recently attended a high-level executive sales event as a media correspondence, at the Sales 3.0 Conference in San Francisco. It was produced by Gerhard Gschwandtner, Founder and CEO of Selling Power, the media company that produces the award-winning Selling Power magazine and the Selling Power TV series.

Reno’s own Alice Heiman, Founder and Chief Sales Officer of Alice Heiman, LLC, was the emcee of this star-studded business gathering. The focus of the conference was on “Optimizing People, Process and Technology.”

Twenty-seven speakers in the top echelon of industry presented to a packed ballroom of C-Suite, top sales executives who came from around the globe.

To give you a taste, the presenters included Joe Batista, Director and Chief Creatologist of Dell Technologies, who spoke about “Beyond Solutions Selling”; Tiffani Bova, Growth and Innovation Evangelist at SalesForce, who talked compassionately on the subject of “Customer Experience is the New Battleground”; and Ben Schemper, CEO of Abundant, who presented “Leading is the New Selling.”

Marcus Sheridan, of Marcus Sheridan International, Inc., gave an outstanding talk on “The Visual Sale: How to Embrace the Visual Revolution and Create a Culture of Video in Your Organization,” and Bill Eckstrom spoke about his exciting book, “The Coaching Effect.”

According to Bill Eckstrom (“The Coaching Effect” ) and his co-author, Sarah Wirth, every growth challenge that a business faces is a also a management issue.

Another favorite: “All progress takes place outside the comfort zone,” meaning that when business becomes too comfortable or stagnant, complacency can rear its ugly head. Thus managers need to become coaches, and there is a fascinating correlation between high-performing teams and managers who create a healthy discomfort for team members.

Just like life, business is cyclical.

To prevent boredom and complacency, we must constantly

sharpen our tools/skills. Staying true to our core values and mission statement is paramount because this keeps us on track and connected to who we are at our soul level.

To grow and keep our creative and competitive edge, it is important to spend time periodically with different industry leaders and learn what other successful business owners and entrepreneurs are doing to successfully drive sales, especially in this age of technology.

Engaging with our peers and competitors keeps us on our toes, paying attention to important questions: Are we relevant?

Is our business model unique, even though we provide the same services?

Officials with Reno Buick GMC Cadillac donated $59,400 to the Nevada Veterans Memorial Plaza at the March 29 groundbreaking ceremony.

Veterans memorial breaks ground amid business support

By Steve Ranson | LVN Editor Emeritus What was a vision several years ago became reality Friday, March 29, with the first step to building a memorial dedicated to more than 800 Nevadans who lost their lives in the nation’s wars since the 1864 statehood.

On a picturesque, early spring morning on the western shore of the Sparks Marina, speakers lauded the $2.2 million Nevada Veterans Memorial Plaza with words and deeds, capped by a groundbreaking ceremony that signals the beginning of construction planned for this spring.

“It’s so exciting we’re celebrating a new memorial for 894 men and women who gave their lives,” said Kristopher Dahir, the vice chairman of the Nevada Veterans Memorial and a Sparks councilman for Ward 5.

“Not only do we honor them but for generations to come. I strongly believe as a group we can pass this down from generation to generation the values and freedoms.”

Dahir said the memorial, which has raised about half its construction cost, will include names of fallen Nevadans who served in the nation’s battles since the Civil War as well an education path where individuals and families will learn more about the nation and those who paid the ultimate sacrifice.

Also helping with costs, officials with Reno Buick GMC Cadillac attended the groundbreaking and announced a donation of $59,400 to the Memorial Plaza.

According to the company, the funds came as a result of a three-month-long sales campaign titled “One Brick at a Time.”

“Reno Buick GMC Cadillac proudly supports the local Reno community, and with the support of its customers, this campaign reflects the dealership’s continual commitment to give back,” company officials said in a press release.

A NEW MEMORIAL

This will mark the latest memorial dedicated to Nevada’s heroes. The Battle Born Memorial, which also presents the names of the state’s fallen military men and women, was dedicated in November in Carson City; and the first step to having a Gold Star Memorial at the Northern Nevada State Veterans Home in Sparks occurred in December with the pouring of a concrete foundation.

Dahir said the memorials will complement each other.

“For veterans, we all work together,” he said. “This one is a little different because

Dahir said the Sparks project includes three phases beginning with the plaza’s construction followed by the addition of veterans’ names and bricks. The final phase will add the educational kiosks and pathway.

Dahir said visitors will learn something new with their visits to the memorial. The Nevada Veterans Memorial includes 16 counties and Carson City and represents every branch of service.

Although it wasn’t planned as such, Dahir said the groundbreaking on National Vietnam War Veterans Day takes on additional symbolism since 151 Nevadans died during one of the nation’s longest wars.

Sparks Mayor Ron Smith said the Nevada Veterans Memorial Plaza will preserve the legacy of every Nevada man and woman who died while serving their country.

“We’re a small state and to have that many people sacrifice their lives is amazing to me,” Smith said, adding it’s important to educate current and future generations. “We reflect and honor our fallen heroes.”

Smith said a big goal of the memorial is to take the stories of the men and women whose names will be inscribed and then tell their stories.

Our purpose is to create value and improve lives through sustainable and responsible mining.

Rep. Mark Amodei, an Army veteran who served in the Judge Advocate Corps during the 1980s, gave more of a personal observation on veterans from a parent’s standpoint.

He remembers the day his daughter boarded a plane and left for an assignment halfway around the world to a ship homeported in Bahrain, home of the U.S. Navy’s 5th Fleet.

He said the experience gives a person a new perspective of service but also another one of what paying the ultimate sacrifice means, especially for the families of hundreds of Nevadans who died in war.

Amodei also presented Dahir and Smith a U.S. flag that flew over the nation’s Capitol on Nov. 11, 2018.

Lauren Siri has joined the Advancement and Engagement department at the University of Nevada, Reno School of Medicine (UNR Med) as manager of events and protocol. Siri brings over 10 years of marketing, communications and public relations experience to UNR Med. She previously worked as Manager Siri of University Events for the University of Nevada, Reno. Siri graduated with a Bachelor of Science from Santa Clara University, majoring in business with an accounting emphasis.

Alison Westfall, M.D., FACOG has joined the Westfall department of OB-GYN at UNR Med. Dr. Westfall will provide comprehensive obstetrical and gynecological care to women in Reno and Northern Nevada. Prior to UNR Med, Dr. Westfall practiced obstetrics and gynecology with OB/ Eaton GYN Associates in Reno.

She earned her Doctor of Medicine from UNR Med and completed residency training at the University of Nevada School of Medicine Department of OB/GYN in Las Vegas.

Danielle Eaton has been promoted to senior director and research manager for the UNR Med Clinical Research Center.

Eaton has served as director of research operations and administration for the past two years. Prior to UNR Med, Eaton served as a clinical research coordinator in oncology at the VA Sierra Nevada Health Care System. A UNR alumna, Eaton earned her Bachelor of Science degree in biology and is currently pursuing a Master of Business Administration degree.

Mark A. Krasner

Mark A. Krasner, CPA, Esq., founding partner of Blanchard, Krasner & French, a law firm with offices in La Jolla and Reno, has been elected to serve on the Board of Trustees for the Nevada Museum of Art. Krasner joins 33 additional trustees in their work to guide the vision for the only art museum in Nevada accredited by the American Alliance of Museums.

In addition, Krasner serves as a board member for the National Council of Juvenile and Federal Court Judges (NCJFCJ), Big Brothers Big Sisters Northern Nevada and the Parasol Foundation Trust.

Dennis Gutwald

McDonald Carano announced in March that Dennis Gutwald has been elevated from Of Counsel to Partner, effective Jan. 1, 2019. Gutwald has more than 20 years of experience counseling premier gaming companies, banks, investment companies and high-profile individuals on all aspects of gaming law in Nevada and nationally.

His previous experience Gutwald includes spending seven years as a Senior Agent in the Investigations Division of the Nevada Gaming Control Board. Gutwald earned his Bachelor of Science in Finance from UNLV in 1986 and his J.D. from the William S. Boyd School of Law in 2003. He is also a board member with Keep Memory Alive.

Jim DeVolld

After eight years serving in various roles with Renown Health’s board of directors, Jim DeVolld, senior vice president, regional manager of First Independent Bank, was elected as the integrated healthcare network’s new chairman of the board.

DeVolld was elected to a two-year term, effective Jan. 1, 2019. A lifelong Nevadan, DeVolld grew up in Yerington before moving DeVolld to Reno 31 years ago. He has spent decades working in the Northern Nevada banking industry.

He also serves as chairman of the Nevada Tax Commission and is a board member of the Boys and Girls Club of Truckee Meadows.

Holland & Hart announced the addition of Reno associates Joshua Halen, Jordan Walsh and Elliot Weiss.

Halen has joined the firm’s commercial litigation practice. He advises clients on compliance with state and federal laws across multiple industries.

He previously served as a Deputy Attorney General in the Bureau of Litigation, Public Safety Division at the Halen Nevada Attorney General’s office and as a litigation associate at a Reno law firm.

Melanie Mayer

Sparks-based Haws Corporation announced that Quality and Compliance Manager Melanie Mayer has been recognized by EHS Daily Advisor for Young Safety Professional Excellence.

Mayer has led many efforts to enhance safety and quality programs at Haws, and she has completed Six Sigma Green Belt and Black Belt Certifications. She has also completed a Project Mayer Management Professional Certification and is pursuing a master’s degree in environmental health and safety. She was honored at the 6th Annual Safety Summit in Austin, Texas, April 8-10.

Top 40 Sierra Nevada Powerful Women finalists revealed IF YOU GO

Readers of the Northern Nevada Business View responded enthusiastically to the publication’s second annual Sierra Nevada Powerful Women contest — in all, 7,750 votes were tallied from March 21 through April 5, with hundreds of people choosing among 132 nominees.

On April 10, the NNBV announced the Top 40 Sierra Nevada Powerful Women finalists.

They include women from a broad variety of professions representing several communities throughout the region.

On May 29, the 20 winners will be announced and honored at the NNBV’s second annual Sierra Nevada Powerful Women Awards banquet, taking place 11:30 a.m. to 1:30 p.m. on May 29 at the Atlantis Casino Resort Spa in Reno.

Former ESPN, Fox Sports and NFL Network anchor Danyelle Musselman, wife of former Nevada men’s basketball coach Eric Musselman (now head coach at Arkansas), will serve as keynote speaker for the luncheon. Reno TV/radio personality and social media influencer Connie Wray will also serve as emcee.

Great Basin Brewing Company to be sold to Mammoth Brewing

Mammoth Brewing Company will purchase Sparks-based Great Basin Brewing Company, officials announced April 22.

The goal is for the deal to close by Aug. 1, according to an April 22 news release from The Abbi Agency. The Reno Gazette Journal first reported the news April 21.

Financial details have not been disclosed.

According to the news release, Mammoth and Great Basin expect to “immediately” increase sales from approximately 15,000 barrels of beer a year to 40,000 barrels collectively once the deal closes. “(Mammoth Brewing Company) has always been so limited by our production ability due to the size of our brewpub equipment,” said co-owner and President Sean Turner, in a statement. “This deal will allow us to grow and fulfill the demand for our craft beers.”

Both breweries are known pioneers in the brewing industry in their respective regions — with Great Basin being the oldest and largest brewing company in Nevada, and Mammoth is the oldest in the Eastern Sierra.

Tom and Bonda Young opened Great Basin’s original brewpub in Sparks in December 1993; this past spring, the company celebrated its 25th anniversary.

While the sale means Mammoth has controlling interest in the new combined company, Mammoth and Great Basin will continue to operate as separate breweries.

“We want to make it known that Mammoth Brewing Company will not replace Great Basin Brewing Company, its brand or any of its facilities, or vice versa,” Turner said in a statement. “In fact, it is our intent to distinctly and uniquely grow both brands independently.”

Reno-based Heritage Bank of Nevada to merge with Glacier Bancorp

Heritage Bancorp, the Reno-based holding company for Heritage Bank of Nevada, has entered into an agreement to join the Glacier Bancorp family of banks, officials announced.

Pending board and regulatory approval, Heritage will officially be under the

Glacier Bancorp umbrella in the third quarter of 2019, according to an April 3 news release.

After transaction close, Heritage will continue to operate as a community bank under the same management team, and will be known as Heritage Bank of Nevada, division of Glacier Bank.

In a statement, Stan Wilmoth, Heritage Bank’s President and CEO, says of the merger: “Heritage Bank is a highly successful and profitable bank and has enjoyed growing and serving this community for nearly a quarter of a century. Dolce Vita, Coffeebar, Süp and more planned for Rancharrah

The developers behind the mixed-use commercial development at The Village at Rancharrah recently announced the first round of restaurants and retailers expected to open next year.

According to a March 28 news release, under the direction of Tolles Development Company, the $50 million commercial development will house roughly 20 businesses at The Village at Rancharrah — complementing Reno Land Inc.’s current residential project at the 141-acre property in South Reno.

The Village at Rancharrah — described as the new “Living Room of Reno” — is expected to open for business “in early 2020.”

“We are creating a frictionless environment for visitors to easily navigate and interact within this local hub,” Par Tolles, principal of Tolles Development Company, said in a statement.

Among businesses planned is a to-benamed waterfront restaurant by Tom Turner, the owner of Tahoe-Truckee restaurants Gar Woods, Riva Grill, Caliente and Bar of America. The new Rancharrah restaurant is billed as a high-end fish/steakhouse eatery.

Other announced businesses include: Dolce Vita Wellness Spa, Rancharrah Clothing Co., Süp, Chez Vous, Coffeebar, Centro, Art Obsessions and The Bar Effect.

According to the news release, other spaces are available for lease to “select business owners and restaurateurs.”

Carson City gets first look at remodel of Bank Saloon, formerly Jack’s Bar

Carson City residents and business leaders came out April 15 to get a first look at the Bank Saloon.

That’s the new — and old — name of Jack’s Bar, the long-shuttered stone building at the corner of 5th and Carson streets, across the street from the Nevada Legislative Building.

“When I first started lobbying in the ‘80s, this place was packed,” said Mayor Bob Crowell. “I think this is a wonderful renovation project for Carson City and going back to the original name, Bank Saloon, is a wonderful touch. I can’t thank the (Nevada Builders Alliance) enough.”

The Nevada Builders Alliance bought the building in June last year and has since been working on getting it ready to rehab and held a “first nail” open house April 15 to give the public a glimpse of the project.

The new owner had to first trap and release about 40 pigeons inside and then hire a contractor to remove asbestos throughout the building.

The building is now essentially gutted and the exterior stone walls will be all that remains when the structure undergoes its makeover.

Miles Construction, which recently completed the restoration of Bentley Heritage Distillery in Minden, is the contractor.

When finished, the saloon will include a full-service bar, patio seating and a separate conference room for meetings or private parties.

According to an April 2 news release, GOED is using a Workforce Innovations for a New Nevada (WINN) grant to help the Elko-based college to recreate its lauded diesel technology program in Ely with nearby mining industry employers who reportedly need more than 100 qualified mechanics in the next year.

“Helping Great Basin College creates valuable training coupled with great employment opportunities, which will empower the community for years to come,” Gov. Steve Sisolak said in a statement.

GOED provided more than $480,000 in WINN funding to get the 32.5 credit diesel technology training program started in Ely, including the purchase of needed tools, equipment and diagnostic computers and software.

The grant also provides tuition-free training for the first class of 10 high school students and six adult students. The students started the training classes at White Pine High School in January and will complete courses by the end of the year.

The program provides students with the technical courses they need to be employable as a diesel mechanic and allows them to complete an additional 23 credits for a Certificate of Achievement in Diesel Technology or a full Associate of Applied Science degree.

“Great Basin College wanted to offer the diesel technology program in Ely to respond to a need of the industry in rural Nevada and to also provide access to education to our students in the area,” said Great Basin College President Joyce Helens. “We are grateful to Gov. Sisolak and GOED for partnering with Great Basin to offer this much-needed training program to our students.”

Future of Reno floodplain development focus of new BANN website

The Builders Association of Northern Nevada launched a website designed to help residents and developers understand how innovative engineering techniques allow safe and environmentally sustainable new neighborhoods in floodplains.

The site, FloodPlainFacts.com, isn’t focused on any single housing project, said Don Tatro, chief executive officer of BANN. Instead, the industry group wants to improve public understanding of Reno’s long history of development in floodplains, as well as the engineering and planning requirements that dramatically improve flood protection in new projects.

Reno grew up in floodplains, Tatro notes. Considering City Hall, Reno Sparks Visitors and Convention Authority and many neighborhoods in south Reno sit on the floodplain, the city has established clear guidelines to protect development in those areas. But the question of development along the edges of floodplains has become even more critical, Tatro says, as Reno struggles to provide housing for middle-class families.

As the organization’s educational website notes, the combination of regional flood-control measures, new development techniques and improved flood mitigation combine to create opportunities to build new homes.

In fact, Tatro says, innovative,

Changing the landscape Why Northern Nevada’s construction industry must come up with new, innovative ways to grow a local workforce

A

new program recently rolled out by the Nevada Chapter of Associated General Contractors could help ease regional demand for skilled heavy equipment operators for Northern Nevada construction companies.

The AGC’s Construction Access Program provides hands-on training with excavators and loaders through two Caterpillar Simformation heavy equipment simulators.

The simulators were purchased through a nearly $200,000 grant by the Governor’s Office of Science, Innovation and Technology.

Although the program just came online in March, says Craig Madole, chief executive officer of the AGC Nevada Chapter, it’s a promising start for training younger students the intricacies of operating heavy equipment in a safe and controlled environment.

TRAINING THE NEXT GENERATION

Historically, heavy equipment operators start as laborers and work their way up the ranks as they gain aptitude and familiarity with construction and grading processes.

Contractors must dedicate time and resources for journey-level operators to work with less-experienced field hands to teach them proper operation of the machinery.

Companies also must absorb downtime from equipment being used as training tools rather than on the job, as well as the cost of diesel fuel.

“Although the equipment is not being used in the most effective manner, those are costs employers assume to train the next generation,” Madole says. “It is our hope that this program will correct some of those inefficiencies. Initial basic skills training now can occur here in our building. Students can get a basic feel of the controls, and it also helps employers determine student aptitude.”

In addition to purchasing the simulators, AGC’s Nevada Chapter converted about 1,200 square feet of storage space at its offices on Mill Street into new classroom space to house the simulators.

Regional construction companies donating employee time to help run the simulators and provide additional student training include Q&D Construction, Sierra Nevada Construction, Frank Lepori Construction, A&K Earth Movers, Gradex Construction Company, L.A. Perks Petroleum Specialists and VersaGrade.

The simulators also can be used by regional construction companies to quickly bring new operators up the ranks.

“Not only do we have experienced heavy equipment operators teaching them how to operate machinery, but also experienced grade setters teaching them how to understand grade and read plans,” Madole says.

“We are teaching real-world application of the skills required to be a heavy equipment operator.”

THE TESLA EFFECT

It’s important in the construction industry for seasoned veterans to pass down knowledge to younger workers, officials say.

3 in Reno make about $37.50 an hour, or more than $70,000 annually with full benefits and retirement, Madole says.

It typically takes between three to four years and 6,000 hours worked in grading and paving for operators to reach journey-level status, the OE3 reports. Training includes additional classroom instruction at the OE3 Nevada Apprenticeship and Training Center in Wadsworth.

While the Construction Access Program currently is limited to students attending the Academy for Career Education in Reno, Madole hopes to eventually include schools throughout the Washoe County School District.

“When we applied for the grant, we discussed the concept with ACE, and they assisted us in the grant process,” he says. “We hope to expand to career technical education programs at local high schools so we can identify and train upcoming graduating seniors and hopefully place them with an employer and start them on a career immediately following high school.”

That’s especially important since Tesla came to town, Madole adds. Since the electric car manufacturer provides a many good-paying job opportunities at its Gigafactory east of town, the construction industry must continually come up with new and innovative ways to replenish and grow its workforce.

“Tesla changed the landscape significantly,” Madole says. “We are competing with manufacturing jobs that historically we didn’t have to compete with. There are other good jobs available to that group of people who would consider construction as a career. We have to attract them — the

fact that we have jobs available just isn’t enough.

“Our hope is that these simulators can attract kids who feel this is something they can do. Workforce development begins with people wanting to do these kinds of jobs.”

The OE3 also operates a mobile lab that provides increased training opportunities.

Lance Semenko, president of Q&D Construction, says the AGC’s Construction Access Program meets today’s youth at a point with which they are familiar – the simulators function much like an advanced video game.

“We are trying to hook these kids back into something they understand,” Semenko says.

MODERN REALITY OF LABOR SHORTAGES

Q&D, much like competitors Granite Construction and Sierra Nevada Construction, has had no shortage of work in recent years as the regional construction economy continues to power ahead at full steam.

Q&D had a headcount of 460 at the end of March, Semenko says, and it should top out around 700 during peak construction season this summer. By way of comparison, Q&D employed 1,150 workers at its peak during the boom years of 2005-2006.

The big difference between now and then, Semenko notes, is the economy is thriving in major U.S. cities, and transitory union workers aren’t flocking to Nevada as they did in the past.

“You don’t have one place that’s hotter than another, so everyone is competing for the same pool of people,” he says. “It’s very

clear where the work is, and there’s a huge volume of union work going on all over the country.”

Adding qualified staff — especially in key management positions — has long been a challenge and requires Q&D’s executive team to try new avenues for recruitment.

During the past few years, Q&D leaders have attended college recruitment fairs at the University of Nevada, Reno, California State University-Chico and Oregon State University. The trips have paid off in the form of many internships and more than a half-dozen vacant management positions filled.

Semenko says it’s crucial to find key replacements for older workers nearing retirement, as well as to add younger minds with fresh ways of approaching work to the company’s offices.

It’s equally important, however, for older workers to pass along their years of hardwon knowledge to younger workers.

“It’s crazy with the younger guys in the field how tech-savvy they are,” he says.

“They pick up on it more quickly than older generations. We have a group of young people that have put together videos to teach our older guys how to make their work easier. It is a huge benefit to the company, and it’s something we have never dealt with before.

“But we have to have our older guys share the knowledge that was shared by the generations above them. It is about the passing down of knowledge.”

he redevelopment of the former Park Lane Mall is one of the largest urban renovation projects ever undertaken in Northern Nevada. Construction began early this year at the 46-acre site on the corners of Plumb Lane and Virginia Street that used to be the home of dozens of iconic retailers, including Sears, Weinstocks and Woolworths.

Reno Land Inc. acquired the project in 2015 and spent years designing a mixed-use master-planned development featuring multifamily apartments, retail and a Marriott hotel, among other amenities.

Development of the Park Lane project — and crucial project financing — was hasted by the creation of opportunity zones.

Joel Grace, vice president of development for Reno Land, says the opportunity zone designation has been a boon to spur development and attract capital to projects in the Truckee Meadows.

“They did a huge service to the areas in these zones,” Grace says. “(Opportunity zones) are in place to revamp areas that are blighted or in need of some help. This opportunity zone escalated the timeline to develop the site and attracted additional capital that may not have come to Reno.”

‘Money will start to move quickly’

The creation of opportunity zones stems from the 2017 Investing in Opportunity Act, which designated tracts of land typically in economically distressed and low-income urban areas for redevelopment.

Opportunity zones established in Reno-Sparks extend from the university area to Gentry Way and Keystone Avenue to the Grand Sierra in Reno, and the industrial region of Sparks surrounding Spice Island Drive, Greg Street and Glendale Avenue. Parts of Tahoe Reno Industrial Center also received the designation.

Investors who put money into new development or redevelopment projects within opportunity zones receive favorable capital gain tax incentives. Investors also can help established businesses within opportunity zones grow as well through equity financing.

As such, Northern Nevada is primed to see game-changing influx of development capital, says Par Tolles, chief executive officer of Tolles Development Co. “The buzz is that there are huge war chests of money being assembled,” Tolles says. “It a tax-shelter vehicle for a number of different investments that may not have been monetized in the past. Local funds and larger national funds have been assembled that will look for investment opportunities in these opportunity zones where they can find appreciation, and Reno is very well positioned to attract these fund dollars.”

Federal guidelines regarding opportunity zones were finalized and released in mid-April, which could lead to a rush of capital into

Northern Nevada projects.

In the development world, lining up debt equity and project financing is more art than science, says Tolles, who began his development career in Northern Nevada by building the Microsoft and Intuit campuses in Reno in the early 2000s.

“Now that there is clarity, money will start to move quickly,” Tolles says. “The financial engineering of development is complicated. We spend a lot of time selling Reno to capital and trying to convince them that this is a good place to invest.

“That investment money could be a really strong boost to what is already a thriving economy. It could be a really good capital injection for us.”

Taking a risk on Reno

It’s also perfect timing, Tolles adds. Reno developers were largely dormant during the recession, and the regional building boom currently underway stems in part from nearly a decade of pent-up demand.

Then in 2015 came the so-called “Tesla Effect” that put Northern Nevada on the national radar.

Lastly, out-of-state investors who are unable to find good returns in primary markets have been pouring their investment dollars into secondary markets such as Reno-Sparks.

“Say what you want about the tax incentives, but Tesla and the rebranding of Reno put us on the map, and now we are seeing the impact of that,” Tolles says. “We have out-of-state investors chasing yield, and you just can’t find yield in primary markets; you have got to go to a secondary area like Reno, Boise or Salt Lake. When you find

“Investors are taking a calculated risk on Reno because of all the population projections and the buzz going on.”

Reno-Sparks leads the nation in job growth, says Bryan McArdle, vice president of entrepreneurial development for the Economic Development Authority of Western Nevada. Development projects underway still aren’t enough to meet current demand or future growth, he says.

“We’ve been labeled as a top-20 location for opportunity zones, which puts us on the national radar as a prime location,” McArdle says.

“We hope that these opportunity zones attract certain developers and developments that normally wouldn’t come here for a variety of projects.”

Opportunity zones are not just for ground-up redevelopment, he adds. Opportunity zone investors also can support business growth inside the zones by providing capital for business expansion, new equipment or job growth.

Getting the regulations about opportunity zone investments finalized sets the playing field and eliminates gray areas that had investors holding back, McArdle notes. Despite the favorable tax treatments, projects still must have solid financial metrics, he adds.

“Everyone thinks that with this opportunity zone funding, all these projects will easily get built,” he says. “It just makes good projects better. There’s more equity capital available, but projects still have to make financial sense.

“Hopefully it’s an incentive to get investors over that hurdle so they can start investing in this area.”

o matter how you slice it, it’s going to be a tough summer for Midtown businesses and their patrons.

The second half of the Regional Transportation Commission’s ambitious plan to improve transportation and pedestrian safety on Virginia Street through the Midtown corridor, as well as increase connectivity from the University of Nevada, Reno to Midtown, begins this June.

And as much as the initial phase of the project — upgrading aging underground utilities infrastructure — proved disruptive, the biggest logistical challenges are yet to come.

Work starts at Plumb Lane and moves north toward Liberty Street. Along the way of the 1.2-mile project, nearly every business in the vibrant and well-visited corridor will be impacted at some point during the construction process.

“This next part is going to be very invasive,” says RTC Public Affairs Manager Michael Moreno. “We are letting people know that it is going to be impactful — that’s why it’s more important than ever to support the Midtown businesses. We can’t underscore enough how much different this next part of construction will be, and we want everyone to be successful. The best way to do that is to continue going to Midtown during and after construction.

“The community wants this project. The end result will be something we all can be proud of and will make Midtown even more successful.”

To ease travel and parking into the Midtown area, the RTC partnered with Lyft to provide 50 percent discounted Lyfts into Midtown up to $10.

Sweeping changes

The aesthetics of the new Virginia Street will be sweeping. Much like the RTC’s plan to facilitate safer transportation through the Fourth Street corridor, the Midtown project adds much-needed sidewalks to make the area more pedestrian and transportation friendly.

Roughly 32,000 tons of new asphalt and 8,000 cubic yards of concrete for new sidewalks will be laid. Additionally, a total of 237 trees will be placed along the corridor in part to provide a buffer between pedestrians and vehicles.

Trees will be placed in a unique suspended cell system that’s basically a network of stilts to support concrete sidewalks, yet give the roots ample opportunity to grow downward into mulched soil.

Safety plays a key role in the renovation work. The larger sidewalks take pedestrians out of harm’s way, says Lee Gibson, RTC executive director. “(Pedestrians) can walk through the corridor ... and they won’t have to worry about getting (hit) by a car,” Gibson says. “An elderly person in a wheelchair will be able to move down the corridor safely and effectively. There will be shade and places to sit. It will be much better for our citizens and for businesses, and it will address a lot of frustrations that have been communicated to us throughout the years and during the planning process.”

A traffic-calming roundabout will be installed at Virginia and Mary streets as well.

‘No one business is the same’

What’s unique about Midtown, LeBlanc notes, is that it’s not an 8 a.m. to 5 p.m. corridor. Businesses such as Two Chicks restaurant are open during the day, while bars and pubs in the area are open into the early morning.

Construction crews are expected to vary their work shifts from the traditional 7 a.m. start to best accommodate the needs of affected businesses.

There’s simply no easy way to pull off this project, says Brian Stewart, RTC’s director of engineering. The RTC implemented a 24-hour project hotline (775-300-1848) so businesses in affected areas have direct access to project managers in case they need assistance.

“If you have an issue, you will be able to get a hold of Dan or one of his crew and they will be able to help you,” Stewart says.

The Midtown work is expected to wrap up at the end of 2020. The Virginia Street project also includes improvements in the university area, including the addition of a bus rapid transit hub between 8th and 9th streets and a roundabout at 15th Street to facilitate easy turnaround for buses heading to Midtown.

Three new Rapid Stations will be installed in the Midtown area. The raised stations reduce the time it takes riders to get on and off the bus. Two electric buses will be added to the RTC’s fleet when it opens the Rapid Virginia Line extension to the university.

The northern end of the job is expected to start in the spring/summer of next year and finish at the end of next year as well. The nearly $80 million project is funded through the RTC Fuel Tax and a $40.4 million grant from the Federal Transit Administration.

About 60 to 70 tradesmen will be working at the site, says Dan LeBlanc, project manager for general contractor Sierra Nevada Construction. Initial construction work will focus on side street improvements, followed by front door to roadway centerline reconstruction and improvements, Gibson notes.

“If you have a door that opens up (to Virginia Street), you will have a piece of plywood (boardwalk) for a period of time,” Gibson says.

“There will be some challenges with respect to access to businesses. The side street strategy is to get things set up in the beginning so people can still access the business area via those side streets.”

Where possible, business access through side streets will be maintained so that when work comes down the Virginia Street mainline, affected businesses can remain open, LeBlanc says.

“A lot of those businesses, access is directly off of Virginia Street, and most everyone’s sidewalk is coming out,” LeBlanc says. “We are going to use boardwalks for businesses that only have one-point access off Virginia Street or side streets, which allows us to have connectivity to upgrade infrastructure and still put pedestrians in those areas.

“We are balancing the impacts of construction and the (mentality) of getting it done as fast as possible with the (needs) of the businesses,” LeBlanc adds. “It’s going to be impactful; we are not making that a secret.

But this team has done a great job of communicating with (businesses) and working with them on an individual basis.

Implementing an Employer-Sponsored Optional Volunteer Program?

Make Sure it Complies with the Fair Labor Standards Act Many employers understand the value of giving back to their communities and realize the benefit of visibility within their communities.

Thus, an increasing number of employers are following the new trend of implementing optional community service programs within their companies. In an employersponsored volunteer program, the employer allows employees to volunteer for a certain number of working hours each year or each month while providing the workers with the compensation they would have received for being on the job.

In some instances, employees may volunteer during non-working hours and still receive some type of monetary award. These can include bonuses or non-monetary awards such as a party or other fun outing or activity.

In an employer-sponsored volunteer program of this nature, the employer may either sponsor a volunteer outing or outings in which employees can participate. Alternatively, businesses may allow employees to participate in a volunteer activity they have chosen for themselves. Such a program can have a significant benefits for both employees and employers, including improved morale at the work place, increased involvement and contributions in the community, and visibility within the community.

However, it is wise to be cautious in the implementation of a volunteer program within any business or workplace.

A March 14, 2019 Opinion issued by the Wage and Hour Division of the United States Department of Labor addresses such programs and how they have the potential to violate the Fair Labor Standards Act (FLSA). The Opinion provides that “Congress did not intend for the FLSA ‘to discourage or impede volunteer activities,’ but rather to ‘prevent manipulation or abuse of minimum wage or overtime requirements through coercion or undue pressure upon individuals to ‘volunteer’ their services.’”

As such, under the law, an employer intending to implement a volunteer program is permitted to notify its employees of such volunteer opportunities and activities as well as ask for assistance from employees in participating in such volunteering tasks. An employer is also permitted to implement an incentive-based program so long as an employee’s participation in such a program is not mandatory.

An employer-sponsored volunteer program cannot adversely affect working conditions or employment prospects for employees whether they do or do not choose to participate.

In other words, an employer cannot engage in direct or implied retaliatory actions against an employee who chooses not to participate. Further, the employer cannot put undue pressure on the employees to participate in the program.

Moreover, the Opinion stated that an employer cannot “control or direct” the volunteer work of its employees. Specifically, an employer is not permitted to allow or disallow certain types of volunteer work and/ or direct the employee on how to accomplish such volunteer work. If the employer does “direct or control” the way in which an employee completes a volunteering task and/ or volunteering activity, that time will be considered hours worked under the FLSA. In turn, those hours are subject to the regulation of overtime and other standards under the FLSA. The Opinion also stated that employers may use certain methods of tracking the volunteer hours of its employees so long as the tracking device does not control or instruct the employee in their volunteerism.

The Opinion also states that compensating employees when they participate in volunteer activities during normal working hours does not “jeopardize their status as volunteers when they participate in volunteer activities outside of normal work hours.”

An employer may use an employee’s time volunteering as a factor in calculating whether to provide that employee with a bonus, “without incurring an obligation to treat that time as hours worked so long as: (1) volunteering is optional; (2) not

volunteering will have no adverse effect on the employee’s working conditions or employment prospects; and (3) the employee is not guaranteed a bonus for volunteering.” In essence, a bonus cannot be guaranteed to an employee who volunteers and/or taken away from an employee who does not volunteer.

Therefore, if an employer chooses to engage its employees by implementing a volunteer program, the employer must ensure that it is complying with the FLSA. In order to do so, employers must ensure the following items are adhered to 1) employee volunteering is completely optional; 2) there are no adverse impacts or effects on employees who choose not to volunteer; 3) if an employer chooses to provide bonuses to employee-volunteers, that the bonus is not guaranteed in exchange for the employee’s volunteer hours; and 4) the employer does not direct or control the employee volunteer activities.

Employer-sponsored volunteer programs are valuable tools that provide many benefits for companies, employees and communities alike. If you, as an employer, are considering implementing such programming, it is important to confer with legal counsel regarding the specifics of such a program to ensure compliance with the FLSA.

sign of the strength – and investor interest – in Northern Nevada’s industrial market: There’s more property currently listed for sale than there has been in the past 20 years.

And after a slow fourth quarter in 2018, leasing activity rebounded in full force in the first quarter of this year with more than 880,000 square feet of positive net absorption.

Investment opportunities abound in what’s historically been a difficult market to enter, says Eric Bennett, senior vice president of the industrial team at CBRE. Sale properties include: ■ Dermody Properties’ Logisticenter I-80 at Boomtown (794,750 square feet) ■ Dermody’s Logisticenter at 395 (626,960 sq. ft.)

■ Westcore Properties’ portfolio of industrial buildings in Sparks (1.4 million sq. ft.)

■ Northwestern Mutual Life’s 13-building portfolio in Reno and Sparks (1.8 million sq. ft.)

■ Bendetti Company’s Southern Way Industrial Park in Sparks (634,786 sq. ft.)

“In a market that is traditionally very hard to break into for investors, this is a window where there are a lot of institutional eyes on our market,” Bennett says.

“They now have the opportunity to get into our market as owners.”

Reno’s cap rates are attractive

The three legs of the stool – strong demand, low vacancy and strong/rising rents – are primary factors prompting developers to sell.

For developers such as Dermody and Westcore, exiting ownership is an extension of their business strategy. For Northwestern, which developed and owned its Northern Nevada portfolio over the past two decades, it’s taking advantage of strong market demographics.

“Institutional investors have checked the box on Reno as a viable market to be in,” Bennett says. “They are chasing cap rate.

Our neighbors in California, and Tier 1 markets such as Seattle and Los Angeles, cap rates are down in the 4s. Our low- to mid-5 cap rates are attractive, and (investors) have bought into the notion that Northern Nevada is a viable market now and into the future.”

Put simply, the higher the cap rate, the better the rate of return for investors.

The high volume of sale transactions also allows a handful of new landlords to plant their flag in the Truckee Meadows.

Steve Kucera, first vice president with the industrial team at Kidder Matthews, agrees that many institutional investors are seeking plays in the Reno market because of attractive cap rate deals.

“You can still get good cap rates (here),” Kucera says. “You can’t find those deals in some of the larger markets like San Francisco, Los Angeles or the Inland Empire. Reno is still a value market and is considered to be a good buy compared to those larger markets, which probably peaked earlier and now there’s no room for growth.”

The region will see more industrial property exchange hands during the next few quarters than in the past few years, adds Mike Hoeck, senior vice president of the industrial team and managing director at Kidder Matthews.

Landlords have performed evaluations of their properties, and with values at or likely near their peak, there’s no better time than the present to sell, he adds.

Many investment properties on market are headed to escrow and should close in this quarter,” Hoeck notes.

“We might not see sale actively like this for years to come,” he says.

Rental rates rising at a rate ‘unheard of’

However, the flurry of sales activity could bring added upward pressure on rents, Bennett notes: “The overall activity in the market proves more each year that Northern Nevada is a great place to distribute to the 11 western states and to manufacture in. We are really hitting on all cylinders right now.”

Rental rates continued to rise in the first quarter – another reason why investors are looking at Reno, Kucera notes. Spaces under 20,000 square feet and above 100,000

square feet saw a 10-percent increase in rents in the first quarter, Hoeck adds.

“That is unheard of,” he says.

Although no new product was added to the region’s 89.8 million square feet of industrial inventory in the first quarter, a number of projects are breaking ground that will boost inventory levels in the second quarter and in early 2020.

New industrial projects at Longley Lane and Mustang will be delivered this quarter, while Panattoni Development will soon break ground on a five-building project at its North Valleys Commerce Center. Tolles Development Company, Avenue 55 and

Hillwood Investment properties have new industrial projects underway as well.

Significant leases in the past quarter include: Webstaurant taking 256,000 square feet on Newlands Drive in Fernley; Patagonia taking 143,000 square feet at Logisticenter I-80; and KP Aviation taking 126,268 square feet at Capital Boulevard in Reno.

And with the second quarter historically being the strongest quarter of the year for leasing activity, more deals are expected to get done, Kucera notes.

“That continued forecast is unchanged,” he says.

At long last, redevelopment construction is underway at the site of the former Park Lane Mall.

Nearly a decade after wrecking balls ripped through the remnants of the former shopping center built in 1964, joint developers Reno Land Inc. and Lyon Living of Newport Beach are coming out of the ground with the first phase of their ambitious redevelopment project for the 46-acre site.

Construction started in late January on the foundation and first level of a 4.5-story, 316-space parking garage that eventually will be wrapped by a 281-unit multi-level apartment building.

Construction for the apartments that will completely hide the parking garage structure starts in June, says Nate Tuttle, senior vice president of development for Lyon Living.

Simultaneously, construction is expected to begin early this summer on the second part of Phase 1 – three separate apartment buildings alongside Grove Street. One building will be four stories and the other two five stories with a total of 340 new apartment doors added to the region’s growing multi-family product offerings. The 621 total apartment units are expected to come online in late 2020.

Crews also are working to complete all the necessary underground infrastructure throughout the project footprint and for its primary central park component, says Joel Grace, vice president of development for Reno Land.

Phase 2 is deep into the design stages as well. It’s composed of the largest apartment building in the whole project footprint, a multi-level building that will add yet another 360 apartment homes. Other primary components of the second phase include a 170-room hotel and a market hall in the center of the master-planned project.

The hotel will boast the boutique Marriott Element flag, while the market hall will be flexible space housing various retail shops and eateries. The form and structure of the market hall concept is of utmost importance since the space will be the heartbeat of the entire project, Grace says.

“Because of its location and prominence in the site, we are really trying to design something special from an architectural perspective,” Grace says.

A host of architectural and design firms from Northern Nevada and Southern California are designing the second phase of the master plan.

Neeser Construction of Anchorage is building the parking garage and wrap-style apartment building, while Whiting Turner of Baltimore will construct the apartment buildings fronting Grove Street. Although both general contractors are headquartered outside of Nevada, each has regional offices in the Silver State.

As Northern Nevada shakes off the effects of yet another incredible winter and enters peak construction season, it’s imperative that workflow on the Park Lane project moves forward at a consistent clip, Grace says.

Despite the tight regional market for skilled trade workers, the general contractors and subcontractors benefit from the project’s sheer scale, he adds.

“There will be challenges as we move forward, but we are in a pretty good position,” Grace says. “We will have crews on site for quite a few years, so we are in good shape relative to the market.”

PARKLANE, 20

When Panattoni Development Company begins the second phase of its North Valleys Commerce Center project at the end of April, it marks the start of the largest speculative industrial project ever undertaken at one time in the state.

Panattoni plans to construct five buildings totaling 1.36 million square feet in a quick 18-22 month window, a compressed building pace designed to capitalize on the region’s low vacancy rate in Class A industrial space.

Doug Roberts, Partner with Panattoni Development Company, says Panattoni broke with its historic – and safe – model of constructing as speculative buildings as they are leased in order to better meet market demand.

“Usually we have benchmarks where we reach a certain leasing threshold and then start the next building, but in this case we will continue building over the next 22 months to make sure we have enough product coming online in this market,” Roberts says.

Panattoni already has completed four new buildings totaling 2.28 million square feet for phase 1 of North Valleys Commerce Center. Those buildings were quickly leased by new tenants, and institutional investors snapped up three of the buildings as well.

Panattoni already has broken ground on the first building in the second phase of NVCC. The 313,000-square-foot building completes the development footprint on the north side of South Virginia Street and should be finished in about six months, says Brett Olson, senior project manager for Alston Construction, Panattoni’s construction partner.

Olson says that in addition to meeting market demand, the tight construction schedule also capitalizes on economies of scale.

“In order to get costs

down, we basically are attacking one building and starting the next a month and a half after,” he says.

“At one point, we will have three to four buildings going on at once. Securing that much manpower and materials is hard, especially here in town since we are kind of isolated. It takes a lot of pre-planning and work with our suppliers.”

Planning is crucial, especially during concrete pours for flatwork and tilt-up walls. The entire project calls for more than 65,000 cubic yards of concrete. By way of comparison, that much mud would more than fill a 50-foot deep football field. It’s no small task to get that much concrete on site during pour days, Olson says.

“It can take between 25 to 30 trucks, which pretty much brings to a halt all concrete activity throughout the area,” he says.

Bonanno Concrete will perform all concrete work for the building pads and tilt-up walls. Alston will use Harris Salinas Rebar of Livermore and local suppliers for the required rebar.

Preparing the site for construction is equally challenging. The land on the south side of North Virginia Street slopes 80 feet from front to back, Olson says. Sierra Nevada Construction will move more than 650,000 cubic yards of dirt to cut and fill the site during mass grading. That’s enough dirt to fill that same 50-foot deep football field 10 times over.

Additionally, more than 36,000 tons of rip-rap will be used to secure slopes, as well as for storm drain retention and detention ponds. And more than 40,000 linear feet – 7.57 miles worth – of water, sewer and storm drain pipe will be installed.

“This is definitely one of the larger projects in my career and for Alston in Reno,” Olson says. “Due to the quantity of buildings and the overall timeframe

NORTHERN NEVADA REAL ESTATE JOURNAL Northern Nevada’s multifamily market on national radar Rob Sabo | Special to the NNBV Northern Nevada’s multifamily housing market, once the bailiwick of western-region investors, is firmly on the national radar.

Historically, investors in the Reno-Sparks apartment market were mostly located west of the Rockies, says Ken Blomsterberg, senior vice president of investments with Marcus and Millichap.

However, in recent years the booming regional economy and national exposure from key businesses such as Tesla, Google and Apple has spurred investment interest from all parts of the country.

“It is amazing how Reno has gone viral – people who used to have no interest in Reno are calling me now asking what we’ve got,” Blomsterberg says. “All the good news is bringing a lot of investors to the market, and we are getting offers from Boston, New York, Chicago and St. Louis.”

Blomsterberg, the region’s premier multifamily broker, says that he set up more than a dozen meetings with potential investors at the National Multifamily Housing Council in San Diego back in January. That’s far different than in past years, he adds. The NMHC is among the largest multifamily conventions in the country.

“Everyone wants to talk about Reno,” Blomsterberg says. “Even people a year ago who had no

interest are all over it.”

That interest, combined with northern Nevada’s historic low vacancy and high rents in the multifamily market, has led to both a dearth in available properties and a record high sales price.

Marcus and Millichap in January closed sale of the Caviata at Kiley Ranch. The 184-unit complex built in 2005 sold for $51.7 million, or $280,978 per unit, all time high for the Reno-Sparks multifamily market.

“It is definitely the high-water mark for Reno in regards to price per door,” Blomsterberg says.

“They are large units, and the price per square foot of $175 is a very good bargain. It’s somewhat of a value-add play, but not the full renovation that many investors are looking for.”

Many investors seek value-add opportunities where they can modestly increase rents either through new management, repositioning the property or extensive interior renovations, Blomsterberg says. It’s becoming harder to find those types of deals, though.

In early 2017, Horizons at South Meadows sold for $67.3 million to a buyer from Park City, Utah. The 334-unit property on Double R Boulevard received a total of 23 offers and sold for $2 million higher than the listing price, Blomsterberg says. The new

owner plans a complete interior renovation with upgraded flooring, appliances, paint and cabinet refinishing.

“They will spend a good deal and see an increase in rent to the tune of a few hundred dollars per door,” Blomsterberg says.

Marcus and Millichap also spearheaded sale of Southwest Village behind the Peppermill to a buyer from New York. The 332unit rent-restricted property built in 1972 sold for $35.3 million.

Available properties continue to generate unprecedented interest.

Blomsterberg recently shared details of a sale property to 26 key investors across the country rather than listing it openly. He received 16 offers.

“This is a true value-add opportunity with some of the best views in Reno, and we exceeded the asking price by $500,000,” he says.

“There is so much interest in this market that we are able to leverage buyers. Everyone knows they are competing against each other, and many owners are blown away when they see the number of offers they are getting.”

The main challenges within the regional apartment market for investors are finding suitable sale opportunities and re-investment properties for owners who do sell and seek tax deferment through a 1031 exchange, he adds.

“Many sellers are looking for a 1031 tax-deferred exchange, but you have to have another property

Reno continues to be a hotbed for apartment construction as well. According to a fourth quarter report by Johnson Perkins Griffin, there were more than 3,487 new apartment units under construction, with another 6,255 waiting in the wings.

The huge influx of additional doors to the regional apartment supply still isn’t expected to significantly ease vacancy rates, however.

Sara Fye, market analyst and appraiser intern at Johnson Perkins Griffin, expects to see a downward spike in the first quarter of 2019 following a seasonal

uptick in the fourth quarter of 2018. Overall market vacancy in the quarter peaked at 3.4 percent, but it was under 2 percent for the first two quarters of 2018.

“Historically we see vacancy decrease versus the fourth quarter,” Fye says. “In the first quarter people typically get their tax returns back, and that contributes to more people moving around so we usually see a spike in rents and a decrease in vacancy versus the fourth quarter.

“The market has been extremely tight over the last couple of years, but especially this past year. We have so much new construction going on, but demand is exceeding the rate they are able to build new apartments.”

Construction flow is especially important for a large master-planned development project such as Park Lane, Tuttle adds.

“We are giving general contractors and their subs consistent work. We are coming out of the ground with 621 apartment units closely followed by a hotel and the next 360 units,” he says. “We want to keep that consistent flow. Our agreement with our general contractors is to be building on this site for the next five years and really get into a great rhythm.

“We are trying to align everything so that in a perfect world they will

go from one building to the next.”

Reno Land and Lyon Living joined forces last year to bring the massive Park Lane master-planned redevelopment project to fruition. Lyon Living specializes in ground-up development of mixeduse projects, especially those with multi-family, retail and hotel components – all of which are in the Park Lane master plan.

“For us, it was really important we all come together and understand the shared vision,” Tuttle says. “Park Lane Mall was a hub for this community, and we are trying to replicate that with a completely different commercial real estate solution.

“Reno Land has mapped out an amazing project and started the

infrastructure, so we looked to enhance it and bring in our expertise and the successes we have had (with similar projects) and implement those on this project.”

Grace says the new hotel, market hall, retail and residential components offer something for everyone and are expected to return the Park Lane site back to its former prominence among residents and visitors to the Truckee Meadows.

“This is essentially the 50-yard line of the City of Reno, and it’s exactly the type of development the city wants for the urban core,” Grace says. “It is a very convenient location not just for residents that are there but for the community as a whole.”

In addition to working closely with its various subcontractors to ensure they can deliver enough manpower, it’s crucial that the development team stays in lockstep with city officials to ensure the permitting process goes smoothly, he adds.

“We are working with the local government agencies to streamline everything that there are no holdups with permitting, materials and suppliers,” Olson says. “Our subcontractors are committing almost their entire workforces to this project, so we have to keep things moving with no delays between the buildings.”

Alston is committing four to five on-site superintendents and assistant superintendents to the project, along with three full-time project managers, to ensure consistent and smooth workflow.

Roberts says that while memories of the industrial real estate collapse in the mid 2000s remains fresh in every developer’s mind, the market demographics are far different today. For starters, he notes, there’s the emergence of Northern Nevada as hub for ecommerce distribution. And there simply aren’t as many developers in the market, either, Roberts notes.

“Generally speaking, the development sector has been more disciplined than in the mid-2000s,” he says. “Land for development also is limited. We’ve analyzed our product against others, and there is a dearth – there are only a few projects coming out. We still have to make sure we are not putting out too much product ourselves, but given current absorption in the marketplace, especially with the transition in the market to ecommerce, and we don’t see any degree that gives us concern.

“Our capital partner is very bullish on the market,” Roberts adds. “They love Reno, and we have performed very well here for them.”

EDDY HOUSE: ENDING YOUTH HOMELESSNESS

are able to connect with staff and each other, they begin to use positive communication and are better able to hold steady employment and/or return to school.

What began as a small, local housing and workforce development program for six aged-out, foster boys in 2011, has grown into the central intake and assessment for ALL homeless youth in Washoe County. In 2018 Eddy House provided resources to 682 homeless young people. Of those 682, 377 were new to homelessness. Nevada continues to have the fastest growing homeless youth population in the country.

We see our numbers rise and without a safe place for our kids to sleep at night, Reno will see more and more young people living on our streets. With a housing shortage and a less than 1% vacancy rate, finding a safe place to live on an hourly minimum wage often feels impossible.

For the past three years, my small staff and I have been working tirelessly on helping local homeless youth find housing, employment, reunification with family, and help with returning to school. However, significant progress has been hindered by limited hours and the small operating space of the current location on East 6th Street. Eddy House has been pushing for a larger building that can house young people overnight. It would take a miracle to stabilize these young people when they are re-traumatized every night. We have to ask ourselves, “How could you hold a job if you are in a constant state of flight or fight, have nowhere to sleep, nothing to eat, and are being assaulted regularly?”

Recently, Eddy House was able to secure a lowinterest loan from the State of Nevada’s Department of Housing to purchase a new building. The new facility will have: 50 overnight beds; a kitchen; laundry facilities; lockers; classroom/therapy space; showers/bathrooms; clothing closet; technology space; and private space for medical testing/ first aid. This facility will continue to serve as the resource center for our homeless youth and will address the immediate overnight and emergency

needs of Eddy House’s extremely marginalized, non-system population of high-risk youth.

If you can intervene in the life of a homeless youth before the age of 25, 85% of these kids go on to be productive members of our community. We do not want them to age into an adult system that has no exit strategy. Homeless youth are homeless for different reasons than adults.

Most of Eddy House youth are affected by severe trauma. While more than 40% of these young people are currently working, trauma impacts cognitive function and emotional regulation. Youth impacted by trauma may have trouble articulating their thoughts and struggle with routine and structure. If something goes wrong at work or in their personal lives they may give up or react with strong emotion. For an employer, this may be confusing or come across as unprofessional. The reality is that little things become overwhelming and many of our kids lack the life skills necessary to process information; a correction from an employer may feel like another failure or bring up feelings of inadequacy or anxiety.

Eddy House is relationship-based. We know that kids who cannot shake hands, make eye-contact, or have a conversation with an adult cannot hold a job, have a healthy relationship or raise their own children. We start with basic connection and a safe environment and move to life skills. Once our youth

The goal is to end youth homelessness. If half of Eddy House kids access services within our community while homeless, the cost to tax payers is approximately $13,640,000 annually. The young people we serve have the potential to become a new workforce. With our changing economy, work is plentiful, but youth will not be able to maintain employment if we do not address their trauma and the lack of affordable housing in our community.

Eddy House understands that we are part of a community continuum. Our new facility is part of a process and not a final destination. We must implement Trauma-Informed Care in all programming to ensure that best-practices for a trauma-affected population are introduced and applied. It is time to begin housing-focused conversations, offering real solutions. We need to look at our exploding youth homeless population as an opportunity for our community to come together and engage in solving the problem.

FIRST THINGS FIRST: NEGATIVE COMMENTS CAN BE AN OPPORTUNITY IN DISGUISE

Do unto others — three words that are a shorthand reminder to be nice and treat people in the manner that you’d want to be treated.

Do unto others and make life smoother. Be good, and be of service because, as Robert J. Brown reminds readers in his book, “You Can’t Do Wrong Doing Right.”

Almost from his moment of birth, “Bobby” Brown was the recipient of kindness: His mother was an impulsive teen who’d already had one son she didn’t want, so Brown’s grandmother took both boys in and raised them at a time when she and her husband should’ve been thinking about retirement.

“We were raised in faith … “ says Brown, and it was by example: nobody in need was ever turned away at Miss Nellie’s house, even though the Browns had little themselves. For Brown, that included medical care; he was a sickly child and because he couldn’t run or jump, he assumed a “role of peacemaker” instead.

“It’s funny,” he says, “how our childhood ways offer preview into our adult lives.”

After graduation from high school, Brown attempted college but his grandparents’ health pulled him back home, where he ultimately joined the police force. There, he scaled the department through undercover work, and caught the eye of officials at the Federal Bureau of Narcotics; they offered him a job in New York City. Brown’s wife loved it there, but for Brown, the Big Apple wasn’t home and besides, he’d been thinking of changing careers.

He returned to High Point, North Carolina, and opened a PR firm, B&C Associates.

This was during the early years of the Civil Rights movement, and opening a business was difficult for any Black man in the South. Brown had determined that his firm would stand on problem-solving and there was no bigger problem than Jim Crow, so he set his sights on working with corporations that needed his negotiating skills to avoid protests and boycotts. Emboldened by small successes, he ultimately requested a meeting with the head of Woolworth’s – and he got the job!

Fifty-some years have passed since that time, so you can well imagine

It’s no secret that social media isn’t ALL positive posts and content.

Navigating any platform will immediately show you the range of commentary you can expect to encounter first hand as a business building its social media presence online.

And while you do want to connect with your audience authentically and grow your brand, you should also expect to encounter negative posts, comments and messages. These can range from actual negative customer experiences (that should be professionally addressed) to outright trolling, and a single misstep on your part could either lose you a customer or (even worse) go viral in the worst way.

That’s why every business should have a plan for how they react to and handle any negative content. Here are 5 best practices for moderating your community interactions on social media:

As a business owner and a black man, Brown had a one-of-a-kind position within the movement: it was his fight, too, but “Woolworth’s was my main client…” The tight balance he shares also keeps readers on their toes.

As for the rest of the story, you’ll surely appreciate the quiet grace and faith that Brown offers in its telling. His stories of Martin Luther King, Richard Nixon, and Nelson Mandela are incredible, both in scope and in personality.

Overall, this is a humble, gracious memoir that will speak to readers who love uncovering history, and to businesspeople needing inspiration. “You Can’t Go Wrong Doing Right” could be the exact right book for you.

Before I get to the inevitable trolling posts that most businesses dread, we have to acknowledge that most negative posts or messages on your social media account(s) isn’t trolling at all. It can be customers who have had a negative experience for some reason with your service, product or brand.

And you absolutely must address them with the same professional courtesy as you would when receiving a complaint over the phone.

This is obvious when the complaint comes through messaging on any platform. You can privately ask for more information, figure out a solution (which makes the customer happy) and move on.

But what about in a public forum?

If a customer comments about a bad experience on one of your Facebook posts, DO NOT hide or delete that comment. You’ll want to reply as soon as possible with empathy, apologizing for the experience he or she had and expressing your company’s desire to make it right.

Doing so not only serves the commentator but also any other user who comes across that comment thread. No business is impervious to negative feedback; it’s how that business handles it that truly grows a positive perception of its brand online, turning a downside into an opportunity.

That being said, when looking to get into the details with a customer, state that you’ll message them directly to discuss the matter further. The entire back and forth should not (and does not need to be) in a public comment thread.

HAVE PUBLICLY POSTED (AND EASY TO FIND) COMMUNITY RULES

Something every Facebook page (or group) should have is a publicly posted (and easy to find) set of Community Rules.

Not only do clear information and rules set the tone of what you expect of your community (and yourself ), they also provide consistency (in case you have multiple moderators) and a go-to fallback should a user get upset about being banned or seeing a comment get deleted.

In general, your Community Rules should include: the purpose of your page or group; if your community is location-specific; define what your company considers to be spam; define inappropriate content, as well as your code of conduct; and be very specific about what will happen if the rules are broken.

Posting a clear set of rules also can be an opportunity for setting the tone of encouraging respectful conversations and engagement. Obviously, everyone doesn’t have to agree with you or each other, but respect should be a critical component of your expectations.

When it comes to rule breakers, I have always used a three-strikes-you’re-out approach,

especially if you must consider banning a user.

But there are a lot of great examples of social Community Rules out there, including those listed on Abobe’s Facebook page, for you to be inspired by.

SOME THINGS CAN BE CONTROLLED

Facebook will be the first to tell you that you don’t, in fact, have to allow users to post on your Facebook page. Plus, as you likely already know, you can easily hide or delete comments, turn off recommendations, messaging and more.

On Instagram, you can turn on the automatic comment moderation filter for your profile that attempts to hide any inappropriate comments.

Of course, anything that slips through that filter can then be hidden, deleted or reported.

Twitter moderation tends to default to the hit-and-miss results of reporting, but Twitter has recently announced it’s testing replies moderation in which you can hide replies yourself.

(Stay tuned on that if you’re not already seeing that functionality.)

YOU’RE MODERATING … AND THEN WHAT?

So, let’s say you’ve posted your Community Guidelines and you’ve just hidden or deleted a comment from a user that was a violation.

Many moderators (especially those overseeing high-volume accounts) likely leave it there.

But should you?

I would argue that small businesses could benefit from reaching out to that user directly through messaging and take a moment to alert them of the comment or post that had to be removed and why you had to do so.

In my experience, I’ve only had positive outcomes from doing this (even if it took a little back and forth to get there) because you’re showing that you care enough to reach out.

That can go a long way and humanizes the idea of moderation as well. You’re obviously not “The Borg,” after all.

Granted, this option may come down to how much time you have to do it, but it’s always a tactic to consider for the overall health of your social media community (or communities).

EXPECT MODERATION TO TAKE TIME YOU MIGHT NOT HAVE

If you are a one-(wo)man-band type of business, time is not on your side. But that doesn’t mean you can ignore the negative messages, posts or comments that could be building up on your social media accounts.

Along with setting aside time to post content and engage, you’ll want to take a quick look through your channels to spot any negative commentary you need to address. Never leave any comment/post/message hanging, whether it’s positive or negative.

One way to stay on top of this in real time is to make sure that your app notifications are turned on so that you’re alerted to any new engagement actions as they happen. That way, you can prioritize what needs to be responded to right away versus what can wait a few hours.

(Hint: The Facebook Pages app is great for doing this for Facebook. There used to be an amazing Facebook Groups app, but that has since been retired. However, you can create a Homepage Shortcut to any Facebook group for quick mobile access.)

The most important aspect of social media moderation is that you’re transparent about your community expectations and consistent about your enforcement. Remember that just because there are tools to help you control a conversation thread, that doesn’t always mean you should do so with a heavy hand. Your audience will notice and consider you to be less authentic as a result.

And since inauthentic brands can lose both audience and engagement, that’s definitely not a road you want to travel.
