The Listing and Escrow Process Below please find a list of the items that will take place from your first consultation with Trish, through the closing process!

1) The initial Listing Consultation with Trish Leleux REALTORÂŽ.

2) Trish will obtain keys to your home. Copies of your key will be made. One will be placed in the Lockbox and two (2) will be held in our office for use by agents, inspectors, appraisers, etc.

3) The Supra Lockbox is attached to your home (for area agents to use to gain access for all showings.)

4) A yard sign placed at your home.

5) Interior and Exterior Photos taken for use in marketing your home.

6) All signed paperwork turned over to our Executive Assistant, for review and processing.

7) Your personal contact information will be added to our online system, unless already entered. This information will be used for sending documents to you either via mail, email or our online system, Dotloop. We will also keep your phone number(s) in this system.

8) Listing entered into the Multiple List system (MLS), used by all area agents, as well as the Keller Williams Listing System (KWLS). Your listing will automatically flow to over 800 online search engines!

9) Photos of your home will be uploaded to the MLS & KWLS. 10) Property, Lead-based Paint and any other pertinent disclosures or information will be added to your Listing in the MLS system only.

11) Information for our office Showing Book will be added upon your Listing going live! The information included will be any specific showing instructions to be given to showing agents.

12) Your home will be actively marketed on Facebook, Twitter, Linkedin, Google+ and Trish's Blog.

13) A Home Warranty will be ordered by our Executive Assistant, if applicable. (The fee will be included on the HUD at closing.)

14) Color brochures will be created and used for potential buyers to take with them after viewing your home.

15) A 'Home Book' will also be created for use in your home. This book will include information about your home, the property, lead-based paint and any other disclosures for potential buyers to review. It will also include information collected from you, the homeowner, regarding utilities and other pertinent information. We would also like to include a 'Letter to the Home Buyer' from you. (These forms will be given to you on your initial meeting with Trish.)

16) Copies of all signed documents will be sent to you either via email or standard mail.

17) Our Agents will be proactive in regards to making daily calls searching for a buyer for your home.

18) As feedback on showings of your home are received through our online showing system, it will be sent to you via email.

19) You will receive a weekly email from our Executive Assistant with a brief update of the amount of showings, as well as the feedback received.

20) Trish will present all offers to you, upon receipt.

21) Trish will negotiate all offers.

22) Upon agreement, by all parties on the terms of the purchase agreement, property inspections are ordered, by the Buyer's agent. (The Inspection Company is the Buyer's Choice.)

23) Upon agreement to the home inspection report, the appraisal and title work (for closing) is ordered by Buyer's agent.

(Buyer's Choice) 24) The Termite Inspection is the next item ordered. If requested (by the buyer) that the seller provide and pay for 'Wood Destroying Inspection Report', our Executive Assistant will order. The fee will be included on the HUD at closing.

25) If it is a rural property, with an on site sewerage system, you will order the inspection with the Sanitarian of the Parish Health Unit. Currently the Rapides Parish Health Unit inspection fee is $100.00. (Based on the sanitarian report, you may need to have the system pumped out and add a service contract to the system.) The Sanitarian has a list of specific people licensed to work on specific systems.

26) Weekly emails or phone calls to all parties involved in the transaction for status updates. (These will be conducted by our Executive Assistant).

27) Our clients notified of closing date, time and location, as well as the funds (if any) needed to close, by our Executive Assistant..

28) Lockbox and Yard sign removed.

29) Keys turned over to buyers at closing table.
