Ryan Richie is from Hoover, Alabama and a graduate of Auburn University. Having spent his early childhood summers on 30A his love for the beach and local community was everlasting. Ryan, Martha and his two boys moved to the area permanently in 2019 after living in Miami, New York and Boston. Working in the water and air purification industry for over 20 years he has helped develop businesses and products around the world with a focus on creating healthy environments. Seeing the need for these solutions locally he established Pure Emerald Coast to support the local market and help the community by providing pure air and pure water solutions.

Kristi Wells graduated from Tulane University with a double major in biology and psychology before going on to earn her master’s from the University of Florida’s Physician Assistant Program in 2003. She joined Dermatology Specialists of Florida in 2011 from Jacksonville, FL, where she was working in Wolfson’s neonatal intensive care unit. She is a member of several professional organizations, including the Florida Academy of Physician Assistants and the American Academy of Physician Assistants.

Todd Royall is a Jacksonville native who has lived in South Walton for over 15 years. Todd is an avid boater and fisherman. He has shot many nationally televised fishing shows and gives fishing seminars at Legendary Marine in Destin. Todd says, “I absolutely love helping families discover the boating lifestyle in South Walton. Helping them find the perfect boat to fit their needs and how boating changes their lives is priceless.”

Felicia Ferguson holds master’s degrees in healthcare administration and speechlanguage pathology, and has lived in the area for six years. PERMITS: Walton County offers a variety of Beach Driving Permits, Charter Fishing Permits and Dogs on the Beach Permits for Walton County landowners and/or residents. The procedures for applying for and receiving a permit are outlined and dictated by the Walton County Beach Activities Ordinance 2019-05.
All dog permits are valid beginning August 1st and expire July 31st each year. Permitted dogs will be allowed on County beaches between the times of 3:30pm and 8:00am 365 days a year.

EVACUATIONS AND RE-ENTRY: EVACUATION ROUTES FROM THE SOUTH END OF THE COUNTY - NORTHWARD
All traffic will travel northward on U.S. Highway 331 - the only north-south route in Walton County, Florida. All traffic originating along the beaches will converge onto U.S. Highway 331 from U.S. Highway 98 and cross over the Clyde B. Wells Bridge (also called the Choctawhatchee Bay Bridge.) This bridge will close when sustained winds reach 40 mph, meaning there is no means of leaving south Walton County because Bay and Okaloosa counties also close their bridges at Phillips Inlet (to our east) and at the Destin East Pass (to our west).
Once in DeFuniak Springs, motorists can take Interstate 10 East or West or proceed on U.S. 331 North to Alabama.
WHAT YOU’LL NEED TO DO
▸ In your family plan, map out your route to shelters or locations out of the area. Be familiar with alternate routes. Have local meeting places and an out-of-town contact in case family members are separated.
▸ Monitor local news media for instructions about evacuation. If told to evacuate, do so quickly.
▸ Follow evacuation route instructions.
▸ Bring your disaster supply kit.
▸ Keep your vehicle filled with gas at all times. Never store additional gasoline in your home or vehicle.
▸ Lock your home. Leave a note stating when you left, where you are going and contact numbers.
▸ Check on elderly relatives and friends who may need your assistance.
▸ Contact your out-of-area contact about your plans.
▸ If instructed to do so, shut off water, gas, and electricity before leaving. Remember, if you shut off gas, a professional must turn it back on.
▸ Enact your pet safety plan.
For those living south of the Choctawhatchee Bay, the only evacuation route is U.S. 331. It is estimated it will take at least 30 hours to evacuate all residents and visitors from south Walton. Remember, the Choctawhatchee Bay bridge (Clyde B. Wells Bridge) will CLOSE when sustained winds reach 40 mph!
Access to south Walton County may be restricted immediately after the storm. The Clyde B. Wells Bridge (also known as the Choctawhatchee Bay Bridge) will remain closed until inspections by the Florida Department of Transportation are done and it is deemed safe for travel. Emergency Response and damage assessment operations after the storm must be completed before the general public can be allowed back into the area. Residents of South Walton should have with them proof of their residency such as a drivers license with a South Walton address.
Persons employed in the area should contact their employer for returning instructions and information. Be aware and stay clear of disaster recovery operations. Avoid downed power lines, flooded or damaged roads, and potentially unsafe buildings. Remember, wildlife such as snakes and other wild animals look for refuge in storms and may have made your home their safe haven during the storm.

South Walton locals love beach days as much as the tourists. The South Walton Fire Departments’ goal is for everyone to enjoy the beach safely. Surf conditions vary depending upon the current, past, and future weather. The presence of marine life also impacts swimming safety. The SWFD has established a system of flags that are posted at every public beach access to alert beachgoers about the safety of the water.
Also, be mindful of rip currents. If you get trapped in one, remember to swim parallel to the shore to escape it. Swimming toward the beach will only keep you in its grip and will push you further out into the Gulf.

South Walton’s famous sugar white sands aren’t sand at all. They’re quartz crystal silica that originated in the Appalachian Mountains.

Just off Mack Bayou Road, an enormous half-moon-shaped ancient Indian burial mound. Protected by the local Creek tribe, it predates them by thousands of years. Many of the artifacts were dug up by the University of Florida and are on display at the Tallahassee Florida State Museum.
Gulf Cemetery, located on Highway 393, was designed by the Federal government in 1914 to be a community cemetery. It was the major burial ground for the old town of Santa Rosa. Homemade tombstones and unknown white crosses give honor to the early settlers.







IN THE EARLY YEARS, WALTON COUNTY WAS KNOWN FOR ITS...
Farms!
The sandy beaches were dismissed by the early settlers. The loam of the hill areas was much more valuable to them for growing staple crops of corn, soybeans, peanuts, and sugar cane.





South Walton is home to fifteen unique bodies of water called coastal dune lakes. They are naturally fresh water and separated from the Gulf’s saltwater by only a natural berm of sand. Heavy rains can breach the berms causing an “outfall” from the dune lakes. This creates a rare brackish ecosystem where both fresh and saltwater species thrive.
Like the coastal dune lakes, the Choctawhatchee Bay was once filled with fresh water. In 1926, the same hurricane that carved out Destin’s East Pass turned the Bay into a saltwater body.

Point Washington grew as a logging community. Historic Eden Gardens Park was the home of prominent logging maven, William Henry Wesley and the Wesley Lumber Company until just after World War I.

The area called Miramar Beach was once known as Shoals, Florida. It was homesteaded in 1904 and grew as a citrus farming community. In 1924, citrus canker hit the orange trees and they had to be burned and the area was abandoned by many of the farmers.
Santa Rosa was one of the first forays into planned community development. In the early 1900s, Hogtown Bayou was a bustling city center of nearly 1,200 people. When the crops failed, the residents left by steamboat and the town was an abandoned ghost town for many years.

South Walton didn’t have electricity until 1942 when Van Ness R. Butler helped organize Choctawhatchee Electric Cooperative (CHELCO). The first telephones came to the area in the 1950s.
The Truman Show movie starring Jim Carey and Ed Harris was filmed on location in Seaside and included a few locals as extras. Charles and Charlie Modica of Modica Market can be seen in the grocery scenes. Truman’s house still stands on Natchez Street. Proceeds from filming established the Seaside Neighborhood School. But don’t going running on the dunes these days like Truman and Sylvia! They are protected and, when caught, you’ll pay a hefty fine.

Freeport was first known as La Grange and later Four Mile Landing. The name Freeport didn’t come to being until the Civil War. At that time, Four Mile Landing began to be referred to as Freeport simply because there was no docking charge or import goods tax at the port area of the junction of Four Mile Creek and LaFayette Creek.
In 1937, the old Grayton Butler was the only supply and commodity store in the area. Now a restaurant, it also hosted community dances.

Grayton Beach’s founder, Army major Charles T. Gray, built a homestead around 1885. The only remaining original building from Major Gray’s time is a two-story home known today as the Wash-A-Way, built by the Walton Land & Timber Company at the end of County Road 283.

Beach life as a local is laid back and much more casual. Flip flops and linen are acceptable formal wear, pearls are the only jewelry needed, and make-up is an afterthought. Sunscreen, though, becomes part of a daily skin care routine—or if it’s not, it should be.
Regardless of how many days of sun you had in your previous home state, the sun in Florida is different. We’re closer to the equator and so it’s not only hotter, but those UVA and UVB rays are more intense.
HERE ARE A FEW QUICK THINGS TO KEEP IN MIND NOW THAT YOU’RE A FLORIDA LOCAL:
The aisles of the local stores are laden with sunscreen, hats, and cover ups for a reason!
Sun hats, lightweight clothing, and sunscreen should be staples in every closet. No matter the brand of sunscreen chosen or whether it’s a chemical or a mineral blend, an SPF 30 or greater is the preference of dermatologists. Apply it twenty minutes prior to sun exposure for best absorption and don’t forget to reapply! A one-and-done application in the morning often leads to reddened skin and burns a few hours later. Yes, it’s an inconvenience, but it’s much better than the alternative. So, make a mental note to reapply at least every two hours or more often if swimming or sweating.
YIKES! WHAT’S THAT SPOT?
If you find a new mole or have an existing one that has mutated into an odd looking, dark bump, make an appointment with a dermatologist soon—especially if you’re over 40. An existing mole that exhibits any of the ABCDE features should also be referred for expert consultation. Asymmetry, Border Irregularity, Color Change, Diameter greater than 6mm, and Evolution/Elevation are all signs that a previously benign mole has changed and now needs further scrutiny.
The greatest risk factors for melanoma are a personal or family history of melanoma and the presence of atypical or numerous (more than 50) moles. Other risk factors for all forms of skin cancer include fair skin, a history of blistering sunburns (especially in childhood), excessive sun exposure, UV tanning booth usage, personal or family history of skin cancer, a weakened immune system, and advanced age.
UGH, CANCER, REALLY?
Skin cancer is the most common form of cancer in the United States. Each year in the U.S. over 5.4 million cases of nonmelanoma skin cancer are treated in more than 3.3 million people. And, it is estimated that nearly 200,000 more will be diagnosed with melanoma in 2019. Fortunately, if caught and treated early, most skin cancers are highly curable.
GET A BASELINE SKIN EVALUATION.
Since you’re new and all, it would be a good idea to get an initial comprehensive skin screening before your life in the Florida sun revs into high gear. This will provide your doctor with a valuable starting point for monitoring for any new moles or changes to current ones.

Sarah Stein has been given the task of continuing the business of her father, Thomas Stein, a legend in South Walton County. His entrepreneurial spirit is obvious even now in Thos. Stein Inc.

Sarah’s father attended Antioch College, where his paths crossed with Robert Davis, another man with business acumen who was working to develop Seaside. The two fostered a strong friendship that lasted for decades. In the early 80s, after a call from Robert, Tom moved with his wife, Janet, to the area to help with developing Seaside. At that time, Sarah’s father was a contractor, and her mother was an educator. Her father quickly became extremely involved in the South Walton community.

In 1985, he started his underground utility and site contracting company aptly called Thos. Stein Inc., a family business he ran for 37 years. Not only did he have an enormous impact on the Seaside area, but Tom also served his own community, Santa Rosa Beach, as a member and chairman of the Code Enforcement Board for twenty-two years. transportation along 30A and was a member of the Point Washington Historical Society as well.
As the town of Seaside evolved, Tom became the first Town Manager. Many may not know that he was also responsible for developing the drainage system in Seaside’s Central Square. As an avid boater, Tom founded the Choctawhatchee Rowing and Paddling Club in Point Washington, now a popular place for kayakers, boaters, and paddleboarders. If you take off from there for your boating adventure, be sure to thank Tom.
Tom and Janet raised their three children, Sarah, Isaac, and Tommy, in Santa Rosa Beach. Sarah is now raising her two children, Judah and Frankie, in Point Washington. In 2022, with the passing of her father, Sarah took over Thos. Stein Inc., a legacy she hopes will last decades into the future.

It’s understood that our sugar-white beaches, turquoise waters, and natural beauty can soothe your soul, but did you know that more than forty percent of land in South Walton is either state-protected or part of a private preserve? South Walton is home to four state parks and a state forest, all ready for exploring.
You’ll find opportunities for camping, miles of hiking and biking trails, prime examples of Florida’s unspoiled natural vegetation, rare coastal dune lakes, and diverse ecosystems.


Visit a state park and step into nature at one of South Walton’s ecological treasures:
Topsail Hill Preserve State Park is known for its towering sand dunes and 14 unique plant communities, and it has been identified as the most pristine piece of coastal property in Florida. Topsail Hill showcases 1,600 acres of bald cypress swamps, nature trails that traverse mountainous sand dunes and two rare coastal dune lakes – Campbell Lake and Morris Lake. Visitors to Topsail Hill, which offers 3.2 miles of secluded beach, can spend the day soaking up sunshine, biking and hiking through the old growth long leaf pines, or reeling in bass and catfish. Want to stay longer than a day? Topsail Hill has more than 200 campsites and cabins to suite your style.

Grayton Beach State Park has trails that wind through pine flatwoods and around small freshwater ponds, which are a natural habitat for wading birds, water birds, and lowland birds. Plovers, terns and gulls are common sights in this popular bird-watching area. Grayton Beach State Park is home to two nature trails – The Flatwoods Trail and Western Lake Loop – that wind through acres of pristine landscapes. The park features a boat ramp, plenty of space for camping, sunbathing and exploring, whether by foot, bike or paddleboard. Speaking of paddleboards, Western Lake is the ideal spot to go for a leisurely paddle or kayak excursion. Grayton Beach State Park has been hailed as the “Best Beach in the U.S.” by Dr. Stephen Leatherman, aka Dr. Beach, and again ranked as a top 4 beach in the USA in 2017.

Deer Lake State Park features a pristine coastal dune lake and bursts with a kaleidoscope of color from the summer wildflowers, plants, and various species of birds and butterflies that make their home here. In Deer Lake State Park, you’ll find southern magnolias, woody goldenrod and scrub oaks, in addition to rare varieties of plants like the Gulf Coast lupine and spoonflower pitcher plants. Take a stroll along the 1.5 mile Deer Lake Trail and explore the dune ecosystem, one of 11 natural communities in the park. Other favorite activities include fishing, enjoying a picnic lunch, or just sunbathing and relaxing on the beach.

Eden Gardens State Park is home to the Wesley Mansion, which was occupied by lumber baron William Henry Wesley and his family in the 1800s. Nowadays, visitors can tour the historic mansion or stroll through the carefully manicured gardens at Eden Gardens State Park. With gorgeous moss-draped ancient live oaks, camellias, and azaleas sprinkled throughout the park, there are plenty of sights to soak up. The approximately 163-acre park is the perfect place to enjoy a serene lunch, an easy stroll through the park ground, fishing in Tucker Bayou, or even host a wedding. An interesting fact about the Wesley Mansion: the drawing room boasts the largest collection of Louis XVI Court furniture found in any one room in the United States.

Watch out for snakes, but keep in mind they’re not all bad. In fact, good ones like black racer snakes and scarlet kingsnakes keep rodent and lizard populations in check. But pygmy rattlers and king corals are highly venomous.
Point Washington State Forest boasts 15,000 acres and more than 27 miles of distinct trails that meander through coastal scrub, wet prairie, swamplands and longleaf pine flatwoods. Point Washington is a haven for bikers and hikers who can traverse trails that vary in length from the more relaxed 2.5-mile Western Trail to the more challenging 11-mile Orange Loop. There are four primitive campsites in Point Washington where visitors can stay the night. While camping you might notice the several species of plants and animals, such as the gopher tortoise, flatwoods salamander and whitetopped pitcher plants that are listed as threatened or endangered.



THE SKINNY ON SURVIVING SEASON

Get to the grocery on Saturday morning. Check out for the renters is between 10:00 and 11:00am and check in for the next group doesn’t start until 3:00pm. The local stores may be restocking the shelves, but the lines will be short and you’ll be in and out.
If you need to cross the 331 Bridge on a Saturday, come south either first thing in the morning or, at the latest, by noon. Headed north? Stick with afternoon hours only.
Take your personal vacation during the first week of April (when three of the largest city school districts are on Spring Break) or the week of July 4th (when everyone else is in town). If those aren’t options, then at least avoid 30A during those weeks. Trust me.
Visit the fabulous 30A restaurants in the off season (usually November to February). Most offer locals discounts and all welcome the patronage. You’ll get to experience dining like none other without the long wait times. But keep in mind, several restaurants close for the month of January, if not longer. This gives their employees a muchneeded break and allows time for their buildings and equipment to be updated or repaired.
Gas tank getting low? The best days to fill up are early to mid-week. By Friday, the renters are planning to head out and the lines start getting a bit longer. Don’t even think about it on Saturday morning!

Just make sure you have the beach permit for your pup. Fees for the beach dog tag is $40 per year, per animal. All permits expire August 1, no matter when they were purchased. Owners are required to show proof of current rabies vaccination administered by a licensed veterinarian. Proof of Walton County residency or real property ownership is required. Beach dog tags allow permitted dogs to be walked on a leash on Walton County beaches between the following hours:

Welcome to the gorgeous Emerald Coast and your new home! Getting unpacked and settled, arranging furniture, and decorating are all part of the fun of relocating. As you place your sofas, rugs, and artwork, it’s good to keep in mind the challenges of living in the environment of the Sunshine State.
Proper care and placement of specific items like artwork, furniture, and area rugs is critical, especially when exposed to unique conditions such as direct sunlight and high humidity. Here are some tips for preserving your home’s furnishings.
Wool, sisal, and jute area rugs are made with natural fibers prone to shedding, staining, and damage from moisture and moths. They require delicate care but can last for decades with the right approach.
▸ Vacuum regularly: Vacuum both sides of the rug, but avoid using high suction, as it may damage the fibers.
▸ Keep out of direct sunlight: To avoid fading, place your rugs in areas with indirect sunlight.
▸ Rotate rugs: Rotate the rug every few months to prevent uneven wear.
▸ Spot clean: Use a mild detergent and water solution for small spills, and blot rather than rub to avoid spreading the stain.
▸ Deep clean: Professionally clean wool rugs once or twice a year, depending on foot traffic.
▸ Moth protection: Use moth repellents or store wool rugs properly when not in use.

WHY YOUR GOLF CART NEEDS TO BE STREET LEGAL

You’re driving down 30A, Scenic 98, or even around your community following behind what looks for all the world like a golf cart with a license plate. No, you’re not seeing things. But what looks like a duck and walks like a duck isn’t always a duck. Such is the case with street-legal vehicles also known as Low Speed Vehicles (LSVs).
An LSV, by definition, is a vehicle that can go anywhere the posted speed limit is 35 mph or less, as long as it maintains speeds between 20 and 25mph. Now, the typical golf cart can
go, at most, 19 mph, which means they are not street legal. However, using a Florida state-mandated process, a golf cart can be converted to an LSV. When a golf cart is an LSV conversion, it will have an orange slow moving vehicle triangle on the back and a manual windshield wiper.
But the best way to get an LSV is to purchase one built by the manufacturer as an LSV. Like an automobile, this version comes with a seventeen-digit VIN number and is specifically designed for road driving. It will also perform

better and handle well at higher speed. Additionally, you won’t need the orange triangle which might clash with your LSV’s paint and leather.
One misconception is that street legal golf carts are allowed on sidewalks and bike paths. Walton and Okaloosa counties prohibit this. Also, keep in mind the same road rules apply to LSVs as other road vehicles. Drivers must carry a valid drivers’ license while operating the LSV, and passengers should be buckled in while the vehicle is moving.
Lest you think all the rules take the fun out of LSVs, there are some great advantages. They are electric, so you won’t be stopping at the gas station for anything other than snacks and suntan lotion. Many shopping areas have parking specifically for LSVs and often a charging station nearby. And you can go from one 35mph road to another 35mph road at a stop light. This allows drivers to cross over main roads like Highway 98.

NORTHWEST FLORIDA PROVIDES NO SHORTAGE OF AWE-INSPIRING FEATURES. LIKE MANY WE MOVED HERE TO BE IMMERSED IN THESE POWERFUL ENVIRONMENTS AND ARE MOTIVATED BY THEIR PRESENCE.
These natural features have also led to some of the most beautiful neighborhoods and residences ever built. Unfortunately, often overlooked is the environment we create within our homes. Most importantly is our water and air.
In modern times we spend 90% of our lives in the indoor environment and according to the American Lung Association, a person breathes in just over 2,000 gallons of air each day, which is about the size of a swimming pool. It is also suggested that we drink nearly a gallon of water a day. It stands to reason that our indoor environments are more impactful on our wellbeing than the beaches we surround ourselves with.

In recent years, the issue of per- and polyfluoroalkyl substances (PFAS) in drinking water has gained significant attention across the country, including in Northwest Florida. These chemicals are persistent in the environment and have been linked to a range of health issues, including cancer, thyroid disease, and developmental effects in fetuses and infants.
New regulations and guidelines have been implemented to protect public health. The Environmental Protection Agency (EPA) has established health advisory levels for PFAS in drinking water, and many states, including Florida, have begun monitoring PFAS levels in public water systems.

Seaside School Half Marathon/ 5K and Taste of the Race ▸ March
More than 5,000 people descend on Seaside for the annual half marathon/5K race. Friday night, attend a VIP reception with Chef Emeril Legasse. A silent auction is held Saturday night. The race runs Sunday morning, followed by a post-race party and awards.
One-hundred percent of the race profits benefit the Seaside School, a tuition-free, charter school serving students who not only live along County Highway 30A, but also across Walton County. The Seaside School opened in 1996 to 36 students, two faculty members, and one administrator serving students in sixth through eighth grades.
