JUMEIRAH EMIRATES TOWERS DUBAI, UAE

This landmark project is located in the rapidly developing financial center of Dubai. The twin towers, featuring a 52-storey office tower and a 400-key fivestar hotel, rise to a height of 360 meters.

Clad in silver aluminum panels and silver and copper reflective glass, the uniquely contemporary forms of these towers have become a symbol of modern Dubai. Flanking each tower at its base are low curvilinear structures, reminiscent of massive shifting sand dunes, housing parking and service elements.

The towers rise from a terraced podium featuring a boutique retail mall, restaurants, and cafes. Landscaping is an integral feature of the design with undulating land forms, water features, and a variety of plants creating a unique development in downtown Dubai.

EMIRATES NBD HEADQUARTERS DUBAI, UAE

Selected as the winning entry for an international design competition, this prestigious project is located beside Dubai’s historic creek. The 16-storey headquarters of the National Bank of Dubai includes office accommodation, branch office space and banking facilities, complete with underground staff parking. The unique design, clad in gold glass and grey granite, suggests the sweeping sail and curved hull of a sailing dhow, symbolic of the trading tradition of Dubai and a trademark for the bank.

EMAAR BUSINESS PARK DUBAI, UAE

Located at the centre of Dubai’s business environment, the Emaar Business Park is ideally connected to the Sheikh Zayed Road, a major vehicular artery within the city, and is surrounded by stunning views of the Emirates Golf Club.

Our design for these four commercial buildings establishes a distinctive corporate image for this office park. The buildings are designed to Class A office specifications and allow flexibility in tenant use. On-grade and multi-storey parking provides convenient tenant and visitor access to the development. The project features shared amenities including restaurants, cafes, and financial services.

MEDIA CITY OFFICE BUILDINGS DUBAI, UAE

Located prominently within the Dubai Media City business park, these three low-rise office buildings were designed and constructed in a record 12 months. Fronting onto a man-made lake, the high-tech look of these aluminum and glass buildings reflects the image of this ambitious new technology park. The typical floor design for these office buildings features a centralized core within a 2,000 square meter footprint, maximizing efficiency and flexibility for tenants.

TRADE CENTRE KUWAIT

A unique addition to Kuwait’s skyline, this twisting 40-storey office tower rises from a 3-storey retail podium. This downtown project is located along the First Ring Road, fronting onto the historic Al Sour Public Garden. The inspiration for this project comes from our study of spiraling geometric patterns in nature and from our intention to visually connect with the Public Garden via internal gardens that rise through the height of the tower. This sculptural glass-clad tower, 216 meters in height, includes panoramic elevators that provide dramatic views to the city. A stone-clad retail mall provides three levels of boutique retail shops.

AL MADINA TOWER KUWAIT

A recently completed office tower in Kuwait, this commission presented a unique challenge – the refurbishment of an existing 15-storey office building and the addition of a 26-storey tower that complements the project. Located on a prime site in downtown Kuwait, our design approach resulted in the re-cladding of the existing building in aluminum to match the exterior of the new tower. The project was completed in a record 15-month period with minimum disruption to existing tenants.

AL SOUR OFFICE TOWER KUWAIT

A unique addition to Kuwait’s skyline, this exclusive office tower is located on a prominent downtown site on Al Sour Street. The massing of the tower is expressed as a series of floating, curved glass forms suspended over an emerging glass core.

The building provides street-fronting retail and 23 levels of boutique office space.

INFINITY TOWER CAIRO, EGYPT

An innovative design for a 21st century tower located in Cairo. At 200 meters in height, this tower is expected to be the tallest office building in Africa on completion in 2024.

A gateway element on a prominent site within the New Cairo Capital district, this design promises a uniquely engineered solution that caters to flexibility and adaptability. Conceptually designed as a glass volume suspended between solid vertical cores, this tower provides 28 floors of Class A openplan office levels with floor-to-ceiling glass at the north and south edges of the floor plate.

Unique in its column-free plan, the resulting office floors provide variety and flexibility in terms of multi-tenant leasing and layout possibilities. The building includes an office lobby, cafes, car showrooms, bank branches, restaurants, gym and other support retail functions.

The top of the tower includes an open-to-sky garden and an exclusive venue with dramatic views of the New Cairo district. Parking for 770 cars is provided within 5 basement levels.

DIAMOND TOWER AL KHOBAR, SAUDI ARABIA

The 30-storey multi-use tower which combines Class A office, serviced apartments and private apartments is set on a development plot that has a site of approximately 4,000 sm. A 6-storey podium, from which the tower rises, contains entrance lobbies at GF level and 5 levels of parking for the office tenants. Two basement levels are also provided with additional parking for the apartments. Parking provided for a total of 370 cars.

OFFICE TOWER JEDDAH GATE JEDDAH, SAUDI ARABIA

Located on a highly visible site within the Jeddah Gate masterplan, this 35-storey office tower is a marker identifying a significant corner of the development. Compositionally, the additive massing of the tower comprises three elements, each designed in response to solar orientation and heat gain.

A south-facing element features horizontal shading devices while the north-facing façade is significantly more transparent in design. Exterior cladding materials include beige precast concrete, silver aluminum panels, and blue-grey glass.

The project massing includes 6-storey horizontal mass that defines the street edge, providing street-facing retail along the entire length of the site. A landscaped public plaza at the north end of the site includes a vehicular drop-off and entrance to the tower.

The development provides 114,000 sm of gross office space and basement parking of 1,100 cars.

JENAN CITY AL KHOBAR, SAUDI ARABIA

Located on a 47,000 square meter site, the design of this multi-use development is predicated on creating a matrix of inter-connected courts and gardens. Our concept combines horizontally massed low-rise buildings punctuated by towers, varying in height from 12 to 37 floors.

Providing a unique mix of residential, office, retail, and hotel uses, this work/live environment is an opportunity to test possibilities in vertical living within a high-density environment. Employing abstract forms of contrasting solid and transparent elements, the project creates a uniquely singular landmark in the Al Khobar skyline.

This 340,000 square meters development includes 38,000 square meters of Class A office space, a 250-key Hilton hotel, a boutique retail mall, 460 residential units, and parking for 2,500 cars. Currently in design, construction on this project is expected in 2015.

OFFICE BUILDING DHAHRAN, SAUDI ARABIA

The concept for this project involved taking a pure cube form and carving into it, creating an internal courtyard and landscaped terraces for the inhabitants. The structural concept combines strategically located concrete cores and an exoskeleton that allows for a flexible, column free internal office space.

Carved out openings through the form are oriented to capture the prevailing wind. The exterior expression of the building, featuring a diamond shaped structural frame, is a direct result of the overall massing and structural concept for this project.

NUQUL HEADQUARTERS AMMAN, JORDAN

Our design for this office tower was selected as the winning entry in an international design competition.

The concept for this 34-storey tower project, located on a steeply sloping site in downtown Amman, is unique in its introduction of landscape and water elements within a public atrium. This winning concept features a retail pedestrian connection through the site.

AL HITMI COMPLEX DOHA, QATAR

Located on a prime waterfront site along the Doha Corniche, this contemporary project is one of the latest landmarks in this city’s rapidly emerging skyline.

The development consists of a 7-storey high linearly arranged office block anchored by a 15-storey residential tower. The massing of the project is a direct response to the development’s proximity to the water. Abstract building forms, clad in polished and honed black granite, cantilever dramatically over a reflective pool. A sky-lit atrium featuring internal landscaped gardens traverses horizontally between the office blocks and folds up into the residential tower.

Internally, public and private spaces are designed to allow natural light and provide views out to the bay.

SHABLOVSKAYA BUSINESS PARK MOSCOW, RUSSIA The approved concept for this business park in downtown Moscow responds to the urban structure of its residential neighborhood. The development on a 5-hectare site, enhances pedestrian connections along the outer edges of the site and provides an internal landscaped garden that encourages business and social interaction.

The architectural expression of this commercial development incorporates tone cladding along the street facing building perimeter. This condition transforms to a lighter and more transparent expression within the site.

SIMCOE PLACE TORONTO, ON A major downtown development, designed for Cadillac Fairview Corporation Limited, consisted of a thirty storey office tower on a three storey (plus mezzanine) podium. The podium, finished in grey granite and stainless steel highlights, fills the site and included a continuous arcade at street level. The ground floor consisted of street-related and mall retail with four public entrances into the retail area and office tower. An extensive retail area and food court are located on the concourse level.

SAS CANADIAN HEADQUARTERS TORONTO, ON

The client for the unique office development for King Street East, in downtown Toronto, requested a “landmark” facility to reinforce its image as an IT service and training provider.

A dramatic roof form, which incorporates a circular skylight window makes the building easily recognizable from nearby banking towers, where many of the company’s clients reside. Materials included a combination of metal panels and curtain wall, including vision, translucent and spandrel glass.

The availability of natural light is a major design feature which has influenced all aspects of the project. A large atrium space links the upper levels, translucent glass panels run from the floor to desk height to increase light on typical office floors and balconies are available at most levels. A roof top terrace offers views of the lake and provides protected outdoor space for company functions and staff enjoyment. Three levels of underground parking provide space for 88 cars. CENTRE 10 CALGARY, AB

Centre 10 is a 10-storey mixed-use (office and retail) building — 17 floors including the parkade — that offers a 36,000-square-foot floor plate. It was designed on a site previously excavated with seven storeys of existing underground parking already completed. The NORR team was challenged to work within the established building footprint and existing foundations. This development is designed in a true neomodern international style, layered with seven different hues of glass with anodizes aluminum frames to create a visually interesting facade.

The building base repeats this overall aesthetic with an emphasis on transparency for pedestrian interaction. The second level roof-top terrace creates a serene environment for tenants among an urban landscape that features patios on both the west and south sides of the building. Additional building features include a fitness facility, common mail room, operations and a staffed concierge.

45 CHURCH STREET BIRMINGHAM, WEST MIDLANDS, UK

The redevelopment of this city centre site created a headquarters building designed Architecture to provide the highest quality of contemporary office accommodation. From the outset, the intention was to provide a piece of contemporary architecture: this created particular challenges in the approach to the town planning system. Recognising the need to secure the backing of the city council in bringing the development forward, NORR liaised closely with them as the design evolved. By actively and openly engaging interested parties throughout a direct dialogue was established, enabling stakeholders to contribute on key aspects of the design and, where appropriate, for their concerns to be addressed.

This approach was wholly new to Birmingham City Council and was extremely well received. In particular, the normally vociferous Conservation Group was very supportive, welcoming the opportunity to be engaged at an early stage. Similar support was garnered from the city’s Head of Urban Design. A noteworthy benefit of the trust gained through this unconventional approach, was that the NORR team was able to secure a relaxation of the height restriction, whereby the Planning Authority would accept the same number of storeys rather than the same overall height. This allowed for a taller building with appropriate storey heights. Further dialogue resulted in the provision of rooftop plant in addition to the storey height increase. Again, this was only possible due to the support created by the innovative approach to the Planning process.

FLETTON QUAYS DEVELOPMENT PETERBOROUGH, CAMBRIDGESHIRE, UK

NORR is currently working on the design of Fletton Quays, a £120 million development situated on 20 acres of prime riverfront development on Peterborough’s South Bank. The site contains significant technical constraints including ecology, TPO’s, flood risk and highways issues. Sight lines to and from the Cathedral were carefully worked into the scheme, with in-depth consultation with the Conservation Officers The program for Fletton Quays includes the conversion of a Grade II listed former Victorian railway building into office accommodation and the addition of a new Category A office building creating 175,000 sq ft of office space, which includes new offices for Peterborough City Council.

A five multi-storey apartment blocks containing over 300 high quality homes with views across the River Nene. As well as a 160-bed hotel with bar and restaurant. Cultural and Arts Centre within the former Mill and a 412 space multi-storey car park.
