How to Purchase Steps To Purchase This Property Purchasing residential real estate is an exciting step. Whether the property is for you and your family to live in or to add to your investment portfolio, the steps to ownership are much the same. Unlike some other states of Australia, when you make an offer in Queensland it is primarily done in writing on a contract document, usually prepared by the agent. Contracts are not exchanged in Queensland as they are in some other states of Australia.

you may either offer the owner the opportunity to remedy any issues or terminate the contract.

What’s Needed By You To Make An Offer To make an offer you will need to provide the following; • The purchase price you wish to offer • The deposit, generally between 5% and 10% and when it will be paid • When you would like to settle. Normally between 30 and 60 days • If you require finance, the amount you intend to borrow and the name of your financier • Your solicitor or conveyancer contact details.

This property is offered for sale by private treaty. This means it is advertised with a price and may purchase at that price or you may make an offer and negotiate an agreed price.

• Any other special conditions you require such as a pest and/or a building inspection.

Apart from the price, your offer may be either conditional or unconditional. An unconditional offer means you are committed to buying the house at the price agreed to without any conditions such as finance, building and pest inspections.

Once price, required purchasing details and any special conditions are agreed to and signed by all parties (the buyer/s and the seller/s), then a valid contract of sale is in place.

A conditional offer means that you will buy the property only if your specified conditions are met. These must be detailed on the offer documents.
