Why do we exist if not to make the planet better?

we focused on creating our Sustainability Blueprint our targets and commitments that ensure we are leading our industry and creating the buildings of the future

The science tells us that we have until 2030 to reduce our climate pollution by 50% and we won’t get there without dramatic decarbonization of our buildings. Governments and leading companies are responding with more stringent building codes and bold commitments to net zero buildings. The building and construction industry needs to keep pace with breakthrough innovation to ensure we get

Inthere.2021

This was our Nexii brand promise from the beginning, and it’s what inspires us to reinvent how the world builds. Most people don’t know that buildings and construction are the world’s largest source of both climate pollution (39% of global GHG emissions) and solid waste to landfills. How the world builds will determine whether humanity has a livable future.

Profound Positive Impacts

Sustainability is core to our mission to build a vibrant future for people and planet. We are committed to driving towards eight long term impacts across environmental, social, and economic realms. These are long term changes we hope to see in the world as a result of Nexii’s work and partnerships.

As we grow our business and operations, we will do so in a way that actively supports leading global frameworks such as the 2030 United Nations Sustainable Development Goals Our Blueprint is aligned with the highlighted global challenges below:

The visual representation of the ESG issues of most interest to stakeholders relative to their impact on the business provides a powerful lens on our sustainability strategy. The materiality matrix enables us to determine which ESG issues are the most material to our stakeholders and our business and their relative level of importance. To further understand business impact, we assessed differences in perceived short term (less than 3 years) versus long term (3+ years) impact. We then use this deep understanding to refine our strategy and prioritize our sustainability commitments.

Stakeholder Engagement and Materiality Assessment

UN Sustainable Development Goals

We interviewed a range of stakeholders from within the company, including workshops with Nexii’s leadership and Board of Directors as well as external stakeholders. Results helped us identify and prioritize those issues of greatest stakeholder interest and business impact, as well as Nexii’s perceived preparedness on each issue.

The Appendix includes additional details on how Nexii is helping achieve the UN Sustainable Development Goals.

In 2021, Nexii conducted a Materiality Assessment to review and refine sustainability impact areas of greatest importance to our stakeholders and prioritize our ESG commitments.

13

14

The materiality matrix maps business impact vs. stakeholder interest, based on stakeholders’ identified issues

Some ESG issues were considered by stakeholders to have more of an impact in the short vs. long term, and vice versa

A mix of environmental, social, and governance/economic issues rank high in materiality, with eight topic areas viewed as the most critical to our business in the short and long term: embodied carbon, economic performance, climate impact of business, product innovation, eliminating waste, business ethics and integrity, diversity and equal opportunity, and training & education. Several ESG issues were identified by stakeholders as missing from the prioritized list. These, and all prioritized topics, remain an essential part of our sustainability strategy, and we will regularly evaluate their materiality as the companies grows.

Current Performance

third party Life Cycle Assessment (LCA), Nexii walls are estimated to have an average of 31% lower embodied carbon than conventional construction such as precast and tilt up concrete equivalent designs. Our proprietary material Nexiite itself has up to 36% less carbon emissions during production than Portland cement concrete due to lower manufacturing temperatures and less CO2 released from the calcination of limestone 2 Further emissions reductions can be attributed to the quantity of material used and reduced weight in transportation

Embodied carbon is the GHG emissions associated with extracting, manufacturing, assembling and end of life treatment of buildings. Embodied carbon used to be considered a much smaller piece of building whole life impact, with the bulk of CO2 emissions occurring during the use phase.

Our panel assembly process uses ½ ¾ inch layers of Nexiite on interior and exterior panel surfaces. Combined with an EPS insulating core, Nexii panels weigh around ⁄ the weight of pre cast concrete equivalent wall product. Average Embodied Carbon Reduction3 31% 1 https://architecture2030.org/new buildings embodied/ 2 Based on third party LCA research, preliminary results (cradle to gate) show Nexiite ST has a possible range of 20 36% lower GWP than equivalent strength Canadian industry average Portland cement based concrete. To be validated by independent critical review during our EPD process currently underway, as required by ISO standards. 3 Determined through third party LCA versus conventional construction baseline, and averaged across projects modelled to date

As new construction becomes more energy efficient by code, and as we make progress in decarbonizing our energy grid, embodied carbon is taking on an increasingly important role. Between now and 2050, it is estimated that embodied carbon will be responsible for almost half of total new construction emissions.1

What is Nexii doing?

COMMITMENT: 50% less embodied carbon in Nexii products by 2025

A large fraction of embodied carbon impacts is released at the front end of the construction process through designing and specifying high carbon building materials and products. Nexii is committed to attaining 50% less embodied carbon in our products than the conventional construction baseline by 2025. To meet this target, we are pursuing a suite of strategies including: zero emission manufacturing plants, innovative materials, innovative panel design, integration with mass timber and design for reuse.

What is Nexii doing?

Current Performance

COMMITMENT: Net zero operational carbon achieved by Nexii buildings by 2025

Current performance 2021 Average Operational Energy Reduction (TEUI)1 24-32% Average Heating Demand Reduction (TEDI)2 46% Average Operational Carbon Savings (kg CO2/sqft)2 29% CRU 3.0 Operational Carbon Savings (kg CO2/sqft)3 67% Average Heating Demand Reduction (TEDI) 46% 1 Determined through energy modelling of Nexii projects with third party review, with and without industrial/commercial process loads, and averaged across projects to date 2 Determined through energy modelling of Nexii projects with third party review and averaged across projects to date 3 Determined through energy modelling of Nexii's ITP CRU 3.0 with third party review

Reduction in carbon intense heating and cooling loads drives a total overall reduction in building energy use. When paired with high efficiency building systems, controls, windows and doors, and on site renewables, net zero buildings are firmly within our reach.

Thanks to decades of hard work and innovation across the design community, net zero carbon buildings are now possible to build in any climate in the world. Nexii’s high performance envelope is the first step towards slashing operational carbon emissions in buildings.

Operational Energy and Carbon refers to the energy consumption and associated GHG emissions of buildings in use, primarily from heating, cooling, and ventilation. Nexii’s in house energy modelling team and third party consultants assess and review the energy performance of our buildings, using building code as baseline and as built drawings where available provided by the client. Nexii’s whole building solution delivered with Integrated Technology Partners (ITPs) can help reduce energy and carbon even further.

Nexii buildings use on average 1/3 less energy overall and 1/2 the heating energy when compared with standard builds meeting code compliant requirements. Nexii’s Future Ready building design (or CRU 3.0) drives operational carbon savings up to 67% through the integration of key building technologies with Nexii’s envelope, including glazing, HVAC, smart building controls and efficient water systems

The design will meet or surpass the QSR brand’s 2025 sustainability goals and lock in engineering and architecture for stand alone panels flexible enough to be applied to several different building configurations.

We anticipate a building that will reduce operational carbon by 67% based on our preliminary modeling and will continue to drive the design to be Net Zero Ready (80% reduced operational carbon) by the end of 2023. The overall project goal is to create a repeatable and scalable product offering including a defined set of Nexii panels (walls and roofing system) and a bill of materials from our Integrated Technology Partners that can be offered to clients across the QSR vertical.

2. Finalize QSR ITP design and modelling to validate our net zero target in all climate zones, with build targeting Q1 2023 construction.

Nexii partnered with a global quick serve restaurant (QSR) brand to design a prototype Drive Thru Only store, with Nexii providing the structure and systems of these next generation buildings

1. Grow and strengthen Nexii integrated technology partnerships Honeywell, Siemens, Trane, and Pella are confirmed; finishing, acoustics, solar PV, and energy storage partners are in development

3. Explore new marquee clients and products to replicate and extend the ITP model, including charging for fleets and larger vehicles.

What’s Next

Our next steps for net zero carbon buildings include:

Highlight: Future Ready Buildings

Nexii is committed to continuous innovation and is actively working with world class partners to reduce carbon footprint, minimize waste, and maximize energy efficiency for our clients. We created strategic partnerships with Honeywell, Trane, Siemens, Pella, and others, to integrate their leading technologies into our airtight, energy efficient buildings.

20

As Nexii expands to corporate and NCM plants, our site selection team carefully considers the impact of new locations to our corporate GHG emissions, climate risk and resilience. In addition, we are taking active measures to decarbonize existing manufacturing plants, through energy efficiency measures, electrification of equipment, and investment in renewable energy

COMMITMENT: Net zero carbon across our operations and value chain by 2030

Nexii’s SBT sets us on a path towards becoming a netzero company. Once our near term targets are validated, Nexii intends to quickly build upon these to determine our level of continued impact.

Nexii has committed to the Science Based Target Initiative (SBTi) Net Zero Standard and are currently in the process of finalizing our target based on our baseline inventory. Nexii’s near term science based target (SBT) will include absolute reductions for scopes 1 and 2, while our scope 3 targets may include a hybrid of SBT methodologies. We expect these near term targets, across each scope, to be validated by the SBTi within the next two years.

Businesses around the world have moved toward mainstream net zero carbon targets in line with climate science and the goal to limit our planet to 1.5 degrees C° of global warming. In 2019, net zero pledges covered just 16% of the global economy; by 2021, nearly 70% of global CO2 emissions are covered under a net zero by 2050 pledge.1

Nexii designs high performing facilities, shapes business travel choices and builds supply chain relationships to reduce our own operational emissions from the outset. Covering 2021 activities, we established our corporate greenhouse gas emissions (GHG) baseline which highlights how much of our GHG emissions come from Scope 1 (direct), Scope 2 (indirect) or Scope 3 (indirect value chain) activities.

Current Performance

Nexii calculates and reports greenhouse gas emissions in accordance with the GHG Protocol Corporate Accounting & Reporting Standard and with third party review. Calculations are based on invoiced data, real time meters, models, assumptions and estimates or data as reported by suppliers. Our 2021 GHG baseline includes emissions across the organization and value chain, which creates the basis for an emissions reduction roadmap, coming in 2022. The following page explains each scope and the activities included.

Net zero is based on a planetary perspective when the atmosphere is on balance no longer building up greenhouse gas (GHGs). A science based net zero target is a commitment to peaking emissions, driving absolute emissions reductions, and neutralizing GHG emissions that cannot be reduced directly, through investment in protecting and growing natural carbon sinks and/or carbon removal.

1 https://sciencebasedtargets.org/net zero

21

What is Nexii doing?

The figures below show the breakdown of emissions in 2021, across scopes and activities. Scopes 1 and 2, the indirect and direct emissions under Nexii’s control, make up 9% of Nexii’s GHG footprint. Scope 3 represents the majority of GHG emissions at 91%, commonly seen among manufacturing companies due to the impact of the supply chain. The majority of Nexii scope 3 emissions are attributed to purchased goods and services, as well as the transportation of these goods (material ingredients, and to a lesser degree, panel transportation).

23

2. Advance net zero Nexii Certified Manufacturer (NCM) standard plant design, site selection strategy, and sustainability requirements.

3. Automate the collection and validation of annual GHG and sustainability data across Nexii locations, and develop processes, tools and training to extend to NCMs.

1. Implement energy efficiency measures, electrification of equipment, fuel switching, and investment in on site renewable energy and/or renewable energy procurement to decarbonize corporate plants.

Our next steps for net zero operations include:

4. Implement procurement qualification software to support the selection of sustainable suppliers and better track and manage supplier environmental, human rights, labour & anti corruption practices.

Developing a comprehensive GHG baseline provides guidance on the key indicators and metrics to track as Nexii grows. GHG intensity metrics per unit product and per employee measure improvements in the carbon efficiency of our design and manufacturing, as well as environmental impact per FTE (Full Time Employee) over time.

Nexii products are free of LBC Red List materials at levels >/ 1000 PPM concentration. Our R&D team evaluate every new material that goes into a Nexii panel against the International Living Future Institute (ILFI)’s Living Building Challenge (LBC) Red List material Watch and Active lists. Nexii’s R&D team is focused on developing our panel end of life strategy to include product identification, assessment and remediation for reuse, and panel deconstruction. Each element of Nexii panels can be recycled or repurposed at the end of life. are committed to meeting the highest standard of material transparency third party certification such as Healthy Product Declaration, Declare and Cradle to Cradle.

through

NATURE: Protect and support healthy ecosystems

COMMITMENT: Ensure no use of materials known to pose serious risks to human & ecosystem health

Our R&D team evaluates every new material that goes into a Nexii panel against the International Living Future Institute (ILFI)’s Living Building Challenge (LBC) Red List material Watch and Active lists. Nexiite contains zero Red List materials. On rare occasions, a product used in the assembly of Nexii panels may be found to contain trace ingredients of a material of concern. When this occurs, we work with suppliers to innovate around developing non toxic alternatives.

25

What is Nexii doing?

We

Building materials have historically negatively impacted the environment, from decreasing air quality through off gassing to polluting our bodies and ecosystems with toxic substances. Nexii’s innovative and sustainable materials allow us to create healthier and energy efficient indoor environments that meet high standards of air quality and comfort.

1. U.S. EPA https://www.epa.gov/report environment/indoor air quality#note2

Current Performance

On average, people spend 80 90% of their lives indoors, where the concentration of pollutants can be 2 to 5 times higher than outdoors.1 It is vital that the buildings we spend our time in are designed with health and wellness in mind. Designing healthy buildings means selecting healthier materials and products, managing ventilation, and controlling pollutants at source.

26

HIGHLIGHT: Primary Building Materials

Nexiite is our proprietary material that is a more sustainable alternative to conventional concrete, comprised of sand, high quality aggregate and a binder, with no LBC Red List materials. Nexiite’s composition facilitates a rapid curing process, attaining higher compression strength faster than concrete. Nexiite is estimated to have up to 36% lower carbon emissions during production than Portland cement concrete. Further emissions reductions are due to the quantity of materials used and weight to transport. Assembled Nexii panels weigh 15 20% the weight of pre cast concrete equivalent products.

Nexii product design and material selection is optimized for a range of factors, including sustainability, manufacturability, strength, safety, durability and resilience. We continue to explore innovative materials that can help drive our performance metrics while maintaining the Nexii brand quality. Three primary materials currently used in our panels are Nexiite, insulation and structural reinforcement

Insulation forms the core and creates thermal breaks in our panel system. We currently use expanded polystyrene (EPS) and Rockwool between Nexiite layers. Our goals are for a light, water resistant core with low vapour permeance while providing efficient thermal protection. EPS bonds covalently with Nexiite during manufacturing, reducing the need for adhesives or sealants. It can also be recycled at many stages of its life cycle. We maximize recycled EPS content in our panels, and offcuts are either used to protect panels in transit or sent back to the supplier for reuse. Nexii is exploring supplementary bio based insulation materials as part of our commitment to drive down the embodied carbon of our products.

Structural reinforcement adds strength and integrity to Nexii panels, from structural members to connector details. Steel can have a significant impact on product embodied carbon depending on the manufacturing process used (blast oxygen furnace or electric arc furnace), transportation distance/method, and amount of recycled content. Nexii is actively working with our major suppliers to assess and prioritize sustainable steel sourcing. We seek to source steel manufactured using electric arc furnaces powered by renewable electricity, with a high recycled content. We are also actively developing low carbon alternatives like mass timber for these structural elements.

2. Advance strategy to expand Healthy Product Declaration (HPD) certification capabilities with a view to rigourous transparency standards e.g. Declare and Cradle to Cradle

27

Our next steps for healthy materials and transparency include:

What’s Next

1. Strengthen processes and management systems and liaise directly with suppliers to maintain healthy materials and chemicals used in Nexii’s products and plants

3. Further develop Nexii's panel recycling and reuse strategy, including recycled content sourcing, panel identification, take back and remediation, and next life.

At Nexii, we are committed to doing better by embedding Zero Waste principles into our design and manufacturing process, achieving zero waste certification at our plants, eliminating waste on our construction sites, and developing relationships with suppliers and local reuse markets for any end of life materials we generate.

Nexii’s is working towards TRUE certification for our Squamish manufacturing plant 3 The scope of work includes developing a baseline, initiating a 12 month performance period, establishing zero waste policies and procedures, and communicating with vendors. Our Zero Waste targets will be supported by internal policy, education, training, and signage and readily transferable to our NCMs. https://www.epa.gov/smm/sustainable management construction and demolition materials https://digibuild.com/new methods and technologies to reduce construction waste/ https://true.gbci.org/ by 2023

In Squamish

Not only do landfills have a negative impact through ecosystem disruption, land use, and environmental pollution, but they also negatively impact air quality and contribute to climate change through the emissions of greenhouse gases.

Current Performance

What’s Next

1. Develop approach and partnerships for hard to divert material streams. Assign Zero Waste champion to each plant location with role expectations developed. Develop Zero Waste educational material, signage and training. Leverage experience in Squamish to build a TRUE Net Zero Certification roadmap for other corporate plants and NCMs

COMMITMENT: Zero Waste certified manufacturing within 2 years of opening each plant

Our precision off site manufacturing of panels and rapid assembly of buildings enables us to generate near zero construction waste. All the transportation materials we bring with us to a project site (primarily to protect panels in transit) are returned to the plant for reuse/recycling. Similarly, our manufacturing plants are designed with Lean principles that reduce waste at every stage of operation.

What is Nexii doing?

Zero Waste

Our next steps for zero waste include:

4.

1

The construction industry has a significant impact on land, air quality, and water supply due to the standard practice to dispose of building products or a building at their end of life. Construction and demolition projects filled U.S. landfills with almost 145 million tons of waste in 20181. As much as 30% of all building materials delivered to a typical construction site can end up as waste2!

Our nature working group is establishing our Habitat Conservation Program, along with the accompanying tracking system, partnership criteria and KPIs.

Urbanization, construction and the built environment have a tremendous impact on the land, to the detriment of wildlife habitat and ecosystem health. Scientists agree that for biodiversity and ecosystems to thrive, Nature needs half of the space available on Earth1

COMMITMENT: Restore equal amounts of habitat as the land footprint of our corporate projects by 2025

Current Performance

29

As Nexii develops buildings in urban areas and disrupts terrestrial land, we will build strategic partnerships to protect, restore and sustain equal amounts of natural habitat to ensure clean air, water, soils and a healthy, livable future for generations to come. Projects may include restoring ecosystem processes, habitat and/or individual species in priority areas.

At Nexii, we define "land footprint" as the amount of land that Nexii buildings stand on. Every building has a footprint, and underneath that footprint is land that has been impacted and removed from natural processes. There is also land impacted by the extraction of materials to make building products. By 2025, we are committed to calculating the land footprint of our corporate projects and restoring equal amounts of natural habitat.

What is Nexii doing?

1 https://www.half earthproject.org/ Restore Nature What’s Next Our next steps for habitat conservation include: • Develop tracking system to include developed, protected, managed, restored area • Establish regional conservation partnerships • Outline high level habitat restoration criteria aligned with Nexii's long term profound positive impacts.

Better than

Industry LTIR Average 78%

By 2025, we are committed to meeting or exceeding 50% of industry average TRIR and LTIR, with the ability to adjust our target to 85% over time.

Product Performance Tracking:

Our Green Metrics Highlights summarizes key metrics from across projects modelled to date, compared to conventional construction materials and assembly approaches, working with third party consultants to verify and validate our data. This is just the beginning. We strive to improve every one of these metrics.

Green Metrics

39

Nexii is performance driven. We measure, model, test, and track the environmental impact of every panel product and building that we assemble. This is so we can continuously learn and improve to break through new barriers and adapt our products to different contexts, whether climate zone or building typology.

40

• Current estimates provided are based on energy modelling with third party review and averaged across Nexii projects to date. Energy use is often driven by the tools and equipment specific to the business in the building known as process loads. With these loads included energy savings average 24%, without, energy savings average 32%.

Non Toxic Buildings

• Determined through third party Life Cycle Assessment (LCA), versus conventional construction baseline such as steel stud and high performance tilt up concrete and averaged across projects modelled to date.

Near Zero Waste

Well Insulated

• Nexii’s whole building solution reduces on site construction waste to near zero through a combination of precision manufacturing, flat pack transportation, and on site assembly.

Healthier Indoor Environment

• Nexii envelopes typically provide a nominal R value of R34 for a 10” thick panel, and effective R values in the high 20s, with ability to increase or decrease insulation depending on building typology and climate.

• Our R&D team evaluate every new material that goes into a Nexii panel against the International Living Future Institute (ILFI)’s Living Building Challenge (LBC) Red List material Watch and Active lists. Nexiite itself contains zero Red List Materials.

Energy Savings

• Preliminary third party LCA modelling for an industrial / warehouse building typology suggests Nexii’s industrial panel design uses approximately 60% less freshwater in manufacturing than the high performance concrete tilt up envelope equivalent.

• Based on third party LCA research, preliminary results (cradle to gate) show Nexiite ST has a possible range of 20 36% lower GWP than equivalent strength Canadian industry average Portland cement based concrete. To be validated by independent critical review during our EPD process currently underway, as required by ISO standards.

Water Savings

Lower Carbon

• Nexii’s whole building solution delivered with Integrated Technology Partners shows greater overall energy savings than the Nexii envelope alone.

Green Metrics Notes

• Preliminary third party LCA modelling for a high rise building typology suggests Nexii's ornamental panel design contains 63% less embodied carbon than the precast concrete equivalent.

• Upon construction completion, third party blower door tests of Nexii buildings show air leakage rates 36 44% lower than building code baseline. Nexii’s design permits fewer and improved air sealing details.

• Operational energy and carbon savings compare Nexii design to an equivalent standard build meeting energy code compliant requirements. Projected savings vary depending on building typology, panel design, process energy loads and location.

On site construction waste, excavation, and groundwork all with potential ecosystem disturbances are near zero with the Siemens Nexii EV unit. There are also substantial reductions in required labour and minimized potential safety issues with the rapid assembly, modular

Built using Nexii’s sustainable building material, Nexiite, and developed in a modular design, this prototype makes installing EV chargers faster, more cost effective, and with reduced impacts to the environment. Nexii panels are used to create the vertical structure to support Siemens Sentron™ Busway systems that connect power to the EV chargers. Installation and anchoring of the panels is achieved with screw piles allowing for quickly assembling the system into existing parking lots with minimal on site disruption.

Project Innovation: VersiCharge

41

Through collaboration with our Integrated Technology Partner, Siemens and Nexii jointly developed the concept of Modular Overhead Busway Enclosure System (MOBES), now branded VersiCharge XL a new sustainable EV charging prototype, developed and patented for charging electric vehicle fleets in outdoor environments.

Thedesign.VersiCharge

XL prototype was rapidly conceived and developed in six months, from ideation to implementation. Prototype installation took only three days at Siemens’ Research & Development hub for Electrical Products and eMobility solutions, in Atlanta, Georgia.

Nexii's building panels are designed to be continuously reused, with assembly simply requiring craning the pieces onto a foundation and bolting them together.

42

Circular Economy Innovation: Design for Building Reuse

“The design life cycles of conventional buildings are much shorter than the potential lifecycle of the materials and the construction themselves. That leads to a lot of waste. We want to be a company that’s doing things differently in that regard,” says Vice President of Sustainability, Zosia Brown.

Nexii recently published a Design for Reuse Case Study that models true circularity in the built environment. The Nexii Reuse Case Study identifies several significant advantages of the Design for Reuse model, including waste reduction, avoidance of new material use, improved wellness of construction workers and employment generation. Read the case study here

Designing a building with the end in mind and planning for disassembly and reuse rather than demolition is the idea behind “Design for Reuse.” Architects and designers plan buildings from the outset with a view that they will be dismantled at the end of their service life and reused in whole or in part. This circular economy approach to building and construction plans waste out of the system, ensures efficient resource use, and continuously recirculates high value materials.
