We aren't seeing a downfall or the nature of a crash in Dallas at this moment in 2023. The market is holding steady although it isn't like years past. There is no longer multiple offers where buyers are paying $10s of thousands of dollars over the list price People are adjusting to the rates and those who are moving up have the equity in the home to do so
JUNE MARKET START OF SUMMER
The summer market is typically a busy one when it comes to real estate. This year is busy but still not as much progress as before.
If you look at the market data to the right, the average sold price increased month over month from May to June. However, it is a decrease from June 2022. What does that mean? Homes are still appreciating The appreciation is back to normal rates of 2-5% per year
The numbers of homes available on the market increased in June from May with the days on the market taking a slight decrease. Sellers are now selling for the market that we are in and not the one we used to be in. There are still homebuyers who are adjusting to the increase in rates.
