Bounty Hunter developer promises ‘nicest building’ in Napa’s downtown

JENNIFER HUFFMAN j huf f man@nap ane w s . com A mixed-use, four-story stone building featuring dark bronze metal accents and “an eclectic, turn-of-the-century feel” is planned for the currently empty corner of First and Main streets in downtown Napa. Representatives from Napa business Bounty Hunter recently submitted major design review plans to the city for its new headquarters. “We want it to be the nicest building in downtown Napa,” said business owner Mark Pope. Pope, founder and chief executive of Bounty Hunter Rare Wine & Spirits, plans to move his Old West-themed restaurant and offices with more than 100 employees at 975 First St. into the new 26,930-square-foot building. His intent is to create a “building that is historically interesting, but respectful of Napa heritage and tradition.” The project will feature space for a restaurant, bar, kitchen, wine shop, offices, storage, classrooms and meeting space. “We are going to use very high-quality building materials,” Pope said. building should cost between $12 million and $15 million. However, in April, the Planning Commission conducted a preliminary review of the architectural design focusing on such issues as building design, exterior materials, lighting and business signage, said Scott Klingbeil, a city planner. “After reviewing the architecture with the applicant’s design team the Commission was largely supportive of the proposed development,” he noted. “It’s quality with a capital Q,” declared Commissioner Beth Painter at the time. “It’s going to be an awesome addition to downtown Napa,” said Commissioner Michael Murray. “It’s going to set up a visual corridor that will be world-renowned.” Pope and his business partners acquired several properties on the block in 2013 and 2015. In November, demolition of the existing buildings – including former homes of the Tuscany and Don Perico restaurants – cleared the site for the Bounty Hunter project.

The Don Perico restaurant was significantly impacted. The business had been closed due to earthquake damage. Then it had to move to ready the site for demolition. For a time, it was unclear where Don Perico might go. The restaurant moved into a space almost across the street in Dwight Murray Plaza. “I’m really happy that things have worked out for the owners of the Mexican restaurant,” said Pope. “It’s a win-win for the community and that makes me feel good.” The current home of the Bounty Hunter on First Street will be repurposed, said Pope. “We may put another concept there,” he said, but declined to elaborate. “We’re looking at all options.” As for the new project, “I’m hoping the city appreciates what we are trying to do and they are thrilled with it.” “With any luck,” construction could start at the first half of 2017 and be finished in 24 months. The project will next go before Planning Commission. A date has not been announced.

Artist, author and widow of internationally renowned wine world icon Robert Mondavi, Margrit Biever Mondavi died at her hillside Coombsville home on Sept. 3. She was 91. Margrit Mondavi had been battling stomach cancer for more than two years. Considered “the first lady of the Napa Valley” by friends and associates from all walks of life, the Switzerland native — who reminded us often she was “American by choice” — had served for many years as vice president of cultural affairs at the winery her late husband founded in 1966. She joined the staff of the Robert Mondavi Winery in 1967, filling the role of public relations director until she married the boss. The first female tour guide in the Napa Valley, Margrit Biever Mondavi was respected, like her second husband, for helping put the Napa Valley on the world stage. While her husband insisted Napa Valley wines belong in the company of the world’s best, Margrit, in efforts based at the Robert Mondavi Winery, focused on wine country cuisine and culture. Through culinary programs featuring the world’s great chefs, with art exhibits and programs that spotlighted the nation’s leading contemporary artists and an enduring summer concert series, Margrit complemented Bob Mondavi’s remarkable wines with great food and art.

Together, they helped spread the gospel of the cultured good life. They helped endow the Napa Valley Opera House, a new enology and viticulture school at UC Davis and a performing arts center there. Their biggest local project, Copia, the ambitious “American Center for Wine, Food and the Arts” ultimately failed. HER MARRIAGES While a student at a Swiss teachers’ college for young women at the end of World War II, Margrit Kellenberger met an Army captain from the United States. Following a brief courtship that included prolific letter writing, she and Capt. Philip Biever were married in the Church of Madonna del Sasso on a wooded hillside above the city of Locarno. Reflecting on that special day just prior to the publication of “Margrit Mondavi’s Sketchbook” in 2012, she recalled she had packed a valise so she and her new husband could leave on a honeymoon shortly after the ceremony. It was on the train to Lugano that the newlyweds had a moment to take stock of the situation. “I can see his face as clearly today as I did then, sitting across from him in the compartment of the train,” she said during an interview at her home. “We had both turned white as a sheet, both of us thinking, ‘What have we done?’ “Phil leaned across to me and when he got close he said: ‘It’s gonna be alright.’ And it was.” The newlyweds settled in her husband’s new duty station, North Dakota, and started a family that includes three children — Philip Jr., Annie and Phoebe. Also with the publication of the 2012 book — co-written with Janet Fletcher — Margrit acknowledged that Robert G. Mondavi was the love of her life. “Bob and I fell in love — we were attracted

to one another,” Margrit wrote in the collection of memories from her personal diary. “But I was not going to be his mistress. He was already famous, with a wife and three kids. My marriage was falling apart, and maybe Bob was part of the reason for it. He and I couldn’t live together in Napa Valley without marrying — no way. I was not a personality but I had a profile. It would be impossible.” “I could have let him go, but he didn’t want me to let him go. He said, ‘I’ll take care of it, don’t you worry.’ You had to be optimistic around Bob; he didn’t have a negative bone in his body. Any obstacle was temporary as far as he was concerned.” Margrit’s divorce was accomplished without issue, she said. Such wasn’t the case with vintner Mondavi. His lawyers advised against it and his calls from San Francisco made Margrit ill at ease, and, at one point, physically ill. She wondered if she’d have to start her life anew somewhere else, perhaps returning to Switzerland. Bob Mondavi wound up firing both of his lawyers and getting the divorce he wanted. Two months later, in May of 1980, Bob and Margrit were married in Palm Springs. “I really did not marry Bob for his money,” she wrote in the sketchbook, “but it’s what came along. I always told him that I would go with him to the end of the world. We could grow grapes and start over again. Bob was very conscious of time, that life is not forever. When I would ask him what he wanted for his birthday, he would say, ‘I want nothing to change.’” They resided in their home on Wappo Hill until his death in 2008.

It was my first visit to Napa and I came to conduct cooking classes at High Tree farm. Margrit synchronized the wines for the classes. Charming, knowledgeable, helpful and generous, she introduced me to Napa and to the wine industry. She became a friend. Throughout the next 40 years, it would be my privilege and delight to teach at the extraordinary Mondavi Great Chefs Cooking program that she had created. Her sense of style and superb knowledge of arts made her an asset and an icon of not only the wine world but the social life of Napa, California and America as well. I will miss her as a friend, an artist and a great humanitarian.” “Margrit was my friend — the dearest friend a person could have — for 55 years,” said Thomas Bartlett, who was Mrs. Mondavi’s frequent escort after the death of her husband. “We traveled together in California and Europe, and our conversation never lagged. who worked for Robert Mondavi early in his career and became a lifelong friend of the Mondavis, wrote, “I met Margrit when I started working at Robert Mondavi Winery in 1968. My laboratory was in the winery tower, and when I told her that it was modern, practical and scientific but certainly not interesting, she understood. She delivered a huge flowering plant, which transformed it into an inviting, living place. “Years later when we were designing the label for my winery, Grgich Hills Cellar, our artist created a beautiful cluster of Chardonnay grapes. I liked it but felt something was missing. I asked my friend Margrit to help me. She immediately knew what to do. ‘Mike, you should make the grape clusters a little longer so the grapes form a triangle,’ she said. We incorporated her suggestion and have used the same label throughout the years.“Margrit Mondavi, the First Lady of American wine, was a living example of how wine, food and the arts are an essential part of daily life,” Grgich added. “Her passion for life was infectious, and her influence wide-reaching. She brought great joy to everyone she touched and inspired in others the desire to live life well and to the fullest. She was the guiding light in creating Festival Napa Valley, nurturing it to become a celebration of all that she stood for — joyful living, generosity, bringing people together through food, wine and culture. Napa eyes new signs to distinguish historic neighborhoods

H OWA R D Y U N E h y u n e @n ap an e w s.c om In the coming years, visitors in Napa may encounter monuments and signs to point the way into the city’s historic districts – and medallions to adorn the landmarks within. City officials have started weighing the look and style of signage to recognize architectural treasures in downtown, the Napa Abajo-Fuller Park district and Calistoga Avenue, and possibly other neighborhoods in the future. For the first time, the Cultural Heritage Commission in September reviewed possible designs for the markers they hope can steer historically minded tourists into Napa. The local graphic designer Amy Linn, who is consulting the city, unveiled three sets of markers for current and future historic preservation zones. Each would include ground-mounted wayfinders to point tourists into districts, pole-mounted markers outside historic zones, and plaques for property owners to attach to the buildings themselves. Ground-level monuments would include directional arrows, maps and background information on Victorian homes, 19th-century storefronts and other landmarks in the vicinity. Pole signs would mark a historic area’s borders, with each district allotted its own sign colors and possibly logos – for instance, an image of the electric trams that spurred the early development of Calistoga Avenue, or an anchor

to memorialize the ship captains who once called the Fuller Park neighborhood home. Those owning proper ties with city, state or federal historic recognition would be encouraged to mount medallions with designs similar to the neighborhood markers. symbols instead, to call attention to each neighborhood’s people and lore as well as its brick and mortar. “Not every house in a district will be Spanish Mission,” she told the heritage commission. “It’s more about the people who lived in these districts, and made them into what they came to be.” Although cultural heritage officials have discussed a historic

signage program for four years, the idea got a major push last November when the city’s planning department added a sign program to its list of projects for review, setting the stage for formal talks and design guidance. Talks among heritage advisers since then have focused on creating distinctive and freestanding markers, rather than “sign toppers” mounted over existing street signs. October 2016 – 31

A Napa developer has submitted a pre-application with the city to create a 134,000-square foot, mixed-use development along First Street, diagonal from the popular Oxbow Public Market. Named Foxbow, the project would include two four-story buildings with below-grade parking, a pedestrian bridge crossing over the Wine Train tracks, 10,000 square feet of retail, a 74-key boutique hotel, six residential condominium units and 116 parking spaces. According to the applicant, Napa Realtor and developer J.B. Leamer, the goal is “to create a project significant enough to act as the gateway to the Oxbow District and the core of Napa.,” It would include a pedestrian sky bridge, pool and roof deck. Leamer was unable to project an estimate of the

project’s cost. “We’re excited about what could happen here,” ideally something sizable, prominent and potentially iconic, Leamer said. He declined to name his partners in the project, only to describe the team as a local “young development group.” Everyone — from designers to investment partners — all live in Napa, he said. “This was a deliberate move to ensure everyone had a vested interest in the outcome of the project.” Two existing homes and four buildings would be cleared to make way for the project. A home on the corner of McKinstry and Water Street is not included in the development. Napa City Community Development Director Rick Tooker said it was too early to comment on

the plans, as they had just been submitted. It’s a conceptual design, he noted. “We’re going to have to look really closely at the Oxbow District. There are three to five other properties that are at some stage” of development or redevelopment, including the former Ritz-Carlton property on Silverado Trail, the County Water Street property, this property and the proposed Black Elk project on First. “Not every one of them can have a hotel,” Tooker noted. “We’ll have to look carefully at the vision for that particular area and work with the property owners.”

Foxbow would sit on 1.07 acres, representing parcels owned by various owners who have agreed to be part of the project. The west building is bordered by First Street to the north, the Wine Train tracks to the east, Napa River to the south and Soscol Avenue to the west. The east building is bound by First Street to the north, a private residence to the east, Water Street and the Napa County corporation yard to the south and the Wine Train tracks to the west. “Having a high concentration of lodging in the Oxbow District makes sense as this is where our visitors will come to eat and shop regardless of where they may stay.

Being able to provide boutique lodging in the Oxbow District will enhance the guest experience,” read the pre-application. According to the application, 75 percent of Napa Valley visitors come to the Oxbow District. Providing ample lodging, retail and residential to support this traffic is vital to Napa and the Oxbow District. Target tenants for the retail include a specialty grocer or deli, artisan restaurants with p a t i o s e a t i n g , “a n d u n i q u e retailers who offer authentic Napa experiences. This mixeduse environment will keep people in walking distance to the most popular areas of Napa and stimulating local businesses.” The design is described as “Farmhouse modern and industrial architecture” that will blend Napa’s history “with a tasteful yet modern appeal,” said the applicant. The architecture is compatible with neighboring developments, including the Oxbow Public Market, the proposed mixed-use Black Elk development on the north side of First and CIA at Copia project, the developer said.

Subterranean parking would use a mechanical parking system. “This eliminates the potential eyesore created by a parking structure while providing the convenience of onsite parking,” according to the pre-application. Local architect Stephen R. Cuddy has put together a design with energy-saving features. The project plans to incorporate rainwater collection and harvesting, water conservation and green building technologies, using materials with high recycled content. “We will have a lot more to share after we have time to work with community leaders regarding this project,” said Leamer. Leamer said it would be anywhere from 18 to 36 months before it’s feasible to break ground. He couldn’t yet say if the proposed condos would be sold or rented. The team wants to get feedback from city and community first, he said. The property is immediately north of the Napa County corporation yard.
