■ Appraiser Ghosting: Is a solution in sight?

What happened at the AARO Conference in DC last October?

■ Effective April 1, 2022, all residential loans sold to Fannie Mae will require appraisers to use the ANSI® Z765-2021 Measuring Standard for measuring, calculating and reporting gross living area (GLA) and non-GLA areas of subject properties requiring interior and exterior inspections.

■ Effective after Q1 2022, Fannie Mae & Freddie Mac, on certain purchase transactions, will allow the use of 3rd party data collectors (PDCs) to do interior & exterior inspections while an appraiser performs a Desktop Appraisal. What does that mean for you as originators?

■ Price versus Value: What is the difference, why is it important and what (if anything) can an Originator do? Does anyone think we could be close to a tipping point with values?

■ The effective use of an ROV (Reconsideration of Value): What need it provides, approaching the process, do appraisers ever change their value conclusion (the answer is yes).

■ Discrimination and Unconscious Bias: It’s societal and transcends lending and appraisal but must be addressed. How does it help our (collective) businesses? Where do we start?
