Our goal is to attract a buyer to your home that is willing to pay the highest price. We put in the work to help you prepare your home to maximize your price and minimize time on the market. Your four keys to success are pricing, home preparation, staging and marketing.

Pricing

We will not give you a price that you want to hear to simply bind you into an agreement. Pricing strategy must include deep analytics such as past sales, mortgage rates, renter transitions, local corporate hiring forecasts, location, square footage, number of bedrooms and bathrooms, finishes, home preparation, time of year, staging and marketing. Through Sotheby’s databases we have access to the most robust local market data available. Updated daily, these reports along with our experience takes the guesswork out of pricing your home.

Home Preparations

Buyers will pay more for a house if it is clean and fresh and they do not see extensive repair or updating needs. The proper preparation of your home for sale can greatly improve your pricing. Knowing what to do, how much to spend and who to hire are key elements to your sales process. Our vast experience as remodelers and designers will directly influence your financial success. Our internal crew prepares properties daily and is ready to get your home to where it needs to be.

Our Story

Our family originally moved to Lake Oswego in 1965. The foundation of our Real Estate business was built by Erin Nieland seven years later in 1972. As a major force in the Real Estate community, Erin set the precedent as a powerful voice for her clients. Her passion and drive for families moving to and living in the area were unparalleled.

In the early 1990’s Erin’s sons, Quinn and John joined the family business and brought additional expertise in investing, building, remodeling, and rental management. Later on, Nicole Nieland joined the team and brought along her experience in design, staging and contracting. These additional Real Estate tools were a tremendous boost to our clientele and served to significantly grow the business and the wealth of our clients along the way. We regularly work with the family members, friends, and contacts of our original clients. Our focus is professionalism with a personal connection, taking care of individuals and families, and making the selling process easy.
