A Weave Of Many Threads

elcome to New England Home’s 2018 inquiry into just what is particularly special and beautiful these days about residential design on Martha’s Vineyard, Nantucket, and Cape Cod. It’s a subject we feel lucky to be able to address every year, and every year we are pleased to uncover new aspects of this magical little realm that are guaranteed to delight. One particular narrative strand that has become more prominent in the Cape and islands story in recent years is the continuing arrival of visitors and new residents, and therefore design ideas, from all over the U.S. and beyond. Such an influx has consequences both good and less good, of course. But even as summer traffic jams proliferate, so do your opportunities to tuck into a truly fine dinner, and likewise your chances of finding nearby the resources you need to make your summer (or yearround) nest just that much more special.

A tiny, literallly insular (or, well, in the case of the Cape, peninsular) geographical area now hosts a population that is remarkably cosmopolitan and broadly based. What we see as we survey the home design landscape is correspondingly rich. One of the stories that follows examines a selection of the new or remodeled inns and guesthouses that are cropping up, intended to appeal particularly to a clientele immersed in global design culture. (For once, we get to show spaces that you can actually experience, if you choose, after having glimpsed them here in the magazine’s pages!) You will also find in this issue three enticing landscape designs that equally invite the viewer to engage with outdoor pleasures, but in three quite different manners. Which one speaks most strongly to you? Our four home features present a range of dwellings both grand and more unassuming, traditional and contemporary, Yankee in feel or having a European vibe—but all casually comfortable settings for spending top-quality time with family and guests. Finally, we have canvassed helpful Cape and islands professionals to assemble a locavore’s menu of the ideas, installations, and products that are available to enrich your home life. Despite the visual variety, I’m struck by what seems to be a common goal. Whether it’s by way of overt references to sea life and sailing, or via more subtle allusions to outdoor ease and the colors of the landscape, I see architects, designers, and families striving together to capture that ineffably special seaside essence of the region in their own, personal styles—entwining many diverse fibers into a single pleasing tapestry. —Kyle Hoepner

for luxury lodging on Cape Cod, is facing something of a mutiny. Eager to attract younger, design-savvy travelers, boutique inns across the Cape and islands are updating stodgy lodgings with designs that are contemporary, sometimes funky, and thoroughly original. This summer, if you’re looking for a stay that will stay with you, here are a few to consider.
New York designer Kevin O’Shea and hotel industry veteran David Bowd opened the Salt House Inn in Provincetown, intending to lead a simple life on the Cape. It didn’t turn out that way—their retirement plan evolved into Salt Hotels, with properties in Shelter Island, New York, and Asbury Park, New Jersey, as well as Provincetown. But the cheery, minimalist rooms here allow visitors to reside in that fantasy even if the owners can’t. Boxed in whitewashed clapboard, each guest room is decorated with curated clusters of objects native to New England—bright red lanterns here, oars there—offering a refined re-creation of traditional Cape cottages. “The trend lately is to strip everything away and rebuild it modern,” says O’Shea. “To me, that’s losing the character. I want to offer an authentic experience, but not in an old crusty way.”

An oversize portrait by local artist Michael Gredler captures the inn’s namesake in eighteenth-century style—excepting, perhaps, the sultry drag-queen eyes and diamond drop earring. The playfully naughty portraits of Snow and his family are just one way O’Shea distances the 1776 center hall colonial from its former life as a house museum and celebrates its rebirth as a B&B. Time doesn’t stand still here; it bounces happily from four-posters and convex mirrors to bistro sets and floors dotted in colorful penny rounds. Behind the captain’s house, three more vintage buildings—the four-bedroom Residence, two-bedroom Cottage, and single-suite Studio—offer travelers a whole-house rental experience layered with amenities that include handmade breakfasts and dips in a saltwater pool. Inside all three, O’Shea’s mix of antiques and odd finds could fool guests into thinking they’ve just unlocked the long-forgotten beach house of a very interesting family.
The Old Homestead 508 Commercial St., 508-487-0030 | theoldhomesteadprovincetown.com Four years ago, designers Kristin Hein and Philip Cozzi discovered a rather rundown nineteenthcentury house, originally a sea captain’s home and later a guest house, in Provincetown’s East End. Drawn by its stunning views, they bought it and got to work. Within a year, they relocated their home and Hamptons studio there, and opened the remainder as a laid-back, two-bedroom, two-bath luxe rental. They shiplapped interior walls, spruced up original beams, and left the “canted, kooky, and charming” floors (Hein’s words) as they were. A brick chimney still intersects the guest suite, where seating options include an African bench as well as vintage club chairs arranged beneath pendant lights hanging by their cords from ceiling beams. figured public spaces adopt an ambience owner Anne Hajjar describes as “crisp and modern with a little bling.” The new look of the hotel, named for Hajjar’s third son, references a youthfulness that is sophisticated, elegant, and current. “It’s where modern meets coastal,” says Boston-based designer Rachel Reider, who mixed sleek, sculptural pieces with seaside textures of sisal and rattan. Metallic accents play against muted backgrounds of gray and sand, with splashes of deep purple that reference the name’s royal origins. Concurrent with The Richard, Reider just completed work on an expansion of Hajjar’s Sydney (22 North Water Street), opening in July. There, jewel tones pop against a similarly contemporary backdrop.

The Inn’s decor has been an eighteen-year labor of love for Westport, Connecticut, designer Trudy Dujardin (she’s overseen three renovations), and the new foyer is her latest tweak. Hot Fun in the Summer Time
Three diverse landscape and garden projects prove that there’s no one right way to revel in the joys of the outdoors. Radical Chic At first glance, this expansive Nantucket property had everything its new owners needed. Still, a bit of tweaking was in order. The pool sat in a sunken area tucked between the home and the pool house, leaving no space at the rear of the house for the outdoor kitchen and spa the couple wanted. Front landscaping consisted of little more than a shell driveway and a lawn. Landscape architect Gregory Lombardi took a critical eye to the whole parcel—“We thought, how
many interesting things can we get to happen on this site?” he says—and devised a radical new plan. The front now sports a lovely terraced garden, laid out in a somewhat formal style with walkways of grass and stone and softened with graceful ornamental grasses and fragrant clusters of lavender. In back, Lombardi swapped out the pool for a swath of lawn. The new zero-edge pool nearby has a section that’s just six inches deep so the grownups can lounge in cool comfort while the kids splash and frolic. Not far from the

pool, where the lawn gives way to the natural environment, Lombardi installed a fire pit carved out of a huge piece of granite. He also expanded the wooden terrace at the back of the main house to make room for an outdoor kitchen and dining area as well as the spa. And a stunning water feature that incorporates an antique stone trough now graces the path from the parking court to the back door.
James Ogilvy’s own Nantucket yard started as a patch of worn-out grass. “The previous owners had two big dogs, and it was a run-around area for them. It was a blank canvas, for me,” he says. In a twoweek marathon session one spring, Ogilvy (with help from his friend and fellow Scotsman Tim Paterson, who owns Highland Design Gardens, in Pound Ridge, New York), fashioned an island oasis. Low fieldstone walls form curved edges around a series of gardens that are a symphony of color and texture. In front, a tidy hedge forms an archway over a gate that opens on a circular garden, where lavender, daisies, and black-eyed Susans offer guests a colorful greeting. Ogilvy made his plant choices with the birds and bees in mind, incorporat-

The Best of Both Worlds Even on the most glorious of days, it can be nice to have an indoor spot to retreat to. This one—a charming Osterville pool house that doubles as an entertainment pavilion—offers the perfect example of bringing the outdoors in. Architect Paul Weber collaborated with C.H. Newton Builders, landscape
architect Katherine Field, and interior designer Carolina Tress Balsbaugh, a partner and senior designer with Boston-based Manuel de Santaren, to achieve this sweet state of perfection. The architectural details of the structure mimic the main house (the renovation of which is in progress). “It has a simple, bungalow sort of elegance,” says Weber. Radiant-heat flooring, heating and air conditioning, and an efficient but spacious bath/changing/laundry room make the house suitable for year-round use. On warm, bright days, the mahogany-trimmed bifold

he homeowners visited close friends in Harwich Port over many summers, so they got to know the neighborhood well. As boaters, the couple and their (now college-age) daughter appreciated having several marinas nearby; they enjoyed the town, the beaches—and the sense of community.
The village of Harwich Port is in an enviable lower Cape location, more or less halfway between the Cape Cod Canal and Provincetown. So, when a property with a promising lot but a not-so-great house came on the market, the couple jumped at the opportunity to build a summer home of their own. And while they had no concrete design plan, the wife knew what she wanted. “I have always liked houses that integrate the indoors with the outdoors, houses with a lot of light, which is very important to us,” she says. “I like the idea of a courtyard and, architecturally, having several interconnected buildings with discrete, but open, living spaces.” They’d never built from scratch, so
they called interior designer Jennifer Palumbo, with whom they’d collaborated three times before. (They’re now in the middle of a fifth project, a winter home in Stowe, Vermont.) In turn, Palumbo recommended Jim Cappuccino and Erin Levin of Hutker Architects, and landscape architect Kris Horiuchi of Horiuchi Solien, both based in Falmouth. With builders Kendall and Welch Construction in Barnstable, and with guidance from the wife, who was deeply engaged in the process, they developed a plan for a fresh, sun-kissed new summer home. “The words that kept coming back to us as we imagined the house were natural, organic, and light,” says Palumbo. he words that kept coming back to us as we imagined the house were natural, organic, and light,” says Jennifer Palumbo.
While she was collecting ideas for the interiors, the architects started out, as they always do, with the site. “It had to be south facing to maximize solar exposure, and we knew we had to make the most of the halfacre, heavily wooded lot,” says Cappuccino. “We decided to build out to the edges of the property to create sheltered outdoor living and entertaining spaces.” Landscape architect Horiuchi was in. “As a summer home, a typical day for the clients includes time at the beach and relaxing with friends and family back at the house,” she says. “They wanted a pool, a fenced area for their golden retriever, and a simple landscape that didn’t require extensive maintenance.” The lot was a relatively flat rectangle. They razed the existing house and cleared the trees to start with a blank slate. The Hutker team proposed a clean-lined, sensible, 3,200-square-foot home in the shape of a T, everything the client wanted in a neat and unfussy envelope. “By building up to the setback limits,” says Cappuccino, “we were able to create a kind of addition in back.” That established the desired courtyard effect. for year-round privacy. Horiuchi planted beds of ornamental grasses to soften the base of the arborvitae hedges. “We’re part of a neighborhood,” says the wife, “so we wanted our home to strike a balance between being unique and still feeling like a Cape Cod house.” The front elevation is charming, complete with a traditional farmer’s porch framed by blue hydrangeas. In back, Horiuchi sketched out a minimal, contemporary landscape. “Instead of one large central terrace,” she explains, “there are a series of smaller outdoor living spaces: a dining terrace with an outdoor grill, a covered terrace at the pool cabana with a fireplace, and a smaller area for chaises by the pool.” The artfully designed pool area has two small garden beds for summer color, the palette kept to a quiet blend of blues and lavenders. A grove of honey locust trees provides shade. Inside, the home boasts an open plan, where light flows easily. The entryway, for example, is bathed in natural light courtesy of a wall of French doors that offers a view out to the backyard. To maximize efficiency while minimizing the footprint, the team took the time to create functional spaces throughout. There are four bedrooms, three full baths, and a half-bath. “Many of the bedroom spaces required built-in furniture to add storage and make better use of floor space, while maintaining a sense of calm,” says

Palumbo. “Seamless built-ins quieted down the experience in these spaces.” “The homeowners wanted a soothing retreat, which drove the color palette,” the designer says. “They were intent on white being the overarching color, for its brightness and freshness. A single wall color was used throughout to purposefully maintain the calm and quiet aesthetic, but we added soft color to the base here and there.” Palumbo and her clients opted for a few unexpected materials, including stone and tile floors instead of classic hardwood. “The clients are European so it was a familiar concept for them, but far less conventional in New England,” Palumbo says. Shiplap-style paneling creates a clean, coastal feeling in many areas, although on the living room’s TV wall, a metallic endgrain wood paneling adds a bit of glamour. On the second floor, pre-finished wood flooring by DuChateau has a “natural and matte/fumed feeling,” Palumbo notes. The home is filled with a carefully curated collection of art and custom
furnishings—with relaxation playing an important role. “The clients had strong opinions about the comfort of their upholstery, specifically when it came to the sectional and dining chairs,” Palumbo explains. “That informed our choices.” The homeowners give the house a gold star. “I don’t really have a favorite room, and I think that’s the genius of it,” says the wife. “Every space is appropriately sized, is pleasing on its own while being connected to the rest, and serves its purpose beautifully.” They love that everything changes with the weather and the light—which doesn’t fade, even after sundown. Horiuchi calls the night landscape “magical.” And indeed, when light from the house wafts over the yard, a soft glow emanates from the pool, and dramatic uplighting illuminates the trees, the homeowners could hardly ask for more. “I
was always in heaven on Martha’s Vineyard,” says a New Yorker, now in his early sixties, who started summering on Menemsha Beach with his parents and siblings when he was eight. “I remember bodysurfing in Squibnocket . . . the community center softball games . . . it was the most wonderful place to be a kid.” When he and his wife—a transplanted Californian— had children of their own, they started bringing them to this same corner of the island, buying a house right next door to the husband’s childhood summer home and making a whole new batch of Vineyard memories. “My older son was always an early riser,” the husband recalls fondly, “and for the first few summers of his life, we’d get up at 4:30 every morning, and I’d take him to the lighthouse at Aquinnah to watch the sun rise.” The growing family planned to summer in that house forever. But one day, a retired Navy admiral who lived down the hill knocked on the door and said he wanted to sell them his house, an old, cape-style place right on the beach. At first, the couple demurred, concerned about how much work it would take to update the house. But the site—three acres right on Menemsha Bight—was extraordinary; the seller was persistent; “and,” the husband jokes, “it’s hard to refuse an admiral.” So, the couple took a deep breath, bought the house and, envisioning a renovation, hired New York–based architect Tom O’Brien, with whom they had collaborated on projects in the past. “Our initial plan,” says O’Brien, “was to keep as much of the home’s original structure as possible. But too many of the things we wanted to do were against the

zoning laws, and we had to accept that it would actually be easier to tear the place down and build something brand new.” Easier, yes, but not without challenges. The traditional beach-house style the homeowners love includes lots of exposed beaded board and uninsulated walls, which can run afoul of contemporary building codes and aren’t energy-efficient. To get the desired look while using upto-date construction practices, O’Brien and his then-associate Roberto Palmerini (who now heads up ROAM Architecture in Congers, New York) designed a fully insulated structure, lined—just for the look of it—with exposed ceiling beams
and two-by-fours that give the place a casual, comfortable vibe. The home’s location also presented challenges. “When you’re building so close to the water,” says Palmerini, “there are rules about how high a house can be, so that you don’t block neighbors’ sightlines.” To honor those limits, the architects designed the house as one above-ground story of about 3,775 square feet, with another 2,200 square feet of finished living/entertaining area in the basement. The ground floor—a series of spaces connected by archways—is just one room deep, offering Vineyard Sound views everywhere.

“The original house wasn’t sited to take the best advantage of the views,” says O’Brien. “One nice thing about building from scratch was that it allowed us make sure that every room faced the water.” Another bonus? With some help from Google Earth, he was able to angle the two now-grown sons’ bedrooms to give them both clear sightlines to the lighthouse. As plans for the new house took shape, the homeowners hired Joe Chapman, a highly respected local builder who, in turn, referred them to Vineyard-based interior designer Mary Rentschler. As she often does when designing a beach house, Rentschler started by taking a long walk New England Home Cape & Islands | Summer 2018 91

on the shore. “I gathered lots of different rocks and laid them out on the table,” she says. “The client loved the colors, and I said, ‘Good, because those are your colors; they’re the colors on your beach.’ And we used those colors as the basis of the design.” Those stone and pebble hues show up in the upholstery of the home’s comfortable couches and chairs; in the living room’s custom-made rug; in the neutral textiles in the bedrooms; and by way of a driftwood shelf installed near the back door. Of course, stone and driftwood are only part of any coastline palette, and the blues of the nearby ocean influenced the home’s color scheme, as well. Those local azures appear in the master bedroom’s rug and some hallway runners, and in locally sourced paintings on the home’s few non-windowed walls. There are other pops of color throughout the house, too—a pink bench in the living room; bright throw blankets to ward off evening breezes—but Rentschler used restraint with those accent pieces, so that nothing would compete for attention with the magnificent vistas. With that same priority in mind, she selected furniture low-slung enough not to block any windows, and she chose to forgo blinds or curtains, even in the master bathroom. “My client likes to take long soaks,” Rentschler says, “and she wanted to be able to enjoy the views from the tub. The bathroom is far enough from the action outdoors to make that possible, and there are enough plantings to provide privacy.” Those plantings, and the others gracing the property, were designed by landscape architect Steven Yaffe to look as if they had been placed by Mother Nature herself, with lots of sway-in-the-breeze grasses

and a cutting garden of native plants the homeowners enjoy all summer long. This summer, the property’s own foliage will be supplemented by plenty of flowers when the couple’s older son and his fiancée get married here at the new house, just a beach-pebble’s throw from the first house he summered in on Martha’s Vineyard and the home in which his father spent his best moments as a child. “We are so grateful to everyone who worked hard to make this a place we could share for generations,” says the groom’s father, as he looks ahead to Martha’s Vineyard memories of the future. “Our family has really come full circle out here.” RESOURCES : For more information about this home, see page 151. When Irwin and Mary Stockel acquired their Chatham property, they playfully told architect John DaSilva to design a house with water views from every room. DaSilva took it as a challenge,
not a joke. He designed a house that subtly widens as it goes back to permit peeks at the waves from almost every vantage point, and capped the project by adding a guest house that also has views of Chatham Harbor from nearly every interior space. “John nailed it,” says Irwin. Calling this home’s location special is a bit of an understatement: just a few doors down is the venerable Chatham Bars Inn. The Chatham beach, lighthouse, and village are all within walking distance, and across the street is the onetime home of author Joseph Lincoln, a legendary chronicler of Cape Cod life. The 1.3-acre site itself—while not directly on the
water—rises up from the shoreline for unobstructed views of the deep, blue-green Atlantic waters surrounding the Middle Cape. Shortly after acquiring the property, the Stockels abandoned plans to renovate the existing home, choosing to raze the modest ranch and build their dream vacation home from the ground up. The Shingle-style home that emerged from the drafting table cuts an impressive figure, yet manages not to look ponderous despite its 6,300 square feet. DaSilva describes the appearance as a “hunkered down stockiness,” appropriate both to the home’s prominent vantage point and its defiant stance New England Home Cape & Islands | Summer 2018 97

against the frequent nor’easters that blow across the Cape. “The design makes a large house in a historically important location endearing through the use of scale shifts,” he explains. “Windows, columns, shingle coursing, the weathervane, and trim details are all robust—large in size, but not necessarily large in rela-
tion to the overall scale.” These disparate design elements are carefully counterbalanced to create a sense of symmetry, accounting for the fact that the front entry is not centered—part of a clever design intended to mitigate the horizontal stretch of the house across the lot. DaSilva calls the design a “classical composition without overwhelming formality,” appropriate for “a seaside second home for an active family, while at the same time serious about its iconic role.” Inside, the home is a study in subtlety. Painted in a brilliant white that reflects incoming sunlight from the copious windows, each room flows effortlessly to the next. A spacious foyer provides doorway-less entry to the dining room, kitchen, and family room beyond—with views from the front of the house to the back—while also accommodating a staircase (flanked by newel posts resembling twin lighthouses) and a center hallway accessing the north end of the home. “The owners wanted a flowing, open floor plan, but didn’t want it to feel modernist,” says DaSilva. He used a variety of coffered ceiling concepts to create boundaries between rooms—and even transition spaces—without building walls. the handkerchief ceiling in the foyer, the intent is to create a sense of cozy confinement. Upstairs, where ceiling heights are lower, DaSilva used geometry to craft the illusion of greater space. DaSilva balks at the idea that the home is a blank white canvas, noting that interior angles and the constantly shifting natural light conspire to play an array of grays across the rooms. For interior designer Susanne Lichten Csongor, the neutral palette and the home’s proximity to the sea called for restrained color choices. She used hues of linen, pale blues, and charcoal in the furnishings (largely English country antiques and reproductions), rugs, and window treatments throughout, often repeating colors but adding subtle variations in patterns from one room to the next in what she calls a “linked hierarchy” that makes each space feel distinct. V-groove paneling, nautical prints and oil paintings, and whale and boat accessories serve as reminders of the seaside locale. Like DaSilva, Csongor had to take the sheer size of the rooms into account: in what the family calls the playroom, with its eighteen-foot ceilings and tall windows and stone fireplace, for example, she placed an oversized table and French country chairs. “Everyone loves volume, but people feel comfortable in intimate spaces,” she says. “A reclaimed wood ceiling, pendant lights, and large furniture bring down the sense of height so that the room feels cozy while still basking in the light from the Palladian windows.” The porch flows effortlessly from the family room in the rear of the home. Landscape architect Clara Couric Batchelor built a simple bluestone patio connecting the covered, open-air sitting room to the outdoor dining area. “They wanted the dining area to be really close to the house, and I think the patio nicely integrates the two wings of the home,” she says. Contrasted with the composed face the home shows to the street, the rear is a riot of angles and

shapes—oval, square, and rectangular windows large and small, varied rooflines, and classic Shingle-style square cutouts in exterior walls, all framed with Batchelor’s plantings of ornamental grasses, hydrangeas, and black-eyed Susans. The combination garage/guest house, angled in conformance with the asymmetrical property line to catch the water views, helps frame the rear lawn and in-ground pool. “The statement of ‘who I am’ happens in the front of the house; ‘how I live my life on a daily basis’ happens in the back,” says DaSilva. “I think the best art and architecture is right at the edge of chaos, but doesn’t tip over it.” For the Stockels, life at the home they’ve dubbed Warm Welcome is far from chaotic. Most mornings find the couple in the matching Louis XV chairs in their master bedroom sitting area, sipping coffee as the sun rises over the harbor to the east. As a poem by GennaRose Nethercott, commissioned by the architects upon the unveiling of the home, reflects: “You live in a paradox of steady asymmetry/Behold the view to forever.” RESOURCES : For more information about this home, see

CALL IT THE DREAM VERSUS THE DUNE. Lisa Botticelli’s clients had the dream. “Like many people who are hoping to build on Nantucket, an ocean view was at the top of their list,” the architect recalls. “They also said they wanted an open design that brought the outside in and a style that captured the spirit of Nantucket.” The couple, who had long vacationed on the island with their three children and had finally decided to build a getaway there, had found a lot in a north-shore neighborhood they loved. Oceanfront, secluded, private—the lot was, in many ways, ideal. There was just one problem: a twenty-foot-plus-high coastal dune that stood between the waterfront and any number of possible building sites, blocking out a good portion of picture-postcard views of Nantucket Sound. And, due to the island’s strict environmental rulings, the protected dune couldn’t be touched. “We understand why the island wanted to
protect the dune, but we wondered if it would obstruct the views we were hoping for,” says the husband. The couple turned to Botticelli and local landscape architect Elisabeth O’Rourke for advice. Says O’Rourke, “The dune was a challenging design issue, but we love a good challenge. It makes work more interesting.” After walking the lot and testing possible views from the tops of small stepladders, the two pros came up with a novel plan. “We realized that by angling the house to the coastline and raising the elevation a bit, we could

ensure some good ocean views from the first floor and knockout views from the second,” says Botticelli. Even better, with this new configuration the dune would buffer the house from nor’easters and other harsh weather that batters the island. After the owners visited the site and checked out the potential views for themselves, they agreed. “They turned a negative into a positive,” says the husband. “We were on our way.” With the help of interior designer Emily Pinney and builder Josh Brown, the 7,500-square-foot,
seven-bedroom, two-story (plus basement) home began to take shape. Plans also included a two-car garage, pool with pool house, and a simple cabana near the beach—structures Botticelli cleverly shoehorned into her master design so as not to block any vistas. In classic Nantucket fashion, the house wears white cedar shingles and a red cedar roof. For visual interest, Botticelli varied the height of the eaves, incorporated a series of dormers, and attached a deck off the master bedroom. “The idea was to create more New England Home Cape & Islands | Summer 2018 109

movement in the architecture,” she explains. In a nod to the island’s vernacular of “additive massing,” a first-floor guest bedroom has a shorter roofline to make it look like it was added to the original house. “Again, that helps break up the mass of the house and makes it feel that much more connected to the landscape,” explains Botticelli. Just as Botticelli did with her design of the house and its outbuildings, O’Rourke sought to fashion a landscape that looked as if it had always been there. She chose hardy, wind-resistant plants and worked with an indigenous palette of beach grasses, beach roses, bayberry, and more to connect with the site’s natural landscape. “The idea was to blend the new with the old and make it look like God—not man— did it,” she says. The front of the house has more traditional material, including deer-resistant plants such as viburnum, irises, peonies, hydrangeas, and white roses of Sharon climbing up trellises—another Nantucket signature. If coping with capricious weather is key to any coastal home’s design and construction, it’s even more crucial on windswept Nantucket. “It’s rough here—four nor’easters this year, one of which had winds in the nineties,” says Brown. “We build homes here as if we are constructing an upside-down boat; the home’s roof is like the hull of a boat. Houses here have to withstand horizontal driving rain.” For this house, exterior flashings and fasteners are durable lead-coated copper or stainless steel. Instead of pine for exterior trim, Brown used clear verticalgrain Western red cedar, which can stand up to the island’s heavy rain, wind, and sun. The traditional six-over-six double-paned windows are framed with

solid mahogany and impact-rated to survive hurricane-grade winds. The mercurial weather was taken into account indoors, too, where floors of hand-scraped, wirebrushed engineered wood can deal with heat and cold, dryness and humidity with less expansion, contraction, and warping than natural wood. Designer Pinney formulated an interior palette of warm neutrals and cool grays. “These colors complement the landscape really well,” she says. “They pick up the cool ocean colors and the warm colors from the dunes and grasses.” Most of the wood, from the paneling to the ceilings to the trim, is painted in tones of white or cream for a light and airy feel. Simple window treatments help keep the focus on the
coffered ceilings, shiplap walls, and elegant paneling. “We didn’t want to take away from the beautiful detailing,” Pinney says. The soft color scheme carries throughout the open floorplan, from the family room through the dining area and into the kitchen. Transitional-style furniture in the family and dining spaces lends a look of relaxed elegance, and Pinney wisely selected sandyhued rugs with function in mind. “This is a beach house, and there is a lot of traffic in and out, so it’s no big deal if you get sand on these rugs,” she says. The owners gave their frequent guests privacy by locating one guest bedroom on the first floor and two more, one a bunk room that sleeps six, in the basement level. (The master and the three children’s

bedrooms are on the second floor.) The basement level also holds a second family room, this one with a TV and a pool table. On a recent stay in their much-loved beachfront home, the happy owners sipped coffee at the kitchen’s granitetopped island and looked out at both the Nantucket Sound and the coastal dune that had once been a major concern. Sam, their yellow Lab, raced up to the top of the dune and sat down. “It has become his very special place,” says the husband. “And we know how he feels. We’ve also come to love the dune. It’s beautiful and protects the house from the intense weather. It’s as if it’s keeping us safe.”
