Community Manager’s Message
Eight members picked up applications for the upcoming election to the Board of Directors. The successful top three candidates will serve a term of three years. The member with the least number of votes will serve a one-year term to fill a vacancy. You will soon receive election material; please follow the instructions so that your vote counts. The candidate information will be available on the Web Site and in the community newspaper for the members to review. The deadline for candidates to have their information into the Chalet was June 24, 2022. Please make sure that you follow the instructions when casting your vote for the candidates of your choice. The successful candidates will assume their office at the January 2023 meeting.
We are in the process of preparing lot 51 on Indian drive to accept the sediment that has been removed from Lake Tanglwood in phase one and phase two. We anticipate having the sediment removed from the existing geo tubes and graded on the lot immediately following the Labor Day Holiday.
We are still working on securing votes to extend the Restrictive Covenants. If you have not voted, please contact the Chalet for a ballot. This an important issue as the covenants provide the authority for the organization to operate as a Planned Residential Community. The threshold for approval is a ‘yes’ vote from 67% of the membership. The covenants are set to expire in the year 2043. The Board is recommending a yes vote on this matter. The concern is that the expiration of the covenants may start to show up in title searches.
At the start of the summer there was construction activity regarding the Pocono Lakefront Development. The construction was off Route 507 across from the former White Beauty View property. The initial construction is for a sewage treatment plant that will service the cluster home development bordering the Tanglwood Lakes property. The initial plans call for the construction of several hundred homes and four seven-story towers on the former White Beauty property on the lake side of the property. We will be following further developments as the process moves forward.
The Budget and Finance Committee started the budget process for 2023 in June. The process requires all committee chairs to make requests for funding for items on which the committees have oversight. The road paving program for this year involved the paving of 21 roads that were identified by the Public Works Committee. The board authorized an expenditure of approximately $300,000.00 for the paving. The Environmental Committee has recommended replacing the aeration system in Lake Tanglwood. The system is approximately 15 years old and is beyond its useful life. The system was assessed by two Lake management companies and the Environmental Committee have requested that $30,000.00 be set aside for this replacement. We had an engineering firm provide a second opinion regarding the condition of the dam and spillway. The hope is to make the necessary repairs under a maintenance application as opposed to a complete rebuild. We will continue to work through the process for the best possible outcome.
We continue to issue key fobs for access to the beach property and restroom facility. The fire pit at the beach property is operational. The hours of operation are 7pm to 11pm. Any member wishing to utilize the pit can notify Public Safety by calling 570 241 5022 and they will open the lock on the propane.
We have been experiencing issues with the trash collection. Please be advised that household trash shall only be collected from within trash cans with secured lids which are placed at the roadside. Loose trash left in the can or trash left at the roadside in bags, boxes or other receptables shall not be collected. We appreciate your cooperation. There is no pickup of material such as leaves, branches, twigs. The leaf dump at the maintenance complex is available for members to dispose of leaves only. The compactors for household refuse are open 24 hours a day, seven days per week.
I heard back from the Public Utility Commission regarding the complaint I filed with respect to Aqua’s service to the community. The commission members that I spoke with stated that individual members must file a complaint in the event of any water-related issues. The phone number for the Public Utility Commissions is 1-800-692-7380, bureau of customer service. In addition, you can contacthttps://www. puc.pa.gov/complaints/. The phone number for Aqua’s Regional Office is 570-6470358. It is important that if you have an issue with your water, you as the member must file a complaint. Management, as per my conversation with the Public Utility, cannot file a complaint on behalf of a member. The complainant must be the party that is affected. on or about the said dock or boat. The lease agreement has an attachment that identifies the recommended tie down for a boat with a diagram. The docks were placed on the lake in mid-April and are scheduled to be removed by mid-October. The removal date will be communicated to the members.

I attended a meeting with representatives from Aqua, the water supplier for the community. Bill Vaccaro, Treasurer, and Board member Grace Zoccali were in attendance to discuss concerns regarding Aqua’s communication with the community. We discussed the notification process as it relates to water outages and construction work on the system. We are hopeful that moving forward there will be more open communication with the water system provider. The Public Utility Commission has been investigating a complaint that was filed regarding the water company. The TLCA residents are reminded to contact the water company directly should they be experiencing issues with their water. The contact number in Honesdale for Aqua is 570-6470358. The member must file a complaint for it to be acted on.
There have been several questions that have been raised regarding the dock lease on Lake Wallenpaupack. The lessee agrees and understands that he/ she may not sublet this lease. Lessee agrees that boats not registered with the Chalet and found in a slip will be removed at the owner’s expense and lessee will forfeit slip, with no refund. The contract in Section [2] states in part that Lessee agrees that the Lessor will not be held responsible for any damage or theft of any boat or other personal property located
