Why Invest In Property?

Welcome news of a lift in consumer sentiment was delivered last week through the Westpac-Melbourne Institute Index of Consumer Sentiment (WMIICS). It’s a reflection of what many First National members have been saying for some time. The index showed an increase of 12.7% in June, the second largest recorded increase since the survey began in 1974 and the largest in the last 22 years. It’s encouraging news for agents as customers, those that hold mortgages, have already benefited from a 385 basis points cut in variable mortgage rates, $14 billion of direct government transfers (with another $5 billion to come) and the surprise news that unemployment actually fell in April to 5.4%. After an extended drought of positive property market reporting, agents could be forgiven for pinching themselves to check they’re awake after so much positive news in such a short period! Though several

economic commentators, undeterred, have launched to the defence of their dismal predictions of housing price falls up to 40% and other negative housing industry impacts. The facts remain simply that house prices across Australia continue to rise, defying such predictions. Official rates have fallen to their lowest levels in 49 years and real home loan rates are at their lowest since 1968. Home sales rose in March by 4.2% and there’s increasing evidence that buyers are flooding the market. Immigration remains at record post World War Two levels and the supply of available property falls approximately 20% short of that required – with little prospect of a solution in the near future. continued on page 3

SELLERS AND BUYERS PROVE TO BE CONFIDENT CONSUMERS The release of recent excellent consumer confidence figures confirms what real estate agents across the country have been seeing for months according to First National Real Estate. “We have been saying for the last few months that we believe the Australian market has turned the corner, and this latest surge in consumer confidence proves we were right” said First National Real Estate CEO Ray Ellis. Released last week, the WestpacMelbourne Institute Index of Consumer Sentiment recorded its largest jump in 22 years. First National Real Estate is Australia’s largest independent real estate

network with more than 500 members throughout Australia as well as New Zealand and are firmly of the opinion that property has been leading this positive sentiment. “It does not matter if you are buying or selling, when housing affordability is this good, everyone wins and everyone feels confident. The market is always about confidence” says Mr Ellis. “The latest BIS Shrapnel research that suggests up to a 19% increase in house prices by 2012, indicates this confidence should continue into the future”. ECONOMY ‘ESCAPES’ RECESSION We hear little of that in the media though. As if to remind commentators of the old adage “loose lips sink ships”, the significance of the word “recession” was highlighted in March when the consumer sentiment index was shown to have fallen 13.2% - as a result of the December quarter national accounts (showing negative growth) being loudly promoted by the media as proof Australia was headed for recession. When March quarter figures showed the economy was rebounding, the index snapped back, jumping 11.6%. The figures seem too close to be considered coincidental. Perhaps the constant media struggle to produce infinite analysis of daily economic news, for entertainment and ratings purposes, rather than considered analysis of longer term data, has played a greater role in property market fluctuations than

anyone in the media would care to scrutinise. REIA President David Airey said that capital cities have shown varied results this quarter with Sydney, Melbourne, Adelaide and Hobart recording decreases in median prices while Brisbane, Perth, Canberra and Darwin showed increases.

What was rarely explained to consumers in the resulting newspaper coverage was that those ABS figures applied only to houses, not to apartments, townhouses, terraces and all other strata title property – a fair chunk of the Australian property market to leave out of the equation. Contrast that with RP Data figures reporting a slight increase between the December and March quarters and you soon realise that the differences highlight that statistics shouldn’t be taken in isolation.

What he didn’t say was that first home buyers are seeking the cheapest property in the marketplace, and driving down median prices in many areas as a result. Median prices, after all, do nothing more than reflect the midpoint in any suburb between the lowest and the highest prices paid. They don’t actually reflect accurately whether prices are rising or falling. The media also seized upon data, but only momentarily, from the recent Australian Bureau of Statistics (ABS) report that showed a national fall

What is relatively clear is that buyers are creeping back into the market. Purchases by people selling their first home and trading up are quietly on the increase, although insecurity about employment remains a factor that interests the media and its exploitation will continue to play a role in recovery or stagnation of this segment.

FUNNY REAL ESTATE PHOTOS Whilst out viewing houses last week we came upon a house were the owner who had a fresh take on his email delivery. We don’t know if he is ahead of his time or way behind it. Maybe he is confused with all that technology mumbo jumbo and thinks this is how he is suppose to get his email delivered. I have seen some ugly houses in the past, but none that have been that ugly that they warranted their own street sign.

WHY INVEST IN PROPERTY? The great Australian dream is to own your own home. It is built into our psyche that owning property is something to strive for and be proud of. And today, 3 out of 4 properties are bought by owneroccupiers. But why choose to invest in property rather than the other growth asset — shares? There are many good reasons, including: Capital growth Putting your money in the bank or investing in fixed interest does not give you any capital growth. If you purchase property, however, you do so expecting that the underlying value of the asset will grow. While this is generally the case, you need to ensure that you buy property in the right location to maximise your capital growth. Even though properties increase in value over time, it is crucial that you buy in the right location to maximise your returns. Rental income One of the benefits of owning investment property is that you

start receiving an income almost straightaway. In the current market, you could settle on a property during the week and by the weekend you could have a tenant who will have paid you some rent in advance. With the other asset classes, you often have to wait until the end of your term (in the case of a term deposit) or until your dividends are due, which is usually two to four times per year. Hedge against inflation An inevitable part of life is inflation, and the rate of inflation varies according to the strength of the economy. One of the benefits of holding property is that property values increase at a greater rate than inflation. This is great news if you already own property, but not such great news if you are looking to buy property. The important thing to keep in mind is to buy the right property in the right location. Tax benefits There are several tax benefits available to property investors, including claiming interest and expenses, and depreciation (both on

LANDLORD LIABILITY As a landlord you should be sure of your legal obligations to provide safe premises for your tenants. Landlords should not assume that the lease gives them protection from liability for what happens to the tenant while in occupation. Changes to the Residential Tenancies Act make it clear that the landlord has an increased responsibility to ensure their properties are safe, for the tenant and for third parties. A recent spate of litigation where injury and theft were deemed to be the result of a landlord failing in his duty of care to provide premises that were safe for occupation as normal actions could provide - except for defects which could not reasonably be discovered - were settled in

favour of the tenants even though the negligence was committed by third parties in each case. So what can a landlord do to protect himself? • Be vigilant and find out what is happening at your property. • Have the property inspected regularly. Check the structure, water pipes, wiring, paths, etc. • Maintain adequate public risk insurance and make sure there are no exclusions to the policy if you want to make a claim. • Before purchasing, arrange for a written inspection by a qualified professional. This may avoid the expensive repairs required to make the premises safe for tenants.

Getting a tax benefit should simply be a bonus of investing in property, not the sole reason for purchasing. Greater degree of control Owning property allows a greater degree of control than owning shares. For example, as a share owner you cannot improve the value of your shares. However, as a property owner you can add value to your investment by painting, landscaping or renovating. For a few thousand dollars, you can get much more than that back in added value. Lower volatility Although it does have downturns, the property market is not as volatile as the sharemarket. You can sleep well knowing that the price of your property will not plummet overnight, which can happen to shares. Keep in mind also that the security is in the land, not necessarily the building, which makes getting the location right particularly important. The exceptions to this rule are period-style houses, which increase in value over time due to their rarity. High demand Everyone needs a place to live. For this reason, property, especially well-located property, will always be in demand. At the time of writing, our capital cities are recording high rates of immigration and a rise in international student numbers. But while demand for property is steadily increasing, supply is unable to keep up with it. If this situation continues, prices are likely to increase sharply in the near future.
