On April 9th, the day after the solar eclipse, I walked into the house after coming home from a video shoot. Our puppy, Bear, whom we rescued one week earlier, jumped up on me and peed all over the floor in excitement. As I walked from the entry of the house to the kitchen, I noticed that Jess was playing music, and the song that was playing was “our song,” which is “Biblical” by Calum Scott.

I entered the kitchen and saw Jess covering her face, which looked like she had been crying. “What’s the matter?” I said to her with great concern. She didn’t say a word; she just looked down. I didn’t even realize that she had boy/girl balloons, a diaper, a baby onesie, and a positive pregnancy test lying on the counter right in front of me. I guess I’m your stereotypical dude who can’t seem to see things that are right in plain sight. I’ll look in the fridge to find the ketchup, search all over with zero success, call for Jess’ help, and within two seconds, she will pluck the ketchup bottle out of the fridge. I think this is common among males, and I now refer to it as “man eyes.” Nevertheless, I digress.

“You’re lying,” I said. “No, you’re lying,” I repeated with a crack in my voice. Jess and I had been trying for seven months. I know seven months isn’t a super long

time, but when it comes to getting pregnant, it sure seems like it when you so badly want to be parents! Plus, everyone around us seemed to be getting pregnant, most seemingly with ease. Our best friends went on their honeymoon and basically came back pregnant.

“You’re going to be a daddy!” Jess said to me after a long, tear-filled embrace. At that moment, it hit me. “Oh, that is right! You being pregnant means I am going to be a dad!” I thought to myself. I laugh when I think back on that moment. I obviously truly knew that’s what it meant, but I didn’t internalize it until she said that.

A few weeks later, we took the “Sneak Peek” test and discovered we were having a girl! Her due date is December 23, 2024. A Christmas baby! If anyone has had Christmastime babies and has successfully navigated gifts/ parties during the holiday…we welcome your advice!

God answered a massive prayer for us, and we are so incredibly grateful. The Espeseth family is growing! I wonder if she will be a REALTOR® one day...stay tuned!

SINCERE INTENTIONALITY

Norma Johnson’s zest for life shines through in everything she does. “I hope people see the love I have for life, for what I do, and not taking myself too seriously,” she says, embodying a spirit that is both relatable and inspiring.

Born in Del Rio, Texas, and raised in Granbury, Texas, Norma is the eldest of three children in a family of first-generation immigrants. “My parents are from Mexico and immigrated to the US. I have immense respect for what they sacrificed to bring our family here, provide for us, and allow us the opportunity to pursue the American Dream,” she shares. This deep respect for her family’s sacrifices and a strong sense of gratitude have been central to Norma’s life and career. “My family is EVERYTHING to me,” she emphasizes, highlighting the core of her values.

Norma’s foray into real estate began in 2007. At the time, she was a new mother seeking a career that would offer the flexibility to be with her two boys.

“When I started my real estate, I was a new mother and wanted to have flexibility that allowed me to still be with my kids,” she recalls. Partnering with her then-husband, who was starting his mortgage company, Norma transitioned from a title company role to the dynamic world of residential real estate. “I had experience in the title company world as I worked for Texas Title but wanted to do more on the selling side with residential real estate,” she explains.

Before becoming a REALTOR®, Norma had a diverse career that included corporate sales and modeling.

“I’ve also been a model for over 15 years and am signed with Wallflower Model Management in Dallas, TX,” she adds, reflecting on her varied experiences. These experiences, coupled with the challenges she faced as a child of immigrant parents, have shaped her into a determined and empathetic professional.

“The biggest challenge was establishing myself in a new culture driven to provide my children with more

opportunities while being a single parent and building a successful career,” she reveals.

Norma’s passion for real estate is evident in her dedication to building relationships. “I’m very passionate about establishing genuine relationships with my clients and peers. In a world of so many REALTORS®, you have to really be sincere and very intentional on levels of knowledge but also trends,” she notes. This sincerity and intentionality have not only helped her stand out in a competitive market but have also been a source of immense reward. “The joy I find in getting to be a part of a major life process with my clients, the relationships I’ve made over the years, is truly special and for me the most rewarding,” she reflects.

However, the journey has not been without its challenges. Norma candidly shares that one of the biggest challenges she faced as a REALTOR® was “overcoming the word NO.” Yet, she finds joy in these challenges, viewing them as opportunities for growth. “Oddly I love the challenges that being a REALTOR® brings. Overcoming them has helped me become better with each client,” she says.

For Norma, success is deeply intertwined with her personal and professional life. “To me success is loving the life I’ve built. It’s seeing the fruits of motherhood with my boys, seeing their wins and being so proud of their success. Hearing that I’m a great mother and a great friend. Truly loving what I do every single day with a different client,” she defines. Her dreams for the future include working with builders on the design side of real estate and growing her own personal real estate portfolio. She also hopes to inspire in her sons.

Norma’s family, whom she affectionately refers to as the “Mexican Griswolds,” is a central part of her life. “My parents are the most hardworking and incredible role models. They have been married for almost 50 years,” she proudly shares. Her two sons, Drew and Nathan, are her greatest loves and sources of pride. “Drew is 20 years old, a junior at the University of Arkansas, and Nathan is 19 years old and a freshman at Colorado State University. Charles is our sweet fur baby that was a COVID puppy,” she says, painting a picture of a close-knit and joyful family.

In her free time, Norma enjoys working out, cooking, learning French, and traveling. She plans a yearly trip for herself and her boys, fostering a sense of adventure and exploration in her children. Her advice to upcoming REALTORS® is grounded in realism and dedication: “Have a realistic expectation. What you put into it is what you will get out of it. What you don’t see is what matters and what you do see is enticing but not sustaining.”

Norma Johnson’s story is one of perseverance and a commitment to being the best she can be. As she continues to grow in her career, she remains grounded in her values and driven by a genuine love for her work and the people she serves. “Call me and just chat, if it’s a real estate question, even better,” she says, inviting others to connect and share in her journey.

Balancing work and life is a priority for the Welches, who ensure that their business doesn’t overshadow their family time. “Working together as a married couple gives us a lot of time together but we make it a priority to have a Friday lunch date each week with no phones or work distractions,” Elizabeth shares. This commitment to maintaining a healthy balance is a testament to their dedication to both their business and their family.

When they aren’t busy transforming homes, Jerry and Elizabeth enjoy an active lifestyle. Jerry loves to golf and play pickleball, while Elizabeth is a runner

and tennis player. Together, they also enjoy skiing in Colorado during the winter and hiking in the summer, as well as playing board games and watching movies with their children.

For Jerry and Elizabeth Welch, success isn’t measured solely by business metrics but by the relationships they build and the positive impact they have on their community. “Making relationships and people a priority. It’s not just our job, it’s what we love doing and we put our heart and emotions into each project,” Elizabeth reflects. This heartfelt approach has been the cornerstone of their early success and will undoubtedly continue to drive Renovation Sells Rockwall forward.

DESIGNING THEIR OWN DESTINY

Dallas is a city where dreams are built on determination, and Sergio and Sheila Manriquez are building a legacy of success in real estate. Their story is one of resilience, persistence, and a commitment to never giving up, qualities that have propelled them to the forefront of the luxury real estate market.

Born in Guatemala, Sheila Manriquez moved to Texas at the tender age of 2. Raised in Richardson, she was the daughter of a stay-at-home mom and a surgeon, both of whom were educated professionals in Guatemala. “It was always instilled in me that higher education is a must,” Sheila recalls. This drive led her to Southern Methodist University (SMU), where she worked full-time and attended classes in the evening, graduating with an economics degree in 2010, debt-free.

Sergio Manriquez’s journey began in East Dallas, where he grew up as a first-generation Mexican

American. Despite initial doubts about the value of college, Sergio’s path was influenced by his relationship with Sheila. “Sheila encouraged me to give it another shot,” he says. Their determination saw them both graduate from SMU together in 2010, a milestone that not only cemented their educational achievements but also their partnership in life and business.

The leap into real estate was a natural progression for Sergio, who pursued his real estate license in 2007. His early years were marked by the turbulence of the 2008 market crash, leading him to focus on distressed properties and foreclosures. Witnessing the volatility of the market, he chose to return to school, later reactivating his license in 2015. Sheila followed suit, leaving behind a career in corporate America. “We felt that we needed to design our own destiny,” Sheila explains. “I earned my real estate license in only one month, and after building a sustaining business, I joined Sergio full-time.”

Their commitment to resilience and persistence has been key to their success. The Manriquez team, known as Sergio & Sheila Real Estate Group, has carved a niche in the new development market, particularly in the prestigious Preston Hollow neighborhood. “We are passionate about being market experts,” says Sheila. Their knowledge and dedication have not gone unnoticed, earning them numerous accolades, including being named in D Magazine from 2019 to 2023 and recognized as top REALTORS® by Modern Luxury.

One of the most rewarding aspects of their business is seeing the fruits of their labor come to fruition. “A successful real estate business is truly a long-term play and relationship building,” Sergio notes. The connections they’ve made over the years have blossomed into lasting relationships, a testament to their commitment to their clients and community.

However, the journey hasn’t been without its challenges. Dealing with various personalities and

the uncertainties of the market can be daunting. Yet, their belief in homeownership and dedication to educating their clients has helped them navigate these hurdles. “We believe in what we sell and are passionate about it,” says Sheila. This passion is reflected in their definition of success: “Being able to do what you want, when you want, with whom you want, and however long you want.”

Their journey is also marked by a constant battle against limiting beliefs. “The biggest challenge is overcoming the thought of not being good enough to succeed in the luxury real estate market,” Sergio admits. Despite these doubts, their resilience has seen them thrive, with a career volume exceeding $105 million and an impressive total volume of $31.5 million last year alone.

Outside of real estate, Sergio and Sheila share interests in weight training, dancing, travel, and fast cars. Their commitment to personal growth and a balanced life is evident in their hobbies and the advice they offer to aspiring real estate agents: “Stay in your lane. Be willing to start from the bottom and put in a lot of work because this business is built on relationships.”

They are bullish on the stability of the housing market, particularly in the luxury space, and appreciate the unique sense of community in DFW neighborhoods.

As they continue to forge their path, the Manriquez team remains committed to making a difference. “We want to be a light that always shines God’s goodness,” Sheila says. Their goals for the year are ambitious, aiming to hit $50 million in sales and expand their rental portfolio. Through it all, they remain grounded, driven by a desire to uplift and encourage others, embodying the very essence of resilience and persistence.

In a world where challenges are inevitable, Sergio and Sheila Manriquez stand as a testament to the power of designing one’s own destiny, proving that with determination and faith, anything is possible.

Lacey’s success is not merely measured by transactions but by the impact she has on her clients’ lives. “Ultimately, it’s about making a positive impact and ensuring their experience is as seamless and enjoyable as possible. If I can make them laugh along the way while crossing the finish line, then I know I’ve done my job well.”

Her wife, an HR executive in the tech field, is a constant source of support. “My wife is truly the best person I’ve ever met. Her support has been invaluable to my career and personal growth,” Lacey shares. Together, they cherish their three beloved dogs and embrace Dallas’ vibrant culture. Whether exploring dog parks or dining in Deep Ellum, their life together is infused with joy and balance.

Balance is a central theme in both Lacey’s professional and personal life. She aims to achieve her ambitious goal of selling $18 million worth of real estate this year, prioritizing integrity and well-being. “I want to reach this milestone without compromising my values or my commitments to my loved ones. It’s about achieving professional success while maintaining authenticity and humanity.”

Amanda Rosander has carved out a niche for herself in the Dallas real estate market defined by genuine human connections and an unyielding passion for helping others. Her journey, spanning over a decade, is a testament to her dedication and authentic approach to her work. Amanda’s story is one of warmth and a deep-seated love for her community and clients.

Born and raised in Mesquite, Amanda is the eldest in a large family. Her upbringing, characterized by humble beginnings, taught her the value of hard work and connection. After being homeschooled, she pursued her undergraduate studies at East Texas Baptist University.

Amanda’s career in real estate began in the summer of 2013, following a fulfilling period as a stay-at-home mom and a stint at a high-profile dermatology practice in Highland Park. “Prior to becoming a REALTOR®, I was a very happy stay-at-home mom of two for six years,” Amanda shares. “Those years were precious, and the transition to real estate allowed me to maintain my involvement in my children’s lives while pursuing a new passion.”

Amanda’s entry into real estate was driven by her desire for flexibility and a deep-seated passion for helping others. “When I obtained my real estate license, my youngest child was in kindergarten,” she recalls. “Being a full-time mom was a huge priority to me. Real estate fit seamlessly into this as I could make my own schedule around what was truly most important to me - my family.” This balance between career and family has been a cornerstone of Amanda’s success, allowing her to be present for her children while excelling in her profession.

Her passion for real estate is fueled by the human connections she makes. “The human connections are what I’m most passionate about,” Amanda says. “Helping a family navigate anything from buying to selling, relocating to the DFW, making wise investments, etc., drives that passion.” This focus on meaningful relationships has set Amanda apart in the industry, where clients are often seen as mere transactions.

The most rewarding aspect of her job, Amanda notes, is assisting clients in achieving their goals. “Being a REALTOR® is truly a labor of love! The biggest reward for me personally is when I assist clients in achieving their goals, whether they are financial through me listing

One of Amanda’s biggest challenges has been managing time and building confidence. “Initially, it was the confidence to advise clients and respond to their questions with conviction and authority,” she explains. “After the first year or so, it’s been time management. And still is! All these years later.” Despite these challenges, Amanda has thrived, thanks to her steadfast commitment to her clients and her ability to adapt to the demands of her roles as a mother and a business owner.

Amanda’s definition of success goes beyond financial achievements. “Success is finding joy and contentment in as many aspects of your life as possible,” she asserts. “Financial freedom is a small aspect of success, in my opinion.” This holistic view of success has guided Amanda throughout her career, helping her maintain a balance between personal fulfillment and professional excellence.

Her approach to real estate is characterized by authenticity and a focus on genuine connections. “I genuinely LOVE what I do. Genuinely love the families I assist. Outside of real estate, Amanda enjoys a variety of hobbies, including interior design, gardening, cooking, and entertaining friends. She also finds joy in mentoring new agents and volunteering in her community, including serving on the Special Events Board of Heath for the city, working to plan Hallmark-worthy events for her small town. Her family remains her top priority, with her son, Hayden, studying landscape architecture at Texas Tech University and her daughter, Berkley, pursuing her passions in photography and travel.

Looking ahead, Amanda is excited about the future of the DallasFort Worth area. “With many companies relocating to the metroplex, I really see a continual increase in new residents, which will naturally translate into more demand for housing across all price points,” she predicts. Her goals for the year include exceeding her sales from 2023, expanding her staging and styling business, and mentoring new agents at her brokerage.
