I am delighted to address you on behalf of Dubai Holding’s recently formed community management arm with the aim to provide premium community management services by managing and nurturing our communities where residents truly understand a sense of belonging.
With the evolution of Dubai Holding Community Management (DHCM) after the 2024 merger announcement of Nakheel and Meydan with Dubai Holding, it gives me immense pride to share that we now manage a portfolio spanning 1.35 billion square feet of total area that includes 53 prestigious Master Communities and 383 Jointly Owned Properties. This accounts for 40% of the market share and housing one-third of Dubai’s population.
As we build tomorrow together, I look forward to serving our communities through customer-centric, community-focused and technology-driven initiatives and approaches and truly emerging as a flagbearer in community management.
We have wrapped up an eventful year with the celebration of festive, family and social events in the closing chapter of 2024, bringing us together in moments of happiness and community joy. Your Community Updates
Come rain or shine, your community undergoes several improvements and upgrades all through the year. Here is a slice of all that was planned and undertaken in and around your neighbourhood in 2024.
Picture Perfect Water Feature
The landmark water feature situated behind the MBR City District One clubhouse was the latest recipient of a beautiful aesthetic and functional refurbishment.
Lined with new brown mosaic tiles, the water feature is now more durable and sustainable with the pebbles making for a pretty picture.
Together with the zen effect of the bubbling water and the dancing reflections in daytime, the water feature is a calm relaxation spot with the community, especially during leisurely strolls.
Paws and Play
The MBR City District One dog park has been through a makeover in these last months, making it the perfect spot for fun and relaxation with your furry friends.
There’s new seating with modern benches for pet paw-rents to unwind as their four-legged friends enjoy off-leash outdoor time.
Vibrantly painted play equipment including A-frame climbers, jump bars, a seesaw and a tunnel add a pop of colour and fun to the facility. Set within the community with a stunning view of the iconic city skyline, this paw park offers a peaceful retreat for both pets and their owners.

On the right track
Major enhancements were completed along the meandering bicycle and jogging track at District One with the overall refurbishment of the rubberized flooring at the facility.
The upgrade addressed overall wear and tear and provides superior traction, skid resistance, excellent shock absorption and reduces the impact on joints and muscles for track users. Additionally, six restrooms near the track were upgraded with permanent power supply, eliminating the previously noisy generators. This reliable, quiet power source is not only more environmentally friendly but also safer and more cost-effective, reducing operational expenses.
With the last few months of winter left, head out and make the most of your time outdoors, jogging or cycling within your green and serene locality.
Beaming Bins and Benches
The panelled benches and bins scattered across MBR City – District One have received a facelift with a stunning paint job that naturally elevates the crisp ambience around the community.
Functionally, these are placed at strategic spots to ensure the convenience of residents accessing our common areas. The mahogany brown hues blend in organically with the green spaces that these bins and benches are present in – adding to the aesthetic appeal of our common spaces and extending their shelf life in the process.
New Kitchenette in Town
Coterie Kitchen has officially opened its doors in District One adding to the nighbourhood and city’s culinary scene.
Open daily from 8 AM to 11 PM, the all-day dining pet-friendly brasserie is the perfect spot for to grab a cuppa, indulge in a casual breakfast, dig into a leisurely lunch or celebrate a special dinner.
BONUS: Great news for freelancers, remote employees and those seeking a refreshing environment! ‘Work from the Coterie' offers an ideal blend of productivity and enjoyment in a co-working space from Mondays to Fridays, 8:00 AM to 3:00 PM with complimentary coffee or tea with free refills.
Illuminated Spaces
This season, the District One volleyball court is the place to be at. Sunset will no longer stop your spike streak, thanks to the installation of LED pole lighting at the volleyball court located on the lagoon end of Cluster D.
While the bright enhancement offers enhanced visibility, illumination and usability of the much-loved sports facility at night, brand new signage at the gatehouse also makes for a warmer welcome. Completed mid-year in 2024, this initiative reflects our commitment to creating a welcoming environment for all those who explore your neighbourhood.
Game, set, match point!
The community stunning centerpiece - the Crystal Lagoon received several enhancements in these last months.
Additional signage was installed by the lagoon to reiterate the safety rules and regulations and offer guidance to those who choose to take a dip in the lagoon. Yellow buoys were placed at strategic points to separate the designated swimming areas of the lagoon to ensure your safety.
Meanwhile, the lagoon underwent water refilling in September 2024, met with considerable enthusiasm from the neighbourhood residents. Families began pouring out onto the lagoon’s shores increasingly to enjoy the refilled lagoon and the pleasant Dubai winter.
TIP: Don’t forget to check for the resident lifeguard before you step in for a swim. Safe swims to all.

The Crystal Lagoon continues to be a much loved spot – be it for kayaking or swimming in the designated zones. These thoughtfully crafted areas create a safe and calm vibe, so plan to revisit this peaceful sanctuary to kayak or swim a few laps or just lounge soaking in the beautiful nature around. Keep in mind that only non-motorised boats are allowed in the lagoon.

The BBQ spot by the Crystal Lagoon is made to accommodate small outdoor hangouts and celebrate social events.

Your health and wellbeing continue to be our priority – this is echoed by the availability of indoor and outdoor gyms, a yoga studio and a swimming pool on the premises. In addition to these, residents can head outdoors for jogging or cycling on the ever-popular bicycle and jogging track.

A Resounding Success
Nakheel Communities - the Home of Netball has been stirring interest in the sport of netball amongst residents, youngsters and children over recent years. Into our third year of partnership with the Emirates Dubai 7s, we witnessed 90 teams from South Africa, England and local UAE-bred squads from Dubai, Abu Dhabi, Ras Al Khaimah and Sharjah come to the fore with fervent sportsmanship and zeal to clinch tournament titles across three days of exhilarating sporting fun at The Sevens Stadium.
The netball tournament proved to be a major component of the festival with its newly renovated 4-court netball zone providing players and spectators with a whole host of entertainment.
Among our sponsored teams, Nakheel Magimix stole the show with their dance routines and musical entrances while sports lovers engaged in a meet and greet with the UAE national netball team at the Nakheel Netball Hub.

Family Fun Day
An absolute party for all water lovers, thrill seekers and sun-soakers at District One’s Event Area near the Crystal Lagoon. The exclusive splash event that took place on Saturday, 30 November at the Crystal Lagoon has been a family favourite for the second consecutive year.
It was a day of excitement with creative kids' workshops, photo opportunities and the thrill of inflatable water slides and splash pool. Little ones also showed off their creativity with arts and crafts activities and danced the day away to lively beats under the sun.
New Year’s Celebrations
Ringing in 2025 is always extra special for the residents of Mohammed Bin Rashid City – District One, as they gathered as one community at the Event Lawn, Crystal Lagoon Event Area for an evening of joy, laughter and celebration on 28 December.
Residents sparkled in their gala best, ready to ring in the year ahead. The evening’s melodies were from a talented violinist, setting the perfect tone for the festivities. A sumptuous buffet, curated by The Meydan Hotel, tantalised taste buds, while little hands got creative at kids’ art and craft stations. The children’s cinema area, showing Moana, became a magical escape for the young ones and a lively game offered soft toys as prizes, bringing endless smiles to all. It was a night of laughter, new neighbourhood friendships and lasting memories, making it a truly spectacular start to the new year!

Water conservation is a shared responsibility that begins within our communities. By implementing water-wise practices, each home can make a significant impact. We believe that starting a conversation about mindful water use can initiate a ripple effect creating a cumulative impact in residents’ daily lives.

e-Scooter Battery Safety
With the increased use of e-bikes and e-scooters comes a corresponding fire safety concern associated with their charging and storage. We urge users to take note of these key messages for the safety of their household and those in it.
▶ Do not charge batteries overnight or for an extended period of time.
▶ Always place them on hard, flat surfaces to allow for optimal dissipation of heat.
▶ Watch out for damages or bloated, corroded batteries or powdered batteries.
▶ Keep charging batteries and e-scooters away from combustible materials and away from escape paths.

Vaccinations
Every dog/cat must have a microchip and up-to-date vaccinations for DHLPPI and rabies for dogs, flu/ enteritis and rabies for cats, updated annually. Keep their health in check with regular veterinary care.

Adhere to your community rules, avoid zones, lawns and amenities that are not pet-friendly, keep them on a leash and clean up after them.

Your Makani number is your key during emergencies, therefore making this unique ten-digit identifier a must-know for all residents. Knowing this number enables smart, easy and effortless navigation of up to 1 square-metre accuracy in various scenarios.

Find your villa’s Makani number affixed on a yellow metal plaque at the entrance of your home.
How it helps
▶ Quicker ambulance services: Got an emergency? Refer this number to your police or ambulance services and they can reach you within minutes.
▶ Availing priority services: Senior citizens, residents with critical health conditions or people of determination can sign up for Dubai Police’s Priority Service using the Makani number.
▶ No lost packages: Share your Makani number with your food delivery or goods drop-off personnel to ensure accurate delivery of your items.

Meet Real Estate’s Sporting
Champs
Dubai Holding Community Management’s* football squad emerged second place at the Active Communities Football Tournament hosted by the Dubai Land Department that spanned the Dubai 30x30 Fitness Challenge.
Up against leading real estate giants and industry peers, team DHCM clinched a strong 3-1 victory over Dubai Land Department (DLD) in the first match setting the tone for the competition. A thrilling semi-final and final face off later with the DLD squad a second time, DHCM emerged runner up and won an additional credit for their Best Goalkeeper.
The sporting event by the region’s regulator seeks to nurture a culture of sports, encouraging participation from diverse segments of society, especially real estate developments across Dubai, contributing to the growth of an outstanding sports community in the city.
