Updated and fully restored open cupola

Set on a 7.5 acre horse farm in pastoral North Stonington, CT, this newly renovated horse barn was converted into an open and spaciotus sports barn with an updated modern farmhouse aesthetic. The clients wanted a space for entertainment that was separate from the main home on the property while maintaining the beautiful pastoral setting. The original structure, built in 1985, was a seven-stall stable with full tack room, electricity, water, and full hayloft. While transforming the stable into the clients’ dream entertainment space, Davitt was careful to reclaim as much of the original structure as possible to incorporate into the finished space. The Davitt team deconstructed the barn, salvaging what they could of the hickory wood from the horse stalls so they could merge the old history and charm of the original barn with the client’s vision of a new modern and fresh design. The exterior of the barn seamlessly melds together the pastoral landscape with the natural rough sawn pine board siding. The open cupola was updated and restored and now provides a touch of natural light in the interior, while giving that classic barn look on the exterior. Inside boasts over 1500 square feet of open living space and features a fully equipped kitchen, loft, full bathroom, and laundry room. The luxury kitchen draws on natural elements and rustic accents including the exposed wood beams, antique copper sink, open shelving, and custom cabinetry. Flowing directly into the great room you’ll find a large farm dining table with ample seating, perfect for dinner parties, holiday gatherings, and game nights. DEMOGRAPHIC IDENTITIES were handed out some time ago on various regions of Massachusetts and since have become set in stone over the last few centuries. Sometime logic plays little part in labeling, more often regional descriptions are created by media such as newspapers and magazine to identify their coverage areas. For the same reason why, the English language is difficult to master, the descriptive names for regions for living is very ambiguous as well. In all geographic reality the South Shore in Massachusetts is Southeastern Massachusetts. Southeastern Massachusetts regions are in fact in South Coastal Massachusetts, and the Farm Coast, which was originally in colonial days north of Boston, are coastal communities in South Bristol County Massachusetts and Newport County Rhode Island. These three unique regions of New England represent a vast number of rural communities that offer high quality living

choices. They are filled with unspoiled natural beauty, rich in coastal resources, home to numerous state and federal park lands, and graced with a great number of local farms, wineries and coastal eateries filled with local character. Century old farms pepper the coastal regions bordered by old stone walls edging fields and pastures that roll down to the sea. A new generation of agricultural entrepreneurs have made new inroads with farming, breweries, wineries, farmstead chesses and organic grown vegetables, meats, and poultry. A coastal maritime climate ensures mild winters and a long growing season. One producer of farmstead cheeses says, “raising dairy cows on the Farm Coast is like farming in paradise.” It’s not just cranberries along the Southshore to the Cape and staple corn along the South Coast anymore. Today there is a cornucopia of fresh food sources supplying much of the region with fresh

locally grown food sources. Add to this the abundance from the sea delivered by the world-renowned South Coastal fishing industries, and you have one of the best farm-and-sea to table living regions in the country. Coastal regions south of Boston and east of Providence, RI are home to some of the most spectacular small historic cities and towns anywhere in New England. These communities along Cape Cod Bay, Buzzards Bay and Narragansett Bay have more open space, great beaches, the best coastal boating, and seaside recreation opportunities in the Northeast. Living coastal continues to be in high demand. Our yearning to be close to the water goes back centuries to the first settlers that arrived in the New World and made their homes and communities close to shorelines. The first Thanksgiving was a harvest of provisions from land and sea to celebrate life, family, and friends in the new colonies in Plymouth, Massachusetts. People

naturally settled by the sea because it provided a port for their vessels and an abundance of food sources to sustain. But coastal living extends even further into our DNA as a species. Our bodies are comprised mostly of saline water which is closely equivalent to that of the sea. John F. Kennedy once said, “We are tied to the ocean. And when we go back to the sea, whether it is to sail or to watch – we are going back from whence we came.”

The South Shore Each Coastal region in Southern New England offers unique opportunities for living. Our coastal communities are a glacial melting pots of lakes and rivers that are strewn along coastal regions, many which eventually flow back out to regional bays. The communities just south of Boston along Cape Cod Bay because of their proximity to the city have seen the most growth over the Cohasset, MA

produce co-ops in 1930. Today the region supplies over 35% of the world cranberry crop. In the early 1900’s Boston’s Irish community migrated south in droves along

Massachusetts Bay and became the driving force for many communities along the South Shore. Even today, 6 of the top 10 most Irish communities in the country are in the

South Shore. At the same time, rail access spurred huge development of waterfront summer resorts, in Quincy, Duxbury, Scituate, Nantasket Beach and Plymouth, making these regions summer playgrounds for Bostonians. Wealthy Boston families built elaborate estates along the coast where their families would summer. The South Shore continues to see a steady increase in growth in almost all communities. As these rural towns in the regions struggle to maintain their character and charm, planning has become the key metric to sustainable development and growth. Because of the region’s proximity to Boston, demand remains high at all price points. The luxury home market in this region is at a premium and many of these communities are at the top of price points in the state. and grew steadily from 1700 to early 1900. There are still many working farms throughout the South Shore region, but land cost has made it a challenge to sustain. Preservation efforts have stepped in to protect open spaces and farmland and have been instrumental in helping some farms survive.

The South Coast The South Coast region of Massachusetts encompasses the communities of Wareham, Marion, and Mattapoisett west to the Rhode Island state border and includes the cities of Fall River and New Bedford. Fall River and New Bedford are South Coast cities with rich histories dating back to the revolution. In the mid-19th century, the city of New Bedford was the riches city per capita in the world. the city worldwide to ports around the globe. Fall River, known as the “Spindle City” was the center of the textile industries in America. The city produced over one half of all printed cloth in the world. Today, New Bedford is one of the largest fishing ports in the world, the industry accounts for over 12 billion dollars in economic impact for the region. The reinvention of both cities continues, as both have attracted business and technology industries from Boston and beyond by offering great incentives and lower cost labor markets. The most recent shot in the arm for the South Coast region is the reconnection of commuter rail service to Boston. The region is just 60 miles south of Boston, a stone’s throw from the Cape, Nantucket, and the Vineyard, and within

easy reach of the Berkshires, Providence— and even New York City—the South Coast is Massachusetts’s most conveniently located hidden gem. Its unspoiled shores and charming villages have made this waterfront stretch both an in-demand real estate market and a dreamy destination for weekend getaways. Many of the towns along the South Coast offer that coveted beach community feel. There are several coastal towns and beach neighborhoods with their own distinct personalities. The area is peppered with a housing stock ranging from moderately priced homes to quirky summeronly waterfront cottages to multi-million dollar architecturally significant estate homes. There is more turn of the century historic residences available in these regions than just about anywhere in New England.

The Farm Coast of New England The Farm Coast of Southern New England is where Massachusetts and Rhode Island meet the saltwater of Buzzards Bay and Rhode Island Sound.
