On Nov. 17, 2022, we had the Second Annual ESPE Awards. And the verdict?
It was AMAZING! We had almost 700 people in attendance, the room was set up beautifully, the people all looked dazzling, connections were being made, smiles were on people’s faces, and awards were given to well-deserving people … it truly was a fantastic evening. Something my team and I are very proud of.
Now, don’t get me wrong — there’s absolutely room for improvement, and we learned a lot of valuable lessons from this year’s event. Luckily, nothing too major, but lots of relatively simple things that we can put into place for next year to take this event to the next level. Lessons such as testing the presentation clicker from the stage (… come on, Jordan), finding a way to speed up valet, having even MORE bars and bartenders, including healthier food options, trying out your new shoes before the event (my heels have never been so torn up from shoes), and other small things that would make the awards ceremony flow more smoothly.
I am certainly not a perfectionist by any stretch of the imagination; however, I have come to learn I am pretty hard on myself and always
strive for excellence, which can be good at times … but also not so good if I don’t keep myself in check. Where I beat myself up is that these things mentioned above could have been so easily fixed with a little extra attention to detail and awareness. Where I get excited is that the things mentioned above will be so easily corrected that I know next year we will nail them, and the event will go from great to incredible!
It is crazy to me that it is already 2023! I say it every year, so I will say it again … where does the time go? Our January issue is the last magazine that those who made the Top 500 for 2022 will receive. We have pulled the new numbers based on your MLS sales production volume from all of 2022, and those of you who made the Top 500 again will continue to get the publication moving forward for the next 12 months, receive our new “2023 Top 500” logo, get access to the events, and have the possibility of being featured at no cost to you. Exciting!
I want to thank all of you for helping make 2022 the best year of my life. Truly, from the bottom of my heart … thank you! It is an honor to lead this organization and to spend time with such incredible people daily.
My team and I are extremely excited to take the lessons we learned from last year to make 2023 the next best year of our lives!

If you haven’t met Kyle Karker at a Real Producers event yet, then you haven’t been to a Real Real Producers event. Kyle is always described as the life of the party, the bold guy in the property management wizard shirt, or the last one there because he can’t seem to leave until he has met every single person.
And it’s not for the sake of just trying to gain business — it’s real. Kyle Karker and Scotty Mitchell co-founded American Real PM in 2017 with the goal of bringing a new attitude to the property management field. And over the last couple of years, they have developed some impactful core values that anyone can take inspiration from.
“Our values really guide the way that we work with those around us. They describe the way we really strive to
go beyond and provide a unique edge for our partners and their clients,” he says.
“They include first, being unapologetically real; second, working with unshakable trust; third, moving to create daily growth; and fourth, providing elite expertise.”
As Kyle says, “This value is about working with a sense of ease and freedom, as well as alignment and attraction. We have fun every day, we accept and celebrate who each other is, and we inspire and empower people.”
The outcome that Kyle and his team strive for is for people to be confident in the fact that they can rely on American Real PM.
“With that in mind, we do what we say … when we say we’re going to do it,” Kyle points out. “We also take time to understand and to show that we care. Plus, we communicate consistently, respond promptly, and we are accountable to ourselves and each other.”
This value is focused on the fact that doing your best makes everyone better and more successful.
“As we say it, a better you makes a better us,” Kyle emphasizes. “We measure progress and celebrate wins together. We also know that small actions, plus consistency over time, equals powerful improvement. We work with a sense of persistence, and we see no limits. Along the way, we tie that all together by encouraging each other.”
“With this value, we lead with confidence,” Kyle explains. “With that in mind, we focus on the ‘why’ before we look at the ‘how.’ We also believe in constant and never-ending improvement. Plus, we operate with integrity from knowledge.”
Kyle is the co-founder of the company with Scotty Mitchell. His emphasis on supporting his REALTOR® partners is no coincidence. It’s a direct result of his own experience.
“I started in real estate in New York City in 2005. In the process, I worked for 13 years selling and renting places, eventually starting my own brokerage in 2014 before coming to Dallas,” Kyle explains.
“I understand the business deeply. We’re not here to sell houses. Our main focus is to protect the relationships that agents have with their clients. Our role is to manage these properties in between the transactions. We work to help them do more deals because we believe that if a client has a really good property management experience, more houses will be sold.”
Those who work with Kyle experience a fun, fresh approach to property management — and business development.
“We focus on excellence. Also, since we manage so much property, the owner naturally comes to us to sell a house we manage. We refer those deals to preferred partners, or whoever it was that referred the deal in the first place, and we guarantee the commission if we don’t,” he says.
“Those deals get referred to our preferred partners. Plus, we also have an active real estate investor database of more than 30,000 people that was built over a number of years. We’re going to
start to market sales to these investors. We aren’t going to write those deals. Again, these will be referrals to agents we work with.”
Life for Kyle is made much more rewarding by his family, including his wife, Ilana, and their 15-month-old son, Rory.
In his free time, Kyle has a passion for golf. In fact, he played the game at the Division I level in college. He also works out with a personal trainer and enjoys fly-fishing and outdoor activities.
Growing up, Kyle was an all-county bass player and toured around Chile with an orchestra, where he learned to speak Spanish fluently.
He also takes pride in working with other local people to support disabled veterans, as well as the Creek & Timber Legacy, and other causes important to local REALTORS®, like Sharp Shoes and Missions to Haiti with Alan Billman.
Congratulations to Kyle and the team at American Real PM. Through time they continue to offer a blend of genuine expertise and experience … being real with their values and results.
As they deal in some of the most breathtaking plots of land across the state, they also are adept at helping others pursue — and reach — wide-open possibilities.
“I had to reinvent myself four times in real estate,” David says. “Because of my diverse background, it all led to helping me be a real estate problem solver.”
“One of the best parts of what I do is being outside … seeing the diversity of ecosystems in the state from our beautiful rivers to rocky hill country,” Harlan says. “It all has its own beauty and storybook settings. The people we interact with
and meet along the journey are very special. It’s fun learning why people want a ranch or are selling a ranch and how we can help them to the next phase of life … whatever that might be.”
Finding Their Own Paths Forward David and Harlan both grew up in Dallas. As David came of age and graduated from the University of Texas, he explored a variety of career paths, including banking, insurance, oil and gas, but decided upon real estate. He started off in commercial real estate brokerage, but after the depression in the mid-1980s, he switched careers and gained experience in commercial appraisal.
In time, David and a partner started Butler Burgher Appraisal (now known as BBG), which he sold in 2007. In addition, he got involved with commercial development, including shopping centers and medical facilities. After the 2008 Great Recession, he was talking to a longtime friend, Robbie Briggs, who was buying the local Sotheby’s franchise.
“Robbie said, ‘Why don’t you come and start a ranch and land division?’” David remembers. “At the time, we lived in the country with three horses and three dogs, and I was babysitting real estate partnerships and not making any money.”
So, David took Robbie up on his offer and started the division in 2011.
Harlan had long been exposed to the real estate business as he was growing up. In fact, his
father has been a Broker for nearly 50 years. His grandfather was in the oil and gas industry.
As Harlan grew, he earned his degree from Baylor and then worked with his father and grandfather, picking up experience in both the real estate and oil and gas industries.
Harlan’s father primarily works in commercial real estate. The two men worked together on development efforts, including industrial leasing and sales.
“Through that process, the land side was something I really latched onto. And that transitioned into farm and ranch. In the meantime, I was getting into horses and team roping at that time, as well, so it was a fun fit the way it all came together,” Harlan points out. “I grew up deer hunting and fishing and spending a lot of time outdoors. When it all came together, it was really special.”
Both David and Harlan are driven in what they do to help those around them.
“My faith is integral to the core of my being. I’ve been blessed
experiences. If I can use those to help others when they are struggling with things real estate or otherwise, it feels good to be able to give back.”
“I really believe that humans were designed to work. I think it’s a special way to honor the bodies we have been given
to have an awakening my senior year in college to not just be religious but to have a real relationship with God,” David says. “I’ve been given much and offered a lot of grace. He has carried me through dark days, as well as mountain-top
and the brains and abilities to go out and work as a leader for my family … to be able to provide for them. Provision is a form of love and taking care of them,” Harlan says. “My family is a drive. I want to provide for them and make sure they always have what they need. And I think it’s very important to be a good steward of that gift.”
The success that David and Harlan have created through time has been remarkable. They average 25 to 30 ranch transactions each year. Last year, the pair and their team accounted for nearly 50 deals.
Family is definitely at the heart of life for David and Harlan.
David treasures time with his wife, Pam, their five children and four grandchildren. In his free time, David has a passion for being outdoors, playing
golf, snow-skiing, and hunting. When it comes to giving back, David has been a member of the Salesmanship Club of Dallas for 27 years. He was also one of the founding members of the Dallas Real Estate Ministries at Park Cities Presbyterian Church and teaches community Bible study.
Harlan cherishes life with his wife, Melissa, and their 4-year-old daughter and 2-year-old son. In his free time, Harlan has a passion for fly-fishing, as well as dove, duck, quail, and turkey hunting. He also enjoys horseback riding. Reading is another favorite pursuit for him. He also has a heart for helping. Several years ago, he started a group in Dallas called Stewards of the Wild … educating people on being outside and conservation. He also serves on the board of directors of Camp John Mark — a camp to give chronically ill children memorable experiences outdoors.
One of their favorite parts of what they do is having the chance to work together.
As David says, “I like Harlan’s heart. I trust him implicitly. He is smart and hardworking. He’s definitely a good man.”
As Harlan says, “When we met, we had an immediate sense of fellowship. We have like-mindedness and similar beliefs. It’s a very special partnership that will be extremely difficult to duplicate.”
Congratulations to David and Harlan for combining their efforts to make a lasting, positive difference in the lives of those they work with. In turn, they help others achieve wide-open possibilities.

When you take on a new client, you don’t do it half-heartedly. You are in it to see it through.
That’s the same spirit that drives the achievements of Melanie Caple Miller.
As owner of Caple & Company, Melanie loves being a reliable resource for life for those around her.
“I think that all goes back to growing with my clients. I’ve been lucky … being our clients’ REALTOR® for life and getting to experience their lives with them,” Melanie explains.
“Once you’re at the closing table, it is very rewarding knowing you helped their dreams come true.”
Melanie earned her license about a dozen years ago. Then, around five years ago, she opened her own brokerage — Caple & Company.
Today, she leads a team of 12 dedicated professionals, including committed Agents, a creative Marketing Department, and a welloiled Admin Department.
While it’s natural for many people to come to real estate after finding success in other career paths, Melanie has long had her sights set on a career in real estate.
“My whole career has been in the business. I’ve always wanted to be in real estate,” she says with a smile.
“When I was ten years old, my brother and I would point out properties that we wanted to buy and pretend like we were selling them … like a real game of Monopoly.”
Melanie got her start in property management. Through time, she kept learning and growing … and was ready for a change of pace … taking her talents to real estate and joining a brokerage.
After soaking up as much as she could for four years, she earned her Broker’s license and opened her own place.
We want to be part of our client’s journey. In real estate, it gets tough because sometimes people want to put you in a box,” she explains. “I like being part of my client’s journey.”
Clients sometimes put you, as a real estate agent, in the box as to how much of a role you play in their lives.
My team and I strive to deliver value beyond simply the transactional side of a deal. We enjoy being a part of our client’s journey through life.”
Away from work, Melanie treasures time spent with her family, including her husband, Sean Miller, and their dogs — Finley and Bailey.
In her free time, Melanie has a passion for traveling. In fact, one of the things she enjoys about her real estate career is having the flexibility to be able to get away to travel from time-to-time.
Another favorite pursuit for Melanie is discovering new restaurants and jogging to keep the queso off. On those jogs, she streams a combination of audiobooks and classic hip-hop.
Melanie also has a heart for helping.
“We regularly host a holiday market with local vendors and support Brother Bill’s Helping Hands. They feed over 3,500 families, raise funds, and offer toy drives for the community,” Melanie says.
As Melanie thinks about the success that she creates for others, she shares some helpful tips for others looking to keep moving forward in real estate.
“I think it’s very important to find the right team … to make sure you have the support and culture you need,” she points out.
“Once you do that, you can overcome obstacles like plateaus or the market. Partnering up with the right people is very important. Interview with multiple firms, and come check out Caple & Co. while you’re at it!”
Talking with Melanie, it’s easy to see the qualities that make her a leader day-by-day in the business.
“My hope is always that those I work with feel very confident in our relationship and know I have their best interests at heart … having faith and trust that I have their back … knowing there is integrity and trust there,” she says with a smile.
“The same goes for our clients; we want to be their REALTOR® for life.”
Clearly, Melanie’s mission in that direction continues to be an ongoing success.

“Ultimately, my passion for what I do really comes down to helping people. I love it when I feel like I’ve truly helped someone. It really is a privilege to have the trust of another person. And whether you’re selling someone’s home or you’re working with someone to purchase their first home, that is a tremendous responsibility,” Alexa says.
“It’s a huge privilege. So when I feel that I have helped someone achieve what they want for their family, it’s just a wonderful gift to have that kind of connection with someone that becomes very personal. I have a real spirit of gratitude for being able to be a part of someone else’s life in a really meaningful way.”
As Alexa reflects on her life and career, she says that her professional life has always been tied very closely to her personal life.
“I’m a native northern Californian, and I moved here 21 years ago. I came here for my job; I was a broadcast journalist
and making my way up the ranks of television markets,” Alexa says. “I was moving to Dallas to work for the Belo Corporation, which owns a slew of regional television stations and newspapers. That’s what brought me here; I didn’t know anyone. But, I fell in love with Texas.”
In a couple of years, Alexa met the man who would become her husband. Soon, they got married and started their family.
After working in TV news for 20 years, she was ready for a change.
“I started to feel as my children got a little bit older that I really wasn’t being the best, most present mom that I could be,” Alexa says. “I felt like I owed it to them and to my husband to make a major change. I just didn’t quite know what that looked like. But I had always thought about getting involved in real estate.”
During her last six months in TV news, Alexa prepared and started studying to get her license.
“Once I left the station, I activated my license, and I just really fell in love with real estate, utilizing many of the skills that I had honed when I was working as a broadcast journalist,” she recalls.
“My career and personal development really went hand-in-hand because when I switched careers, it really did allow
me to do something fulfilling professionally, but to also have the kind of work/life/family balance that I had always wanted.”
Alexa has continued learning, growing, and building her business over time. As she does, her efforts are fueled by a strong work ethic that she learned from her parents.
“My parents are first-generation Americans from Greece and Lebanon. That mostly fuels my work ethic. I grew up with both parents who worked outside of the home. My mom was a teacher, and my father was an oceanographer,” Alexa says.
“They really valued the gift of education and also just working hard and doing what you’re passionate about. What they taught me was having a passion for what you do. And when you have passion for what you do, it’s just so natural to want to work hard because it’s so very personal.”
Alexa’s world is made much richer by family, including her husband and their children.
Her husband and her brother-in-law are both licensed and form a small team together.
“We really believe that it’s a family business. I love bringing my kids with me to walk a house and to put out signs,” Alexa says. “I want them to learn all they can about the real estate business because I think it would be a fantastic industry for them to pursue when they are older.”
Away from work, Alexa has a love for traveling. She’s also very passionate about exploring her family’s lineage and where her family came from. Other favorites include reading, taking walks, and exploring the area.
Alexa also has a charity that is very meaningful to her … the Luke Laufenberg Scholarship Fund.
“It was created by my friend who lost his son, Luke, to a rare form of leukemia,” Alexa says. “I would like people to learn more about Luke because he was an incredibly brave and inspirational young man, a true warrior, whose life and legacy will always be cherished and never forgotten.”
With her giving, thoughtful, and thorough approach to life and her work, Alexa continues to ease the way forward for those she serves. Clearly, she is making a meaningful contribution to the lives of families across the area each day.

Real Producers magazine started in Indianapolis in 2015 and is now in over 100 markets across the nation and continues to spread rapidly. Real Producers first launched in DFW in August 2018 with North DFW Real Producers (now called “North Dallas”). In May 2019, Dallas Real Producers launched, and then Tarrant Real Producers in March of 2021.
In 2022, Tarrant Real Producers split into two publications, North Fort Worth and Fort Worth Real Producers. Fort Worth Real Producers will go to print later this year.
Q: WHO RECEIVES Real Producers MAGAZINES?
A: The top 500 real estate agents in each of the four markets in DFW based on their MLS production for the previous year. Refer to the map in this publication for the exact territories. If your broker address is within that given territory and you are in the top 500, you will receive that publication for the year. There are approximately 60,000 licensed real estate agents in DFW. The list will reset at the end of every year and continue to update annually.
Q: WHAT IS THE GOAL OF THIS MAGAZINE?
A: We believe that we are better together. When we surround ourselves with other successful, like-minded people, we grow to new heights. Real Producers is a platform that brings together the most elite individuals in DFW real estate.

Q: DOES Real Producers HAVE EVENTS?

A: It’s really simple. You have to be on the top 500 list, and we take nominations seriously. You can nominate other real estate agents, businesses, brokers, owners, or even yourself! Office leaders can also nominate real estate agents. We will consider anyone brought to our attention who is in the top 500 because we don’t know everyone’s story, so we need your help to learn about them. We cannot guarantee a feature, but we encourage you to meet with one of our team members, support Real Producers, and attend our private events to increase your chances.

We don’t just find these businesses off the street, nor do we work with all businesses that approach us. One of many of the top real estate agents has recommended every single business you see in this publication. We won’t even meet with a business that has not been vetted by one of you and “stamped for approval,” in a sense. Our team will further vet every business to make sure they are a good fit and bring value to our community. Our goal is to create a powerhouse network, not only for the best real estate agents in the area but the best businesses, as well, so we can grow stronger together.
