My Father’s Day Weekend Was Definitely A Dream Come True!

Twenty years after having both of my knees arthroscoped, and after too many years of trying to deal with being bone-on-bone in both knees (and walking with an obvious limp), I finally decided to get my knees replaced.

Yes, I was motivated for myself, as I wanted to improve my quality of life, but my true motivation was that I wanted to be able to dance at my 30-year-old son Jake’s wedding to Meghan Hathaway, which just happened to finally take place on the Saturday night of Father’s Day weekend.

I say “finally” because Jake and Meghan had to twice put off their wedding celebration with their family and friends, due to concerns about Covid-19, even though they were married at a courthouse more than three years ago.

While they were waiting for their first party in 2020, they became pregnant with my now 2-1/2-year-old grandson Jackson (Jax).

The renewal of their wedding vows and reception, which were held in Miami, will forever be among the highlights of my life.

Perhaps best of all, for me, was that I did accomplish my goal — only nine weeks after having my right knee replaced and 17 weeks after receiving a new left knee, I did indeed get to dance at Meghan and Jake’s big event.

I was one of somewhere between 150-200 people — more than 50 of which were members of Meghan’s huge family from Boston — who were able to participate in this magical celebration of their love.

One of the other highlights of the weekend was getting to spend some grandpa time with the adorable Jax — who looks almost exactly like Jake did at the same age (some people even said he looks like me, which made my heart melt). Jannah and I also were able to spend a lot of quality time over the course of the weekend with more than a half-dozen of Jake’s closest friends from Wharton High, some of whom I didn’t recognize at first because I hadn’t seen them at all since their high school days more than a decade ago.

It also reminded me of how precious this life is, as neither my own father nor mother — Jack and Marilyn Nager — were able to attend the wedding, due to health concerns, although my sister Bonnie was able to make her way down from her home outside of Philadelphia to share this most joyous event.

I can’t imagine a more perfect Father’s Day gift or a better weekend. I finally got to witness the celebration with this most beautiful (inside and out) couple and my older son Jared absolutely killed it with his Best Man speech at the wedding — “I never thought I had a problem making friends until I found out that Jake had more than eight groomsmen. To me, it seemed like kind of an excessive number, but it did make me question my own popularity.” J-Man made me so proud and he even gave me credit for helping him become a better writer. I also got to join in the fun, as I made a toast of my own to the happy couple at their rehearsal dinner.

If there’s ever been a happier father on Father’s Day, I’d like to meet him. Congratulations to Jake, Meghan and Jax, to Meg’s mom and dad, Janice and Kevin Hathaway and this happy couple’s entire family.

Penny For Pasco Renewal On November Ballot

By JOHN C. COTEY John@NTNeighborhoodNews.com It’s officially campaign season and one of the most noteworthy items on the ballot isn’t a Democrat or a Republican.

It’s the Penny for Pasco sales tax referendum.

By a 5-0 vote, the Pasco Board of County Commissioners (BOC) voted to put the referendum on the Aug. 23 Primary Election ballot, hoping for it to be renewed for another 15 years.

The current Penny for Pasco tax expires in 2024. If renewed for a third time, the penny tax is expected to produce $1.9 billion from 2025 through 2039.

The Penny for Pasco revenues are used for a number of quality of life improvements throughout the county — for things like fire rescue services, roads and sidewalks, new schools and parks and economic development.

The money is split between the Pasco School District (45 percent), the county (45 percent) and Pasco’s municipalities, including Dade City, Zephyrhills, New Port Richey and others (10 percent).

renewal. Seney was one of the community leaders in 2004 who pushed to get the first referendum passed by advocating for it and rounding up support. It wasn’t easy. The referendum passed 52-48 percent but it was a hard and bitter fight.

MP Connector To K-Bar Ranch

Closed Again After Confusion

However, it will be open again.

That’s basically where the Meadow Pointe Blvd. connection to K-Bar Ranch Pkwy. saga stands at the moment, after a few weeks of confusion for Wesley Chapel and New Tampa residents.

The long-awaited connector is currently closed. According to Tampa City Council member Luis Viera, who represents the New Tampa area, the roadway is “technically private property until the Tampa City Council approves the plat later in July 2022.”

Following that approval, the roadway will have to pass an inspection by Pasco County, which will then officially approve it. The City of Tampa has already inspected the connector.

Until all of that red tape has been completed, developer M/I Homes will retain ownership of the roadway and the barricades will stay up.

Viera was under the impression that the connector was completed when he noticed that the barriers had been removed and contacted the Neighborhood News on May 30.

A few weeks after driving the road a few times and posting a story online about the connection finally being made, the Neighborhood News received more than a dozen inquiries on social media asking why it was suddenly closed again.

After a number of social media conspiracy theories were floated, Viera says he was told by City of Tampa staff that the connector was only meant to be open to provide utility access to fully complete the work, as well as removing old signs like the dead-end sign on Meadow Pointe Blvd.

However, the thirst for a connection heading north from New Tampa to 6

Wesley Chapel was bound to attract K-Bar Ranch residents, who have been clamoring for years for additional points of egress.

Currently, the only way out of the western end of K-Bar Ranch is via Kinnan St., or by driving through busy neighborhoods and past Pride Elementary on Bassett Creek Dr. “This was absolutely important,” said Cindy Gustavel, a K-Bar Ranch resident since 2015. “I think some people saw this as a way to get to malls and restaurants, but most of us just saw it as a way to make living here safer.”

The City of Tampa will organize a formal opening ceremony when the roadway has been completed, likely later this month or in early August.

That keeps with the original schedule that City of Tampa chief traffic management engineer and head of the Smart Mobility Division Vik Bhide laid out in March. Bhide said then that the roadway would officially open in July.

The Meadow Pointe Blvd. connector is one of four connection points originally planned on K-Bar Ranch Pkwy. for the K-Bar Ranch community. The first, where Kinnan St. meets Mansfield Blvd. in Meadow Pointe II, was denied by Pasco County and continues to only be open to emergency rescue vehicle and police traffic. Meadow Pointe Blvd. is the second, and the other two — at Wyndfields Blvd and Morris Bridge Rd. — are at least two years away, according to Bhide.

So, while a new connection is something to be happy about, many K-Bar Ranch residents still strongly believe the Kinnan-Mansfield connection should still be opened to vehicular traffic as well.

“There’s a huge appetite for that,” says Gustavel, who serves on her neighborhood’s HOA board as well as on the K-Bar Ranch CDD board. “I don’t think that will ever go away.”

Two Nearby Projects & Nearly 10,000 Jobs, Get BOC’s Green Light

By JOHN C. COTEY John@NTNeighborhoodNews.com The Pasco Board of County Commissioners (BOC) was busy in June.

During meetings on June 7 and June 28, the commissioners voted unanimously, and without any debate, to approve performance-based incentive deals for two large projects expected to completely transform the one-time sleepy I-75/S.R. 52 intersection known previously for its truck stops.

The first deal approved was the big one — on June 7, the BOC paved the way for a new development on 965 acres at the southeast corner of 75/52.

The project, called the Pasco Town Centre, is expected to generate 5,988 jobs and will include 4 million square feet of industrial uses, 725,000 sq. ft. of office uses and 400,000 sq. ft. of retail uses, plus room for 300 hotel rooms and 3,500 homes.

According to the agreement, the mixed-use project will be, “The I-75 corridor’s gateway project into Pasco County.”

The county is contributing $55.8 million in incentives to project developer Columnar Holdings, $46.2 million from ad valorem tax rebates

and $9.6 million from the Penny for Pasco fund. All of the payments will be deferred and accrued in a county escrow account for the company until 1 million square feet of industrial/office space has been built.

project, the county is expected to gain more than $386 million in estimated property tax revenue through 2061 (40 years) and a total economic output of $604 million.

director of the Office of Economic Growth, told the BOC. “This is the most productive agreement that I’ve brought forth to date to the Board,” he said.

Engel said this project comes in at $9.60 per square foot, while the Rooker project, two 200,000-sq.-ft.

Industrial warehouses approved for I-75 and Old Pasco Rd. in San Antonio that broke ground in 2021, was $9.80 a square foot.

As part of the deal, Columnar will have to provide $70 million in infrastructure, like roadways and sewer and water lines.

“When you put it all together — the road, the utilities — that’s well over $200 million before the developer can even get $1 out of the escrow account,” Engel says. “That’s a very significant gesture and a commitment to the project the developer is making.”

Engel also said the new development will be a boon to the area and to companies that are looking to move to Pasco County. The county is eager to accelerate the project because, “We do not have suitable space for companies to come in to that area right now, and we have tremendous demand for that,” he said.

Connected City at the north end of Wesley Chapel, and Michael Wolf of Columnar Holdings said the goal is to make his project synergistic with the Connected City when it comes to local travel.

“We think it’s so important to truly get that activation, to have folks be able to run, bike, golf cart, what have you,” he said. “If we don’t have those components, we won’t be able to activate that space.”

The Town Centre still has to go through the rezoning process, but Phase One is expected to be completed

by June 30, 2024, with the final two phases finishing up by the end of 2026 and 2028, respectively.

Northpoint Project

A second, smaller project was approved by the BOCC on June 28, with commissioners voting unanimously in favor of a $6.3-million incentive package for a project on roughly 218 acres near the northeast corner of Interstate 75 and State Road 52.

Northpoint Development LLC is building a 1.4-million-sq.-ft. build-tosuit site expected to yield 2,400 jobs when completed.

Build-to-suit projects are typically facilities specially constructed to meet the specifications of a particular user, who currently is unnamed.

According to Clark Hobby, who represents Northpoint, the original site

was smaller but the developer acquired an additional 56 acres to the north.

With nearly $10-million in costs just for road improvements, the developer asked for $6.3 million in assistance.

“This is an exciting project,” Hobby said. “It is being designed and will be constructed for a major regional distribution center that will include a significant number of jobs.”

If the end-user backs out, the county won’t lose any money. But, Hobby said his client is so confident in the deal, “we’re planning on starting construction in late August, to early September.”

Hobby said the building will be a half-mile wide, and Engel said the total size will be roughly equivalent to two football fields.

The county’s Office of Economic Growth calculates that the Northpoint project will generate $19.1 million in ad valorem taxes over 20 years, and inject $282 million into the Gross County Product (GCP) during construction.

Once completed, the county says the annual recurring benefits to the GCP will average $227 million, and the return on investment is 195:1 for every dollar the county is providing in assistance.

Both 75/52 projects are in Commissioner Ron Oakley’s District. He supports both projects and called them a win-win for the area.

Downtown Avalon Park To Host Groundbreaking

Three major projects promising to transform Wesley Chapel have been in the works for years.

One of them, the KRATE container park at the Grove, launched last month to great reviews and is, arguably, the hottest spot in Wesley Chapel at the moment. Another, the Town Center area in Wiregrass Ranch, is still more than a year off.

Next up: Downtown Avalon Park Wesley Chapel.

Avalon Park Group/sitEX announced in June it has entered into an agreement with Lema Construction to start construction at Downtown Avalon Park Wesley Chapel. The budding community will break ground on Thursday, July 14, on the first phase of its downtown area.

The groundbreaking ceremony, to be held from 4 p.m.-6 p.m., will feature refreshments as well as performances and entertainment by Jazz Under the Starz, The Wesley Chapel Theater Group and the Pasco County Fine Arts Council.

The three-story, 73,067-sq.-ft. mixed-use building will include 40 multifamily apartments and 23,720 SF of commercial/retail space on the ground floor.

include a 12,000-sq.-ft. food hall to be called the Marketplace at Avalon Park, as well a co-working space called “The 5th Floor.”

Both concepts already exist at the flagship Avalon Park Orlando. The 5th Floor in Orlando includes 22 private offices, 12 dedicated desks, unlimited virtual offices, three conference rooms, and

presentation/event, wellness, podcast and mail rooms, as well as a café.

“This phase of construction really helps us move even closer to that vision of building a place where families can build memories and traditions together in a town they can call their own,” said Beat Kahli, the CEO of Avalon Park Group/ sitEX, in a press release. “And, while this

may not be the most cost-effective time to begin construction, we feel like it is important to continue on to the next step in developing our vision for Avalon Park Wesley Chapel.”

Additionally, a 2-acre community park with an amphitheatre will begin construction later this summer, following permitting. Construction of both the mixed-use building and the park are scheduled for completion in late 2023.

Kahli says he is investing more than $700 million in the downtown project — with a $33-million incentive package from Pasco County.

Upon completion, Avalon Park Wesley Chapel will include more than 1,800 acres hosting roughly 400,000 square feet of retail and 100,000 square feet of office space in its downtown area.

Construction of Downtown Avalon Park Wesley Chapel actually began in 2018, with the addition of the Pinecrest Academy K-8 Charter School, which is currently under construction in its second phase. With nearly 600 students already enrolled, the current construction will add approximately 600 6th-8th grade student stations.

Home Is Where Mom’s Heart Is For Local Family

By JOHN C. COTEY John@NTNeighborhoodNews.com Nazeraeh Montrond has thought about it a lot, and the first thing she says she is going to buy for her family’s new Wesley Chapel townhome is a nice wooden table, or maybe a wooden chest.

On it, she will place side by side the urns of her parents — U.S. Army Sergeant Alberto Montrond, who was killed by an Improvised Explosive Device in Afghanistan in 2006, and Christl, who died in 2021 from several health issues.

“It will have to be nice,” Nazeraeh says. “It will have to be something I know she would put in her living room. My mommy had high standards.”

The three-bedroom townhome in the Wesley Reserve community at Chapel Crossings, which Nazeraeh and her three siblings will move into next month, is being built and provided mortgage-free by PulteGroup’s Built to Honor® Program in partnership with Building Homes for Heroes®, a 501(c)(3) nonprofit that has provided 300+ homes for injured military veterans and their families since the 2001 terrorist attacks.

PulteGroup’s program, launched in 2013, thanks returning military personnel who have been injured during their term of service by providing mortgage-free

homes to veterans and their families.

The program has built and donated more than 70 homes across the country, including five in the Tampa Bay area since 2016.

after her siblings, cooked and cleaned and became a rock for the rest of her family.

“I loved it, changing diapers, and cooking and cleaning the house,” Nazeraeh says. “I just loved making my mom happy.”

But, when Christl got sick in late 2020, the combination of kidney failure and Covid-19 giving her limited time left to live, Nazeraeh couldn’t help but fear for the future.

“I didn’t want to believe it,” she says, “but I just knew she wouldn’t leave this earth if she didn’t think I could handle it.

I just had to keep my composure, because of my siblings. I’m their only person.”

She was only 21, and was trying to balance life as a full-time college student with a full-time job, and had three younger siblings — 10-year-old Bentley, 14-year-old Arabella and 18-year-old Kevyn — that would be her responsibility.

And then, in March of 2021, Christl passed away.

“They told us in September 2020 she had three months to live, but she lived three months longer than that because she was a fighter,” Nazeraeh says.

Nazeraeh is continuing that fight.

“I’m not going to lie, it’s tough,” she says. “You go from fun sister to parental mode. “I’m responsible for how they turn out as adults. They learned everything that

my mom taught them, and now everything else is up to me. It has been tough, but it works. We all make it work, we’re a team, and we get things done as a team.”

Christl had been friends with Sally Farrell of the Military Warriors Support Foundation, that has helped other military veterans and their families in the past receive homes, helped pass along the family’s story. Nazeraeh says she was encouraged by Farrell to apply for housing.

Nazeraeh did so, but didn’t think much of it, knowing there were lots of other families in similar predicaments.

But, while on a cruise in March with her siblings on the one-year anniversary of her mother’s passing, Nazeraeh received a call from Gina Cerami with Building Homes for Heroes, which works with PulteGroup’s Built to Honor program by identifying recipients.

Cerami said there was some property in Wesley Chapel she wanted Nazeraeh to look at, and she took her siblings to check it out.

“I told them not to get their hopes up,” Nazeraeh says. “I told them we were just window shopping for the future.”

The home, just a mile from where Christl last lived, was already under construction. As they walked in between the home’s framing, they were told, “This is where a bedroom will be”...” This will be the kitchen,”....and so on.

Ten minutes later, they let Nazeraeh know – “This is your home.” She and her siblings were handed sharpies to write messages on the wooden frame. Nazeraeh started crying, writing her messages while wiping away tears.

“For He will order His angels to protect you where you go.” (Psalms 91:11 NLT) “Peace be to you and peace be to your house, and peace be to all that you have.” (1 Samuel 25:6) “My health may fail, and my spirit may grow weak, but God remains the strength of my heart; He is mine forever.”

(Psalms 73:26) Nazeraeh and her siblings also doodled some drawings of their parents.

“It was really an emotional moment,” she says. “My siblings, they don’t really understand, it was just a house, ‘Why is this girl crying; what is wrong with you?’

But in reality, this alleviated a huge stress of mine, because when I graduate college next summer, my benefits from my father that helped me pay for our living right now will be cut off. I won’t have to scramble next summer thinking about where we were going to live…those tears were real, so real, my siblings laughed but I didn’t care. I just bawled my eyes out because I really didn’t know what I was going to do. This genuinely has saved me and my family.”

to where they used to live, and in a school zone that was so important to her mother.

“It’s like she brought us back to where she wanted us to be from the beginning,” Nazeraeh says. “It’s like she chose that house.”

And, not that Nazeraeh needed any more convincing that her mother had a spiritual hand in the family’s good fortune, it’s very likely the move-in date will be August 25, Christl’s birthday.

Nazeraeh, who graduated from Tampa Catholic High, is expecting to graduate from USF next summer with a degree in Health Sciences. She currently works in database management with Junior Achievement of Tampa Bay, a nonprofit that teaches financial literacy to elementary, middle and high school students.

She continues to stay focused on her siblings, while planning for the future. She is burdened by responsibilities that most 22-year-olds don’t have to deal with, and she is tackling them all head-on. Having a place to live has opened the door to a brighter future for everyone in her family.

Sometimes, for fun, she and her family will visit the model home and just look around. Her siblings have picked out the colors of their rooms and can’t wait to start painting, and Nazeraeh is determined to find that perfect table to honor her parents.

Moving day is coming up fast. Nazaraeh may have wondered how she was going to make it all work in the past, but now she is certain brighter days are ahead.

“This really is so life changing,” she says. “This is our last home. We have moved around a lot. We’ve never been at a school for more than two years. It’s nice to know that this is permanent. I love that feeling knowing that they know this is their space and it’s not going anywhere.”

First-Ever RADDSports Charity 5K Runs To Fund-Raising Success!

Fresh off last year’s successful golf fund raiser at Lexington Oaks Golf Club, the RADDSports Charity 501(c)(3) nonprofit organization is now 2-for-2.

The charity, which is the nonprofit arm of RADDSports, the private partner of Pasco County responsible for the sports programs at the county-owned Wiregrass Ranch Sports Campus, hosted more than 100 runners and their families at its firstever Charity 5K, 1K, Kids Run and Family Fun Festival.

The run and festival were held at the Sports Campus on June 18. RADDSports president and Charity Board chair Richard Blalock says that he is proud that the event raised enough proceeds to provide scholarships for more kids who can’t afford RADDSports’ programs.

“This is still all about changing the culture and helping young athletes, regardless of their ability to pay, participate in our programs,” Blalock said. “Plus, it was a fun day for everyone who came out to participate.”

In addition to the various runs, RADDSports’ sponsors, vendors and business partners had booths at the event. Final fund-raising totals for the RADDSports Charity 5K & Festival had not yet been tabulated at our press time.

Chamber Up For National Award!

CEO Hope Kennedy has had a hand in putting Wesley Chapel on the map with her stewardship of the former Greater Wesley Chapel Chamber of Commerce, now known as the North Tampa Bay Chamber (NTBC).

Later this month, Wesley Chapel, and its massive growth, could play a hand in putting the Chamber itself on the map.

On July 26, Allen and Board member Michael Berthelette will be in Indianapolis answering questions from the Association of Chamber of Commerce Executives (ACCE) judges in a final test to see if the NTBC is named the Small Chamber of the Year for the entire country.

The extensive application process got the NTBC to the finals, but the 45-minute Q-&-A session on July 26 will account for 2/3 of the NTBC’s score.

The following night, at the Awards Show at ACCE’s annual convention in Indianapolis, the winners will be revealed.

“When I first looked at the application I giggled,” Kennedy says, referring to how difficult it looked. “But Javan (Grant, the current Board chair) convinced me to do it.

(The application) ended up being 31 pages long. It’s very comprehensive. However, the end result is that we are a Chamber of the Year finalist.”

The NTBC touted two of its programs

in 2020-21 in its application — a Road Show in which Kennedy went to businesses during the Covid-19 pandemic and filmed interviews for social media, letting people know which businesses were still open, and the Chamber’s reimagined Celebration of Excellence awards program, which was held both in-person and virtual last November.

The NTBC is a finalist in Category 1, the smallest category, along with the Mason City (IA) Chamber and the Zionsville (IN) Chamber.

The ACCE is comprised of more than 1,600 Chambers of Commerce from across the U.S. It will name four winners in four different categories (according to size, budget and location of the chamber).

“This is the Academy Awards for Chambers of Commerce, Kennedy says.

“For me, this is the pinnacle of my career.”

The NTBC has 570 members, many of which are from Wesley Chapel and New Tampa, although there also are member businesses located in western Pasco and north Pinellas counties. Kennedy said when she started at the Wesley Chapel Chamber 11 years ago, there were roughly 200 members.

Awards are nothing new for the NTBC, which won the 2019 Small Chamber of the Year for the state of Florida from the Florida Association of Chamber Professionals (FACP).

New Tampa Business Owners Find Success At Krate

For entrepreneurs, finding a place to start a new business in New Tampa can be tricky. Space can be limited. Prices are high.

New development is scarce.

At the new KRATE at The Grove container park in Wesley Chapel, however, the plan was to lure those entrepreneurs in with a flashy concept — a park filled with converted shipping containers with bright murals painted on the side — and a less expensive entry point, with some container rents beginning at roughly $1,500 a month.

After a wildly successful opening day, the container park continues to boom for many of its owners, including a group of current and former New Tampa residents.

Wesley Chapel Community Celebrates Twins’ Birthday Robert Roush knew a traditional birthday party was out of the question for his twin sons Donald and John, after John was diagnosed with leukemia in May. So, Robert took to Facebook and crossed his fingers. A 26-year resident of Wesley Chapel, he hoped he could rally enough people willing to drive by his home and offer a happy seventh birthday wish for the boys from their vehicles.

Wesley Chapel didn’t let him down.

More than 100 vehicles drove by the Roush home in two hours in Fox Ridge, honking and hollering birthday wishes, including fire trucks, a motorcycle club and some classic cars. Many waved elaborate signs wishing the twins a happy birthday, others handed out gifts for them.

“Honestly at first, we were apprehensive,” Robert said. “We’ve lived in Wesley Chapel for 26 years and I’ve seen how much it has changed with so much growth (and new people) the last two years and worried maybe it was losing that sense of community…but I was overwhelmed in a very good way. We saw that, at the core, the community is still there.”

Donald and John waved back from the front lawn of their home. They posed with firefighters, who brought gifts. John got to see teachers and his classmates from Quail Hollow Elementary, who he never got to say goodbye to this school year due to his untimely diagnosis.

“That was a big deal for him,” Robert said. “Missing the last weeks of school was really, really tough for him.”

John will not be able to attend classes in the fall, and will be home schooled by Robert. John’s mother Laura is a teacher’s assistant at Quail Hollow and is taking classes to become a teacher.

In May, John, who hadn’t been himself for months, was taken to St. Joseph’s Children’s Hospital, where he was diagnosed with leukemia.

He spent the following 11 days in the hospital. The doctors say there is a twoyear battle ahead of the family, but Robert says people who have children with leukemia or have already been through it have

told him that two years “is a pie in the sky” prediction.

“We think we’re looking at 3-4 years of chemotherapy and other treatments,” said Robert, a self-employed counselor and pastor. “We’ll just have to take it one month at a time, and pray for the best.”

On the twins’ actual birthday — June 24 — John had a bone marrow draw and a spinal injection, where he had to go under anesthesia and have chemotherapy directly injected into his spine.

As a result, he was worn out 45 minutes into his birthday drive-by celebration the following day, but not before he was able to enjoy a reprieve from the loneliness of his illness.

“It absolutely was good for him, not only seeing how many people were supporting him and rooting for him, but it also gave him closure for the end of school,” Robert said. “It really helped him.” — JCC

Three Generations Of Painters Set Topash Apart

When K.T. Topash of Topash Painting is out working on a job with his son, Cole, it reminds him of when he was younger, painting the exteriors and interiors of local homes and businesses alongside his dad, Paul, before K.T. bought the company from Paul in 2009.

Cole became part owner when he turned 18 and, over the past few years, has grown into a partner his dad trusts to carry on the family name with the same commitment to excellence and customer service that he and his dad built a generation ago.

When Paul Spalvieri opened the first Max’s Natural Pet Market & Salon in 2019 on S.R. 54 (about a mile east of Bruce B. Downs (BBD) Blvd., near the entrance to Saddlebrook Resort), he brought a boutique concept in pet care and grooming that is completely different from the big box pet stores to Wesley Chapel.

In just three years, Max’s has now grown to three locations, proving that people want and appreciate the premium nutrition and impeccable grooming in cage-free facilities that Max’s offers.

Last December, Paul’s business partners Gregg and Gabriel Clavijo-Hopper opened a franchise location in New Tampa in the shopping plaza on the southeast corner of Bruce B. Groomers have the technical expertise to give breed-specific cuts, with certifications such as National Certified Master Groomer, as certified by the National Dog Groomers Association of America.

The groomers are led by Misty Garcia, services director, who is responsible for both grooming and in-store dog training. Misty has 26 years of experience as a groomer, and also been training dogs for more than 20 years. She has two Australian shepherds, including one she shows competitively.

In-Store Dog Training

As a one-stop-shop for pets, the Wesley Chapel and new Mirada locations both offer pet training in the store (although the Mirada store has not yet begun its instore training). The five-week program is geared toward new puppies or beginners with no training. It lays the foundation to teach both owner and dog commands, which they practice in store. Then, the pet parent continues the training at home.

“The following week we do a review and build on those skills with new skills,” explains Paul, “such as sit, stay, watch me, how to walk on a leash and avoid distractions.”

Pet Nutrition

In addition to grooming and training, Max’s Natural Pet Market is focused on providing highly nutritious food and treat options, along with educated sales associates who can help customers make the best decisions for their pets’ diets.

Scott Kresh discovered the original Max’s shortly after it opened. He and his wife, Lorri, have two pit bulls — 14-yearold Maya and Niko, who is 3 — and a cat named Kara.

Maya had always had allergy and skin issues, and the staff at Max’s offered some ideas to help. Over time, Scott tried various diet changes suggested by Paul and his sales associates, and he says that Maya’s issues have been almost completely resolved.

“It’s too bad she’s so old because this is the best she’s ever looked,” says Scott.

“In the past, she would get bumps that would ooze, but now she gets no bumps and no yeast flare ups, and I credit that to Paul’s food knowledge.”

Scott says every issue he’s had with his pets — from needing a specialized harness for his strong, young Niko to trying to address spraying with his older cat — Paul has been able to address.

“He’s got an answer for everything,” says Scott. “It’s amazing. I’m not exaggerating at all. I credit him with helping us so much.”

Future Growth

Paul says his business will continue to grow as he is working toward potential franchises across the state and country, including in Fort Myers, Sarasota, Jacksonville, and even as far west as Arizona.

“We’re looking at future growth,”

says Paul, “and I will continue to be very involved in both our corporate and franchise stores.”

The Living Room Is Getting Ready To Open In Wesley Chapel!

On the day (July 1) photographer Charmaine George and I visited The Living Room at The Shops at Wiregrass mall, the place was still very much a construction site, so it was hard for Charmaine to get really great pictures of what the restaurant ultimately will look like inside.

Even so, according to Living Room co-owner Zach Feinstein, the co-owner of The Feinstein Group, which has opened three successful restaurants in Dunedin (including the original Living Room on Main St.) since the group was established in 2014, “we should definitely be open by the end of July or the beginning of August, at the latest.”

Zach and his wife Christina, who took over The Black Pearl on Main St. together when they were just dating (“My friends told me I was crazy,” says Christina. “But obviously, it’s all worked out.”), are not only the proud owners of The Living Room and The Black Pearl, but also the Sonder Social Club, located on Douglas Ave. (off Main St.), and all three restaurants are completely different.

The Sonder Social Club is primarily a cocktail lounge featuring, according to Zach, “some of the best craft cocktails in the Tampa Bay area,” although it does have a few food items, including charcuterie boards and cauliflower crusted artisan pizzas.

The Black Pearl, which Zach says he and Christina have “greatly upgraded” since taking it over, is the most upscale of the three, with starters like escargot en croute and white truffle lobster risotto and entrées like Hereford filet mignon, Chilean sea bass Lyonnaise and Maple Leaf Farms seared duck breast. The Black Pearl is ranked #1 of

133 restaurants in Dunedin on Tripadvisor.

But, the Feinsteins say, The Living Room is the most “mainstream” of their three eateries, which Tripadvisor ranks #10 of 133 restaurants in Dunedin. “We’re perfect for a ‘Big Night Out’ or date night,” Zach says, “but our menu pricing is very fair, so we’ll also be a great place to meet your friends for a craft cocktail and some appetizers anytime throughout the week.”

Zach and Christina, who got married in 2017, say they looked at South Tampa and other locations to open their fourth restaurant before they decided to bring The Living Room to Wesley Chapel.

We had been telling you for a few months that the former location of Aroy Thai on Bruce B. Downs (BBD) Blvd. in New Tampa was going to become the second location of Hana Sushi, which has an existing restaurant in Sarasota.

Daniel Earles of SRE Real Estate, the agent for the strip plaza that also is home to Tire Choice and MedExpress Urgent Care, just south of County Line Rd., says that because of a partnership issue, Hana Sushi has pulled out of the 2,067-sq.-ft. location and notes that “it’s pretty much built out for a restaurant, so it would be almost a turnkey location for another restaurant owner.”For leasing info, call (813) 424-2500. — GN

The popular Cooper’s Hawk Winery & Restaurant is coming to Wesley Chapel!

While no official announcement has yet been made, the Neighborhood News has learned that plans are in place for a new Cooper’s Hawk to be built at the northwest corner of S.R. 56 and Lajuana Blvd. (the road that leads to the Wiregrass Ranch Sports Campus of Pasco County). The new restaurant will be constructed just east of the existing Culver’s restaurant.

We’ve also learned that a second upscale restaurant also is planned for that area, but that will happen sometime after Cooper’s Hawk. With Wiregrass Ranch Blvd. nearing completion from S.R. 56 north to S.R. 54, look for the Wiregrass Ranch development to continue to be busy in the coming months, with a host of new developments.

Cooper’s Hawk, which offers a wide selection of wines and wine-related gifts, is highly-rated by those leaving reviews online. The upscale chain is known for its modern décor, a menu specializing in contemporary American dishes infused with flavors from around the world, all made in a scratch kitchen, and, of course, its huge variety of red, white, rosé and sparkling wines.
