Hello, Hello, Hello!

I want to take a moment to give a HUGE shout out to Alina for putting in all the hard work to bring this newsletter together. The board has been spending a lot of time discussing ways to better serve the community and bring us all together a bit more effectively and we would love to hear any feedback or suggestions you might have! I also want to ake a moment to say Thank You to all our Family Fun Festival sponsors!

Remember that if you need to report any deed restriction violations the way to do that is to visit our website and fill out the form linked on the Deed Restrictions page. Merit will review the submission and take for action from that point. Please also keep in mind that the county has online reporting tools for both code enforcement and consumer protection services, links to both sites can be found on our website in the deed restrictions section. The NCA does not make final determinations on the Deed Restrictions and cannot directly handle potential violations, so we ask that you report violations to Merit directly.

Additionally, the Tax District handles maintenance of landscaping, irrigation, walls, entryways, and provides additional security through the Hillsborough County Sheriff's Office. More information on the Special Tax District can be found on their website at northdale.mydistrictwebsite.com.

WHAT IS THE NORTHDALE CIVIC ASSOCIATION?

The Northdale Civic Association operates as a volunteer-driven organization with the primary goal of enhancing the quality of life in Northdale, and increasing property values through enforcement of deed restrictions applicable to every homeowner.

Beyond this core mission, the NCA serves as the unified voice of the Northdale community, advocating for residents' interests on matters brought forth by Hillsborough County, the State of Florida, and other governing bodies. Through our regular newsletter and a range of organized events and initiatives, including the Welcome Wagon, Easter Egg Hunt, Community Garage Sales, Family Fun Festival, Northdale Pumpkin Run, Holiday Decorating Contest, Meet the Candidates, the Northdale OWLS (Older, Wiser, Lively, Seniors), and more, we foster a sense of community engagement and participation.

We extend an invitation to all community members to attend our board meetings, which are held on the 3rd Tuesday of every month (except December) and are open to the public. Visit NORTHDALE.ORG to become a member and for membership information

SPECIAL DISTRICT

As you are all likely aware by now, monthly inspections are conducted to enforce the community’s deed restrictions to preserve property values and resident’s enjoyment the beautiful Northdale Community.

During the month of March Management sent 164 letters (with a total of 297 individual violations) reminding homeowners to be aware of areas of maintenance that need to be addressed. This is down about 40% from this same month two years ago and we’ve been seeing that trend for quite some time now. Progress is being made!

We understand that sometimes you may be frustrated with management for a letter received and wonder why you’ve been sent a letter for something that seems minor comparatively to a house next door or down the street. Please note that letters are sent to each property where a violation (from the list that management has been tasked with enforcing) exists. When it comes to property maintenance, the results tend to roll downhill. No one wants to be the lesser maintained property of their immediate neighbors, nor the eyesore of the street. So, when the lesser issues are resolved, you’ll generally (eventually) see the more major concerns resolved, as well.

We’d like to thank those that receive a letter from management and promptly address the issue. We are pleased to see the progress that Northdale has made over the last couple of years. Let’s keep this ball rolling!

WHAT IS THE NORTHDALE SPECIAL TAX DISTRICT?

The Northdale Special District is a Hillsborough County dependent tax district. The Northdale Special District was originally set-up under a State ordinance, but in 1992 was adopted under County ordinance #92-35. The County collects the taxes for the District and provides the ordinance or regulations that give authority to the District. Funds are derived from the County non-ad valorem tax of $130 per residential unit. Residents in single family homes, along with apartments and condominiums are assessed $130. Also, all properties within Northdale boundaries including businesses and other non-profit groups are taxed based on an equitable per residential unit basis

The Northdale Special District is responsible for maintaining the common areas throughout Northdale These areas include the main entrances coming into Northdale, landscaping in common areas alongside roadways and medians, neighborhood entrances, the outer surface of the block walls and along the roadside The Northdale Special District also maintains selected lakes and wetland areas along the main roadways in Northdale

The Northdale Special District is governed by a Board of seven trustees who are elected by the public or appointed by the Board Board members must be registered voters and reside in Northdale. The trustees receive no compensation for their work. The board has hired an administrator, Merit Management, to complete many of the day-to-day details of the Northdale Special District, including deed restrictions. The administrator is a subcontracted (paid) position.

The Northdale Special District, unlike the County, does NOT maintain roads, street lighting, street signs, installation of speed humps or animal safety concerns. These issues should be directed to Hillsborough County. The main purpose of the Northdale Special District is to keep Northdale a neat and attractive community. Although separate from the Northdale Civic Association, the Northdale Special District is partnering with the NCA in the enforcement of Deed Restrictions. Together, the Northdale Special District and the NCA will continue working towards their goal of making Northdale a great place to live.
