MEET THE NARI MILWAUKEE FOUNDATION
The NARI Milwaukee Foundation, Inc. was established in 1993 as the 501(c)3 charitable arm of NARI Milwaukee, Inc.
The Foundation strives to be the leading advocate in the remodeling and home improvement industry. Through an extensive network of donors and volunteers, the Foundation invests in people to support and strengthen the industry. The Foundation holds yearly fundraising events to raise funds and also accepts individual and corporate contributions to support their efforts.
Industry Advocacy
The Foundation, in partnership with NARI Milwaukee, educates youth, educators, and adults seeking a career shift about opportunities in the remodeling trades by participating in activities like career expositions, school presentations, and career pathway development initiatives. The Foundation has also supported programs like Youth Build, Junior Achievement and SkillsUSA to increase awareness of trade career opportunities that are financially rewarding and personally satisfying. The Foundation also conducts an annual high school carpentry competition, the NextGen Trades Challenge, showcasing the knowledge, skills and abilities required for a successful trade career.
Education
The Foundation’s scholarship and grant program financially assists Wisconsin-based students and educational institutions. Students can pursue scholarships in a variety of ways. Students participating in a recognized trade-related program at a Wisconsin institution can apply directly through the Foundation. Milwaukee Area Technical College (MATC) and Waukesha County Technical College (WCTC) students participating in a recognized trade-related program can apply through their school for the Foundation’s endowment scholarship program. Our scholarships also provide support to those already working in the industry so they can pursue advanced training and certifications. Additionally, we offer grants to help high schools to develop Career and Technical Education (CTE) programs in the trades by helping them purchase safety equipment, tools and materials.
Community Service
The NARI Milwaukee Foundation partners with organizations that give back to our communities by remodeling spaces to support their missions, providing financial and volunteer resources to local nonprofits aligned with the Foundation's objectives. NARI Milwaukee members contribute materials, labor, and expertise, transforming spaces while also offering hands-on, on-site experience to individuals interested in the trades, guided by skilled remodelers and trade professionals. Together, through the combined efforts of the Foundation and NARI Milwaukee members, we enhance the quality of life in our community, creating meaningful change and making a difference for those who need it most.
Through the generosity of donors over the past 30 years, the Foundation has presented more than $290,000 in scholarships, grants, equipment and supplies to Wisconsin-based students attending local trade and technical schools and NARI Milwaukee members pursuing advanced remodeling certifications. A CLEAN BILL OF HOME HEALTH
Americans spend about 90% of their time indoors, and the Environmental Protection Agency (EPA) warns that indoor air is often more polluted than outside air. In recent decades, indoor air quality has become a growing concern because of two main reasons: homes have become more energy-efficient – preventing air from seeping in from outside – and the higher usage of synthetic building materials indoors.
Threats to Home Health
VOCs (volatile organic compounds) are one of the primary pollutants affecting the health of your home’s air. VOCs are chemical compounds that easily evaporate into the air at room temperature, making them readily inhaled. They are found in common household items such as paints, cleaners, furniture and even personal care products.
Over time, these chemicals can build up indoors and negatively impact the air quality in your home. Long-term exposure to high levels of VOCs can lead to headaches, dizziness, respiratory issues and even more serious conditions like liver damage and cancer.
Some VOCs are more obvious than others - like those that emit a strong chemical smell while off-gassing from new furniture, carpets or electronics.
The EPA highlights other common sources of VOCs, including:
• Paints, varnishes, paint strippers and other solvents
• Cleaning products and disinfectants like bleach and ammonia
• Air fresheners and moth repellents
• Aerosol sprays
• Stored fuels and automotive products
• Hobby supplies
• Dry-cleaned clothing
• Pesticides
• Furniture made from particle board
• Office equipment such as copiers and printers
• Glues, adhesives and permanent markers
Seeing a Professional
When homeowners work with professionals like Dave Kallie, MCR, CKBR, CAPS, owner of Dimension Design, Build, Remodel, Inc. and Vice President of NARI Milwaukee, they often begin by discussing their specific health concerns. Are they sensitive to mold? Do they have allergies or asthma? Are they concerned about reducing VOCs or chemicals in their home?
“By selecting healthier products and focusing on indoor air quality, we can help reduce pollutants and improve the overall living environment,” says Kallie.
Some of his strategies focus on the materials used in home construction, while others tactics address ways to improve ventilation and filtration systems.
Reducing VOCs and Improving Air Quality
1. START WITH THE BASEMENT
The basement is a common area for mold growth, which can contribute to respiratory issues. Kallie suggests taking steps to reduce moisture and prevent mold, such as painting wood joists with moisture-resistant coatings. Additionally, choosing flooring materials that don’t require toxic adhesives can also reduce VOC exposure.
2. OPT FOR LOW-VOC OR VOC-FREE PRODUCTS
When remodeling, selecting low-VOC or VOC-free paints, finishes and materials is key. Zero-VOC paints, first introduced in the 1990s, are widely available these days. For flooring, Kallie recommends avoiding carpeting whenever possible or choosing low-VOC carpet options.
Similarly, countertops made of quartz (as opposed to granite) offer durability without off-gassing harmful chemicals. "Many homeowners don't realize that the chemicals used to seal granite countertops can end up on the surfaces they prepare food on," he adds. Choosing more eco-friendly options, like quartz, helps reduce exposure to these chemicals.
A Healthier Future
Just like our physical health, home health is achieved by establishing ongoing healthy habits. Reducing exposure to harmful VOCs and improving indoor air quality through better ventilation, product choices and air filtration is an important place to start. By addressing health concerns such as allergies, mold and chemical sensitivities, homeowners can create an environment that promotes better physical and mental well-being.
“Once we make strategic changes, many homeowners notice a significant improvement in their health,” says Kallie. “There’s a real science behind constructing a healthy home, and I’m always happy to help homeowners learn more about the process.”
Whether you're remodeling or just want to improve your home's air quality, small changes can lead to big health benefits.
3. FILTER THE AIR
Proper ventilation is essential for maintaining healthy indoor air quality. Modern, energy-efficient homes are often sealed tightly, which can trap pollutants inside. To improve air circulation, Kallie advises using the "fan" setting on your HVAC system to circulate fresh air throughout the home. It's also important to upgrade or add filters to your HVAC system. High-efficiency filters with a high MERV rating (Minimum Efficiency Reporting Value) are best for capturing tiny particles, including dust, pollen and VOCs.
For extra filtration, consider a room air purifier with a HEPA filter, which can trap mold spores and other particles. Some purifiers even include activated carbon filters, which help absorb VOCs from the air.
4. ADDRESS MOLD AND MOISTURE
Mold can thrive in damp, poorly ventilated areas. To reduce the risk of mold, control humidity levels with a dehumidifier, especially in areas like basements and bathrooms. Keep an eye on moisture levels in your home and address any leaks or water damage immediately. ■
PRO TIPS FOR HIRING THE RIGHT PROFESSIONALS
So, you’re ready to tackle your home remodel. Now what? With different types of professionals to choose from, it’s important to understand who’s best suited for your specific needs. Diving deeper into the roles of each professional and the services they offer will help you make an informed decision and ensure your project’s success.
WHAT TYPE OF PRO DO YOU NEED?
Before hiring anyone, consider your project’s scope. Do you need structural changes, design help, or simply need a contractor to oversee the work? Here's a guide to the typical roles involved in remodeling:
Architects
Architects are licensed professionals who specialize in designing and planning major remodels. If your project involves structural changes like moving walls, expanding rooms or altering your home’s exterior, an architect is essential. They will create detailed blueprints, ensure compliance with building codes and optimize space.
Key services include:
• Site evaluation and design planning
• Creating detailed blueprints and plans
• Ensuring code compliance and structural integrity
General Contractors
A general contractor (GC) manages the construction side of your remodel. If your project already has detailed plans, or doesn’t require major structural changes, a GC will coordinate the work. They oversee subcontractors, secure permits, manage timelines and keep the project within budget.
Key responsibilities include:
• Hiring subcontractors
• Managing permits and construction schedules
• Ensuring quality control and adherence to building codes
Design-Build Contractors
A design-build contractor combines both design and construction services. This approach simplifies the process, as you have a single point of contact for both design and build phases. It’s ideal for homeowners looking for a streamlined, cohesive experience.
Key advantages include:
• Unified design and construction teams
• One point of contact throughout the project
• Efficient project management and cost control
Designers
Designers specialize in creating functional and aesthetically pleasing spaces. If your remodel focuses on interiors – such as redesigning a kitchen or bathroom – an interior designer can help bring your vision to life. They focus on layout, color schemes, materials and finishes.
Key services include:
• Interior layout and design planning
• Selecting materials, colors and furnishings
• Maximizing functionality and style within your space
the best home improvement professionals in the directory starting on p.67 or online at NARImilwaukee.org.
HOW TO CHOOSE THE RIGHT PRO
Look for professionals with strong reputations. Check online reviews, ask for referrals and verify credentials through trusted organizations, like NARI. Contact past clients to learn about their experience and satisfaction with the professional’s work.
Make sure the professional has the necessary credentials and insurance coverage. This is particularly important for general contractors and design-build firms. Ask to see their certificate of insurance and review their contract for clear terms and conditions.
When requesting bids, ensure all contractors are quoting on the same scope of work and quality of materials. If one bid is significantly lower, it could be a red flag for hidden costs or subpar materials. The lowest price isn’t always the best – focus on value and quality. ■
PERMITS & CONTRACTS
What Homeowners Need to Know
Before Signing a Remodel Contract
Renovating your home is an exciting journey, but before you start tearing down walls or picking out materials, it’s crucial to get your contract in order and make sure all the legal steps – like permits – are covered. A solid contract and the proper permits protect both you and your contractor and help avoid problems down the road. Here’s what you need to know.
WHY PERMITS MATTER
(and why your contractor should handle them)
When you’re doing a home renovation, certain projects require permits from your local municipality to ensure the work meets building codes and safety standards. Failing to pull the proper permits can lead to fines, forced removal of work, or complications when selling your home.
WHO SHOULD PULL THE PERMITS?
Always have your contractor pull the necessary permits, not you. Here’s why:
• Expert Knowledge: Good contractors are familiar with local building codes and understand the specific permits needed for your project. A reputable contractor will efficiently manage the necessary paperwork, fees, and timelines.
• Liability Protection: If you pull the permit, you assume liability for any accidents or issues that arise during the project. If the contractor is handling the permits, they are responsible for the work and any accidents.
• Inspections and Compliance: At select intervals, as required by the project, your renovation will be inspected to ensure it meets local codes. If something’s wrong, your contractor will be responsible for fixing it. Without a permit, you could be on the hook for repairs and fines.
HOW TO VERIFY PERMITS
Before work begins, ask your contractor to see the permit or permit number to confirm everything is in order. You can also verify by contacting your local building department or inspector.
KEY CONTRACT ELEMENTS YOU SHOULDN’T MISS
Before embarking on any project, professional remodelers will provide you with a contract. A clear contract protects both you and your contractor, so make sure it covers the following key details:
• Basic Information: The contract should include the contractor’s name, business address, phone number, license number (if applicable) and the start and end dates of the project.
• Design Plans: Carefully review all design plans. Insist on your written approval of these plans as a condition in your signed contract before any work begins.
• Scope of Work: Ensure the contract clearly outlines what work will be done. Anything that’s not listed should be considered outside the project scope.
• Materials: The contract should specify the materials to be used, including brand, model, size and color. This helps prevent any surprises if your contractor substitutes materials.
• Warranties: Warranties for both materials and labor should be clearly stated. Make sure the warranty details (what’s covered, for how long and who provides it) are included.
• Financial Terms: Make sure the total cost, payment schedule and any cancellation penalties are clear. Be sure you understand when and how payments will be made.
• Dispute Resolution: Look for a clause that explains how disputes will be handled, whether through mediation or arbitration, to avoid expensive legal battles.
• Lien Waivers: If subcontractors are involved, request lien waivers to ensure they have been paid. Without these, you could be responsible for their unpaid bills.
• Right of Rescission: If the contract was signed away from the contractor's place of business, you have three days to cancel it under the federal Right of Rescission law.
FINAL TIPS
Before signing a binding contract, thoroughly review it and ensure all the details – permits, materials, scope of work and financial terms – are included and are clearly understood. Don’t hesitate to ask questions or request changes if something isn’t right.
By ensuring that your contractor handles the permits and that the contract is comprehensive, you’re setting the stage for a smooth and successful renovation. This preparation will protect you legally and financially, allowing you to fully enjoy your newly remodeled space without worries. ■

THE RISE OF STATEMENT CEILINGS
Once considered the forgotten fifth wall of a room, ceilings are now taking center stage in the world of home design. Homeowners are increasingly looking for ways to transform their ceilings from dull afterthoughts to bold design statements. Whether it’s a cozy living space, a luxurious basement, or an elegant great room, a statement ceiling really puts the “up” in an up-todate remodel.
Make a great room even greater.
For homeowners seeking drama, vaulted ceilings with exposed trusses are a surefire way to make a statement. Black-stained wood? Even better. This great room featuring such wood beams, paired with floor-to-ceiling windows and a dazzling chandelier is a perfect example.
The height and symmetry of the vaulted ceiling make the space feel expansive, while the contrast of dark beams against bright natural light adds depth and visual interest. This design choice is ideal for large, open spaces like great rooms or sunrooms where you want to create a sense of grandeur. CONTINUED
Can you be both bold and subtle? Why, yes.
Monochromatic whites and neutrals can make a big statement. Whether you have a lofted attic or a more confined basement, light-painted wood ceilings can bring airy luxury and sophistication to any space.
This basement serves as a stunning example, designed to feel anything but subterranean.
The white coffered ceiling, complete with accent lighting, adds texture and stateliness, making the space feel both invitingly comfortable and exceptionally refined.
S.J. Janis Company, Inc.
What’s the key to this ceiling revolution?
Wood – and plenty of it. A full flood of wood on the ceiling can add texture, warmth and draw the eye upward, which helps make a room feel larger and more dynamic.
This ceiling featuring a rich wood finish and striking angles, nearly overshadows the beauty of the indoor pool it’s covering. Together, they create a luxurious space enveloped in nature; grounded yet elevated.
Incorporating a statement ceiling into your home isn’t just about aesthetics – it’s also about creating an experience. Ceilings can alter the perception of a room’s size, set the mood, and even improve acoustics. By investing in bold ceiling designs, you’re adding layers of sophistication going beyond furniture and décor.
Whether you’re drawn to the timeless appeal of wood beams, the classic elegance of coffered ceilings, or the bold drama of vaulted designs, there’s a statement ceiling for every style and space. So, next time you’re planning a remodel, don’t forget to look up! Your ceiling might just become the highlight of your home. ■
This top-floor bedroom exudes relaxation. The wash of cream and white over the walls, ceiling fan and furniture, paired with ample natural light create a softness and charm to the room – an enduring style for any home.

HIGHER ENERGY EFFICIENCY. LOWER TAXES.
Get to know the Inflation Reduction Act incentives.
If you’ve been considering making improvements to your home, now might be the perfect time to do so –and save money while you’re at it!
Thanks to the Inflation Reduction Act (IRA), homeowners can claim thousands of dollars in tax incentives and rebates designed to make homes more energy-efficient. Whether your house needs better insulation, a new HVAC system or upgraded appliances, these incentives can put money back in your pocket while helping you reduce energy costs.
For Wisconsin homeowners, the Home Owner Managing Energy Savings (HOMES) Rebate Program is a key part of the IRA, and can save participants thousands of dollars on their energy projects.
Rebates vary based on income, home type and projected energy savings, structured as follows:
Single-Family Homes
• 20%-34% projected energy savings: Eligible for a rebate covering 50% of project costs, up to $2,000.1
• 35% or more projected energy savings: Eligible for a rebate covering 50% of project costs, up to $4,000.1
Multifamily Buildings
• 20%-34% projected energy savings: Eligible for a rebate of $2,000 per dwelling unit, with a maximum of $200,000 per building.1
• 35% or more projected energy savings: Eligible for a rebate of $4,000 per dwelling unit, with a maximum of $400,000 per building.1
Low-Income Households
(Those earning less than 80% of area median income.)
• 20%-34% projected energy savings: Eligible for a rebate covering 100% of project costs, up to $5,000. 2
• 35% or more projected energy savings: Eligible for a rebate covering 100% of project costs, up to $10,000. 2
This program isn’t just for massive renovations either –even modest improvements can qualify. It’s a fantastic way to make your home more efficient, whether you’re planning to stay long-term or preparing for resale.
Here are some of the smartest ways to improve your home’s efficiency:
1. INSULATION AND AIR SEALING
Did you know poor insulation is one of the leading causes of energy loss in homes? Improving the insulation in your attic, walls or basement can drastically reduce heating and cooling costs. Air sealing around windows, doors and vents is another simple way to prevent energy from escaping.
2. INVEST IN HIGH-EFFICIENCY HVAC SYSTEMS
Heating and cooling systems account for a significant portion of your energy bills. Upgrading to a modern, energy-efficient HVAC system can make a huge difference. To ensure top performance, look for systems with a high SEER (Seasonal Energy Efficiency Ratio) rating or an ENERGY STAR® certification.
3. SWITCH TO ENERGY-EFFICIENT WINDOWS AND DOORS
Replacing outdated windows and doors with energy-efficient versions not only improves comfort but also reduces energy loss. Modern doublepane or triple-pane windows with low-emissivity (Low-E) glass can keep your home cooler in the summer and warmer in the winter. They also add significantly to your home’s resale value.
4. UPGRADE TO ELECTRIC HEAT PUMPS
Electric heat pumps are incredibly efficient for both heating and cooling and are quickly becoming a go-to choice for homeowners. With a myriad of benefits including a reduced carbon footprint, lower monthly utility bills, increased property value, cleaner air in your home and impressive rebates –installing a heat pump is one of the most significant savings opportunities available right now.
5. INSTALL ENERGY-EFFICIENT APPLIANCES AND WATER HEATERS
Consider upgrading to ENERGY STAR-rated appliances, including refrigerators, washers, dryers and water heaters. Heat pump water heaters in particular are highly efficient - they can be used as a stand-alone water heating system, or in combination with a home heating and cooling heat pump.
Why Now is the Perfect Time
Beyond the HOMES rebate, the Inflation Reduction Act also includes a range of tax credits for homeowners who make qualifying improvements. These credits can cover 30% of project costs for energy-efficient upgrades like solar panels, battery storage and geothermal heating systems, up to a cap of $1,200 annually. Combined with rebates, these incentives significantly reduce the upfront cost of making your home greener and more efficient.
How to Get Started
Start by scheduling an energy audit for your home; it will help you identify where your home is losing energy and which upgrades will provide the greatest benefits. Plus, working with a qualified energy auditor ensures that you meet the requirements for HOMES rebates and IRA incentives.
From there, prioritize upgrades that offer the biggest savings. Even small improvements – like adding insulation or sealing gaps – can make a difference. If you’re ready for larger changes, like upgrading your HVAC, the financial incentives currently available can make those projects much more affordable.
Whether you start small or go big, these incentives offer smart, cost-effective ways to make your home more efficient, comfortable, and environmentally friendly. This year is a great time to look at your home’s potential, contribute to a more sustainable future, and take advantage of valuable savings! ■
MAKING SPACE FOR YOUR HOBBIES
As the modern home continues to evolve, one of the most exciting trends that continues to rise is the demand for personalized spaces that support the hobbies and passions of homeowners.
People are seeking out areas within their remodeling plans to indulge in the things they love. Whether it’s crafting, meditation, pets, gardening, or entertainment – these hobby rooms offer a retreat from the busyness of life and a way to pursue personal interests in functional comfort and style.
The Rise of Hobby Rooms
Yes, people have been pursuing their interests inside their homes for quite some time. What’s really taking off is the ‘hobby room 2.0.’ It’s the intentional, custom-designed, often multi-functional and aesthetically integrated space that reflects a more modern idea of work-life balance.
Contemporary hobby rooms often incorporate advanced technology, a stronger focus on organization and efficient use of space, more sustainable materials and practices, and an emphasis on holistic well-being. These rooms serve not only as practical areas for creative expression, but also as sanctuaries where homeowners can unwind, focus and escape from daily stress.
Remodelers are repurposing often-underutilized spaces like attics, basements, garages, and laundry rooms to partition off dedicated areas for hobbyists. With the right contractor, creating an inspiring hobby room for your passion projects is possible! Read on to see how local homeowners reinvisioned their homes with local NARI members.
⊳ A Workshop for the Craftsperson
With ample space, proper lighting, adequate ventilation, personal design touches and of course, a mounted TV, this woodworking and tool storage workshop is a dream come true for the homeowners. The dedicated space lends itself to tackling any and all projects – large-scale furniture building, intricate woodwork and home repairs. The uncluttered organization is certainly aesthetically pleasing, but beyond that it also helps maintain a safe environment.

When it comes to the hobby room 2.0, a home bar is not just a slab of countertop and a cabinet stocked with liquor. It is a full-fledged experience – a space designed for you to enjoy and share your passion with friends and family.
Whether you prefer bourbon tasting or craft cocktail mixing, designing your home bar begins with understanding how you’ll use the space. Elegant shelving for displaying bottles and glassware, a climate-controlled area for storing specialty spirits and wines, ambient lighting and comfortable seating can all enhance the atmosphere.
⊳ Golf Simulator Rooms
A golf simulator room offers an extraordinary way to practice your swing and enjoy the game indoors, regardless of weather conditions. This high-tech addition is growing in popularity, offering a chance to play on virtual courses around the world without leaving the comfort of home.
The requirements are fairly simple: You need enough space to install the simulator, including a projector, screen and sensors that track your swing. Soundproofing and ventilation ensure a quieter, more comfortable experience. Air quality and temperature control are essential for both equipment longevity and user enjoyment. And if the golf course clubhouse is your scene, you may want to consider adding a lounge area, bar, and seating for spectators within your simulator room.

Home Theaters ⊲
There’s no better way to immerse yourself in your favorite shows than with a dedicated home theater. Specifically designed to provide the best in sound and visual technology, home theaters can offer a cinematic quality experience with all the comforts of being at home.
These spaces can be tailored to suit any style – from sleek and minimalist to plush and luxurious. For full production value, your theater should be equipped with a large flat screen TV or high-definition projector, surround sound system and acoustics designed to optimize sound quality. Top it all off with adjustable, comfortable, and spacious recliners with cupholders and USB ports to ensure that movie nights always feel like an event.
⊳ Private Fitness Center
Health and wellness is a key focus in many households. While you may not always have the motivation to get out of bed and drive to a health club, it can be a whole lot easier to prioritize fitness when the gym is in your home. The privacy, convenience and 24/7 access canʼt be beat!
While a simple home gym might consist of a few basic machines, many homeowners are opting for a more sophisticated setup. Popular features include cardio equipment, free weights, space for yoga, ventilation, wall mirrors for checking form, sound systems, and monitors for online fitness classes.
Homeowners today are no longer confined to the traditional uses of their living spaces. Instead, they’re embracing rooms and areas that cater to their personal interests and hobbies. These specialized spaces can add value to your home, enhance your daily life and foster a lifestyle of personal fulfillment.
So, if you're considering a remodel, think about how you can invest in both your home and your happiness by creating a hobby room of your own. ■

Donʼt Knock on Wood
For years, painted cabinetry (especially in shades of white and gray) dominated the kitchen design scene. Sleek, clean lines and minimalist aesthetics were unrivaled, leaving natural wood finishes in the background.
But this year, wood is making a strong comeback – bringing warmth, texture and a timeless appeal to kitchens. This resurgence reflects a broader design shift: the desire to connect with nature, honor craftsmanship and create spaces that feel both modern and comforting.
Story Hill Renovations, LLC
WHY WE LOVE IT
The renewed interest in wood stems from its inherent versatility. Whether you favor a traditional, rustic or contemporary look, wood can adapt to any design style. Its natural grains and tones introduce a level of character and depth that painted cabinetry often lacks. As homeowners seek to create spaces that feel personalized and unique, wood’s ability to tell a story – through knots, color variations and grain patterns – has become increasingly valued.
Moreover, the push for sustainability in design has brought wood to the forefront. Reclaimed and Forest Stewardship Council (FSC) certified woods are now highly sought after, appealing to eco-conscious homeowners who want their style to reflect their values. This shift aligns with the growing trend of "slow design," which prioritizes materials that age gracefully and stand the test of time.
WORKS WELL WITH OTHERS
One of the standout trends in today’s kitchens is non-uniform cabinetry: selecting a combination of hues, stains or paint colors. A popular approach is to finish lower cabinets or islands in a wood stain with upper cabinets painted in a light, neutral hue. This creates a balanced aesthetic, allowing the warmth of wood to shine without overwhelming the space.
The pairing of wood with stone, such as marble or quartz, is another design choice gaining traction. Light wood tones juxtaposed with white countertops evoke a Scandinavian aesthetic, while darker woods paired with veined marble create a sophisticated, high-contrast look. Metal accents, such as brass or matte black hardware, further elevate the design, adding a modern edge.

STAINS TO WATCH FOR
Natural finishes are at the heart of this resurgence. Designers are moving away from heavy stains and opting for finishes that highlight wood’s raw beauty. Oak, walnut and maple are among the most popular choices, each bringing its own distinct personality to the kitchen.
Light-toned woods, like white oak and ash, are perfect for bright, airy spaces, while darker woods, such as walnut and mahogany, are making a statement in more dramatic kitchen designs. Interestingly, mid-tone stains that balance warm and cool undertones are predicted to be a major trend in 2025, offering versatility that complements a wide range of color palettes.
For those who love painted cabinetry but want to incorporate wood, stained hoods and open shelving are increasingly being used as accent pieces. These elements add just enough natural texture to break up the monotony of a single finish.
Designers are even experimenting with combining different types of wood in a single kitchen, creating a layered look that feels rich and curated. For instance, pairing a walnut island with white oak cabinetry can add visual interest while maintaining cohesion.
KEEPING WOOD KITCHENS CURRENT
To ensure wood kitchens feel modern rather than dated, it’s essential to balance natural materials with contemporary elements. Clean-lined cabinetry and minimalist hardware prevent the space from veering into overly traditional territory. Integrating state-of-the-art appliances, hidden storage solutions and smart home technology ensures functionality keeps pace with style.
Maybe you’re not ready to commit to full wood cabinetry, and that’s okay. Another emerging avenue is the use of wood in more unexpected places. Ceiling beams, range hoods, and paneling behind open shelving all offer great opportunities to dabble.
No matter how much wood you incorporate into your modern kitchen design, lighting plays a crucial role. Statement fixtures, such as globe pendants or linear chandeliers, bring a fresh perspective to the warm tones of wood. Layering ambient, task and accent lighting will highlight the natural beauty of the materials while creating a functional workspace.
TIMELESS APPEAL
It’s clear that wood is reclaiming its place as a kitchen design staple. Its natural beauty, versatility and sustainability make it a material that resonates with homeowners. Whether used sparingly as an accent or as the main event, wood brings a sense of warmth and authenticity that’s hard to replicate with other materials.
For those embarking on a kitchen remodel, incorporating wood is a surefire way to create a space that feels timeless yet on-trend. With its ability to evolve with changing tastes and its enduring appeal, wood is not just a passing trend – it’s a celebration of craftsmanship and nature that’s here to stay ■

BATHROOM REMODELING ADVICE
Bathrooms. They have the potential to be our sanctuary, yet many start out as a frustrating family traffic jam, which can quickly send them to the top of your remodeling to-do list. Before you dive in, here’s some advice from some of NARIʼs expert designers to help guide you toward thoughtful decision making and more calming results.
PLANNING, PRIORITIZING
In the pre-planning phase, take a few minutes each day to observe how your current space is, or isn’t, working for you. Consider things like:
• Is more storage needed?
• Could you use an additional sink, or more counter space?
• Is there an area of the bathroom that’s causing a slowdown in the morning routine?
• Are you a shower or bath family?
• Would you want separate showering, toilet or getting ready spaces?
Identifying your must-haves as well as traffic flow problems is a good starting point and will help your remodeler determine what kind of reconfiguring of the space might be necessary.
BUDGET
There are a number of factors that go into the cost of a bathroom remodel, including size, material selection, whether walls need moving, and the age of your home. To get a general ‘starting point’ for estimating a budget, a general rule of thumb is:
• 40% for materials (cabinetry, countertops, fixtures, etc.)
• 35% for mechanicals (plumbing, electrical, HVAC)
• 25% for labor (job prep, demo, carpentry)
Kowalske Kitchen & Bath
TIMELINE
Being realistic about a remodeling time frame upfront can save you from fretting about it later on. Some materials and fixtures may have a long lead time. Waiting on a city inspection can slow things down. For the level of workmanship that a quality, long-lived remodel requires you might expect a small bathroom to take four to six weeks and a larger master bath to take three months or longer.
DESIGN TRENDS
⊲ Tub or No Tub
Many homeowners are removing tubs; while others are creating spa-like rooms with a freestanding tub that takes center stage when they remodel. It often comes down to whether or not you and your family are “bath” people. For those that are not, many are opting to replace their tub with large, luxurious shower systems with different water heights and spray patterns.
⊲ Walk-In Showers and “Wet Rooms”
Practical, stylish and convenient for older adults, young children and even pets, walk-ins showers are incredibly popular. They can be completely enclosed by four walls and a door, or have more of an open concept. Take it a step further, and you have a seamless integration of shower, toilet and sink, otherwise known as a wet room. Eliminating the shower door or the fourth wall brings a “wow” factor to the room, and can make it seem bigger.
⊲ Mixing and Matching
Gone are the days where you must pick a metal or pattern and stick with it. A mix of finishes is very prevalent – for example, a matte black vanity light paired with gold faucets or white subway tile paired with a bold pattern on the floor.
⊲
Convenience
From spot-resistant coated glass shower doors, to programmable showers that can be timed to your morning routine, and exhaust fans that automatically shut off after a set time – easy and low maintenance features are trending.
WHERE TO START
No matter how big or small your bathroom remodel is, any remodeling project should begin with research and a consultation with qualified companies. Take time to visit websites, check for association members and look for Certified Professionals, like CKBR and UDCP (detailed below), that demonstrate an advanced level of expertise in helping make your bathroom meet your needs today and into the future. ■
CKBR: NARI Certified Kitchen and Bath Remodelers are professionals who possess honed expertise in materials, layout and installation particular to kitchen and bath renovations.
UDCP: NARI Universal Design Certified Professionals are recognized as experienced remodelers, skilled in functionality for all ages and abilities.

6 WAYS
TO IMPROVE CURB APPEAL
2
Stately Siding
Your homeʼs siding is its outer armor, and when it’s in rough shape, it shows – both visually and on your energy bill. Consider updating to low-maintenance materials like vinyl or fiber cement for a durable and stylish finish. Opt for colors that complement your surroundings and architectural style.
A first impression of your home starts at the curb, and creating a captivating exterior not only enhances its aesthetic charm but also elevates its overall value. Whether you're gearing up to sell or simply craving a fresh look, here are some tried-and-true ways to improve your home's curb appeal.
Lock in the Landscaping
Begin the transformation by framing your home with lush, well-maintained landscaping. Trimmed bushes, vibrant flowers, and a neatly manicured lawn can instantly elevate the entire facade. Consider incorporating mulch or decorative stones for a polished finish, and don't forget the power of a stylish mailbox or charming house numbers. 1

3
Revamp Your Roofing
A well-maintained roof is not just about functionality; it's a key player in curb appeal. Address any visible issues promptly, and if your roof is due for replacement, explore the latest materials and colors that can add character to your home.
4
Feast Your Eyes on a New Front Door
Your front door is the focal point of your home's facade. Consider a bold color that contrasts with the exterior or a stylish design that reflects your taste. If a brand new front door is not in the budget, don't underestimate the impact of polished hardware and a fresh welcome mat in creating a warm entry.

Picturesque Porch
While admittedly not the quickest or most affordable fix on this list, a new or newly refinished porch can greatly impact your home’s curb appeal. If you have an existing porch that is deteriorating or not up to code, it’s also an important safety upgrade. New materials such as environmentallysustainable composite decking are attractive and low maintenance.
Stair tread lighting can boost your home’s nighttime curb appeal and safety after dark. Porch swings, stained cedar ceilings, stamped concrete, decorative balusters, outdoor furniture and rugs, as well as potted plants can all create an incredibly inviting space. ■
5
Illuminate with Outdoor Lighting
Outdoor lighting not only enhances safety but also transforms your homeʼs look at night. Install fixtures like lanternstyle sconces or overhead pendant lights that complement your homeʼs style. Pathway lights and strategically placed spotlights can accentuate landscaping features and architecture.

REMODELING FOR ROI
If you’re like most homeowners, from the moment you purchase your home to the moment you list it for sale – you have a laundry list of projects – from minor updates and major renovations to repairs, necessary maintenance and other big ideas. So when the time comes to check something off that list, how do you prioritize?
Of course there are always projects that come up here and there. Ones that catch us by surprise and need to be taken care of quickly. However, when your timeline is a little more flexible, it’s wise to consider the potential resale value a given project can contribute to your home.
The Remodeling 2024 “Cost vs. Value Report” 1 (www. costvsvalue.com) compares the average costs for 23 remodeling projects, with the value those projects retain at resale. The data goes back more than 20 years, and is a great resource for understanding the average return to expect before getting started on a new project, and is broken down by region of the country and metro area.
These are the top five remodeling projects to do for the most ROI as detailed in the 2024 Cost vs. Value Report, specific to the Milwaukee metro area:
1. GARAGE DOOR REPLACEMENT
Replacing your garage door can dramatically enhance your home's curb appeal and provide improved functionality. Most modern garage doors are much lighter than their predecessors, plus options like windows and insulation provide natural light and improved insulation. A new garage door can bring more than 100% return on investment and is a relatively low-cost, high-impact home improvement.
2. STEEL ENTRY DOOR REPLACEMENT
Upgrading your front door with a factory-finished steel entry door is another project that can pay for itself and more. Along with a fresh aesthetic, this update also provides added security, making it an attractive feature for current homeowners and potential buyers alike.
3. MANUFACTURED STONE VENEER
Adding manufactured stone veneer to your home’s exterior can make a big statement. Locally, this enhancement to exterior home improvements has been very popular for those in their “forever” home as well as those considering selling soon. Not only does manufactured stone veneer give a high-end look to your home - it also tends to provide an almost complete return on investment.
4. MINOR KITCHEN REMODEL
When a potential buyer enters a home, the kitchen can make or break their interest. Updating a modestly sized kitchen with new cabinet doors and drawer fronts, energy-efficient appliances, and mid-range countertops, sinks and faucets can offer a significant return on investment. (Even if you’re not planning on selling soon – kitchen updates provide some of the most joy-filled “return on investment” we’ve seen from local homeowners!)
5. FIBER CEMENT SIDING REPLACEMENT
Another exterior update rounds out the list! (Clearly, “curb appeal” is not a passing fad.) Upgrading your siding to fiber cement is another wise investment. Known for its durability, strength and low maintenance, fiber cement siding resembles real wood, and provides superior protection from the elements and pests. Available in a variety of textures, sizes and design details, fiber cement can be ordered prefinished, or you can paint it any color you like! ■
WALLPAPER REVIVAL
It’s not a comeback – wallpaper has been adding personality and style to homes for centuries. It may have fallen out of favor for a time, but it’s experiencing a resurgence in popularity, and today’s uses are fresher and more stunning than ever.
From accent walls and ceilings to entire rooms, homeowners and designers alike are embracing wallpaper as a versatile statement-maker.
Small Spaces Become Mighty
Powder rooms are one of the most popular places to experiment with wallpaper as these small spaces lend themselves to dramatic designs that might feel too overwhelming in larger rooms.
Take this nature-inspired wallpaper for example. The soft earthy-toned pattern of delicate branches and flowers adds texture and visual interest, complementing the room’s sophisticated color palette and the structured wainscoting below. It’s a harmonious blend of warmth and luxury that adds character to a functional space.
Set the Tone
Wallpaper allows you to tailor a space to any age or aura, making it a great choice for bedrooms – where personal expression is key. A child’s room might feature a playful and colorful pattern with whimsical illustrations for instance.
In a primary or guest bedroom, wallpaper can create a comfortable and tranquil atmosphere. A cool-toned, botanical print helps set the tone for relaxation in this remodeled primary suite. CONTINUED ⊲

Make an Entrance
Wallpaper can help you make a stunning first impression. From bold and unique to classic and iconic designs, wallpaper in a front or side entryway can serve as a striking focal point and introduction to the rest of your home. Selecting a more subtle color palette and timeless aesthetic complements a variety of decor styles – pairing well with antique furnishings and more contemporary pieces alike. This elegant use of wallpaper adds warmth, sophistication and a memorable, curated experience.
An Accent That Speaks for Itself
Wallpaper is the perfect option to create a striking backdrop without overwhelming a room. A wallpapered accent wall can infuse a punch of color and style into any space. Even high-humidity environments like bathrooms can benefit from the beauty and practicality of this design material. With the multitude of moisture-resistant and washable wallpapers available today, homeowners have a plethora of options to create their own captivating retreat.
Why It Works
The beauty of wallpaper lies in its versatility - from subtle textures to bold graphics, it can adapt to any style, room size or purpose. It’s an opportunity to add personality and panache that paint alone can’t achieve.
Whether you want to create a cozy retreat, make a dramatic statement or subtly enhance your space, wallpaper offers endless possibilities.
Go ahead – make a statement! Explore the versatile world of wallpaper. ■

DANGERS of DIY
Homeowners are often so eager to make a change to their home that they impulsively decide they’re going to dive in right away and do it themselves. Many also assume they can save money by tackling it on their own. While DIYing can yield fantastic results, there are other times when enthusiasm gets in the way of reality.
LEVEL OF DIFFICULTY
When contemplating a project, the first item to consider is the level of difficulty. Some simple projects can be accomplished by DIYers who have just a bit of experience. For example, small projects like painting, wallpaper, a tile backsplash or vinyl flooring are maybe doable. A basic fence or small deck might also be achievable for a homeowner who is skilled and willing to invest time in researching the project in advance and methodically figuring out how they can tackle it. However, if the project is more complicated – like constructing a second story deck, a kitchen or basement remodel – that’s when homeowners may run into trouble. “People can easily get in over their head and then reach out to a contractor when they’re in a ‘crisis’ situation,” says Ann Gaeta, UDCP of RJ Builders, Inc. “At that point, most quality contractors are probably booked out and can’t take on an immediate project, so you’re either going to have to wait or consider going with a second-tier contractor, which is something we don’t recommend.”
TIME & WEATHER
Available time and weather are two other considerations for DIYers. If you already have a full-time job and possibly a family, carving out time for a project can be difficult. Experienced contractors say it’s most efficient to allocate significant chunks of time to work on a project. Otherwise, homeowners get caught up in the short-term start-and-stop scenario that wastes valuable hours as they reorient themselves to the task and its required next steps. Also, when homeowners have just a small amount of time, they might cut corners or make mistakes as they rush to fit a five-hour job into the two hours they have available.
In Wisconsin, weather is another factor. “Unfortunately, projects that aren’t completed and sit halffinished over the winter aren’t worth much in the spring,” says Gaeta. “Things move, get out of place and have to be redone, which often means you’ve wasted your valuable time and materials."
TOOLS
In addition to time, tools are another consideration. If you have to buy a significant number of new tools, the money you thought you were going to save is now going to purchasing tools that you may use just once. Of course, family and friends may be willing to loan you tools but consistent borrowing of tools or asking friends and family for help can seriously strain relationships.
LOCAL RESOURCES
Sometimes a DIY is the right route to go. Local suppliers can provide a wealth of information and guidance and many will work with homeowners to help them be successful. They need to know about the project and the experience level of the person completing the work. Based on the information shared, they'll either recommend a NARI Milwaukee contractor or provide project tips and advice on materials if they think the project matches the skills and experience of the homeowner. ■
As you contemplate your next project, do you have the knowledge, skills, tools and time? If not, it is worth hiring a NARI Milwaukee professional. Start your search with the NARI Membership Directory on p.67.

How does a contractor become a NARI Milwaukee Member?

Associate Member
A business whose primary relationship to the remodeling industry is advisory to a business, or is a service professional or supplier who does not primarily contract the sale of their goods or services with the general public.

• The business’s license, credentials, and/or certification numbers have been provided.

• The business agrees to abide by the NARI Milwaukee Code of Ethics.
GRIEVANCE RESOLUTION
While we would like to think all remodeling projects can be completed without conflicts, no one can realistically promise this. Problems do arise, and disputes become a reality.
Realizing this, NARI Milwaukee has instituted a “Grievance Resolution Procedure,” which assists the homeowner and the contractor in solving differences. The goal is to resolve concerns with a NARI Milwaukee member in a timely manner utilizing mediation, or if necessary, binding arbitration.
In the course of your remodeling project, if you reach a stalemate, the first step is to attempt resolution through the Wisconsin “Right to Cure Law.” If this does not resolve the concerns, you may start the grievance resolution process by visiting NARImilwaukee.org/Resolution and clicking on Request Assistance. Sometimes, all it takes is a third party to intercede to get these differences settled. In the initial stages, mediation is handled by a NARI Milwaukee representative trained in problem resolution.
If simple third party mediation cannot resolve the problem, then it is necessary for a formal written list of concerns to be filed at the NARI Milwaukee office including all written contracts and documentation for review by the Ethics and Bylaws Committee. Your concerns then go through a review process and a volunteer Ethics Committee mediator is assigned to the case. Depending on the situation, a mediator and/or other parties may review the documentation and inspect the project personally. Using the Construction Quality Standards for New Construction and Remodeling as a guideline, the mediator will try to resolve the situation with the homeowner and contractor. If the concerns are unable to be resolved through mediation, binding arbitration would then be conducted to resolve the dispute.
Binding arbitration is performed by the NARI Milwaukee Ethics and Bylaws Committee with a professional third party arbitrator in a hearing format where both parties are present. An agreement is signed by both parties agreeing to abide by the Arbitration decision. In most cases, after a decision is rendered, the matter is then closed.
The NARI Milwaukee Ethics and Bylaws Committee has always been committed to resolving concerns in a logical and timely manner. Industry mediation/arbitration is generally considered a more efficient and less expensive way to solve issues.

NARI CERTIFICATION
During the remodeling process, people open their homes to an unfamiliar person, making it important to choose and build a relationship with a remodeler who has experience and knowledge of the industry. Starting with a NARI member, the consumer knows that remodeler has chosen to elevate their business to professional levels, has been reviewed for longevity in the business, financial stability and positive reviews and recommendations by business partners and consumers.
Choosing a NARI Certified Professional, the consumer now knows the remodeler has demonstrated advanced technical and business management skills. NARI Certification is a robust and challenging process. It is open to remodeling professionals who demonstrate extensive expertise in their field, meet the criteria to sit for the exam and then pass the testing process. Certification ensures that consumers are choosing a professional with years of experience, dedication to ongoing training, and a commitment to ethical conduct.
How do remodelers become NARI Certified Professionals?
NARI Certification is a challenging process, requiring experience and a deep understanding of the industry, sound business practices, and a commitment to professionalism. Before becoming a Certified Professional, NARI members must receive a review by the NARI Certification Board based on an outline of their hands-on experience, industry training, involvement in continuing education, technical skills, business management practices, and association and community service.
After meeting the criteria, the members must complete a comprehensive written exam, which covers all phases of the remodeling process. Professional remodelers test their knowledge of numerous topics, such as business management, building codes and construction law, plans and specification, proper and safe use of equipment and tools, standards of practice, mathematics and special skills.
The Masters – MCR (Master Certified Remodeler) and MCKBR (Master Certified Kitchen and Bath Remodeler)
The Master designation represents the highest level of certification NARI offers. It recognizes a professional remodeler who has maintained their CR or CKBR for a minimum of 10 years and holds another NARI Certification. Further they have demonstrated commitment to the remodeling industry through support of NARI and/or their local community.
CR (Certified Remodeler)
The CR designation denotes a professional remodeler that has a minimum of 5 years of experience and provides a full range of remodeling services. CRA (Certified Remodeler Associates)

CKBR (Certified Kitchen & Bath Remodeler)
The CKBR designation denotes professionals who own, or have been employed by, a company that is actively involved in the remodeling of kitchens and bathrooms. The CKBR has a minimum of 5 years of experience in the remodeling industry and conduct a minimum of 4 kitchen or bathroom remodels per year.
UDCP (Universal Design Certified Professional)
The UDCP designation denotes professionals who design living spaces with universal design principles and/or ADA standards making life functionable and comfortable for not only those with mobility limitations but also for all people of any age or ability. These professionals have a minimum of 2 years continuous experience in the remodeling industry.
CRPM (Certified Remodeling Project Manager)
