WASHINGTON—In 2010, Gordon Bernhardt bought a five-level townhouse but never really liked it. “It was more space than I needed. I was never there and never fell in love with the place. I spent more time in the office,” he said.

Bernhardt was resigned to selling the townhouse and moving to a condominium.

He wanted to to be close to his financial services company, Bernhardt Wealth Management in suburban McLean, Virginia, but wasn’t satisfied with what the market was offering.

He often drove by the Pimmit Hills neighborhood in nearby Falls Church.

“I saw these old homes, and occasionally saw a place being torn down,” said Bernhardt, 59, who wanted single-floor living, easy maintenance, quality construction and 10 | DISTINCTIVE PROPERTIES

a place that actually felt like a home.

Bernhardt stumbled on the property he eventually bought while he was in the neighborhood looking at another prospect. A “for sale by owner” sign was stuck in the ground in the front yard of a distressed rancher. The son of the original owner, who had died, had possession of the house, which was mostly vacant.

Bernhardt called Francisca Alonso, a builder and architect he knew socially, to have a look. Alonso approved of the path of the sun across the lot and confirmed that she could get one-floor living on a lot that’s less than a quarter of an acre. Bernhardt bought the place as-is for $450,000. He had no need for walk-throughs, appraisals or inspections, and he never stepped inside the property until the settlement.

“It was a prime location for teardown,” Bernhardt said. “I never considered buying a house that I could put an addition onto and make it my house. The teardown seemed like the only way to go.”

Alonso, 52, co-founder and chief executive of McLean-based AV Architects + Builders, said working with a teardown is often more beneficial than buying a pristine plot.

“Typically, land on its own is hard to develop or overpriced,” Alonso said. “When no house has ever been there before, there’s no utilities. There’s several fees you have to pay: tap fees, connection fees. When there’s already a house there, those fees have been prepaid by somebody else.”

Neighborhood opposition to teardowns can complicate things, but Alonso takes the static in stride. “There’s always going to be FEBRUARY 2019

somebody who’s going to complain,” she said. “That’s the nature of humankind.”

To minimize the impact of the demolition, the design team used Second Chance, a home deconstruction company based in Baltimore, to break down the house and recycle what could be salvaged.

“We took three weeks, as it was deconstructed, piece by piece, which gives the homeowner a tax write-off opportunity,” Alonso said. “Second Chance put it all in a giant trailer—there was very little left after that. Instead of using five dumpsters, we used one.”

While the house was being deconstructed, Alonso and Bernhardt started an unconventional design process. “I’m a simple guy from Nebraska,” Bernhardt said. “Francisca would have three pieces of tile that she would want me to look at. I’d say, ‘These all look nice to me—what would you do? I don’t feel qualified to have an opinion. What would you recommend?’ “ Alonso teased out Bernhardt’s love for the look of Italian villas. To keep maintenance to a minimum, brick was used as exterior cladding, along with a steel roof. The gutters and downspouts are aluminum. He wanted an office, kitchen, dining area, master suite and laundry on the first floor. She got all that in and still had space for a powder room.

The front door opens into a foyer. The office, complete with custom built-in shelves and cabinetry, is off to the left, laundry and mudroom to the right. The stairs to the second story are on the way to the open-plan kitchen, dining room and great room. The floors are wide panel oak, stained dark.

The kitchen is separated from the dining area by a bank of base cabinets. All the cabinets are custom and made from maple.

The perimeter cabinets are gray, and finished with a glaze; the cabinets under the island are a shade of dark espresso.

The upper cabinets are full height to the ceiling, with clear glass fronts on the top row. All the appliances, including the glass cooktop on the island, are KitchenAide, and the countertops are neutral-colored quartz

by Cambria. Pendant lighting and countertop brackets on the island’s seating area help carry the Mediterranean theme through the house.

The great room features a fireplace with a stacked stone surround and a TV above, which is hidden by a piece of art. Twin sets of casement windows flank the fireplace, and full-light doors lead to a stone-and-tile-clad deck with an outdoor grill.

The master suite is off the great room and includes a walk-in closet, bedroom and bath.

dual-sink vanity with custom cabinetry rendered in dark-stained maple and an oversize curbless shower. The tile is a mix of porcelain and ceramic.

The project took about 16 months.

Bernhardt was not in a hurry to move; he stayed in his townhouse until the new house was finished.

He estimates he invested more than $1 million in the new space and has no plans to flip.

He recently completed a 600-mile walk in about 30 days on the Camino de Santiago in Spain, a spiritual journey that affected his approach to life.

The mudroom and laundry room are just off the front foyer at the new home in Falls Church, Va.

“The house helped me get the quality of life that I was looking to enhance my personal well-being,” he said. “Not all those things are dollars-and-cents decisions.”

e know so much more now than we used to about how our homes can make us sick. Every day we see on the news or on our smart phone a new carcinogenic product found in someone’s residence.

As we become more conscious of our environment, we have become rightfully suspicious of the materials that we install in our homes. Finding them in our homes, removing or encapsulating toxic materials may make our homes safer and more habitable but can we design our homes to keep us well and stay healthier?

A home should reflect the environment around it and the inhabitants regardless of whether it’s a small single apartment or a luxurious mansion.

Size is not important, contrary to popular belief. I am a big believer that our homes need to be personal and reflect the occupant’s lifestyle. The more personal the art, photographs and furnishings one has in their home, the more the residents and their visitors are surrounded by their life story. This is both comforting and relaxing to all parties.

As much as I love contemporary architecture, I cringe when I see an edgy super-contemporary residential design that was designed for vanity photography, not personal living. Those monoliths have no place for personal pictures, mementos or displays of the occupant’s character or interest. How awful it would be to live in such a sterile environment.

hives, you can have your own personal beekeeping experience with the Napa Valley Bee Company. Keller leads private tours of some of the 25 bee apiaries he maintains across Napa Valley. Many are located at Napa’s most storied restaurants and locations like The French Laundry in Yountville and Long Meadow Ranch in Rutherford.

Keller customizes half-day long tours to visitors’ beekeeping experience levels. A “Beekeeping 101” tour will be much different than a tour for experienced beekeepers.

“We’ll usually meet at a local café for a cup of coffee and plan out the day that is custom tailored to the client’s desires,” he said.

Tours cost about $300 per person.

GRACE LUTHERAN CHURCH LABYRINTH, SAINT HELENA If you want to literally walk along a path to Zen, visit the outside labyrinth at Grace Lutheran Church in St. Helena.

“Walking the labyrinth without speaking offers a contemplative, meditative way to gather your thoughts,” said Deb Covington of Napa, before she began her morning walk. “This is a place for people to come together and newcomers are always welcome,” she said.

Grace Lutheran Church’s maze is an exact copy of the one in Chartres, France, about 60 miles southeast of Paris, which was built in 1201. It is considered the gold standard in labyrinth layout.

The retired Reverend William “Mac” McIlmoy came up with the idea for a maze at Grace Lutheran Church and it was completed in late 2017. It is outside, free to the public, and open 24/7 all year.

St. Helena installation seeks to beautify, inspire and honor the region’s history

A

t the corner of Library Lane and Adams Street in St. Helena is a billboard of sorts, designed and built to hold public art and draw attention to its neighbor, the Robert Louis Stevenson Museum inside the St. Helena Library. It is the intersection of a man’s admiration for a great author and the author’s connection to this region, the man’s love of art and his vision of public art 28 | DISTINCTIVE PROPERTIES

and community involvement.

“The purpose of that project has been to display works that blend serious artistic intent with themes from the works of Robert Louis Stevenson. Its success depends on artistic expression that appeals to all ages,” said Tom Thornton of Calistoga.

Art is a “central part of the human experience,” said Robert Sain, executive director of di Rosa Center for Contemporary Art in Napa, and it’s an important “ingredient for quality of life.” Public art means that it is available to the entire community for people of “all ages and walks of life.”

Thornton, who is on the board of directors for the RLS Museum, considers Stevenson “one of the world’s great authors with a

special connection to the valley.”

“When I joined the board of the RLS Museum, I saw a collection and story rich in potential, but trapped in an old fashioned home. I wanted to refresh and modernize the appeal of Stevenson,” Thornton said. “My idea was to associate Stevenson with other subject matter in what I called exhibition ‘duets’, and by pairing and contrasting him with other authors, places, cultural phenomena, we could breathe new life into his legacy and bring more attention to his value.”

The most recent installation was an homage to both Thornton’s great great great great grandfather who was a signer of the Constitution of the United States and to Independence Day. FEBRUARY 2019

Painted in a flag theme, on the stripes of the flag Thornton wrote a passage from Stevenson’s book “Silverado Squatters” a story with significant connection to Calistoga, Mount St. Helena, and to Thornton himself.

The passage was written at the bottom of what Stevenson called “the grade,” which is where Thornton and his wife, Brenda Mixson, own a vineyard. That vineyard supplies grapes for their winery, “The GRADE Cellars” named for the location and a nod to the book and its author.

Matthew Thornton – Tom Thornton’s relative – “was the representative from New Hampshire to the Second Continental Congress in Philadelphia in 1776 and signed his name in the lower right corner” of the Constitution,” Thornton said. “He wasn’t the last guy though, because a couple of other late arrivals squeezed their names elsewhere.

“We call Matthew ‘the family traitor’— traitor to King George III of Great Britain that is. So painting this Stevenson passage in the form of Old Glory had multiple meanings for me here on the Fourth of July.

Stevenson wrote that passage at ‘the bottom of the grade,’ meaning on the Old Toll Road right next to our vineyard.”

The first installation was created for Arts in April and initially intended to be hung for just that month, but it was so well received that Tom Thornton approached the city council to ask for an extension. It was up for almost two years before it needed to be taken down to preserve it from any more weather-related damage.

It was a collection of 27 two-foot square portrait panels each with Stevenson’s likeness on them assembled into a grid format characteristic of Andy Warhol’s work.

“This grid assembly would be an example of the whole being greater than the sum of its parts. In sharing the idea with my neighbor, Kendra Kelperis, who teaches art to the RLS Middle School students in St. Helena, we quickly realized that her students could paint the repetitive portrait panels and add their own variations through colorful interpretations of RLS poems,” he said.

“The resulting artwork had all the elements of success, including a refreshing new look at Stevenson, involvement by the community, and a new concept for public art display on St. Helena property for public enjoyment,” Thornton said adding that its popularity shows there “is an appetite for” public art.

Sain said Thornton’s first installation was “terrific” and “hit the nail on the head in terms of successful public art.”

for all the materials, including approval by a structural engineer for acceptance by the City of St. Helena. It sits on an undeveloped piece of property that Thornton hopes will be required to hold public art, whether it is this one or something new.

“The notion of public art can be expressed in a broad range of scales. It doesn’t have to be an independently made object inserted into an existing space – it can actually be integrated into a space from its inception. The public art can be the object itself inserted as a focal object into an existing space or the environment of the public space itself – the emotional texture of its surfaces,” he said.

“I’m a big fan of public art. I enjoy everything from heroic sculpture in public spaces throughout history all the way to the urban graffiti art of the ‘70s and ‘80s in New York City,” he said. In addition to master’s degree in architecture, he also has a bachelor’s in both visual arts and environmental studies.

His wife, Mixson, is an art lover as well and is on the board for di Rosa Center for Contemporary Art. “As for public art, well, how else will so many in our communities participate if the art is only in places one goes to intentionally to see art? I think many people don’t think they have time or sufficient understanding to actually seek art out, but art that is out – exposed – available — just might open the door of curiosity and encourage someone to dig deeper,” Mixson said. “Art enriches our lives, and public art is almost stealth in its ability to provide a special experience when least expected.”

Public art “gets us to stop and look and see and think” and there’s a difference between looking and seeing, Sain said.

It provides an “ingredient of cultural tourism” and is an added attracter to the region.

Thornton said he hopes to have more community involvement in future installations.

he lighting in Pilates Napa Valley is subdued. Outside sunshine blends with the overhead lights, creating a gentle ambiance. And it’s quiet; there is no bassladen music blasting. Almost empty this mid-morning, just two people are inside.

Instructor Nancy Good is teaching newcomer Wendy Biale yoga to relieve chronic back pain. This is Biale’s second class.

“I definitely felt better after my first class,” said Biale, as Good leads her through a series of low-impact stretching exercises. “It’s all a matter of stretching, learning how to control your body and improve muscle control,” Good added.

A power hour workout: Heating up exercise M A RT Y O RG E L Janet Berardino is a whirlwind of energy. In her day job, she is a Financial Advisor and Senior Vice President at Wells Fargo in downtown Napa. She was also recently selected to be on the Golden State Warriors senior dance team called the Hardwood Classics. She is one of 19 women and three men who perform once a month at Warriors home games.

She was a Raiders Raiderette for six years when the National Football League team was in Los Angeles. And she works out at Napa Hot Yoga.

“I have never been a runner, I’ve always

Numerous studies show the health benefits of yoga at normal room temperature. Hot yoga proponents say a high-intensity workout at hot temperatures forces your heart to beat faster so you burn more calories and get a better cardiovascular workout.

Zachary McCloskey sees and feels the merits in hot yoga. He has practiced hot yoga for years and said the heat makes all the difference.

“It helps with balance and stability,” he said. And it contributes to a positive atmosphere. “There is a great sense of community here.”

“You end up spending a very spiritual moment in there for an hour and a half,” said Jonny Karpuk, who is also fan. He enjoys yoga’s philosophical teachings. The moral, ethical and societal guidelines entwined in yoga. “It’s very meditative.”

Once you start practicing hot yoga, said Napa Hot Yoga owner and instructor Celeste Carducci-Ahnfeldt, “it all adds up. The benefits include flexibility, moving, and meditation. Once you start practicing you see body tone and mind and body come into sync.”

Napa Reiki Master and Sound Healing therapist Darleen Gardner is a certified practitioner and owner of Sound Healing Therapy.

“This is all about balancing your body.

It is very, very gentle,” said Gardner as she worked on her patient, Allesandra Tolomei, in her small Napa studio.

Gardner also uses pitchforks in her practice, for their precise sounds. She said vibrations at specific wavelengths increase nitric oxide in areas of the body where there is pain.

This is beneficial. Nitric oxide expands blood

vessels and increases blood flow. It decreases plaque growth and blood clotting. Gardner said circulation increases in the areas where the pitchforks are placed, and radiates outward, which helps ease pain.

“Reiki is not a laser beam; it will go where it is needed,” Gardner said.

Reiki, Gardner said, also helps balance your body. “Some people have sudden releases where they start to cry or have uncontrollable laughter. But mostly people go into a deep sleep.”

“It’s good for emotional well-being,” added Tolomei during her treatment. “It’s very relaxing, restorative. It helps emotionally. It helps center me.”

arket Comparisons to January 2018 Note: The wildfires across Wine Country occurred in early October 2017. A good number of homes were removed from the market in later October 2017 as folks tried to figure out the impact of the fires on home sales. Thus, the inventory of available homes was unseasonably low for the months following the Gerrett Snedaker fires. Comparing this year to last, some of the percentages are quite high and that is partly driven by the fires in late 2017.

Spring Market: It’s often said that our Wine Country real estate market slows down between Thanksgiving and Super Bowl Sunday. Super Bowl Sunday just passed – so we’re looking forward to the beginning of our “Spring Market” that usually runs until schools let out in late May, early June.

Napa County: The inventory of homes and condominiums available for sale in Napa County at the end of January (280) is 44% ahead of the inventory in January 2018 (195) and it is 4% below the inventory last month (292).

39% of the inventory in Napa County (109 properties) is priced at $1,000,000 or above.

New sales (85) are equal to the pace of last year (86) and are 35% ahead of the 63 sales last month. There is a 3.3 months supply of inventory based on

the current sales pace. The Days on Market for homes closing in Napa County is currently 120 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status.

On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 58 homes closed in January in Napa County ($635,000) was 3% lower than the median price of a year ago ($655,000).

Napa County Luxury Homes: If one takes the highest quartile (25%) of available inventory as the “Luxury Market”, the Luxury Market begins at $1,600,000 in Napa County at this time (this is down from $1,900,000 over the past several months). The number of closings (139) of Luxury Homes (sales price in excess of $1,600,000) in Napa County for the period 2/1/18 to 1/31/19 compared to 118 closings in the period 2/1/17 to 1/31/18 (an 18% increase).

There were 68 luxury homes in inventory at the end of January 2019 compared to 71 at the end of January 2018. There were 4 new Luxury Home sales last month resulting in a 17 months supply of available Luxury Homes based on the current sales pace compared to 3.3 months supply for the County as a whole.

Napa: Fifty-eight percent of the inventory in Napa County is in the City of Napa. There were 163 available homes and

condominiums in inventory at the end of January in the City of Napa. This is a 63% ahead of the supply at the end of January 2018 (100) and it is equal to the inventory at the end of last month (163).

New sales (60) were equal to the pace of January 2018 (61) and they were 43% ahead of the pace of last month (42).

There is a 2.7 months supply of inventory based on the current sales pace. The Days on Market for the 36 closings last month was 110 days. The median price of the homes that closed in the City of Napa in January was $635,000. This is 4% below the median price of the homes closed in January 2018 ($660,000).

Up Valley Napa County: The inventory of homes and condominiums for sale in the Up Valley Napa County market (Angwin, Calistoga, Deer Park, Oakville, Rutherford, St. Helena and Yountville) at the end of January (63) is 11% higher than the level of 57 in January 2018 and it is 17% below the level last month (76). There were 10 new sales in the month compared to 12 a year ago and 14 last month. There is now a 6.3 months supply of inventory based on the current sales pace.

The Days on Market for the 12 closings last month was 186 days. Approximately 41% of the Luxury Market inventory (price in excess of $1,600,000) in Napa County is in the Up Valley Market (28 homes).

There were two luxury home (price in excess of $1,600,000) closings in the Up Valley Market last month and three new luxury home sales.

Angwin: The inventory of homes and condominiums for sale at the end of January in Angwin is down to just six homes. This is 46% below the level of January 2018 (11) and it is 25% below the inventory last month (8). It is the lowest inventory in Angwin in recent memory. There was just one new sale for the month of January compared to one last month and three in January of 2018.

There is a 6 months supply of inventory based on the current sales pace. The average asking price of the 6 homes in inventory in Angwin is $1,602,000.

American Canyon: There were 30 available homes and condominiums in inventory at the end of January in American Canyon. This is 87% ahead of the inventory a year ago (16) and it is 20% ahead of the supply last month (25). New sales (10) were 11% ahead of the 9 sales in January 2018 and they were 67% ahead of the 6 sales last month. There is a 3 months supply of inventory based on the current sales pace. The Days on Market for homes that closed in American Canyon last month was 76 days. The median price of the 8 homes that closed in American Canyon in January ($428,000) was 26% below the median price of a year ago ($580,000). The median price in January 2011 was $240,000.

f you read the name above out loud and laughed, that’s great.

If I don’t accomplish anything else during the next couple of paragraphs, at least I made you smile.

Most likely, you are now probably thinking about all the funny names you might know yourself. It’s one of those timeless exercises that you should do every so often.

In fact, it’s a great icebreaker to use a funny name when beginning a difficult conversation. For the record, I am not poking fun at Chris P. Bacon nor am I at, let’s say, Mary Puppins or Bark Twain for that matter.

CHRIS I’m assuming there’s a real SALESE person or even a family pet attached to them somewhere in the world, but I don’t know them.

Instead, the purpose of referencing these names is to draw your attention to the importance of making sure that your proper legal name is accurately used throughout your home loan application and, of course,, on your real estate purchase contract if applicable as well.

It’s critical that you take your time and

don’t rush through this basic data entry step.

You should avoid using a personal nickname or any abbreviations of sorts that your family or friends may have enjoyed calling you over the years.

If you intentionally or accidentally start with a name variance, it could be problematic for you because there are so many data connection points surrounding your name.

As an example, your lender will check the name you submit on your loan application, your purchase contract, your bank statements, your paystubs, your tax returns and any other financial documents as necessary to confirm consistency with your identity.

There are also multiple system sources of name reconciliation that take place within your credit report, like the name variances section and outside of the credit report through various government databases too.

Therefore, the name used to pull your credit report and entered on your home loan application should be consistent with the name listed on your photo identification.

This means whether it’s your driver’s license, state identification card, resident alien card and or passport, you need to be

prepared with consistent and current identification.

This is also important when going to sign your official closing loan documents as a notary will review your photo identification at closing.

In addition, if you have a trust or you are using a power of attorney, your name on your closing loan documents must match your name listed in the body of the trust or the power of attorney document.

If you do have any name variations, then those will be listed on what’s called a name affidavit form for your signature at closing.

For instance, if your first name is shortened from Thomas A. Jones to Tom A. Jones or your last name is hyphenated yet they are properly listed on your credit report as name variances, that should be OK. Just make sure you stay away from those candy heart or funny names and you should be fine.

With the expansion to a wine cellar under the name of Pellet & Carver during the 1870s, Pellet’s determination led him to establish one of the first commercial wineries and become elected as the first secretary of the St. Helena Viticulture Society.
