What’s New in the Community
We are always working to make your neighbourhood better and the first few months of 2025 have been no exception. From upgrades to improvements, here’s a quick look at everything that’s been happening in and around your community from January to March.
Signs Lead the Way
580 new monumental, wayfinding and instructional signage grace the common areas of Jumeirah Village Triangle at the main roundabouts, major street intersections, key community amenities and strategic vantage points. The new signs feature updated, modern designs that are thoughtfully crafted to improve visibility, enhance navigation and refresh the overall aesthetic of our community spaces. With clear fonts, brighter colours and infographic designs, instructional signage now bear rules and regulations that are aimed at communicating easy-to-understand and bilingual messages effectively.
Villa numbering too received an upgrade in line with Nakheel’s rebranded pattern and design with a contemporary refresh at 1,850 locations within the community.
Meanwhile, the directional signage were carefully developed with the aim of reducing confusion and increasing safety, while guiding motorists and visitors effortlessly to their destinations. These freestanding precast structures and polemounted signs are well-positioned and clarity to visitors.

Blossoming Beautiful Spaces
Jumeirah Village Triangle is experiencing a vibrant transformation with the addition of seasonal plants and trees at the District 8 Orchid Road, District 7 park and in Districts 4 and 9, enhancing the community's aesthetic appeal and fostering a serene environment for residents and visitors alike.
A selection of 50 new trees—such as pink poui, neem, siris, sea hibiscus and yellow and red flame trees now line the streets, offering shade and vibrant colors. The parks and community common areas were enriched with 2,000 sqm of ground cover featuring herbaceous seapurslane, blushing Chinese violets and versatile ruellia flowering beds, creating a picturesque setting for leisure and recreation.
These thoughtful green upgrades not only beautify the surroundings but also promote a sense of well-being and community spirit.
Paws and Pick Up
With 50 dog waste bins with scooper bag dispensers now installed across Jumeirah Village Triangle’s dog parks and open areas, the community is making significant strides toward a cleaner, more responsible environment.
These bins feature integrated bag dispensers and a self-returning chute system, effectively containing odours and promoting hygienic disposal. Crafted from durable, weather-resistant materials, these bins are designed for minimal maintenance and long-term use. Their vibrant green colour ensures high visibility, encouraging responsible pet ownership among dog owners.
Proper disposal of pet waste is crucial for environmental health, preventing potential hazards and preserving the beauty of our shared spaces. We encourage all residents and all household members to pick up after their pets and dispose of the sealed waste bags in appropriate bins.

Illuminating Community Spaces
We are excited to announce the ongoing installation of LED lighting on community pergolas, with a successful mock-up completed in District 8. This enhancement transforms communal areas into warm and inviting spaces, encouraging residents to relax, dine and socialise well into the evening.
Beyond creating a cosy ambience, the improved lighting significantly enhances safety by providing clear visibility at night, making navigation through these areas more smoother. Plans are underway to extend this upgrade to the pergolas in District 5. These improvements reflect our commitment to fostering a vibrant and safe community environment.
Basketball Court Revival
District 8’s basketball court underwent significant improvements, enhancing both its safety and functionality. The backboard playing surface has been meticulously restored, providing a smooth and reliable area to meet current standards while ensuring optimal performance during play.
These enhancements reflect our commitment to maintaining high-quality recreational facilities for all residents of Jumeirah Village Triangle.

Pets' Day
Out
Jumeirah Village Triangle was buzzing with excitement on 16 February, as our four-legged residents took center stage at the much-anticipated Pets’ Day Out event. Held at the District 5 community park, the event was a paradise for pet lovers, packed with tail-wagging fun, exciting activities and heartwarming moments.
The spotlight shone brightly on the pet fashion show, where our stylish furballs strutted down the runway in the trendiest outfits, earning cheers from an adoring crowd. The event featured a lively marketplace offering the latest pet goodies, expert services and even complimentary health checks to keep our furry friends happy and healthy.
Ramadan Table
On 09 March 2025, residents of the community came together for a truly heartwarming Iftar gathering at the District 5 community park, embracing the spirit of Ramadan with an evening filled with unity, culture and connection. As the call to Maghrib echoed, residents gathered around a beautifully set communal table, sharing their favourite homemade dishes and enjoying an atmosphere brimming with warmth and hospitality.
Beyond the feast, the evening was buzzing with engaging activities that brought joy to all ages. From captivating storytelling and friendly board games to pottery painting and mesmerising live calligraphy, there was something for everyone to enjoy.

Ramadan Reflections: A Month of Meaningful Impact
In the spirit of giving, Dubai Holding Community Management* partnered with Beit Al Khair Society to bring comfort and nourishment to low-income workers in Al Quoz. Our dedicated volunteers alongside senior leadership, came together to distribute more than 1,166 Iftar meals, ensuring those in need could break their fast with a warm, fulfilling meal.

Reliving Ramadan Traditions
with Mohamed Jeelani and family
This year, we had the pleasure of sitting down with one of our residents from the MBR City - District One community, Mohamed Jeelani, Zakia Khan @zakiakhandesigns and their son who welcomed us into their home to share the cherished traditions that make Ramadan so meaningful to them as a family.
Your earliest Ramadan memories that come to mind What first comes to mind is wearing new clothes and enjoying the nice weather, attending night prayers and of course, the delicious Iftar - which is always a wonderful opportunity to meet people.
Today, we have many opportunities for charity and food distributions, which truly capture the spirit of giving during this special time.
A favourite Iftar recipe or meal that the family enjoys I love fruits and dates and I prefer homemade and traditional dishes for Iftar. One of our family traditions is following the beautiful night prayers throughout Ramadan.
Ramadan and Eid in your community in a sentence Ramadan and Eid are significant events for our community and the Islamic calendar, promoting selfreflection, charity and community bonding. I have lived here for over seven years. The spots I enjoy the most are the mosque and the Crystal Lagoon - both offering a serene and peaceful atmosphere, perfect for reflection during Ramadan.
As the spirit of Ramadan filled our community, stories like Mohamed’s remind us of the universal beauty of tradition, gratitude and togetherness. Whether it’s through the warmth of a family meal, the quiet moments of reflection or the joy of sharing with others, Ramadan truly brings us all closer.

Planning a special event, casual picnic or a birthday celebration is always exciting. Take note of these important tips to ensure a smooth and enjoyable experience for you and your guests while being mindful of your neighbours.

Avoid bright outdoor lights and live music especially before 8 AM and after 10 PM, to prevent disturbances.
Private Gatherings in Community Common Areas
If you’re planning to host in a shared space, please adhere to community rules:
No alcohol or restricted items
Keep noise levels in check
Encourage guests to arrive in a staggered manner to avoid congestion at entry points.
Clean up after your gathering
Events should conclude by 10 PM
NOTE: To reserve a section of a community common area, please log into My Nakheel app and select ‘Events –Facility Booking’ to reserve a shared space. While a portion of the space can be set aside for your gathering, please note that the entire venue cannot be exclusively reserved, as priority is given to community-wide events.

3 Step Guide to Listing Your Holiday Home Like a Pro
If you're considering listing your apartment or villa as a holiday home, please be aware that Dubai Economy and Tourism (DET) approval and the DTCM Holiday Home Permit are mandatory before proceeding. This ensures that all holiday rentals comply with regulations and meet the necessary standards.

Register on the Holiday Homes portal https://hh.dtcm.gov. ae/holidayhomes/ Welcome.aspx to add your unit.

▶ Title Deed/Sales Purchase Agreement
▶ Payment completion certificate
▶ Homeowner’s signed copy of passport /Emirates ID
▶ Trade License (for companies) plus Emirates ID/ passport of authorised signatory

Top 3 CCTV Must-Knows
With eyes on security 24/7, it is important to also mind one’s privacy. Residents of villa communities are urged to comply with the Security Industry Regulatory Agency (SIRA) guidelines for closedcircuit television systems (CCTV) installation in their properties.
Here is a refresher of three key rules that all villa owners must follow to guarantee the privacy of their neighbours as they use the ubiquitous electronic eye to maintain the safety and security of their own premises.
Planning a home upgrade? Here’s what you need to know. In order to maintain the visual harmony of our community, any modifications to your villa’s exterior require prior approval from the community management team and relevant authorities.
What needs approval?
Before making changes, ensure you get approval for modifications such as:
▶ Exterior painting & permanent decorations
▶ Satellite dishes, TV antennae & visible wiring
▶ Sunshades, canopies & fencing
▶ Gazebos, pergolas & sheds
Compliance & Penalties
The Dubai Land Department (DLD) regularly audits all community transactions and operations for home modifications within its Mollak system to ensure compliance with regulations. Unauthorised changes such as those mentioned below can lead to penalties, including fines and potential legal action.
For a smooth approval process, ensure all modifications comply with DLD and community guidelines and check your work permit for permitted noisy works.
Camera Placement Visibility & Signage
CCTV cameras must be positioned within villa’s boundaries and must not capture neighbouring homes, windows or community common areas.
Cameras should be clearly visible, not hidden. Hidden cameras require prior approval from SIRA. Ensure proper signage is displayed to indicate CCTV monitoring.

CCTV footage should be used strictly for security purposes and must only be accessible to authorised personnel.

Owners' Committee Registration by RERA
The Real Estate Regulatory Agency (RERA) will now be directly responsible for overseeing the review, formation and approval of Owners' Committees (OC) for jointly owned properties (JOPs), ensuring a more streamlined and transparent approach.
This change is part of the regulator’s ongoing efforts to enhance governance, transparency and the sustainability of jointly owned properties in Dubai.
What this means for you:
Direct Communication from RERA
RERA will contact and invite all property owners to join the Owner’s Committees.
Simplified Approval
Nakheel Community Management/ Dubai Holding Community Management will no longer review OC applications; instead, will be controlled by RERA.
Company-owned Properties’ applications Applications for properties owned by companies will still be submitted via management companies but will undergo final approval by RERA.
