SHOWING PREPARATION

WHY ARE SHOWINGS & OPEN HOUSES IMPORTANT?

An open house is an important part of the home selling process as it allows potential buyers to see the property in person and get a feel for the space. Here are some of the key benefits of hosting an open house:

PROVIDES EXPOSURE

While less than 8% of homes sell during an open house it offers a big bump in interest on all third party sites as Zillow, Redfin, etc send emails to potentially interested buyers.

By providing a designated time for people to view your home, you can generate more interest and increase the chances of finding the right buyer.

CREATES A SENSE OF URGENCY

Hosting an open house for a limited time period can create a sense of urgency among potential buyers, motivating them to make an offer before someone else does.

Preparing for showings is an important part of the home selling process. Here are some steps to help you make the most of your open house:

CLEAN AND DE-CLUTTER

Make sure your home is clean and clutter-free. This includes removing any personal items, such as family photos, and minimizing the number of items on shelves and countertops. Many clients keep baskets or containers handy to quickly put away personal items.

REMOVE VALUABLE

It’s always wise to lock away valuables including anything sentimental, family heirlooms, jewelry, banking information, firearms and even piggy banks.

Almost every child wants to shake them during an open house.

Most of our sellers keep a go bag with anything precious including loveys for little ones, checkbooks, etc. and/ or lock them up into a safe.

While we do our best to cover every room it’s best practice to remove important items during the home selling process.

SETTING OUT INFORMATION

We’ll have your home’s listing information ready for potential buyers.

We’ll also leave some brochures, flyers, floorplans and any additional helpful information ready for showings.

ADVERTISE THE OPEN HOUSE

We not only advertise your home on social media, we’ll utilize the MLS and over 200 websites to be sure you get a lot of exposure. In addition, we advertise your home in feeder markets to put your home in front of potential out of state buyers.

AFTER THE SHOWINGS

After an open house we love to leave any extra treats for our Sellers if that’s okay with you. Please let us know if you have any allergies so we can avoid bringing allergens into your home.

We’ll send a report on the activity within 24 hours of your open house. As always, please reach out with any questions.
