From eye-catching backsplashes to exterior house colors that defy convention, here are some daring trends to inspire your home makeover in the coming year.
Subway tile had a good run, but this year nobody puts backsplashes in the corner. Homeowners are embracing vibrant, patterned tiles that make a frontand-center statement in kitchens and bathrooms.
Moroccan, mid-century modern and floral patterns will take center stage, along with geometric designs and strong colorways - think seaside blues and greens, or deeper hues and shades of black. Having fun with tile invites creativity into your project, and injects personality into spaces that were once considered purely functional.
Once plain, white and forgotten, ceilings should no longer be considered an afterthought. Homeowners have gradually been letting color take over their fifth wall as a way to visually heighten or cozy up a room. Now we’re expecting more head-turning looks using wood and texture. Remember how white, beige and light gray have sort of dominated the color palette of our home interiors for decades? 2024 is coming in with a bright idea: let’s embrace the dark side. Letting black become the dominant color in your kitchen, den or bathroom remodel can take the drama to a whole new level. And while it might feel like a novel idea, the beauty of black is its longevity. Lead is a naturally occurring element found in small amounts in the earth's crust. Prior to 1978, it was used to stabilize many products such as paint, varnish, gasoline, plastics and more. While it has beneficial uses, it can be toxic to humans and animals.
Lead poisoning is an environmental disease that can cause brain damage. It can result in reduced IQ and attention span, learning disabilities, developmental delays and a range of other health and behavioral effects. Lead poisoning is considered a housing-based disease because most exposures for young children occur in homes built before 1978. More than half of the homes built before 1978 contain some lead-based paint and is even more common in homes built before 1960. In 1978, lead was banned from being added to paint and varnish for residential use. However, because lead was added to products for many years, the lead is still present in the underlying layers of paint and varnish.
Homeowners renovating or repairing a pre-1978 home should be aware of Wisconsin’s lead-safe renovation rules. You
should assume your house contains lead unless an inspection shows it does not. The lead-based paint chips and particles can mix with the dust caused by standard construction, which could be breathed or swallowed.
Contractors must be certified Lead-Safe Renovators to perform or direct work on homes containing lead because they are trained to control and contain the dust and debris, minimizing the risk. They know how to protect themselves from risk and thoroughly clean up, ensuring the lead is gone.
Verify that your contractors are Lead-Safe Renovator certified. They should give you a copy of the Environmental Protection Agency pamphlet called The Lead-Safe Certified Guide to Renovate Right and have you sign a confirmation of receipt. Further, prior to the start of any renovation or repair, the contractor should provide you with an occupant protection plan and checklist. This checklist describes how the contractor will protect people and possessions during lead abatement work. By following lead-safe practices, your contractor can prevent lead hazards to you, your family and pets.

Ready to finally tackle that home remodel you’ve been considering? Great! But with so many professionals to consider, how do you know who is best suited for your project? Developing a detailed project plan is a great first step and will ultimately help you identify your needs. Then, you’ll need to define and distinguish the focus of each type of professional, as well as the services they offer.
Architects who are formally educated professionals that are highly trained in engineering and design. Licensed by the state, architects are required for major remodeling projects that will make significant changes to the exterior or interior of a home. An experienced architect will be able to maximize space within, or make functional changes to blueprint drawings. This requires site-evaluation, the design process and most of all, time.
If your project doesn’t require an architect, or if plans have already been drawn up by one, a general contractor will coordinate, execute and oversee the construction process. Hiring skilled staff and subcontractors, purchasing insurance, obtaining permits, adhering to building codes and establishing supply chains are the roles of the general contractor.
Designers typically have expertise in specific areas of the interior of a home, such as kitchens, baths and living spaces. They often specialize in particular types of projects and may be the best choice for a targeted remodeling project. Experienced designers will have an imaginative eye, distinct knowledge and keen attention to detail.
If you prefer to hire only one company for design and construction services, your best bet may be to hire a design-build firm. Design-build is a concept developed to benefit the homeowner by providing both quality design and construction services within the same general contracting company. A design-build contractor will be able to see your project through from start to finish, keeping design, engineering and budget in mind.

Once the type of remodeler is determined, it’s time to begin researching specific companies. To help you find the right one, consider the following:
To find trusted, proven professionals, start by looking at the directory that begins on page 37 or online at NARImilwaukee.org. These professionals abide by a strict Code of Ethics and Standards of Practice. Then continue to vet them:
• Do they have a verifiable business name, address, local telephone number and website?
• Do they have a contract with terms and conditions you can review in advance?
• Verify insurance coverage. Ask to see a copy of the contractor’s certificate of insurance.
• Ask friends, family and co-workers for referrals. Did they have a great experience with their remodeler?
• Look up consumer ratings and reviews online.
• Ask for references directly from the remodeler, and give those customers a call.
• Look online for legal matters or reviews to ensure there are no adverse files on record.
• If you solicit bids from a couple of different companies, be sure they are bidding on the same scope and quality of work and/or product.
• Discuss variations in bids and beware of any bid that is much lower than others.
• Bear in mind that the cheapest option is not necessarily the best option.
In the kitchen we often focus our attention first on functionality. Once you’ve created the perfect kitchen work triangle, it’s equally important to give your kitchen design a thoughtful touch of personality.
While stainless steel and white tend to have their place in most kitchens, it’s the color of cabinetry that can ultimately make the biggest impact to elevate your style or make a statement. There are three main avenues for introducing color to your kitchen cabinetry. Explore examples of all of them!
Opting for cabinets in a singular color, shade or wood grain is a timeless choice that exudes elegance and simplicity. The cabinetry wraps the room in a cohesive shade, creating a harmonious and calming atmosphere. Whether it's a soothing green, a white oak, or a classic navy, a monochromatic approach allows other elements, like statement appliances or vibrant backsplashes, to shine.
When you want to introduce color into your kitchen, but prefer a slightly more subtle approach, two-tone kitchen cabinets are an ideal choice. This creates an eye-catching aesthetic, and by selecting a darker tone for your lower cabinets can help ground and define your kitchen area. Using a lighter color for the upper cabinets then lifts the space - allowing for a bright and spacious feel that helps accentuate your work surfaces.
Another popular version of two-tone cabinetry turns your island into a focal point, showcasing your favorite hue or a complementary shade that contrasts with the main cabinets. This style is perhaps the most conducive for making a bold color choice without the angst of overwhelming your home’s overall palette.

We all go through phases where our living space seems too small, too crowded, too dated or too impractical.
It’s only natural at some point to start critiquing the spaces in which we spend so much of our time. But deciphering between what can be fixed and what will motivate us to move can be tricky.
In the words of a popular 80’s song, “Should I stay or should I go?” It’s a question we get asked frequently at NARI Milwaukee. While there’s never a one size fits all answer, be sure to start with these top four considerations as you explore your options.
REMODELING
Odds are, any major renovation is going to cost more than you expect. Establish your budget and share it with potential contractors - they can help you factor in some of the things that might deviate from an initial quote. Will your taxes or insurance go up? Will you need temporary housing during the project? All should be considered.
MOVING
Conversely, the costs associated with moving go well beyond your accepted offer price. There are the immediate expenses of improvements you need to make before listing, the moving and closing costs, and then some longer term factors. Particularly when upgrading to a larger home, buyers might underestimate higher utility costs, the expense of additional furnishings, or maintaining a pool or hot tub. Sometimes different neighborhoods – not just different cities – have a higher cost of living based on proximity to grocery stores, gyms and other amenities.
Sit down and make a prioritized list of your needs and wants in a home. Get specific. For example, you might need to carefully consider what “more space” means to you – is that larger rooms, or do you just need another room that might fit into your current square footage?
If you’re not planning to move very far away from your current location, you’ll be a buyer and a seller in a very similar market, which will likely work evenly to your advantage and disadvantage (i.e. it’s kind of a wash).
Typically, the best return on your investment when buying a home comes from staying there a while. If you’re looking at your forever home in an established desirable neighborhood, chances are it will maintain or increase in value.
However, pay attention to interest rates, so that you’re not surprised when you go to finance, and it’s also a good idea to buy below your means. Just because you’re preapproved for half a million doesn’t mean you need to spend that. Sometimes life throws curve balls and you don’t want to be stuck in a home because you can’t afford to move a year into your mortgage.
You’ve probably been advised to not buy the nicest house on the block. There’s a similar rule of thumb when it comes to remodeling: don’t over-improve.
A big addition may sound nice, but when it comes time to sell, you won’t see the return on your investment if your home shares a block with only houses half its size.
Now, there are also plenty of projects that are worth every penny and get more pennies back when it’s time to sell. Refinishing hardwood floors and upgrading insulation are two of those. While those alone might not be game changers for you, projects that add functional space – a finished basement or new kitchen– also tend to have a much higher ROI than more luxury-focused or exclusively aesthetic improvements.
As convenient as it might be to try to make this decision based solely on the numbers, it’s just not possible. Our homes are woven into so many memories and milestones. Knowing there will be an adjustment period no matter what and neighbors will come and go, carefully give yourself some time to consider everything you love about the house you’re in. Both moving and remodeling come with some stress. Decide if it’s the right time for either, and find a real estate agent or NARI contractor you trust. It will make all the difference.

As with any home improvement project, your ultimate decision will depend upon your use of space, style and budget. But awareness of the latest trends can simplify your planning, combining creativity and efficiency with budget maximization. Have fun making your selection!
A remodeling or home improvement project is an exciting prospect and something homeowners are usually eager to get started on right away. And, while contractors appreciate that excitement and energy, they also stress it’s important to understand there’s a significant amount of planning or “homework” that must be done in advance before the first hammer ever swings.
That’s especially true today since the industry is experiencing material and product availability issues due to disruptions in the supply chain and manufacturing. That means planning and patience are two of the key ingredients required not only currently, but always.
But don’t wait to get projects started because there are availability concerns.
“Don’t wait for the ‘optimal’ conditions. Prices will never be exactly what you want them to be. Unfortunately, supply chain delays are the new normal. What’s most important is hiring a professional that’s reputable, reliable and trustworthy. NARI professionals definitely give you that,” says Randy Miller, MCR, UDCP, owner of Allrite Home & Remodeling and Immediate Past President of NARI Milwaukee. “Stick to your original concept, order early and have a secondary option, just in case. But don’t be fooled by questionably low prices or seemingly unreasonable turnaround times. Chances are, they won’t live up to expectation and your delays will double in the long run.”
In terms of timing, it’s better to start researching and planning for a remodel or project sooner rather than later. A visit to NARI’s consumer home shows in February and October is a convenient way to kick off the process. At the shows, you can talk with remodelers and contractors who specialize in kitchens and baths, home additions, windows, doors, siding, landscaping and more.
To get the most out of the show, come prepared. “Although you’re at the show to learn, the best thing you can do for yourself and for your future home renovation projects is to come prepared. Have an idea of what you hope to accomplish with your renovation, from budget to materials to timeframe,” says Michelle Brown, QAS, DES, Executive Director of NARI Milwaukee. “Research some of the contractors you know will be there so you can spend quality time with those few, rather than trying to have short, insignificant conversations with as many companies as you can. Make a list and ask specific, worthwhile questions.”
Following the show, schedule a consultation with a couple of companies you felt most comfortable with. The consultation is an opportunity to gather more information, ask follow-up

questions, share an “idea file” and inquire about potential costs and the implementation timeframe.
Even though starting projects are delayed and completion is taking longer these days, there are ways homeowners can keep things moving along during the upfront planning phase. Regardless of lead-times today, the planning phase always takes longer than the homeowner expects. However, the planning stage is essential to getting the remodel or home improvement desired.
“A homeowner with a clear vision of what they want is a true asset to the process. Asking pertinent questions is great if it helps to move things forward, but when a homeowner has done their research and knows which materials they want incorporated, or what colors they’re going for, that can really speed everything up,” says David Kallie,
MCR, CKBR, CAPS, CEOof Dimension Design, Build, Remodel Inc. and Treasurer of the NARI Milwaukee Board of Directors.
In today’s current environment, homeowners should also be open to creative solutions or potential changes, based on product availability. At the same time, it doesn’t hurt to be flexible, either. Having a satisfactory backup plan can be a life saver. It helps to keep the timeline on track, which is what everybody wants anyway.
Kallie adds, “Sure, there are smaller projects that can be done within two or three months. But I would be wary of anyone that tells you they can complete a kitchen or basement remodel in just a couple of weeks. Whether it’s timeline or price – if it sounds too good to be true, it

probably is. So make sure you’re vetting them through NARI to make sure they’ve got a reputation you’re comfortable with.”
Industry experts also suggest that homeowners make advance plans for how they’re going to function during a project. For example with bathroom remodels, if your house has a second full bathroom, you’re in good shape and may simply need to coordinate “getting ready” schedules. If you don’t have a second full bath, it’s time to investigate other options. Homeowners often shower at the gym, their workplace or another family member’s home.
Once your remodel or home improvement project starts, it’s important to remember that it’s going to take some time. And, there will be some mess and inconvenience.
Miller advises, “We’re all eager to find the quickest – but appropriate – solution. We’re all in this together, and this is where communication is key. Ask questions, offer solutions, and we’ll get it figured out the right way.”
Contractors agree that clear communication and a teamwork approach to solving any issues that arise are key to any successful home project. ■
So, whatever stage you’re at –thinking about a remodel, planning for one or in the midst of one – stay focused on the long-term goal of your finished project and the delight you’ll get once it’s completed.
The time has come - your remodel is finally about to begin. But so is a particular type of reality – your home will be a construction jobsite until the project is complete. It’s important to understand that every component of the job builds on itself and requires a certain amount of lead time, work time and possible drying time. Renovation brings a complex schedule. That’s one of the reasons you hired a professional general contractor — to manage it.
Before demolition, your general contractor should provide you with a project start and end date. Inside that time frame, they should be able to give you a timeline of your project phases, both completed and upcoming. Although this provides an understanding of the overall progress, disruptions, changes, unforeseen complications, wrong products delivered, or product delays can happen. If this occurs, your general contractor should be updating your schedule and completion date.
Your general contractor should also introduce you to their staff and their trade partners well in advance. So when it’s time for plumbing or electrical, you will know the company entering your home that day.
You and the contractor will establish work hours, access to the home, pathway to your home and where materials and tools will be safely and securely stored. They will walk with you through the home and advise what household items should be removed for safekeeping. An easy rule to live by: if it’s important to you, secure it. Remember your contractor is a remodeler, not a mover. They may assist with moving an appliance into an adjacent room, but you will need other means to move things out of the house or to different levels.
The contractor will establish where dust barriers go and what floors need to be protected. It’s recommended you keep doors to other rooms closed. Your contractor will do everything they can to minimize dust, but complete containment is impossible. The contractor should also
discuss where the dumpster will be placed on the property and explain their clean up routine and how they intend to leave the construction site daily.
Occasionally the need will arise to temporarily turn off water, electrical and the furnace. The contractor will notify you in advance, so you can plan accordingly.
Keep your kids safe by explaining the work zone and that materials and tools are not toys and can be dangerous. Inform your contractor of kids at home and if you have pets. Establish a plan for the pets. Will they be contained, go to pet daycare or perhaps stay with a family member or friend?
A positive remodeling project is all about open and calm communication. The contractor should establish what the communication lines will be. Be prepared with questions, concerns or compliments for any progress meetings.
Throughout the process, remember remodeling is a temporary inconvenience to the long-term delight of a beautiful and functional home.
From small home improvements to a brand-new addition to your house (or anything in between), setting out to find the right contractor is an undertaking in and of itself. The interactions you’ll have together may span weeks or even months, so you’ll want to make certain they are pleasant experiences. To ensure your project goes smoothly, here are a few things to consider when building a relationship with a contractor.
First and foremost, remember that it is a relationship! While one contractor may be the best in the business, they may not be the right contractor for you and your needs. Developing a congenial rapport is the framework of the partnership and the basis for collaboration. If you and your contractor share similar visions in form, function and design quality, it can translate into a great working relationship.
Part of that rapport will be the ability to effectively communicate. Remember, your contractor will be seeking clear and cogent communication from you too, especially at the onset of the project. Don’t withhold information that could be useful to the contractor as it may cause setbacks and delays in the process (which nobody wants). Be open and honest about what your wants and needs are.
This should include your budget and investment level, materials to be used, desired timeframe and expectations about future communications.
Determine the frequency and method of communication, including regular in-person meetings to report on progress or unexpected setbacks.
Some contractors may utilize an online portal to house and update project information. This is designed to offer transparency to the homeowner and can include a detailed overview of the job, timeline, material selections, change orders, and terms of contract.

Make sure that every aspect of every plan is detailed in the contract and understood by both homeowner and contractor. This includes start and finish dates, payment and change order terms, and a complete list of products to be ordered. Read the agreement in full – fine print and all – and ask questions to gain full understanding of all terms and conditions prior to signing.
If something was discussed but not included in the contract, don’t assume it will get done. Although the partnership requires honesty and trust from both parties, mistakes can happen and aspects may be unintentionally overlooked

The homeowner/contractor partnership requires cooperation, collaboration and communication. It seems easy enough, but there’s a lot at stake and the added stress of living in a construction site can make things all the more difficult. Like most things in life, it all comes down to having a solid plan, a positive mindset and a good supporting cast. Why hire a NARI Milwaukee Member to remodel your home?
Deciding to remodel your home is a big decision. Outside of buying a home, it may be the single largest investment you will make and you want to rest assured that the contractor you hire is dedicated and ethical, with sound business practices and demonstrated professionalism in the industry – but where do you begin?
NARI Milwaukee offers many services to both its member companies and you, the consumer. Most importantly, we have been the area’s leading home improvement and remodeling resource, providing consumers with reliable connections for over 60 years. NARI Milwaukee’s goals of encouraging ethical conduct, sound business practices, and professionalism in the remodeling industry have led to the growth of the industry nationwide and made us a recognized authority in our field. With decades of experience, we are a forum for professional remodelers and an ally of the homeowner.
NARI Milwaukee offers a “Regular” and an “Associate” membership. While there is no distinction between the costs, rights, privileges, and benefits of each membership type, different criteria are required to be approved as each type of member.
A business directly involved in the remodeling industry whose primary operation is the sale of its goods or services to the public.
• The business is actively engaged in the remodeling industry and presently conducts business and/or has representation in the geographic area served by NARI Milwaukee.
• The business’s license, credentials, and/or certification numbers have been provided.
• A copy of liability insurance certificate has been provided.
• A copy of worker’s compensation insurance certificate has been provided when applicable.
• The business has provided, and NARI Milwaukee has checked, customer and supplier/credit references.
• The business agrees to abide by the NARI Milwaukee Code of Ethics.
A business whose primary relationship to the remodeling industry is advisory to a business, or is a service professional or supplier who does not primarily contract the sale of their goods or services with the general public.
• The business is actively engaged in their industry and presently conducts business and/ or has representation in the geographic area served by NARI Milwaukee.
• The business’s license, credentials, and/or certification numbers have been provided.
• A copy of liability insurance certificate has been provided.
• A copy of worker’s compensation insurance certificate has been provided when applicable.
• The business has provided, and NARI Milwaukee has checked, customer references.
• The business agrees to abide by the NARI Milwaukee Code of Ethics.
While we would like to think all remodeling projects can be completed without conflicts, no one can realistically promise this. Problems do arise, and disputes become a reality.
Realizing this, NARI Milwaukee has instituted a “Grievance Resolution Procedure,” which assists the homeowner and the contractor in solving differences. The goal is to resolve concerns with a NARI Milwaukee member in a timely manner utilizing mediation, or if necessary, binding arbitration.
In the course of your remodeling project, if you reach a stalemate, the first step is to attempt resolution through the Wisconsin “Right to Cure Law.” If this does not resolve the concerns, you may start the grievance resolution process by visiting NARImilwaukee.org/Resolution and clicking on NARI Disagreement Resolution Process. Sometimes, all it takes is a third party to intercede to get these differences settled. In the initial stages, mediation is handled by a NARI Milwaukee representative trained in problem resolution.
If simple third party mediation cannot resolve the problem, then it is necessary for a formal written list of concerns to be filed at the NARI Milwaukee office including all written contracts and documentation for review by the Ethics and Bylaws Committee. Your concerns then go through a review process and a volunteer Ethics Committee mediator is assigned to the case. Depending on the situation, a mediator and/or other parties may review the documentation and inspect the project personally. Using the Construction Quality Standards for New Construction and Remodeling as a guideline, the mediator will try to resolve the situation with the homeowner and contractor. If the concerns are unable to be resolved through mediation, binding arbitration would then be conducted to resolve the dispute.
Binding arbitration is performed by the NARI Milwaukee Ethics and Bylaws Committee with a professional third party arbitrator in a hearing format where both parties are present. An agreement is signed by both parties agreeing to abide by the Arbitration decision. In most cases, after a decision is rendered, the matter is then closed.
The NARI Milwaukee Ethics and Bylaws Committee has always been committed to resolving concerns in a logical and timely manner. Industry mediation/arbitration is generally considered a more efficient and less expensive way to solve issues.
Each member of NARI Milwaukee is pledged to observe high standards of honesty, integrity and responsibility in the conduct of business by:
• Promoting only those products and services which are functionally and economically sound, and which are consistent with objective standards of health and safety.
• Making all advertising and sales promotion factually accurate, avoiding those practices that tend to mislead or deceive the customer.
• Writing all contracts and warranties such that they comply with federal, state, and local laws.
• Promptly acknowledging and taking appropriate action on all customer complaints.
• Refraining from any act intended to restrain trade or suppress competition.
• Obtaining and retaining insurance as required by federal, state, and local authorities.
• Obtaining and retaining licensing and/or registration as required by federal, state, and local authorities.
• Taking appropriate action to preserve the health and safety of employees, trade contractors, clients and the public.
During the remodeling process, people open their homes to an unfamiliar person, making it important to choose and build a relationship with a remodeler who has experience and knowledge of the industry. Starting with a NARI member, the consumer knows that remodeler has chosen to elevate their business to professional levels, has been reviewed for longevity in the business, financial stability and positive reviews and recommendations by business partners and consumers.
Choosing a NARI Certified Professional, the consumer now knows the remodeler has demonstrated advanced technical and business management skills. NARI Certification is a robust and challenging process. It is open to remodeling professionals who demonstrate extensive expertise in their field, meet the criteria to sit for the exam and then pass the testing process. Certification ensures that consumers are choosing a professional with years of experience, dedication to ongoing training, and a commitment to ethical conduct.
NARI Certification is a challenging process, requiring experience and a deep understanding of the industry, sound business practices, and a commitment to professionalism. Before becoming a Certified Professional, NARI members must receive a review by the NARI Certification Board based on an outline of their hands-on experience, industry training, involvement in continuing education, technical skills, business management practices, and association and community service.
After meeting the criteria, the members must complete a comprehensive written exam, which covers all phases of the remodeling process. Professional remodelers test their knowledge of numerous topics, such as business management, building codes and construction law, plans and specification, proper and safe use of equipment and tools, standards of practice, mathematics and special skills areas.
The Masters – MCR (Master Certified Remodeler) and MCKBR (Master Certified Kitchen and Bath Remodeler)
The Master designation represents the highest level of certification NARI offers. It recognizes a professional remodeler who has maintained their CR or CKBR for a minimum of 10 years and holds another NARI Certification. Further they have demonstrated commitment to the remodeling industry through support of NARI and/or their local community.
CR (Certified Remodeler)
The CR designation denotes a professional remodeler that has a minimum of 5 years of experience and provides a full range of remodeling services. These individuals must possess skill and knowledge in a broad range of business management and technical skill areas and are well rounded remodeling experts.
CRS (Certified Remodeler Specialist)
The CRS designation denotes professional remodelers that have a minimum of 5 years of experience and who focus on a specific type of work and technical expertise such as concrete or masonry, electrical, insulation, mechanical systems, plumbing, roofing or siding work.
CRA (Certified Remodeler Associates)
The CRA actively supports the remodeling industry in professions such as architects, designers, manufacturers, suppliers, and consultants. These professionals also have a minimum of 5 years of experience.
CKBR (Certified Kitchen & Bath Remodeler)
The CKBR designation denotes professionals who own, or have been employed by, a company that is actively involved in the remodeling of kitchens and bathrooms. The CKBR has a minimum of 5 years of experience in the remodeling industry and conduct a minimum of 4 kitchen or bathroom remodels per year.
UDCP (Universal Design Certified Professional)
The UDCP designation denotes professionals who design living spaces with universal design principles and/or ADA standards making life functionable and comfortable for not only those with mobility limitations but also for all people of any age or ability. These professionals have a minimum of 2 years continuous experience in the remodeling industry.
CRPM (Certified Remodeling Project Manager)
The CRPM is a competent remodeling professional with 3 years’ experience and well versed in the operational and administrative aspects of remodeling projects toward timely completion, scheduling, risk management, safety and financial controls.
CLC (Certified Lead Carpenter)
The CLC are hands-on field personnel with 5 years’ experience and oversee the on-site aspects of a project. This includes technical expertise, personnel management, safety, and production of the project to ensure customer satisfaction.

The NARI Milwaukee Foundation, Inc. was established in 1993 as the 501(c)3 charitable arm of NARI Milwaukee, Inc.
The Foundation strives to be the leading advocate in the remodeling and home improvement industry. Through an extensive network of donors and volunteers, the Foundation invests in people to support and strengthen the industry. The Foundation holds yearly fundraising events to raise funds and also accepts individual and corporate contributions to support their efforts.
The Foundation, in partnership with NARI Milwaukee, educates youth, educators, and adults seeking a career shift about opportunities in the remodeling trades by participating in activities like career expositions, school presentations, and career pathway development initiatives. The Foundation has also supported programs like Youth Build, Junior Achievement and SkillsUSA to increase awareness of trade career opportunities that are financially rewarding and personally satisfying. The Foundation also conducts an annual high school carpentry competition showcasing the knowledge, skills and abilities required for a successful trade career.
The Foundation’s scholarship and grant program financially assists Wisconsin-based students and educational institutions. Students can pursue scholarships in a variety of ways. Students participating in a recognized trade-related program at a Wisconsin institution can apply directly through the Foundation. Milwaukee Area Technical College (MATC) and Waukesha County Technical College (WCTC) students participating in a recognized trade-related program can apply through their school for the Foundation’s endowment scholarship program. Our scholarships also provide support to those already working in the industry so they can pursue advanced training and certifications. Additionally, we offer grants to help high schools to develop Career and Technical Education (CTE) programs in the trades by helping them purchase safety equipment, tools and materials.
The Foundation provides financial and volunteer resources for local nonprofit organizations in alignment with the objectives of the Foundation. In partnership with NARI Milwaukee, we support the Milwaukee Habitat for Humanity ReStore by donating reusable items from remodeling and home improvement projects as well as dominating samples, returned or discontinued items from suppliers. Together, we are enhancing the quality of life and our community through mutual support. By combining the power of the Foundation and NARI Milwaukee members, great things happen for those who need it most!
Through the generosity of donors over the past 30 years, the Foundation has presented more than $290,000 in scholarships, grants, equipment and supplies to Wisconsin-based students attending local trade and technical schools and NARI Milwaukee members pursuing advanced remodeling certifications. Do you ever feel like your home has those "dead zones" – neglected spaces either left vacant or collecting dust and clutter – that could be so much more? Well, you're not alone.
We chatted with three NARI Milwaukee members and experts who’ve helped countless homeowners transform their wasted spaces into beautiful and functional solutions. Here are just a few of their ingenious ideas.
Garage Organization with Erica Schaad
Designer, White Rabbit Home Improvement
Designer Erica Schaad sees a world of potential in garages. A well-planned and organized garage can serve as a mudroom, ‘drop zone’, sporting equipment site, personal garden center,
and even has the potential to be an overflow entertaining space.
Wall systems and overhead racks can keep kids' sports equipment organized and nearby the car for easy loading and unloading. Shelving, cubbies or lockers work well to carve out a mudroom alternative. Base cabinets topped with a decorative counter can transform the garage into a serving area for drinks
or snacks while entertaining. Adding a fridge and flanking it with cabinetry gives the space an even more polished look, and reduces kitchen overcrowding.

Working in converted condos often means dealing with unique shapes and spaces. Michelle Swier faced one particular challenge with a large column that created a dead zone in an alcove. The condo owner positioned his desk in this space when he began working from home in 2020, but didn’t like seeing his work during off hours.
The solution? A day-to-night transformation. Swier and her team designed an all-in-one piece – a beautiful bar cabinet that turns into a desk during the day, offering a seamless transition. The added touch of lighting turned the column into a signature architectural element.

Another condo had a master bathroom with a large corner tub that turned into a laundry collection spot. Swier replaced the tub with a fully enclosed closet, creating a well-organized space that gave the client four times more laundry space.
Attics are another underutilized space, perfect for expanding your home’s livable square footage. Swier worked with a couple in Bay View to turn their unfinished attic into two bedrooms with a full master suite, adjoining bathroom, living area and kitchenette - all flooded with natural light from new skylights.
Lead Designer, Riemer Remodel
With experience designing tiny homes for Riemer’s sister company, Utopian Villas, Jenny Voss has a deep understanding of how to unlock the potential of every inch of a home.
She applies the concepts of lofted areas, maximizing space below staircases and repurposing underutilized closets to many traditional homes. All of these strategies can unlock additional room for homeowners – whether they’re looking to add a full bedroom, convert a closet into a powder room or free up valuable real estate in the basement. ■
