In the late 18th century Royal Clarence Marina was a self-contained community of an entirely different kind, built for the important purpose of supplying food and drink or ‘victualling’ to the ships of the Royal Navy. It was a huge undertaking, which required artesian wells, a cooperage, granary, bakery and mill. These operations were housed in splendid buildings, many of which are now Grade ll* listed and are being carefully restored as part of this ambitious vision for Royal Clarence Marina. You can still see other reminders of the area’s naval history; for example the Superintendents’ homes, parade grounds and the impressive ceremonial gate surmounted by the Royal Coat of Arms. These constant reminders of its maritime past give Royal Clarence Marina a unique character, and form a striking cornerstone for this truly historic mixed-use development.

Character homes and waterfront living The Bakery The Granary

The Granary and Bakery represents waterfront living in its most spectacular form. Berkeley Homes has meticulously refurbished a splendid listed building to create a truly unique collection of character homes, many with stunning marina views. From the early 19th century the Granary and Bakery building played an important role in the defence of the realm, by producing the ‘ship’s biscuit’, hard baked to stay fresh during the Royal Navy ships’ long months at sea. Now it has a new lease of life, as a collection of forty-four beautifully restored apartments.

The building is an imposing example of historic maritime architecture. Simple and elegant in style, the façade combines handsome red brick with limestone dressings. Its central pediment, arches and windows are all in the classical style. The Granary part of the building features a colonnaded ground floor walkway along the water’s edge.

Evidence of its historic past can be seen in many features including the original goods hoists and platforms which have been carefully retained. The building is now reborn as the Granary and Bakery collection of luxury homes, and the addition of planned retail and restaurants at ground level and commercial offices on the first floor will create a work, rest and play lifestyle.

Living in a home with history and maritime heritage In restoring the Granary and Bakery, Berkeley Homes had several objectives to meet: retaining its historic character; creating homes within it to meet all the demands of today’s lifestyles; and working in partnership with English Heritage and Gosport Borough Council to conserve a Grade ll* listed building. These objectives have all been achieved, and the results are spectacular. The Granary and Bakery is a collection of homes that are genuinely unique, because they are within an historic building, they have certain qualities that are not found in newly built homes. Purchasers will appreciate that unusual details, and surface finishes showing the patina of age, are all part of the charm of a period building. The Granary and Bakery is a unique structure that is now 200 years old. Although it has had decades of working life, it remains a proud testimonial to the standards of craftsmanship when originally built. In tribute to its superb quality, Berkeley Homes has carried out a refurbishment to equally high standards. Much period character has been retained. For example, as there were a number of restrictions on how the internal space could be utilised, some of the

room shapes are unusual giving most apartments a unique floor plan. Features such as the windows, brickwork, timbers and cast iron are evidence of bygone times, and proof of the sheer quality of 19th century workmanship. Externally, the Granary and Bakery’s original grandeur has been reinstated, whilst the apartments created within its walls include everything necessary for modern lifestyles. Thanks to Berkeley Homes’ meticulous restoration work under the auspices of English Heritage and Gosport Borough Council, the Granary and Bakery has retained its architectural integrity. Many intriguing features remain as evidence of its heritage as a naval building. Some of the upper floor apartments have magnificent vaulted timber ceilings. Elsewhere, substantial restored wooden beams remain. Cast iron columns, also restored to their former glory, play an important supporting role, as they have done over the decades. Exposed brick walls also feature in many apartments, their warm colour and rich texture adding a mellow feel to the interior. Each home at the Granary and Bakery cleverly blends modern features with period detail.

Connections Whether travelling for business or pleasure, Gosport is ideally situated. Take a ferry to Portsmouth, catch a train to London, or set off for Europe by sea or air.

By Water Royal Clarence Marina has excellent access to Portsmouth via the harbour ferry, which operates a daily service four times an hour. The ferry terminal is about a 10 minute walk away, next to the bus station, which offers services all over the Gosport area. In addition, new transport schemes are planned for the harbour, including a water bus and Light Rapid Transit tram system linking Fareham, Gosport and Portsmouth.

The first water taxi service between the Marina and Portsmouth Harbour has been sponsored by Berkeley Homes. This offers an additional service between Royal Clarence Marina and Portsmouth Harbour during weekdays, the taxi is currently running for a two hour period in the morning, from 07.30am to 09.30am and again in the afternoon – 17.00pm to 19.00pm.* The Solent Prince offers undercover seating and links you easily to Gunwharf Quays’ extensive shopping and leisure facilities, as well as providing a gateway to Portsmouth and further afield for commuters.
