What’s New in the Community

We are always working to make your neighbourhood better and the first few months of 2025 have been no exception. From upgrades to improvements, here’s a quick look at everything that’s been happening in and around your community from January to March.

Blooming Beautiful Spaces

There’s a colourful transformation taking place across Al Furjan - and it’s in full bloom with a burst of vibrant seasonal plants, just in time for the sunny months ahead.

In Al Furjan West, 6,000 bright, multi-coloured vinca flowers now span 600 square metres, adding pops of colour and joy. 200 cheerful wild petunias were thoughtfully added in more pockets to complete the look, creating a lush and seamless landscape. Over at Al Furjan East, 22,000 vincas and petunias now paint 3,000 square metres of green space, turning ordinary walkways into scenic garden trails.

These seasonal varieties are selected not only for their striking colours but also for their resilience in our region’s climate, boosting curb appeal and giving residents yet another reason to love where they live.

Clean Streets, Green Goals

Al Furjan is taking a greener step forward with the installation of 25 modern three-way recycling bins, now placed at regular intervals along pathways and near bus stops across both Al Furjan East and West.

Designed for ease and efficiency, each bin offers dedicated compartments for plastic, cans and general waste—making it easier for residents and visitors to dispose responsibly. These sleek, smart-looking bins not only enhance the visual appeal of the neighbourhood but also encourage eco-conscious habits and help prevent littering in our shared spaces.

Steps, Happy Feet

Al Furjan East has witnessed exciting enhancements to make playtime safer, cleaner and even more fun for our little residents. In three popular community spots - Dubai Style and Quortaj 1 across Zones L, M and 300 square metres of sandy play surfaces were refurbished with vibrant rubber flooring. This soft, shock-absorbent surface adds a layer of comfort and safety while also standing up to wear and tear, making it perfect for energetic play sessions.

That’s not all, fencing around seven playgrounds in Al Furjan East has also been fully refurbished, offering better security and peace of mind, so kids can play freely while parents relax nearby. These thoughtful improvements are all part of our commitment to providing a safe, family-friendly environment where children can thrive and neighbours can connect.

Keeping It Safe and Accessible

Nakheel Community Management continues to prioritise safety, order and accessibility through a series of recent upgrades across the community. To help deter unauthorised parking and preserve the beauty of interlocked walkways, 15 new ‘No Parking’ signs have been installed behind key buildings in Al Furjan West. Complementing this effort, 38 sturdy bollards have been placed near the Arbor School and third-party developer building walkways- protecting pathways and ensuring smooth pedestrian access.

On the security front, 11 new gates have been installed around DEWA substations in Al Furjan East. These secure barriers help restrict unauthorised access to critical infrastructure, contributing to the overall safety of the neighbourhood.

Together, these improvements support a safer, more structured and residentfriendly environment—making daily life in Al Furjan more secure and hassle-free.

Evenings Just Got Lit

Seven parks in Dubai Style and Quortaj 1 (Zones A, C, D, L, M, P and W) are now beautifully illuminated with the addition of 700 warm festoon lights, creating an inviting glow perfect for evening strolls, family time or winding down outdoors.

In line with enhancing safety and visibility, 84 streetlight poles have also been replaced across Al Furjan East, significantly improving lighting in the community’s shared spaces. Over in Al Furjan West, solar-powered batteries have been installed to light up the streets sustainably - supporting the community’s commitment to green community living.

Smoother Roads, Stronger Foundations

A round of important infrastructure upgrades is paving the way for a more comfortable and reliable community experience. Among these projects was the 400-square-metre asphalt reinstatement, as part of which key roadways have been refreshed for smoother drives and increasing the road’s durability for years to come.

Alongside this, 500 square metres of damaged interlocks were replaced, improving the functionality and appearance of walkways and outdoor areas for everyone’s daily strolls and outdoor moments.

Underground, upgrades continue to support long-term liveability. The sewerage network in Al Furjan East has been upgraded to support the growing community, reducing the risk of overflow and ensuring better sanitation standards. Meanwhile, in Al Furjan West, 60 damaged manholes were repaired as part of ongoing maintenance efforts to keep community infrastructure in excellent condition.

Eid Celebrations to Remember

The Al Furjan community came alive with the vibrant spirit of Eid al Fitr on 02 April transforming the community event area into a hub of festivity, culture and joy. Traditional Arabic melodies filled the air, setting the perfect backdrop for an evening of celebration.

Live performances captivated the crowd, adding to the excitement, while families and friends indulged in delicious traditional treats, savouring the sweet flavours of Eid. Residents took home a special calligraphy keepsake while the younger ones got creative with arts and crafts, adding their own colourful touch to the festivities.

Ramadan Reflections: A Month of Meaningful Impact

In the spirit of giving, Dubai Holding Community Management* partnered with Beit Al Khair Society to bring comfort and nourishment to low-income workers in Al Quoz. Our dedicated volunteers alongside senior leadership, came together to distribute more than 1,166 Iftar meals, ensuring those in need could break their fast with a warm, fulfilling meal.

Reliving Ramadan Traditions

This year, we had the pleasure of sitting down one of our residents from the MBR City - District One community, Mohammed Jeelani, Zakia Khan @zakiakhandesigns and their son who welcomed us into their home to share the cherished traditions that make Ramadan so meaningful to them as a family.

Your earliest Ramadan memories that come to mind What first comes to mind is wearing new clothes and enjoying the nice weather, attending night prayers and of course, the delicious Iftar - which is always a wonderful opportunity to meet people.

Today, we have many opportunities for charity and food distributions, which truly capture the spirit of giving during this special time.

A favourite Iftar recipe or meal that the family enjoys I love fruits and dates and I prefer homemade and traditional dishes for Iftar. One of our family traditions is following the beautiful night prayers throughout Ramadan.

Ramadan and Eid in your community in a sentence Ramadan and Eid are significant events for our community and the Islamic calendar, promoting selfreflection, charity and community bonding. I have lived here for over seven years. The spots I enjoy the most are the mosque and the Crystal Lagoon - both offering a serene and peaceful atmosphere, perfect for reflection during Ramadan.

As the spirit of Ramadan filled our community, stories like Mohamed’s remind us of the universal beauty of tradition, gratitude and togetherness. Whether it’s through the warmth of a family meal, the quiet moments of reflection or the joy of sharing with others, Ramadan truly brings us all closer.

3 Step Guide to Listing Your Holiday Home Like a Pro

If you're considering listing your apartment or villa as a holiday home, please be aware that Dubai Economy and Tourism (DET) approval and the DTCM Holiday Home Permit are mandatory before proceeding. This ensures that all holiday rentals comply with regulations and meet the necessary standards.

Register on the Holiday Homes portal https://hh.dtcm.gov. ae/holidayhomes/ Welcome.aspx to add your unit.

Submit the required documents, including:

▶ Title Deed/Sales Purchase Agreement

▶ Payment completion certificate

▶ Homeowner’s signed copy of passport /Emirates ID

▶ Trade License (for companies) plus Emirates ID/ passport of authorised signatory

▶ Property Management Letter (as per template)

▶ Current DEWA bill

▶ Tenancy contract (for rented units)

Riders without a driving license must obtain an RTA permit by passing an online test before using an e-scooter in designated zones.

Battery Safety

Always purchase batteries and chargers from trusted sellers.

Top 3 CCTV Must-Knows

With eyes on security 24/7, it is important to also mind one’s privacy. Residents of villa communities are urged to comply with the Security Industry Regulatory Agency (SIRA) guidelines for closedcircuit television systems (CCTV) installation in their properties.

Here is a refresher of three key rules that all villa owners must follow to guarantee the privacy of their neighbours as they use the ubiquitous electronic eye to maintain the safety and security of their own premises.

Planning a home upgrade? Here’s what you need to know. In order to maintain the visual harmony of our community, any modifications to your villa’s exterior require prior approval from the community management team and relevant authorities.

Before making changes, ensure you get approval for modifications such as:

▶ Exterior painting & permanent decorations

▶ Satellite dishes, TV antennae & visible wiring

▶ Sunshades, canopies & fencing

▶ Gazebos, pergolas & sheds

Compliance & Penalties

The Dubai Land Department (DLD) regularly audits all community transactions and operations for home modifications within its Mollak system to ensure compliance with regulations. Unauthorised changes such as those mentioned below can lead to penalties, including fines and potential legal action.

Apply via Nakheel Online Services and select Short Term Access Permit or Request Long Term Access under Security Services. For a smooth approval process, ensure all modifications comply with DLD and community guidelines and check your work permit for permitted noisy works.

Camera Placement Visibility & Signage

CCTV cameras must be positioned within villa’s boundaries and must not capture neighbouring homes, windows or community common areas.

Cameras should be clearly visible, not hidden. Hidden cameras require prior approval from SIRA. Ensure proper signage is displayed to indicate CCTV monitoring.

CCTV footage should be used strictly for security purposes and must only be accessible to authorised personnel.
