and stress-free as a move can be.

It’s funny, 15 months ago after church, I decided to take Jess out to Windsong Ranch to show her the famous 5-acre Lagoon. Jess moved from the Crystal Coast of North Carolina, and now she’s a beach girl living in Texas, and I knew how much she missed the beach. So, I thought I would just give her a little taste of the beach by showing her the lagoon and brightening up her day.

Once she laid eyes on it, she turns to me and says, “You have ruined me.

We must move here!” Eight days later, we were contracted on a new build. That sure escalated quickly! However, I knew within two years we would have wanted to move into a home and the new build timeline was around 14 months, so…close enough, right?

I have to give a big shout out to my great friend and remarkable REALTOR®, Travis Hitt. Travis was someone I connected with in the first year I moved to Texas back in 2018 and has helped me with multiple apartments and home searches over the years. Jess and I couldn’t have imagined doing this without him. To anyone who says REALTORS® are overpaid… well they are just simply wrong.

We were so blessed to be able to build with Shaddock Homes, who at the time, was our only Real Producers Builder Partner. We fell in love with their Conroe floor plan! Shaddock was incredible to work with. Michelle Tornes, our sales rep, was beyond

Jess and I are so thrilled to plant our roots here in Prosper and build our family in this incredible neighborhood and home. I say this all the time, but not nearly enough, God is so good! As said in Joshua 24:15, “As for me and my house, we will serve the Lord.”

Goals come and go. The dollar signs and the awards are all wonderful, to be sure. But what is it that really fulfills you?

That’s a fire that drives Holly Davis, too.

Making the Moments

As a REALTOR® with Allie Beth Allman & Associates, Holly is fulfilled by those moments … the times when she feels the same excitement that her clients do.

“I love to see their excitement when they walk in and see that this is it. At the same time, I also love dealing with the agents on the other side of each transaction,” Holly says.

“You deal with so many personalities in this business. It feels fantastic to find that common ground and have someone work toward that common ground is so fulfilling to see everyone walk away, whether it’s the buyer or seller.”

Learning and Growing

Holly was born in Little Rock, Arkansas, though she moved to Texas when she was just a year old … so she is definitely a Texas girl.

As she came of age and started a family, she was blessed to welcome two twin daughters into the world. In time, she went through a divorce and looked to the next steps in her life.

“It was 2018, and I wanted to do something that would allow me to still, in essence, be a stay-at-home mom so that I could support my daughters in their activities and lives. I wanted flexibility.”

Enjoying the Journey

So that year, Holly earned her real estate license and started her journey in the business.

Some things seem destined. And it definitely felt that way for Holly as she remembers the start she enjoyed in real estate.

“I feel very grateful and blessed to have had a great start in real estate. I have a lot of friends that I made through my kids’ school and playing tennis,” Holly says.

“There were a few of them who gave me the opportunity to help them find something in the second home market. I do a lot of lake houses, and that sparked my career in that luxury level.”

Since then, Holly’s business has continued to grow, based on strong bonds. In fact, in 2022, Holly recorded 20 transactions for $28 million in sales volume.

Life’s Fulfillment

At the beginning and end of the day, Holly’s world is fulfilled by her twin daughters, who are now 15 years old.

In her free time, Holly has had a lifelong passion for tennis. She still plays when she can. She also continues a fun game that she found during COVID-19 — Mahjong.

“That’s a fun, social thing for me,” she says. “I also like spending time with my girls and traveling with them. Everything I do is for them to make sure they have the best life possible.”

As Holly looks to the future, she also feels great gratitude for the partnership she enjoys with Amy Farris.

“Amy is my business partner. She and I worked very closely through the years on separate sides of transactions,” she recalls.

“Then, late last year we started working together on the same side. This year we’re launching the Davis Farris Group. It’s very exciting for me … it’s great being able to collaborate and go through the rollercoaster of real estate with her.”

With her friendly, familiar personality and a genuine sense of care and purpose for those she serves, Holly makes a tangible impact on the lives of others.

“As I work with people, I’m very interested in their stories,” she smiles. “I have their best interests at heart all the time, and I want to give them my best.”

Clearly that sense of commitment and trust leads to success all the way around. Holly Davis is there to see her clients through to the closing table and beyond … in turn, feeling their excitement.

KYLE KNIPPA

Through his career, the list of real estate partners, clients, and other loan officers have benefitted from the knowledge and experience that Branch Manager, Kyle Knippa, has continued to build through time.

Kyle got his start in the mortgage business in 1992. He has a passion for the profession that he has practiced for 31 years.

“It makes me feel good to know that my business is from the reputation that I have been able to build through time and my referral base,” Kyle says.

Gaining Ground in Life

Kyle was a finance major at Texas Tech, earning his degree in 1990. When he first graduated, he joined his father and brother in the business.

Through time, Kyle has found success in a number of areas, beginning in Australia, then on to Houston, Washington, D.C. and Dallas.

The rewarding feelings he gets from helping others never gets old.

“When you can save a client a sizable amount of money by being creative with structuring their financing, it is very satisfying,” Kyle says. “It’s rewarding because it’s a significant amount of funds involved for the people we work with. I enjoy when we are able to meet our clients’ needs and beat the big banks. When you can do that and satisfy your client … that’s what I like the most.”

Investing Deeply

Those who have had the chance to work with Kyle appreciate his deep investment in those he works with.

“What I have to provide to my real estate partners and clients is my experience and reputation. If I didn’t do what I say, I wouldn’t have been able to be doing this for over 30 years,” Kyle points out.

Away from work, Kyle treasures time with his family, including his wife, Sherry, and their three children — Cole, who is a sophomore at Texas

In his free time, Kyle likes to play golf with his sons. He also looks forward to time spent with his family at Cedar Creek Lake. They also are very active in their faith, enjoying their membership at Zion Lutheran Church.

SARA PARKER JONES

Building strong bonds makes all of the difference in the world. Each of us have gifts that can open doors for others.

Branch Manager Sara Parker Jones is a prime example of that truth.

“The part that I love the most about being in this industry is building relationships with clients and REALTOR® partners,” she says.

“I’m passionate about teaching people how to build wealth through real estate.”

Getting an Early Start

As Sara came of age, she started her college education, pausing in 2012 to focus on, and grow, her mortgage business. When she first started, Sara worked in interstate lending with clients across the nation.

From there, she focused her energies on the local retail business. She decided to go back and finish her degree in late 2018, taking one class a semester while still working and growing her business. She graduated from TWU in May 2021.

Each day, Sara enjoys making life and business better for her partners and clients.

“They are our partners and have already worked their tails off at negotiating the contract. At the time I get that loan, I want them to be able to go out and get more business,” Sara says.

“I will take everything else off their plate, yet they will know what is going on all the time, because I keep them posted through the whole process.”

TODD HARTGROVE

When you feel like you have an active advocate on your side, you can see it and feel it immediately.

That’s the feeling that those who work with Residential Mortgage Loan Originator, Todd Hartgrove, experience and appreciate in the way he leads them forward.

Todd grew up, and then went on to earn his degree in finance from the University of Alabama. As he started his working career, he got into commercial banking.

Building Forward

In time, Todd worked in the commercial real estate realm in Atlanta, before moving back to Dallas.

“As I made that move, I was looking for a different path. At the time, I talked with some of the mortgage bankers that I knew at the time and decided to take that path myself,” Todd remembers. “It’s a perfect fit for me, with the combination of real estate, finance, and sales.”

Todd relishes the role of being able to inform his clients’ choices when it comes to the home-buying process.

Sara’s life is enriched by her husband, Joe, and their two Pomeranians— Perry and Rip.

In her free time, she likes to take ski trips with Joe. They also enjoy Formula One racing. Another one of her favorites is walking.

As Sara reflects on her career and continuing to build on behalf of those around her, she brings a genuine spirit of service to those around her.

“I would hope my clients would say that I truly care about their process of

buying a home, whether it’s their first home or their eighth investment property. I truly care about them and want the best for them every time,” Sara says. “A big part of the success that we are creating comes down to teamwork. We have a really wonderful team of women who kick butt every day … people that all share the same mindset when it comes to treating our clients and how we will do anything we can to get a deal done.”

“I really like working with first-time homebuyers. They are very appreciative and I like the education part for them, since everything is new to them,” Todd says. “Educating my clients is something I really enjoy the most … and figuring out how to best suit their needs.”

Qualities You Can Count On Being available and responsive are two centerpieces of the way that Todd approaches life and business.

“I try to make sure that everyone knows I’m always available to them whenever they have questions … getting back to them even on nights and during weekends. I take the customer service aspect of it very seriously,” Todd says. “When I work with my partners, I want them to see my honesty and integrity and to know that I treat their clients with respect,” Todd says. “In the process, we are going to fix any issues that come up and have really good customer service. My goal is that, at the end, clients thank the REALTOR® for giving them my name.”

Away from work, Todd’s life is made fulfilled by his daughters (11 and 13).

His favorite activities with them include bike rides, golfing, and skiing.

“It’s easy to take our city for granted. Dallas has so many beautiful neighborhoods. They have large lots, magnificent trees, and also have convenient access to restaurants, retail, highways, and airports. Many of them are being re-developed by builders that care more about their

own profits than the integrity of our neighborhoods,” Janelle says.

“As agents, we are empowered to make a difference in the way that our city is revitalized. We can encourage our clients to invest in intelligent design by educating them on the value of hiring architects. We can support the builders that deliver quality construction. We can protect the architecturally significant homes in our communities from the people that would prefer to demolish them. We can initiate or participate in beautification projects that contribute to the desirability of our neighbor hoods. Over the years, I’ve volunteered many hours to protecting the neighborhoods and communities where I live and work. For me, that’s meant starting HOAs, organizing fund raisers, supporting local restaurants and family owned businesses, and getting involved in re-zoning cases with City Council.”

completed,” she remembers. “That created a full-circle market for me … creating the inventory and coming in contact with buyers and sellers.”

The passion she has for her work is what she calls multi-faceted, with unique days, new adventures, and being able to dive in and figure out the best ways to market and position properties.

“As I work, I don’t farm a certain area. I go after houses that I think are inspiring and intriguing,” she says. “I really like making good design available for everyone.”

Through time, Janelle has continued gaining ground. At the same time, she has picked up a number of accolades and honors. For several years running, she has been a D Magazine top Producer. She also has attained Leaders Circle status, reflecting her lofty level of success.

LIFE’S FULFILLMENT

Away from work, Janelle smiles as

she thinks of the example of leadership and involvement that she saw in her mother, Jill Alcantara.

“She was well-known in Collin County. She was involved early on and was instrumental in developing parks, green belts, and planting trees,” she says.

“She was known as ‘The Tree Lady.’ She is personally credited with planting thousands of trees in Collin County and in Dallas. She could conceptualize and design a project, then do fundraising, and oversee the installation of the project.”

In her free time, Janelle likes to take on new activities that challenge her to grow. One recent endeavor she has started is playing the drums, something she had thought about for a long time.

“Having no musical talent or ability, I enrolled myself in the School of Rock and since then, playing the drums has become an obsession,” she says with a

smile. “It is fun, fulfilling, and it’s exciting to play in a band with other people. I was 52 when I started playing. It’s great to try new things … to give yourself new challenges and adventures.”

As Janelle thinks about the community that she reveres, she loves supporting animal rescue organizations, and she is a big fan of the work being done by the Dallas Architecture Forum.

“They help to educate people on the importance of good design and how it affects and shapes our lives each day … most of the time without us even being consciously aware of it,” she points out. “The forum helps us be more aware of that and understand how architecture and design benefits all of us in our everyday lives.”

With care, in-depth attention to the needs of other, and a desire to learn and grow each day, Janelle Alcantara makes a lasting impact on the lives of people each day … in turn, taking nothing for granted on her own journey.

While it’s rewarding to serve another, it’s a true honor to be able to keep that spirit alive through time.

That’s one of the hallmarks of the level of service that Christine Danuser and Julie Rado provide.

RELISHING THEIR ROLE

As Principals of the Danuser Rado Group with Compass, Christine and Julie relish having the chance to serve as ongoing resources for results.

“My absolute favorite part is getting to know clients and making sure that if you are buying or selling that everything is aligned. It’s important to make sure they are getting what they want … making sure that we are communicating well and providing that close-in, collaborative service,” Christine says.

“Julie and I have been fortunate. We have amazing lenders, title companies, handymen, and other members of the trades. We have established relationships with them. It’s important to us to be able to provide our clients with whatever they need to make their journey easier.”

Julie agrees. She enjoys the way each day is new and different that the one before.

“It’s very fast-paced. I don’t think I could sit at a desk all day. We both love people, and we are very proud of our relationships with other agents across the city,” Julie says. “That helps us in multiple-offer situations and bringing other ideas to the table.”

OPENING NEW DOORS

Julie earned her license in 2016, and Christine entered the business in 2017.

Before getting into the business, Christine worked in marketing and public relations. She graduated from the University of Texas and then moved to Los Angeles to work at a public relations agency. In time, when she and

her husband got married, they decided to move back to Dallas.

After moving back to Dallas, Christine worked in public relations and crisis communications in the corporate world. In 2012, she began working with her husband, who owns Tatum Brown Custom Homes, handling the firm’s advertising and marketing efforts.

“We love homes, and even when we were dating in California, we would go to open houses and enjoyed looking,” Christine says. “I got my license to help out with the family business, it escalated quickly, and I was able to build a real estate business alongside that.”

Before her journey in real estate began, Julie and her husband began their family. Before that, she had served as the Director of Marketing for a Law Firm in Dallas and Denver.

“That’s where I gained my understanding of client and business development and that has translated into real estate, especially the importance of nurturing and maintaining those relationships,” Julie says.

“I moved back to Dallas to start a family. I wanted to make sure that I could give it my all and so I waited until they were in school and preschool all day. I didn’t want to be a part-time agent.”

SHARING THE JOURNEY

The two first joined forces in July 2019.

“I remember meeting Christine at a tennis event and someone had suggested that we team up. Once Compass was recruiting me, I knew I didn’t want to be on my own,” Julie says. “I go off my instincts, and it was a great instinct to call Christine. We have done a lot with our team.”

As Christine says, “We have a lot of mutual respect for each other. We have our own clients but they get to benefit from us bouncing ideas off each other. We have been together for four years. We have a similar work ethic, and it has been an amazing opportunity to start our own group at Compass.”

Joining Christine and Julie on their team today is Lauren

Haley, who works as an Agent, and Kelli Macatee who serves as the team’s Director of Operations.

“They are wonderful to work with,” Christine says. “With their teamwork, we have been able to move critical items forward. And their work allows us to spend more face-to-face time with our clients.”

LIFE’S

FULFILLMENT

Family plays an integral part in life for both ladies.

Christine and her husband, Mark, cherish time with their children — 15-year-old daughter, Ava, who is in high school; and 13-year-old son, Hudson, who is in 7th grade. Away from

work, Christine looks forward to travel adventures, playing tennis, and continuing to learn mahjong. When it comes to giving back, Christie and her family support local cancer support organizations.

Julie looks forward to time with her husband, Steve, and their children — 13-year-old son, George, who is in 7th grade, and 12-year-old son, Henry, who is in 5th grade. In her free time, Julie has a passion for tennis, staying active, working out, traveling, and enjoying time with friends and family. She also serves on the Board of Directors of Goodwill.

Whether they are supporting the needs of their clients, team members, or community, Christine and Julie are totally focused on providing ongoing value for those they know … as reliable and creative resources for results.

We have changed up our event structure a bit over the years as we have expanded across DFW. Although this was the only social style event specific to the Dallas RP Community this year, there will also be a Dallas Masterclass coming later this year! That event will have education along with the opportunity for networking, as well. We

will also be hosting the ESPE Awards Gala this November, so if you missed this event, there are still more opportunities for you this year!

Jill Redpath Noland, a distinguished and highly sought after Realtor who serves clients from Highland Park to Preston Hollow and Northwood Hills to Prosper, says she just carries on the family tradition.

The Drive to Serve

As Senior Vice President with Allie Beth Allman and Associates, Jill continues a success story that her mother, Mayo Redpath began several decades ago.

“I got into real estate because of my mom. Everyone knows Mayo Redpath. She is a legend in residential real estate! I had a front row seat, observing excellence in every facet of helping buyers and sellers reach their home ownership objective.”

Getting Her Start

Jill grew up in Northwood Hills, graduating from Richardson High School. Jill graduated from Sweet Briar College in Virginia and returned to Dallas to begin her business career in commercial banking and then residential lending.

In 2010, she joined Mayo in residential real estate sales and they formed The Redpath Team.

“Our relationship became richer and more rewarding as we worked together daily in tandem.” Jill credits much of her success to the leadership and superb training she received from Mayo. Today The Redpath Team has grown to include Pam Redpath Metzger (Jill’s sister), Rennie Meriwether, and Tric Sohosky (two lifelong friends).

The majority of Jill’s business revolves around listings--at about 70 percent with around 30 percent of her business involving buyers.

“When we close the transaction, I want to ensure that it’s a win-win situation for both parties and that everybody leaves the closing table having had a positive experience,” she says.

Family Foundation for Life and Success Family is at the heart of life for Jill. She treasures time with her husband of 35 years, William, and her four childrenMadison, Bryan, Austin, and Madeline. Jill looks forward to many moments spent with her first granddaughter born April 8, 2023 and named Marilyn Jill after both her grandmother and great grandmother.

When it comes to giving back, Jill has been very engaged with a number of community organizations from the PTA and athletic booster club to the Dal-Rich Chapter of Young Men’s Service League, where she was a founding member and served as past President. She has also served as the President of the Richardson Chapter of National Charity League.

In her free time, Jill enjoys indoor cycling at Preston Forest Cycle Bar and has logged more than 1,400 rides since the studio opened 6 years ago.

Jill looks forward to continuing to be able to make an impact for those around her.
