Ready to roll

The most anticipated development in Niagara, Prudhomme’s Landing, is finally ready to push ahead with Phase I of construction after an official groundbreaking ceremony on the 80-acre site last Thursday, July 21. Officials from developer FBH Group, MPP Sam Oosterhoff, Mayor Sandra Easton and many town councillors, Reg. 116-home Bartlett Road development raises residents’ ire By Mike Williscraft NewsNow A proposal to develop 116 3.5-storey townhomes on a parcel of Grimsby land at the south end of Bartlett Road’s dead end met with considerable opposition from neighbouring homeowners at a public meeting last week.

The development is proposed on land on the east side of Bartlett at the foot of the Niagara Escarpment. “The interior area contains surface parking and the entrance to underground parking. A total of 175 vehicular parking spaces (1.5 spaces per

townhouse unit) are provided within surface and underground parking,” noted a staff report submitted during the meeting. To permit this scope of development, “The purpose and effect of the proposed OPA (Official Plan Amendment) is to re-designate a portion of

the subject lands from the current Low Density Residential designation to a Medium Density Residential designation.” As well, a zoning bylaw amendment is also required. “The modification is to implement site specific zoning on the subject

lands, which would be to not permit any parking lot within 1.0 metre of a property line abutting a residential zone,” cites the Town’s planning report. Consultant David Aston of MHBC Planning said the developer is aware that the dead end is the favoured See DEVELOP, Page 3
