PONTE VEDRA AND NOCATEE WELCOME TO

Welcome
While I am sure you are excited to explore all the fun things the area has to offer, moving can be a bit overwhelming and stressful. I have lived in Jacksonville for over 31 years but still remember, back in 1989, not knowing anyone or where to turn for resources. It took a bit of time for me to “be local” and feel a part of the community. I love our beaches, Intracoastal, rivers, and proximity to historical St. Augustine, Amelia Island, and the place I lovingly call “The Mouse House” … Walt Disney World parks. You will thoroughly enjoy living here.
Within your first few months, you’ll likely be establishing new routines, getting to know local hotspots, seeking out local professionals and exploring our community’s vast resources. It can be daunting to think about everything you need to do and want to explore in your new surroundings. Enter BeLocal Ponte Vedra and Nocatee. In your hands, you hold the best of the best of everything our area has to offer. BeLocal was developed to give you a collective voice from locals on the best places to eat, be active, be entertained, and so much more. Additionally, the businesses listed throughout this publication are locally owned; they provide great products and services and genuinely care about our community. I would encourage you to give them the opportunity to earn your business. By supporting small businesses, you support local jobs, local families, and our community! BeLocal = shop local! If you

have any questions about this resource guide, want us to promote a great locally owned business, or are looking for additional resources to help you get settled in your new home and community, please feel free to get in touch with me.
I am proud to be part of this amazing coastal community and to help you connect with its special people and places. Welcome home!
Warm Regards,

THINGS TOP
YOU NEED TO DO!

“YOUR KITCHEN IS THE HEART OF YOUR NEW HOME. MAKE IT YOUR OWN FOR
SO YOU JUST MOVED INTO YOUR NEW HOME ... NOW WHAT?
TELL EVERYONE YOUR NEW ADDRESS. Of course, people want to tell all their friends and family when they bought a home, especially first-time homebuyers. But be sure to notify others of your move as well, including subscription services, your bank, any loan providers you have, and anyone else who sends you regular correspondence or bills. If you’ve moved to a new state, then you’re also going to need to contact your department of motor vehicles to arrange for a new driver’s license and an updated vehicle registration. Don’t forget to submit a change of address form to the post office so that all your mail will be forwarded to your new address.
GET A PROFESSIONAL
DEEP
CLEAN. While many homes may look pretty clean, you can’t be really sure just by looking. It’s a good idea to get a professional deep cleaning before you move your belongings in or very soon after. You probably don’t have the time or inclination to put on your cleaning gloves and grab a mop after a big move (and we don’t blame you), so consider calling in professional cleaners instead. Starting out life in your new home in a clean state is more than worth it!
and the curb appeal appealing takes some work too!

Pressure washing is a valuable part of home maintenance that keeps your home in tip-top shape while preventing bigger problems down the road, like mold and mildew. It also keeps the HOA away!
CHANGE THE LOCKS. Unless you are buying a brand-new home from a builder, you need to have the locks changed. You never know how many spare keys are out there and who has them. Re-key the locks on all doors leading between the interior and exterior of your home. Get your garage doors reprogrammed so they only work with the remotes you have; it’s possible that someone out there got their hands on an extra garage remote at some point. This is definitely one of those areas where it’s better to be safe than sorry.
SET UP UTILITIES, CABLE, AND INTERNET. If you haven’t already, set up your cable and internet service to your new home. You will also need to contact the local water, electric, and gas (if applicable) companies to have services turned on or transferred to your name.
SET UP YOUR HOME SECURITY SYSTEM. Most homes these days come with a security system installed. However, it will not be active when you move in. You’ll need to contact a home security company to come out and get you set up.
UNDERSTAND HOW THE FLORIDA CLIMATE CAN IMPACT YOUR YARD. If you are new to Florida, it’s important to understand how the harsh Florida climate can affect many things. Find out which grass to plant and which plants thrive (or don’t survive). Just because they sell it in a big-box store doesn’t mean it’s right for this area. Know what to do, and act quickly if there is a sprinkler blowout; you don’t want to lose the plants you so carefully selected.
MAKE YOUR HOUSE FEEL LIKE A HOME. This is your chance to create the space that personifies you! Bright, white kitchen? Cool slate showers? A custom barn door? What have you recently seen on Pinterest or Fixer Upper reruns that gets your blood pumping? Making a house your home is gratifying and fun! Photo: CG Consulting and Design,
PUT TOGETHER A FAMILY EMERGENCY PLAN. When you’ve just moved into a new home is the most important time to get everyone in your household aligned on what to do and where to go in an emergency. There are no habitual behaviors to fall back on. Start with making your home safe – then identify what to do if it becomes no longer safe. Buy fire extinguishers, one for each floor. Equip upstairs bedrooms with escape ladders. Create your emergency plan — identify two exit routes (front door and back door) and two meeting points (one on your property and one off your property). In case the emergency is a hurricane, locate your home’s best weather shelter, and know your evacuation routes should you need to evacuate. Also put together a hurricane survival kit that includes first aid items, nonperishable food, and water. Visit floridadisaster.org/info/ for more information for if a hurricane hits your area.
CAPITALIZE ON THE “FLORIDA” LIFESTYLE.
There are so many opportunities to enjoy the outdoor lifestyle of Florida. From the beaches to boating to golfing and live entertainment, we have it all! We highly encourage you to get outside to enjoy our great weather, outdoor activities, and beautiful scenery. Here is an awesome website to take in all there is to offer in our great state: www.visitflorida.com

Congrats on purchasing your new home I am excited to celebrate and protect your home along the way.
Purchasing a new home is a significant and exciting milestone for any family, offering stability, security, and a sense of achievement. Along with homeownership comes with its own set of responsibilities and risks. One of the key considerations for new homeowners is ensuring the family's financial security in the face of unforeseen circumstances. This is where mortgage protection becomes crucial. LET'S CONNECT.

Ponte Vedra Beach

“If you love the water, Nocatee and its surrounding areas will not disappoint. Ocean, creeks and the Intracoastal offer swimming, sun bathing, surfing, fishing and kayaking. There are more than 42 miles of sandy shorelines in St. Johns County.” – Donna G.
Ponte Vedra Beach spans 18 miles of gorgeous sandy beaches and is part of the Jacksonville Beaches. The 40-foot sand dunes and sawgrass are a pleasant distinction and among the highest in Florida. From their peak, they race down to white sand beaches made from Appalachian quartz and ancient coquina. Miles of fresh-water streams, creeks and lagoons course through the natural area of Ponte Vedra Beach. Ponte Vedra Beach is also synonymous with golf. The PGA Tour and The Players Championship are played at TPC Sawgrass, home of the famous 17th-hole island green. Bring a picnic to the beach, or use the picnic tables and grills available at South Ponte Vedra Beach recreation area. Micklers Landing has public parking and a great place to bring your dog (on a leash) or put your surfboard in the water. Of course, elegant shopping and fine dining in Ponte Vedra Beach also are widely available with an array of boutiques, and Sawgrass Village just steps away.

JACKSONVILLE BEACHES

Fine Dining at its Best
Jacksonville Beaches are a series of three connecting beaches: Jacksonville Beach (Jax Beach), Neptune Beach, and Atlantic Beach. Jax Beach flows into Ponte Vedra Beach at the south end and offers many public-access parking areas, making it an ideal spot to bring the family. With its open ocean-front pavilion and grassy park, it the home of many annual events, including the beaches parade and Sky and Sea Spectacular Air Show. Nestled next to Jax Beach, Neptune Beach is perfect to set up your beach chair, relax or ride bikes. At the north end is The Beaches Town Center, the cultural hub complete with unique shops, outdoor dining options, fine restaurants, and bars. It is also hosts Dancing in the Streets and other fun events. Atlantic Boulevard divides Neptune and Atlantic Beach. Once you cross the street, Atlantic Beach offers a more private experience to walk the beach with mostly private homes lining the sand.

VILANO BEACH
Located just north of downtown St. Augustine’s historic district, on the north side of the Matanzas Inlet. The town of Vilano Beach is charming, with its tiled fountains and retro art deco look ... one of St. Augustine’s best-kept secrets. The beach has a steep drop-off, heavier surf, and a strong current due to its location near the inlet, which makes it ideal for surfing (when the tide is coming in) and skim boarding. The main access area to the beach is located right on the Atlantic. The beach area continues around the southern end of Vilano Beach to Porpoise Point, a favorite place for fishing and launching jet skis. Visitors can enjoy both sunrises and sunsets from this area. Shower and restroom facilities available all year round, parking is right by the shore. Driving permits are available at the county office.

ST. AUGUSTINE BEACH
St. Augustine boasts 42 miles of beautiful beaches, from the pristine coast of Ponte Vedra Beach to St. Augustine Beach’s lively surf and south to the wide sands of Crescent Beach. You can browse for the perfect spot for a picnic, a wedding, a family outing, or just a place to spend some time basking in the sun. Fishing, surfing, boogie boarding, kayaking, sailing, and nature watching are some of the many beach activities available in the area.

OUTDOORS! GET

PADDLE, PEDAL, AND PUSH THE WAVES
Living here in Northeast Florida, outdoor activities are abundant in this natural wonderland. Locals enjoy paddling the waterways, hiking and biking throughout ecological preserves and parks, and of course the majestic ocean playground. We found some of their favorites right here in your backyard of Ponte Vedra and Nocatee.
Paddle

Stand Up Paddle-boarding (SUP for short) is a great body workout and fun! You will find paddle-boarders in the ocean and local waterways enjoying gentle waves and beautiful wildlife. If you dare, there is even paddle-board yoga! If you are less inclined to stand on a paddle board but still want the “on-the-water experience,” grab a kayak paddle. Kayaking is a relaxing, enjoyable pastime while sitting. Looking to give either a try? Here are some places to launch your favorite paddle of choice.
North
Guana Outpost Launch right into the north end of the Guana Preserve. From here you can paddle south on calm flat water and observe the abundant wildlife. More than 500 bird species have been spotted in Guana. North Guana Outpost’s two locations are Ponte Vedra’s only outfitter store with stand-up paddle-board and kayak rentals, guided tours, full-moon paddles, fishing charters by kayak and paddleboard … and SUP Yoga!

’S A LIFE DOG’S DOG’S LIFE
Man’s best friend is a welcome companion in Ponte Vedra Beach and Nocatee. Many dogs love joining their owners at local beaches, but it is important to remember that the law requires all dogs to stay on leash, and that you curb and clean up after your dog. Most dogs love to take a dip in the ocean, but go slowly on your first visit! Pups can be a little wary of the waves and new environment. When packing for your beach visit, don’t forget to add a towel and water for your loyal companion.

We all love our furry companions. Ponte Vedra and Nocatee offer many options for our canine friends to run and play. Paws Dog Park at the Davis Complex is a great place to start. There are two fenced-in, off-leash areas for all four-footed friends to enjoy. Paws Dog Park even has a pond where dogs can go for a cool swim on a hot summer afternoon! Once they are done with all the fun, they can get nice and clean with at the Dog Wash! Paws is located just over the Palm Valley Bridge on the Nocatee side at Davis Park.
Next up is Trails for Tails located at the community park in Nocatee. This park offers plenty of fun for your and
your four-legged friend. Pets are allowed to socialize and play in a communal environment with a manicured walking path for owners. Also located in Nocatee is Waggin Tails. Surrounded by the large oak trees of Twenty Mile Park (in Twenty Mile Village), Waggin Tails offers a serene enclosed space for your favorite canine to run and play.

My husband and I are foodies! We live here in the Ponte Vedra area and love to eat local. There are so many dining choices right in our backyard, we seldom venture anywhere on our quest for great food. Our favorite place is … anywhere we can eat outdoors! We decided to ask a few of our friends where they like to go (we didn’t want to be too biased), and here is what they said:
