The path to success is rarely a straight line—it’s a journey paved with persistence, patience, and purpose. For Dulce Garcia Alanis, a Fort Worth-area real estate agent, that journey began long before she ever sold her first home.
Born in Michoacán, Mexico, Dulce arrived in the United States when she was just seven years old. Her family settled in Denton, Texas, where she lived for 13 years before planting roots in the peaceful countryside of Cooke County. Today, she is not only a thriving agent with Elite Real Estate but also a devoted wife, mother, and proud business owner—proof that dreams, when nurtured with intention, can grow beyond all expectations.
“I started my career in real estate on December 31, 2020,” Dulce shares. “Before that, I was a server and bartender at a local Mexican restaurant in Bartonville, Texas. It wasn’t always easy, but I’ve learned that consistent effort—day in and day out—is what creates momentum.”
Those early days weren’t without their struggles. Dulce vividly recalls how hard it was to get her foot in the door in a saturated market. “My biggest challenge was finding business,” she says. “It took over a year and a half to close my first deal. I heard a lot of no’s before I finally got to a yes. But I stayed consistent. I didn’t give up.”
Persistence became her mantra. That determined spirit, combined with her natural empathy and strong work ethic, has transformed her into one of the most trusted agents in the area. She’s earned multiple Million Dollar Month Awards, ranked in the Top 5 for
volume at Texas Connect Realty, and was named among Fort Worth’s Top 500 Real Producers in 2025. But beyond the accolades, Dulce is proudest of the relationships she’s built.
“My favorite part of being a REALTOR® is the appointments,” she says. “I get to know my clients more with every meeting. By the time we close, we feel like close friends.” That personal touch is what sets her apart. Her clients don’t just walk away with keys—they leave with the sense that they were truly cared for every step of the way.
Family is the cornerstone of Dulce’s life and motivation. “My dad brought us here in 2006 for a better future,” she reflects. “My parents are amazing
human beings, and I’m very close to them. My siblings and I all support each other—we’re a tight-knit group. My brother always says, ‘Put the last name Garcia Alanis up high,’ and that’s what we’re working on.”
That sense of pride and purpose carries into her home as well. She and her husband run Manny’s Carpentry & Masonry LLC, an outdoor living company, that thrives on referrals and word-of-mouth. Their four-year-old son, Santy, is the heart of their world. For Dulce, success means being able to attend every therapy session, every milestone, every cherished moment. “I get to help people and still be a mom and wife. I don’t miss the special events.”

In a business built on hustle, Dulce brings heart. “I want to be remembered as an agent who cares,” she says. “Someone who put their all into each transaction and truly looked out for their client’s best interest.” Her phone is open late, her communication lines clear. “As long as I’m awake, I’m available,” she adds with a smile.
When she’s not helping clients or running her family’s business, Dulce enjoys working out and discovering new restaurants with her family. “We’re definitely foodies,” she laughs. “We love exploring together.”
Looking ahead, her goals for this year go deeper than numbers. “I want to grow spiritually and mentally,” she says. “And of course, continue focusing on client satisfaction from start to finish.” She knows that every deal isn’t just a transaction—it’s a life-changing moment for someone else.
Dulce’s advice for aspiring agents is simple yet powerful: “Don’t get discouraged. Some weeks will feel tougher than others, but hang in there. Before the rainbow, there’s always a storm.”

Behind the brand are two leaders, Vannady Nguyen and Delano Mulkey, whose passion for service, creative problem-solving, and faith-driven leadership has redefined what it means to be a lending partner.
“Our heart is for service,” says Vannady, owner of Still Waters Lending. “We’re passionate about helping families build wealth and stability through real estate. Whether it’s a first-time buyer or a seasoned investor, we lead with care, integrity, and solutions.”

on Faith, Fueled by Legacy Vannady’s story begins in Dallas, where her Laotian parents raised her after immigrating from the Philippines when she was just four months old. “My dad owned his own business, and watching him sparked my entrepreneurial spirit
early on,” she recalls. After exploring various corners of the real estate world, she found her calling in lending.
A pivotal figure in her journey was Robin Hallmark at Chase Bank, who believed in her potential and mentored her into the field. “That belief in me—that’s what we want to pass on to our team now. This business is about helping others rise.”
Delano’s journey is equally rooted in resilience and vision. Having grown up across multiple states— and even spending four years living in Korea—he developed a broad view of people, cultures, and opportunities. “Everywhere we lived, I saw how financial decisions could shape someone’s future,” he says. “I knew I wanted to make an impact through that lens.”
Inspired by figures like his father, Martin Luther King Jr., and Zig Ziglar, Delano carries a deep conviction that success is about service. “My favorite quote from Zig is: ‘You can have everything in life you want if you will just help enough other people get what they want.’ That’s how I live and lead.”

“One of our biggest goals this year was to expand our offerings—and we’ve done that by adding commercial lending,” Delano notes. “But more than that, we want to be recognized as a pillar in the community—not just a mortgage company.”
That community-first approach starts at home. Vannady and her husband
are raising four children, and she describes their favorite times as those spent gathered around the dinner table, laughing and enjoying each other’s company.
“Home is where your heart is,” she says. “That’s why I care so deeply about helping others find that same sense of belonging.”
Delano, a husband and father of two daughters, echoes the sentiment. “My oldest is in college, and my youngest keeps us busy with soccer. We love traveling and just being together as a family. Finding balance in this business is tough—but it’s necessary. I wake up at 4 a.m. to work out
just so I can fit it all in. You have to be intentional.”

“I want to mentor more loan officers who lead with heart,” says Vannady. “I want to keep breaking barriers and reshaping the narrative around what a mortgage broker can be.”Delano agrees. “The ultimate goal is legacy. Balancing a high-paced, competitive industry as a single mom brought its own set of challenges. “It was stressful, especially trying to be everything for everyone,” Piper admits. “But my daughter is my whole world. Together, they are the driving force behind RJ Williams & Company Real Estate, a brokerage whose foundation is steeped in culture, integrity, and a deep belief in legacy. Their story is more than success; it’s about staying grounded, lifting others, and honoring the ones who paved the way.
Ty, a Dallas native, grew up surrounded by entrepreneurial spirit. His parents built a thriving mesquite wood and sauce business, and later, an oil and gas company. Diagnosed with dyslexia early on, Ty faced a unique set of challenges. “I couldn’t read or write until I was 13,” he shared. But with the support of his parents—including his mother going back to school for a second master’s degree to help him—Ty transformed what many considered a weakness into one of his greatest strengths.
“Dyslexia taught me to lean into my creativity and math skills,” he said. “It shaped how I view the world.” But more than anything, it solidified his understanding of the power of relationships. A lesson that hit home after a heartfelt moment with his father. “He told me, ‘It’s never about the money; it’s always about the people.’ That stuck with me. And it’s why we do what we do.”
For Carmen, the journey began far from the boardrooms and bustling
developments of DFW. Born in Guanajuato, Mexico, she moved to the U.S. at the age of three. Her family’s early years were filled with struggle, but also incredible strength. “We didn’t have much, but we had each other,” she said. “My parents had strength, and they never let us forget the importance of our heritage.”
That strength carried her through a rough high school, long walks in the rain, and her family’s unforgettable experience qualifying for a Habitat for Humanity home. “It was like
winning the lottery. It taught me the value of home, of community, and of hope.”
Before real estate, Carmen was a wedding photographer, capturing life’s most cherished moments. It was a passion for people and storytelling that naturally evolved into helping families find the places where their own stories could unfold.
“Whether it’s a first-time buyer, an immigrant, or a seasoned CEO, everyone deserves a shot at homeownership,” she shared. “And I want to be that bridge.”

Together, Ty and Carmen have built RJ Williams & Company with intention. In business since 2016, Ty, now chairman of the Broker Responsibility Advisory Committee for the Texas Real Estate Commission, brings leadership and advocacy to the forefront. He’s proud of recent policy changes like the TREC 48hour rule and broker education reforms. “We’re not just here to sell houses. We’re here to shape the industry and protect the people in it.”
Carmen, who currently serves on the Texas REALTOR® board of directors, keeps the heartbeat of the business in rhythm. With nearly $54 million in personal career volume, she still finds her greatest joy in mentoring agents, connecting communities, and giving back through mission trips with Habitat for Humanity. “It’s about leaving something behind,” she said. “Not just for our kids, but for everyone we meet.”
Despite their individual paths, their values align perfectly: faith, family, and focus. Ty emphasizes, “Don’t be a jack of all trades. Focus on your craft. Surround yourself with the right people, and everything changes.” Carmen adds, “Stay humble. Never forget where you came from. Life is about experiences, memories, and the love we leave behind.”
Their two sons, Ray and Troy— affectionately known as the “Vice
Presidents of Trouble”—are central to everything. “They’re why we do it,” said Ty. “Success to me is being a great dad, a loyal husband, and living each day without regret.”
As they prepare for the launch of their commercial division and continue expanding their legacy, they remain committed to hiring based on attitude and building a team rooted in culture. “We don’t recruit,” said Ty. “People come to us because of our reputation. Because they see we walk the walk.”
For those just starting in real estate, Carmen offers this: “Be consistent. Educate yourself. Choose your broker wisely. And
always do right by others—even if it costs you.”
Ty echoes the sentiment. “Keep your eyes on your own paper. Be better. Focus on how you can grow, not how you compare.”

Based in the Fort Worth area, Sarah is guiding people through some of life’s biggest transitions with care, clarity, and confidence. “This is not just a sales business for me,” Sarah says. “I am walking alongside my clients during major milestones, and I want them to feel supported, educated, and empowered every step of the way.”
Her commitment to service didn’t appear overnight. Sarah’s journey into real estate began decades ago, rooted in entrepreneurial spirit and shaped by highlevel corporate relocation experience. Originally from upstate New York, she moved to Plano, Texas, at the age of seven, witnessing firsthand the city’s transformation from a quiet suburb to a vibrant hub. Her father’s life lessons left a lasting impression. “He taught me about integrity, perseverance, and serving others with excellence,” she reflects. Those lessons
became the foundation of her professional life.
In the early 1990s, Sarah entered the apartment industry and quickly rose through the ranks into corporate relocation—a niche field at the time. Recognizing a gap in the market, Sarah launched her own corporate housing company in Austin. “We grew to manage over 350 fully furnished apartments across Austin,” she shares, serving everyone from relocating executives
and Fortune 500 clients to professionals in the film industry. That chapter, which earned her accolades like a spot on the Austin Business Journal’s Book of Lists, refined her ability to navigate complex logistics and deliver high-stakes solutions with precision.
But after years of serving corporate clients, Sarah was drawn to something more personal: helping families find a place to call home. That transition to residential real estate was a natural evolution. “Relocation is not just about moving boxes—
it’s about guiding people through uncertainty and helping them feel at home again,” she explains. That same philosophy now fuels her residential work, where she’s closed over $73 million in career sales and continues to earn recognition, such as D Magazine ’s Best Real Estate Agent, the Five Star Professional Award, and Real Producers honors.
What sets Sarah apart isn’t just her track record—it’s how she approaches each client relationship. “People trust me because they know I have the knowledge and

The fact that most of her business comes from repeat clients and referrals is a demonstration of the trust she’s earned. “There are a hundred things happening behind the scenes in every transaction. My role is to handle those details so my clients can move forward with peace of mind.”
But her journey hasn’t been without challenges. From the high-stakes risks of entrepreneurship to deeply personal losses, Sarah’s path has tested her resilience. “I’ve walked through moments that shaped me far beyond the business world,” she shares.
“Those experiences have made me more grounded and compassionate. They’ve given me the ability to support clients not just as a REALTOR®, but as someone who understands life’s complexities.”
Outside of work, Sarah prioritizes wellness, balance, and family. Since moving to Fort Worth in 2015 to be closer to her mother and sister, she’s found a deep sense of home. Her hobbies— gardening, kayaking, cooking, and exploring nature— reflect her commitment to intentional living. “I try to live in alignment with what matters most—health, family, joy, and connection.”
Looking ahead, Sarah sees real estate as more than just a career. “It’s a platform to build something lasting,”
she says. Her goals include growing her business in a way that remains personal, mentoring other agents, and continuing to lead with integrity and heart. “Success to me is about impact. It’s about who you become along the way.”
If you ask Sarah what she wants to be remembered for, her answer is clear: “I want people to say I cared. That I showed up with integrity, helped others feel seen, and made their lives better— whether through business, friendship, or faith.”
