Our commitment to first-class and individualised service means that every Jellis Craig client is happily provided with a no strings attached, money-back guarantee.

If you are not fully satisfied with the service you receive during the first three months of Jellis Craig leasing and managing your property due to any of the following expectations not being realised, all the monthly management fees for that period will be repaid in full. We are that confident.

Our leasing fee includes (but is not limited to):

• Arranging the marketing campaign – including organising photos, online advertising and “For Lease” boards

• Conducting inspections and responding to queries from prospective renters

• Providing updates and feedback to owners on a regular basis, including after each inspection

• Processing applications (including reference and credit checks)

• Negotiating terms of the lease arrangement

• Executing lease documentation and arranging for signing by renters and owner

• Bond collection and lodgement with the RTBA (Residential Tenancies Bond Authority)

• Creation of condition report documenting the condition of the property, including written descriptions and generally hundreds of photos

Our management fee includes (but is not limited to):

• Collecting monthly rent and electronically depositing funds into nominated account

• Providing owners with a monthly statement detailing all income & expenditure

• Conducting regular routine inspections of the property and providing a written report on the cleanliness, presentation and recommended immediate and future maintenance required

• Responding to and arranging maintenance on the property (including obtaining quotes)

• Acting as the liaison between owner and renter

• Negotiation of lease renewals and serving rent increase documentation for any existing lease

• Careful management of any rental arrears and service of any applicable VCAT notices

• Completing all documentation pertaining to a change of the renter during the course of a lease

• Keeping up to date with relevant legislation and communicating any changes to owners and renters regarding rights and responsibilities

• Conducting final inspection after a renter vacates to ensure the property is in good condition

Leasing

Tenancy applications received for your property will be referred to you for your decision.

Tenancy applications will have a Tenancies Database check carried out on each of the applicants prior to occupation. All business and rental references will be thoroughly checked and you will be advised of the results.

A comprehensive condition report including photos will be completed prior to the commencement of tenancy.

Lease Renewal

The tenancy agreement will be reviewed prior to its expiration.

The tenancy agreement will be offered for a further fixed term at the same or higher rent.

Property Inspection

When your property is vacant, it will be shown every week.

We will conduct regular inspections and provide you with a detailed report on its condition both internally and externally. Your renters will be contacted within the first 30 days of their tenancy to ensure that all is well with their tenancy and the property. A comprehensive outgoing inspection will be carried out when your renters have vacated the property, and will be compared in details with the ingoing condition report.

Communication

Rent Collection

We will make all efforts to collect the rent in full on or before the due date for payments. If payment of the rent in full is not received within 5 days of the due date, the renters will be contacted with a ‘friendly reminder’. If payment of the rent in full is not received within 10 days of the due date, the renters will be advised that within 5 days, a Termination Notice will be issued.

If the rent is not paid within 15 days of the due date, we will seek permission to issue a Termination Notice advising the renters to vacate your property within 14 days.*

* This is the very earliest that action can be taken under the Residential Tenancies Act 2021

Rent Processing and Accounting

You will receive an itemised statement showing all income and expenses relating to your property. You will receive a year end summary of all income and expenditure for the preceding financial year.

Rent received will be remitted to you as soon as funds have cleared.

We will make such payments as you specifically instruct in a timely manner and should there be insufficient funds held to meet those payments, we will contact you.

Repairs and Maintenance

We will only proceed with urgent repairs as determined by the Residential Tenancies Act 2021 or your management authority. We will only use qualified tradespeople to carry out repairs and maintencance on your property. You will receive copies of invoices for all repairs carried out on your property.

We will promptly advise of any matter affecting your property or its tenancy. We will give you feedback from prospective renters following any open for inspection. We will advise whether an application should be made to VCAT. Inform you if your renter advises of their intention to vacate the property and everytime your renter advises their intentions regarding the renewal or otherwise of their tenanacy agreement.
