AGENDA

COVID questions

answered You may be asking if you could still be infectious after COVID isolation, and if you should be bothering to wear a mask once you’re all better. We find out the answers.

I

infections, and it is better at dodging our immune system – hence the high rate of breakthrough cases with the Omicron variant is to be expected. Data on the Omicron outbreak suggests rapid antigen tests (RATs) may not detect COVID until at least two days after exposure to the virus. And the Therapeutic Goods Administration says RATs are not as accurate if you do not have symptoms. So it’s likely you won’t test positive on a RAT until a few days after exposure. And, if you don’t have symptoms, you might get a false negative result in the days that follow. PCR tests are likely to detect the virus earlier than RATs because of their high sensitivity, and PCRs will also continue to detect virus particles for longer. Relying on this test could extend the period of isolation even if the person is not infectious. That said, a PCR test is still considered the ‘gold standard’ for detection of SARS-CoV-2 infection. Most states don’t require a clear RAT or PCR test for release from isolation but say those who still have certain symptoms (such as sore throat, cough, shortness of

f you are at home with COVID, you might be wondering how long you’re really infectious for. You don’t want to isolate longer than necessary but you also don’t want to risk your friends’ and workmates’ health (or the health of vulnerable strangers for that matter). In Australia, people with COVID are required to isolate for seven days, unless they have significant ongoing or new symptoms (then state and territory rules says they should stay away for longer). So, what’s the risk of leaving home after a week and still being infectious? Omicron’s incubation period – the period from being infected to getting symptoms – is around three days, with the person often becoming infectious a day or two before symptoms emerge. The average duration of Omicron symptoms is often five to six days compared with seven to 10 days of earlier variants. Omicron is more infectious because the increased number of mutations on its spike protein make it better at evading the immune system. It appears the Omicron variant causes milder disease and more asymptomatic

breath or runny nose) should extend their isolation. If you do have symptoms and take a RAT test, a positive result may indicate you’re still infectious to others. The goal of COVID testing is to identify people who are currently transmitting the virus. So RATs are able to detect the vast majority of contagious cases and they work well in congregate settings, such as schools, long-term care facilities, workplaces or schools. Meanwhile, emerging science suggests that with the Omicron variant, as many as half of the people infected could still be infectious on day five (the end of the recommended isolation period in the US) – and possibly beyond. In Australian states and territories, isolation is for seven days, provided the person has no symptoms. It has been suggested it might be safer to isolate for eight days and wear a mask to protect others for a total of 10 days. In the Northern Territory, those who exit isolation are told to wear a mask for an additional seven days. South Australians are told to mask up for three days after isolation. So, there is potential for people to be

infectious beyond their seven-day isolation if they are still symptomatic. After 10 days, most people are not infectious. Multiple studies have shown there is very little, if any, transmission after day 10, regardless of the variant. However, for those who are immunocompromised, waiting 20 days to exit isolation is recommended as it has been shown that such patients tend to shed virus longer. Once people are fully recovered from the disease and have no symptoms, they are considered non-infective, as the virus load they carry is very low. A person recently fully recovered from COVID does not need to wear a mask, as there is no risk for them to be re-infected with the same variant. Accordingly, they pose no COVID threat to others. However, they will need to reconsider this advice after 12 weeks, when reinfection is possible. The level of protection you have from vaccination or previous COVID infection can also depend on factors like your age and immune status. It’s also worth noting that recovery from Omicron won’t protect someone against seasonal colds and flu or subsequent COVID variants – but a mask might. Protecting ourselves and community from the transmissible diseases including COVID relies on early detection of infection and implementation of the public infection prevention measures. Until RAT tests are uniformly sensitive enough to detect with certainty the absence of the virus, we need to supplement this testing with preventative measures such as isolating until symptoms subside, and wearing masks in indoor areas and at public events. Flying into the

future As the world opens up post-pandemic, our airport is gearing up for expansion, with extra routes and a new airline. It means Sunshine Coast locals can travel to more places more easily, while businesses and tourism operators will welcome more visitors than ever before. WORDS: Caitlin Zerafa.

T

here is no feeling quite like jetting off to an exciting new destination. And as the world opens back up, our little slice of paradise is set to reap the rewards of domestic and international travel too. It all starts with the first point of call for travellers, the Sunshine Coast Airport. From recent runway expansions to a new Australian airline and a spate of destinations never previously accessible to the region by air, the local tourism sector it set to fly into the future. Perhaps the biggest draw card is the announcement that low-cost airline Bonza will base its headquarters at the airport and bring 13 exciting new regional destinations to the Coast’s doorstep from September. International flights are also set to resume in July, with Air New Zealand to offer year-round services to Auckland. Plans are also underway for the airport terminal to double in size with a major redevelopment to accommodate continued tourism growth. With accolades like Australia’s first carbon-neutral airport and second most-connected airport in the state, and the announcement of Bonza, Sunshine Coast Airport CEO Andrew Brodie says the airport is going from strength to strength post-COVID. “In April this year, we broke our previous record of the number of

passengers that arrived into or departed from our airport,” he says. “Welcoming 155,970 passengers through our terminal, this was a 24 per cent increase on our next busiest month in October 2019.” Mr Brodie says due to Bonza’s services, direct destinations will triple overnight and make the Marcoola airstrip one of the most connect airports in Queensland. “Sunshine Coast Airport’s increased domestic connectivity will spearhead the region’s recovery with 16 destinations connected to the Sunshine Coast when Bonza takes flight, up from three preCOVID, boosting us from 10th to the second most-connected airport in Queensland.” Mr Brodie says the year-round international flights to Auckland, commencing on July 9, delivers on a long-held ambition of the airport and is already gaining strong interest. “The first inbound flight is nearing full capacity, which is a great sign and evident of the pent-up demand for travel to our region,” Mr Brodie says. “Previously operating only ever as a seasonal service, this year-round connection to Auckland will deliver an extra 14,000 seats to the route, with a further $8 million boost to the local visitor economy.” To help project the airport’s growth into the future, and with the upcoming 2032 Brisbane Games, Mr Brodie says plans are also underway for a major terminal

“This year-round connection to Auckland will deliver an extra 14,000 seats to the route” Andrew Brodie, Sunshine Coast Airport upgrade. This is part of a $500 million upgrade, which includes the new runway that opened in 2020. “Sunshine Coast Airport will be embarking on a terminal redevelopment, delivering an improved passenger and visitor experience which reflects the uniqueness of the Sunshine Coast region,” he says. “The redevelopment, which will see our terminal double in size, includes expanded and enhanced retail

and food and beverage offerings, upgrades to airport operations and improvements to public transport and ride-share infrastructure.” He says the expansion will generate jobs and economic growth, boost tourism, help export businesses and secure air access to the Sunshine Coast for generations to come. “The developed Sunshine Coast Airport will facilitate increased visitation to tourism businesses across the state – supporting 4000 direct and indirect jobs and $255 million in GSP. “When our development is completed, more than 1600 jobs will be created at the airport.” Sunshine Coast Airport will soon also be home to a 20,000-square metre purpose-built centre, known as the Turbine Precinct. Due to open in 2023, it will become Australia’s leading industry-based food and beverage research and commercialisation facility and provide end-to-end support for local food and drink businesses in a shared and collaborative environment. Businesses will be able to use its warehousing and logistics, an education and training centre, research and development capabilities and collaborative high-tech manufacturing facility. The location at the airport will also give direct access to new export opportunities from the expanded international runway. myweeklypreview.com.au

DID YOU KNOW? In June 2020, a new 2.45-kilometre runway opened at Sunshine Coast Airport. This runway is suitable for large passenger aircraft, such as the Airbus A330 and Boeing 787 and allows direct flights to more destinations across Australia, Asia and the Western Pacific, enhancing national and global connections. The Sunshine Coast Airport Expansion Project also recently won Best Public Works Project over $5 million in Australasia at the International Public Works Conference hosted by the Institute of Public Works Engineering Australasia (IPWEA). This is the third major award for the project. Airport fast facts • More than 2000 people will be employed directly or indirectly through the airport by 2040. • The airport includes 51 football fields of preserved vegetation and environmental offset areas. • As Australia’s first carbon-neutral airport, there are plans for new composting, rainwater harvesting and solar energy generation projects. • The airport officially opened on August 12, 1961 and was known as Maroochy Airport.

WHERE CAN YOU FLY? Sunshine Coast Airport offers domestic services direct between Adelaide, Melbourne, Sydney and Canberra, with year-round international flights direct to Auckland from July 9. New low-cost airline Bonza will commence services to 13 destinations in September. Destinations include Cairns, Townsville, Mackay, Whitsunday Coast (Proserpine), Rockhampton, Coffs Harbour, Port Macquarie, Newcastle, Albury, Tamworth, Melbourne, Avalon and Mildura (all subject to regulatory approval).

NEW AIRLINE TO TAKE OFF In February, Bonza announced the Sunshine Coast Airport will be home to the airline’s head office and the airport base for its fleet of Boeing 737 MAX Carly Povey CCO aircraft. Of the 13 Sunshine Coast routes on offer, 83 per cent are new for Australian travellers and 92 per cent are not currently served by a low-cost carrier. Sunshine Coast Airport CEO Andrew Brodie says the arrival of Bonza will provide a welcome boost to the local economy. “Through our latest modelling and forecasting, and based on Bonza’s current schedule, we estimate that Bonza’s presence here on the Sunshine Coast will generate around $86 million in visitor expenditure in the region in the first 12 months of flights being operational and bring an additional 367,000 seats directly into the Sunshine Coast.” Visiting the Sunshine Coast last week, Bonza chief commercial officer Carly Povey says flights to intrastate destinations will start in September, followed by interstate towns such as Albury and Mildura in early October, and Melbourne around November. Bonza will be unique in the fact that bookings will be available only through its official Fly Bonza App, making it the ‘Uber of the sky’. “There will be no bookings on the website and instead, Bonza will adopt a model similar to Uber where all

bookings, payments, management of booking and customer communications are direct to travellers from the app,” Ms Povey says. The app will help to keep fares and carbon emissions low, she adds, enabling Bonza to pass on the savings to customers who can expect to pay around $50 for every hour they are in the air. Bonza is currently in the process of recruiting cabin crew – as well as filling commercial and operations roles – with many to jobs to be based on the Coast. Visit Sunshine Coast CEO Matt Stoeckel acknowledges Bonza’s progress towards establishing the Sunshine Coast as its headquarters. “The Sunshine Coast has always been a popular destination for regional Australia, and the expansion of direct air services to so many key regional centres will be tremendous for our tourism economy,” he says.

BECOME A LOCAL LEGEND Ahead of take-off, Bonza is looking for one Sunshine Coast resident with personality and passion to help promote the region as a holiday destination and provide opinions on the all-important customer experience. The winner of the Local Legend status will receive free VIP seats on Bonza’s historic first flight, with three friends or family members on board with them. To be in the running, share a video up to 30 seconds in length to Facebook or Instagram, tagging @FlyBonza with #BonzaLocalLegends and outlining why fellow Aussies should visit the region for a holiday.

SUPPORT WHERE IT’S NEEDED A local nurse is behind a new program to provide care for at-risk babies and their mums.

S

unshine Coast nurse Laura Easterbrook is going the extra mile to spearhead a new program to support newborn babies and their mothers who are experiencing hardships due to domestic violence. Now, as part of this year’s 92.7 MIX FM Give Me 5 appeal, residents will have the chance to help this initiative come to life in the region’s public hospitals. Ms Easterbrook is a clinical nurse consultant with the Sunshine Coast Hospital and Health Service (SCHHS) and works with at-risk children and families in the Child Protection Liaison Unit (Children’s Plus). Seeing first hand the need for support, she applied to hospital charity Wishlist to fund a clinical nurse position for high-risk women and babies. The full-time position will establish continuity of maternity care for high-risk and complex child protection cases. There are currently around 80 women and babies receiving support through the local public health service, and the first 1000 days of life are identified as ‘crucial’ to the wellbeing of a newborn. “What occurs during this crucial time can have profound consequences throughout life,” Ms Easterbrook says. “Sadly, the highest mortality risk for mothers in Queensland occurs in the first 12 months following birth with poor outcomes linked to domestic

violence, substance abuse, and mental health. “This program will see the development of a combined midwifery and child health nurse model to join forces with a Children’s Plus social worker. We anticipate this continuity of care approach will improve outcomes for mothers and babies’ health, and reduce the number placed into care.” Ms Easterbrook envisions the initiative will also provide a strong foundation for Aboriginal and Torres Strait Islander families and challenges that may arise before and after birth. “We aim to reduce the over-representation of Aboriginal and Torres Strait Islander infants being placed into out-of-home care before they are one,” she says. “Across Australia, Aboriginal and Torres Strait Islander children are removed from their homes at a rate of nine times that of non-Indigenous infants. “Through the project, we hope to see more women participate in an environment where they don’t feel judged, stereotyped or stigmatised, so they can work with Health and Child Safety collaboratively and transparently.”

To help support this program, residents can buy tickets to one of the many 92.7 MIX FM Give Me 5 events happening in June at mixfm.com.au/ give-me-5 or donate at wishlist.org.au.

SUNSHINE COAST SURFERS FIND WINNING WAVES

Zac Johnston

T

he sun was out and the surf was pumping last weekend as some of the state’s best young surfers battled it out at for a top podium finish. With clean, offshore, four-foot waves, Ann Street Reef in Currimundi was the perfect location for event one of the 2022 Woolworths Queensland Grommet Titles on May 28 and 29. And local grommets were making the most of the home advantage with

Sunshine Coast surfers taking out the top spots in each category. Charlotte Rielly from Dicky Beach claimed victory in the under-12 girls division with a score of 9.40, with Marcus Beach’s Evie Wilson closely following in second place. “It feels amazing to win my first comp, especially on my home break,” Charlotte says. “All of my friends, family and coach are down here supporting me so I’m really stoked.”

Currimundi local Zac Johnston took out the under-12 boys, with Peregian Beach’s Louis Taylor coming in at number three. “The waves were so good out there,” Zac says. “My strategy was to just get on the best waves and surf my best so I’m so happy I did that today.” In the under-14 girls division, it was the battle of the sisters with Sunshine Beach twins Rosie and Eliza Richardson claiming first and second respectively, while Buddina’s Laney Stokes finished fourth. “It’s always a competitive battle when I’m versing Eliza; it makes me really nervous,” Rosie says. “I’m super stoked that I won and look forward to heading to the Gold Coast for event two.” The under-14 boys were on fire all weekend with overall event standout, Hunter Andersson from Moffat Beach, taking top honour with a score of 15.90. Sunshine Beach surfer Jesse Fergusson finished in third. Competitors will now head to the Gold Coast on June 11 and 12 for round

TAKE FIVE WITH JARED NEWALL – THE TEN TENORS Ahead of their show at The Events Centre next month, My Weekly Preview caught up with one of The Ten Tenors.

F

ollowing a 40-city return tour to the US, The Ten Tenors are coming home with a special new show, The Highway Men, featuring all the things fans have come to love about The Ten Tenors, with a country music twist. We caught up with band member Jared Newall to discover more about what Sunshine Coast audiences can expect when they hit Caloundra on July 15. You have just returned from a 40-city tour of the US, how was it? It was great to get back on an international stage, be back on the tour bus with the guys and see happy audiences. Touring was harder with COVID restrictions, but it was important for us to be careful so that we were able to do all the shows that were booked. The Ten Tenors have been performing since 1995. What do you think is the secret to their longevity? A lot of hard work, learning what our audience wants and giving them that but always trying to also push them just a little bit out of their comfort zone for a few songs to keep new audience members coming along. It really has been the never-give-in attitude and always delivering the highest quality show that we can while having fun. Maintaining a

no-diva policy also helps. We spend a lot of time together, so we need to genuinely get along or the on-stage show doesn’t work. You joined The Ten Tenors in 2011, tell me about some of your greatest highlights so far. Meeting Morgan Freeman was pretty cool. Performing to 65,000 people at an outdoor gig in Poland was also pretty cool. What is your favourite song to perform?

That is a hard one, but I think Hallelujah, A Thousand Years and Wish You Were Here are in my top 10. What do you love most about being a tenor/performer? I love singing, I love travelling and I love the mates that I have made through this group. Singing with this group is like the singing version of playing cricket for Australia – you are singing/ playing with the best Australia has to offer and it is a blast to do what we do and see how that makes people happy. Tell us about your new show about to hit Australia – The Highway Men. The Ten Tenors are highway men, and so in this show we will do some traditional Ten Tenor hits as well as some beautiful classical songs. We have also taken inspiration from some of the USA’s highway men and women; inspiration that we got listening to some American country and classic country rock. We have just done 15,000 miles (about 24,000 kilometres) all over the country and we enjoyed listening to Willie Nelson, Jimmy Webb, Glen Campbell, and many others, so why not do what we do and give our Australian audience something new. What is a typical day on tour? I can tell you about the last six days. We started out

on Saturday and flew Sydney to LA to Miami to Sao Paulo. That was around 40 hours, getting in around 5.15 am on Sunday. On Monday we rehearsed for five hours, Tuesday we had a 5am lobby call to fly to Brasilia to do our first show. Two hours before the first show one of the guys got sick and wasn’t able to do the show so we had to re-allocate and learn his parts so there weren’t any gaps in the arrangements. We got back to the hotel at midnight to sleep and be ready for the 3.30am lobby call to fly back to Sao Paulo to do four songs on one of the biggest entertainment shows in Brazil. Then we were free until our 4.30am lobby call to get to the airport to fly to the south of Brazil. It’s 1.30pm now and I have a 3.45pm lobby call to go to sound check and show at 9pm tonight. We will get back to the hotel around midnight. We get to sleep in till 6.30am tomorrow, then we fly to Belo Horizonte (Brazil) and do it all again. What’s next for the Ten Tenors? After Brazil it is back to Australia to get ready for our Australian tour rehearsals and then we hit the road on June 29 in Albany WA, and we cannot wait. It is going to be awesome.

WORKING FOR RECONCILIATION Traditional custodians, the region’s First Nations community and wider community have met on Jinibara lands to commemorate National Reconciliation Week. Held from May 26 to June 3, this year’s theme was Be Brave Make Change and a series of events were held across the Coast to celebrate the week. “This year’s National Reconciliation Week theme asks us to make change, beginning with brave actions in our daily lives, as we all have a role to play in working towards reconciliation,” community development portfolio councillor David Law says. “We must all commit to learning about our shared histories and exploring how each of us can contribute to achieving reconciliation in Australia.”

A global software company will establish its Australian headquarters in Maroochydore in a huge vote of confidence in the region’s emerging high-tech heart. Canadian-based Maropost automates marketing channels, including email, SMS, social media and web, for more than 7000 retailers and merchants worldwide. On January 1, Maropost acquired long-standing Sunshine Coast tech company Retail Express for $55 million, giving it a strong connection to the area. Maropost has secured the remaining commercial spaces across two levels of Evans Long’s A1 building, due to be completed in August.

MEET THE ARTISTS Sunshine Coast artists are ready to connect with art lovers at the upcoming Caloundra Artist Market. WORDS: Caitlin Zerafa.

A

celebration of the Sunshine Coast’s deep creative culture is set to return to a coastal town this month, showcasing some of the best work from across the region. The Caloundra Artist Market (CAM) brings together 20 talented local artists and gives them a platform to connect with customers and each other.

CAM committee member and owner of The Art Hub Sunshine Coast Natasha Holloway says the one-day event is always full of inspiring work. “The Sunshine Coast is a community that values its talented artists, and CAM offers visitors a great chance to find unique treasures and make connections with their ever-intriguing creators.”

SUNSTATE JEWELLERS

CAM co-organiser and Talented Friends gallery owner Robyn Boston says the event gives local and emerging artists an invaluable opportunity to network. “We are really glad to offer the opportunity for artists to forge meaningful relationships with their followers because we believe that artists add a huge amount of value to our community,” she says. Caloundra’s Kerry Ide is taking part in this year’s market. She has a folio of artworks that reflect her lifelong love of animals, and visitors to the market will be captivated by the intricacies and character of her work. “There is nothing more special than someone connecting with your artwork and the Caloundra Artist Market is a wonderful opportunity for art lovers to connect with the makers,” she says. “Most of my artworks are a celebration of nature, especially our gorgeous Australian fauna. Many of our birds and animals are quite unique and quirky so I like to reflect this in my drawings.” Ms Ide says her art can be a catalyst for viewers to increase their understanding of how important it is to actively protect these creatures. In recent success, she has also been awarded Best Drawing at Immanuel Arts Festival. “This was a lovely recognition but more importantly I was humbled by the support and beautiful compliments that were showered on me by my community,” she says. Her winning entry, Fairy Sisters, is a delicate-coloured pencil depiction of a pair of fairy wrens and will be on display at the CAM. Other creatives include silversmiths, painters, printmakers and more. CAM will be open on June 25 from 9am to 1pm in The Strand building foyer at 11 Bulcock Street, Caloundra. Entry is free.

CALOUNDRA HIGH SCHOOL PARTNERS WITH NRL CLUB The region’s best young rugby league players have a new pathway to the NRL, thanks to a school’s recent partnership with a powerhouse club. A new affiliation between Caloundra State High School and the Melbourne Storm will strengthen the dominant club’s ties to the region and build on its commitments to the local rugby league community. “Caloundra High has established an excellent rugby league program, where students can select footy as a subject,” Storm pathways manager Tim Glasby says. “The program aligns very closely with our Storm values. “While it is still quite young, the Caloundra High program has yielded excellent results with two teams promoted to the top tier southeast Queensland schoolboys competitions this year and some exciting young prospects emerging.” Mr Glasby says the partnership will provide a range of benefits to both the Storm and students, teachers and coaches of Caloundra State High School, who now have a direct link to an elite-level sporting organisation.

Award-winning Sunshine Coast brewery Brouhaha is partnering with former MasterChef contestant and sustainability advocate Simon Toohey on a no-waste beer. Coined Baked and Wasted, the beer has leftover bakery goods in its innovative ingredients list and is a collaboration between the celebrity chef and Brouhaha director and head brewer Matt Jancauskas (pictured). The consciously crafted sour came about after the duo discovered a shared history as bakers and a long-standing commitment to a circular economy limiting wastage and unused byproducts. The beer incorporates pastries, bread, iced finger buns, doughnuts and pull-aparts from a local Sunshine Coast bakery that would have otherwise been thrown out. “Each day the bakery deliveries vary – some days we would get loads of bread loaves and rolls, other days there were doughnuts and finger buns,” Mr Jancauskas says. “It was an exciting challenge to constantly adapt and be led by the flavours that were coming through each day.”

The finished result is a play on a chocolate-vanilla pull-apart, which Mr Jancauskas says is balanced, refreshing and tart.

DRIVERS READY TO HIT THE ROAD FOR THOSE IN NEED It’s a four-day car rally from coast to country that supports locals whose lives have been turned upside down. The Rally for a Cause Dunga Derby, happening from July 28 to 31, is heading into its third year on the Sunshine Coast, and will see 200 people in 55 cars fundraising along the way. Since starting on the Fraser Coast in 2015, the charity has raised more $1.8 million, which has gone back into the Sunshine and Fraser coast communities to provide support to more than 146 local families. Rally for a Cause’s Jess Lane says the funds will help families and individuals facing life-limiting medical conditions,

or the sudden loss of a loved one. “Through funds raised by the Dunga Derby we have been able to provide families with the means to travel to Brisbane for treatment, put food on the table when funds were scarce and contribute towards overdue school fees.” She says the charity also assists with pharmacy bills, vehicle servicing, or relieving funeral costs. There is also a fundraising event happening on June 5 with a car boot barbecue at Caloundra Rugby Union Club from midday. MY OPINION

ATTITUDES MUST CHANGE

SCHOOL RULES

When we view housing as merely a solid investment, whole sections of society miss out on its security, writes Jane Stephens.

F

or generations, you’ve made it when you buy a house. Primally, having a home of your own feels secure and safe. But a huge portion of our society will never own where they live, and skyrocketing sales prices are forcing that portion upwards. Renting must cease being looked at as the second prize for those who can’t own a home, and embraced as an acceptable way of living. Socially and politically, we must stop looking at housing as a financial asset and focus on it as a human need. Housing is a complex issue, made messy by the combination of matters of the heart and money making. For starters, there is consensus among economists that negative gearing favours investors’ interests over others. Phasing it out would see rental prices fall and help affordability, but heaven help the political party that does that. The Reserve Bank has said incentives laid out to goad the economy along contributed to the kick-on housing problems we are now suffering. Subsidies such as first homebuyer grants and HomeBuilder boosted demand for homes and helped push up prices, knocking many out of the market.

But governments cause problems, then are heroes for helping solve them, such as our state government’s muchtouted $1 billion Housing Investment Fund, the largest social and affordable housing outlay in Queensland history. And around we go. The incoming Commonwealth Labor government’s shared-equity scheme, which allows eligible first homebuyers to share up to 40 per cent of the purchase price with the government, is also likely to be jumped on. But buying on such a small deposit is risky, particularly with rising interest rates and a housing market downturn likely in coming years. If a house is worth less than the debt held against it, things can quickly turn bad. We need a shift in attitude. Housing co-operatives work brilliantly in places such as Sweden and Finland, where they hold about 20 per cent of the housing stock. Living in a house that suits the size of a family instead of sized to impress would help make room for more people of differing circumstances too. In matters of human rights and needs such as housing, the head, heart and community must all be accommodated.

Ashley Robinson is pondering ham sandwiches, school in the 1960s and a little song most of us don’t know about – the state anthem.

A

t the start of May I was alerted about a campaign by the Cancer Council to stop kids having ham sandwiches at school, which at the time looked way over the top. My source of this breaking news was a Kiwi cuz. I looked into it a bit further and it was a little bit about the pig but more about processed meat of any kind, which I guess is fair enough because you eat enough of any processed meat and it won’t be good for you (and to be fair to the Cancer Council, we are supposed to be getting smarter about everything we put in our bodies). I am guessing if I lived on lettuce alone it would probably be bad for me. I might get the Teal vote but the body certainly needs a balanced approach. We certainly have learned a lot in my lifetime. For instance we were drinking unrefrigerated milk at little lunch every day with no exception; everyone had to have it no debate. We went to school in the back of a truck some days and seat belts were unheard of. Most parents smoked, some parents even sat in the car at the local country pub and had a couple of beers while at least one of them chuffed on a

bunger with the kids in the back seat. Yes, we have come along. At school in the ’60s we had to run the flag up the pole and sing God Save the Queen every morning and once a week were indoctrinated with something really special. Now, most people are not aware that Queensland has a state anthem – I first heard it as a little tyke up on the tablelands. It was written by Clyde Collins for the 1958 Queensland centenary: ‘Life is great in the Sunshine State, every Queensland heart sings a song, ‘To its tablelands and its golden sands, we are proud to say we belong. ‘And our faith is great in the Sunshine State, for our Queensland future is grand, ‘From the northern cane to the western plain, it’s a full of promise land, ‘All the while, every mile, there’s sunlit smile and a welcome handshake too, ‘For friendship’s great in the Sunshine State, may its sunshine keep smiling for you!’ Imagine what all the teal voters would think of all of the above. The ham sandwich would be the least of their problems.

MY OPINION

THE HARDEST GOODBYE After losing her precious shih tzu, Sami Muirhead reflects on his final days, and the love he gave throughout his life.

I

am missing a little snore during the night from my 13-year-old shih tzu coming from the floor next to our bed. Ari Gold snored his entire life. It was a gentle sound that was peaceful and it was a lot like my little guy himself. Easy. Low maintenance. I have always found shih tzus to have chilled personalities who are simply happy to be the second heartbeat at your feet. We lost our guy after finding out he had a massive tumour in his bladder. We had no choice but to end his pain. It’s the end of an era. Not just the end of a chapter but the end of a book after 16 glorious years with our three shih tzus. On Ari’s last day we said goodbye in style. The set-in rain stopped for an hour and we rushed him to put his paws in the ocean where he has spent so much of his life. He then had a little roll in the sand and sniffed a few of his doggie friends for the last time. Home we went for a final meal of Schmackos and rocky road and cuddles from all of us. Ari was there when we brought home our human babies. He just wagged his tail with happiness. Ari was there when we were awake at 2am wrapping birthday

and Christmas gifts. Again, he just joined in quietly, happy in the corner. Ari was there offering calm comfort for every cold or headache our family has had and has been great company every night joining us on the couch to watch TV. He had two knee operations and several bouts of pancreatitis because he loved all the bad food, but he was a no-fuss kind of canine. In the end we buried our boy and that was the opposite of his life: chaotic. My husband hit a pipe with his shovel as the grave was nearly finished and water started spraying everywhere. The little but very deep grave filled up with water as I started crying in disbelief. We had to start again and dig a second grave to add to our misery and later call a tradie to stop the yard from flooding. But I do love that our Ari is at peace now and with us. With tears steaming down my face I poured a strong cup of tea and sat by his grave and explained to my beautiful Ari he may be the only dog on the Coast to have two graves. My husband adored Ari and maybe that love was so strong he needed to double down on the dire digging. Rest well my gorgeous Ari Gold and thanks for being the best buddy to our family.

Papua New Guinea’s kaleidoscope of life is the result of an intensely rugged landscape, in which even nearby valleys and coastlines are isolated from each other. This, combined with very limited transport and tourism infrastructure, makes luxury expeditions the most practical way to visit, providing access to remote coastlines, islands and communities without sacrificing time, comfort and safety. A PONANT Expedition is where educational tourism meets relaxed refinement, inspired by the French art de vivre. Think gourmet degustation, fine dining and wine, matched with unique onshore experiences, led by a team of experts who bring unfettered knowledge and passion to every trip. You will meet some of the most skilled carvers in the world, enjoy world-class snorkelling and diving, and visit the local traditional markets. “Papua New Guinea is the most culturally diverse country on Earth, home to over 700 different ethnic groups,” says Ponant director of sales Julie Rogers. “Its people are a proud and extremely friendly bunch who enjoy showcasing their traditions and culture.” Contact Helloworld Travel for exclusive pricing on Ponant’s Ancient Cultures of PNG Expedition.

LUXURY ANTARCTIC CRUISE

ntarctica is a place that fits no one description with landscapes that change every day. No words can match its beauty and effect on the human soul. It’s a place where nothing else matters except the environment and the animals. It is one of the only places left in this world that is untouched and how it should be. Travelling to this pristine part of our world was incredible thanks to the luxury

expedition ship the Le Commandant Charcot through Ponant Cruise. The ship was sexy, sleek and sophisticated with meticulous detail to textures that create a sensory experience. The ship is an icebreaker so built to carve through the ice and not just in one direction – it can also drive backwards. The first time I felt and watched our ship glide on top and through the ice I cried. There was no sound from this eco

low-impact ship. Only the sounds of ice and water breaking, slushing or swirling. Sounds sure to give you a sensory awakening. I was overcome with the profound feeling of touching, feeling, watching and experiencing this continent. Every day on the Le Commandant Charcot was an intriguing, exhilarating expedition as you never knew what would happen next. This Antarctic sanctuary has wildlife so beautiful. Sightings included gentoo penguins, Adelie penguins and the elusive Emperor penguins, along with seals, majestic whales and even orcas. The Le Commandant Charcot uses expeditionary zodiacs to transport you through the icy waters to either land or view the natural beauty from the sea. The zodiac ride is part of the experience as you zip around this white paradise past seals, glaciers and icebergs the size of buildings, and get splashed by penguins swimming and jumping alongside the zodiac. Ponant offers weather-permitting polar

hikes, the polar plunge and kayaking around icebergs, all of which I was able to do and can confirm were all spectacular memorable experiences. My favourite island and landing was on Sims Island, the southern-most island we were able to land on. It was snowing and the scene was like something out of a documentary. Stepping foot onto this island surrounded by thousands of penguins was magical. After every landing you take off your stunning fur-lined parker that Ponant gives you and gum boots and retreat to the comfort of Le Commandant Charcot. Your adrenaline-fuelled body can be calmed by many options. I recommend the snow room followed by a sauna with a view of one of the two heated pools. Life on board the ship was luxurious with free-flowing Veuve Clicquot, my favourite. You truly need to make time to experience this remote corner of our earth. The only way is on Le Commandant Charcot with Ponant Cruises. – By Natalie Cherry Contact Noosa Cruise and Travel, Noosaville, Helloworld Travel Buderim or Suncity Travel Caloundra if you are wanting to travel on Ponant.

AFRICAN WILDLIFE AND ADVENTURES – HOW IT ALL BEGAN Outside on the dirty street kids kicked a footy, inside we mended holes in the mosquito net – that was a long time ago, 17 years back. We had just arrived in Nairobi, Kenya with a backpack, a Lonely Planet guide and wild ideas of owning a safari company. I was from a farm in Western Australia and Steve from a UK city. As fate would have it we met while teaching in Kuwait. It was Steve that seeded the idea of trying something different and with no other commitments what was there to lose? Steve had taught in Tanzania. So armed with knowledge of the country, inspired by the abundance of wildlife and the magic of iconic names like the Serengeti, Ngorongoro Crater and Mt Kilimanjaro, we took a leap of faith and boarded a plane to East Africa to start our own company. Our families were understandably horrified, though mine were quietly

confident I would soon return. The question ‘is it safe?’ was never far from their anxious lips. To be fair, with the exception of Australia’s sporting links with South Africa, I was completely naïve about the affairs of African countries, so in truth I didn’t know the answer to that question. We landed in hot, bustling Nairobi and several crowded bus rides later we found a cheap little guest house in a lively downtown street. It offered eggs, toast and spiced tea for breakfast, a good start. Armed with the Lonely Planet we set out to visit every safari company in the city. The plan was to work for a Kenyan company, preferably managing a camp, get to know the industry and then set up our own company in Tanzania. At this point my idea of camping was a small leaky tent, a swag and cooking over an open fire. It was a far cry from the reality of today’s luxury safari. With no experience, no Swahili and, as it turned out, no work permit, we were continually overlooked. Perseverance paid off – eventually a struggling company plucked us from the street and offered us a job managing a lodge in the Maasai Mara. Crammed into a minivan along with the lodge’s supplies, the road to the Mara wound its way through a landscape dotted with mud hut villages. Young boys with dogs tended goats and zebra grazed alongside Maasai cattle. The images of that ride remain a poignant memory to the start of a life far from the coal face. We embraced the change and navigated the challenges. Two years later, in Tanzania, we opened our safari company The Infinite Horizon. A far cry from tiny tents, swags and billy tea – our luxury safaris continue to provide unforgettable experiences to clients of all ages. – By Teena Chumbley Now is a great time to begin planning your dream safari. WHAT’S ON YOUR BUCKET LIST? It is exciting that border and testing restrictions are easing by the day, both in Australia and overseas. This is enabling Australians to rekindle their passion for travel and make up for missed experiences over the last two years. Go to the farthest reaches of the Earth and experience a once-in-a-lifetime holiday. The world is full of foreign lands to discover, treasures to tick off and things to see and do (and eat). But the bucket list is where true, once-in-a-lifetime holidays belong – the kind that take your breath away and make your skin tingle, that take you to the farthest, most remote reaches of the Earth and make you feel alive. Seeing the Northern Lights, going on an African safari, cruising to Antarctica or the Arctic – these are bucket list material. So is sleeping in a castle, chartering a private yacht around the Mediterranean, and tailoring your own air-tour, near or far. Your journey starts here. For co-owner of Playford Travel Group, Neil Playford, Africa has always had a special place in his heart. “To me, there is nothing more magical than an African safari,” he says.

“Seeing an amazing array of animals in their natural habitat, who are often oblivious to your presence, is truly a bucket list experience. “When you add in some beautiful scenery, amazingly friendly people, and some of the most stunning sunsets in the world, then Africa really is a special place for everyone to enjoy.” Start ticking off your bucket list in style and with so much pent-up demand, book as early as you can with the experienced travel advisors at Travel Associates. FACELIFT ALTERNATIVE THAT WORKS

M

ost of us secretly (or openly) want to slow or even wind back our physical signs of ageing, so it’s no surprise there are now so many options for rejuvenating our sagging skin, or indeed preserving the young skin we still have! From the more invasive notion of surgical facelifts right through to creams and serums that deliver powerful active ingredients topically, there’s an incredible range of treatments available to anyone wanting to significantly improve the texture of their skin. And while facelifts can achieve extraordinary results, it’s fair to say that most of us would rather opt for something that doesn’t involve the downtime and expense of surgery, especially if the end results are comparable. Bridging the gap between the extremes, and arguably delivering results that are akin to those achieved with surgery, is Ultherapy. Developed by Merz, Ultherapy uses ultrasound delivered at specific, tailored depths for each client to jump-start the development of new, stronger

collagen, tightening the skin significantly without surgery or downtime. The owner of Nunkeri Beauty and the Sunshine Coast’s only registered Ultherapy provider, Dr Carina Joubert, says a treatment like Ultherapy is offering a real alternative to facelifts as well as letting younger people really stay on top of their ageing concerns. “Ultherapy’s ability to deliver ultrasound in a tailored fashion from the deepest levels of the epidermis through to the deepest layers of the dermis is one of the reasons it’s delivering such incredible, individualised results for clients,” Dr Joubert says. “These results are often rivalling what you’ll achieve from surgery, but without the same level of cost, risk or downtime. “And the results develop over about three months as the new skin grows through with a greater number of stronger collagen fibres, so these significant changes develop gradually.”

Dr Carina Joubert is a Sunshine Coast GP and owner of Nunkeri Beauty, nunkeri-beauty.com.

No matter a dog’s size or age, Fido will need to go potty at least three to five times a day, on average. A toy-sized dog will have a baby-sized bladder and their ability to ‘hold it’ will be harder than say a larger bread with more ‘storage’ capacity. Older dogs, puppies or dogs with an illness will need to go more frequently, which will include regular potty breaks throughout the night. Basically, every dog is different, and the owner will need to understand their dog’s toilet needs. But what if you can’t take them outside due to weather, age or illness? Your dog needs to be able to relieve themselves when they need to. And if you are not around, or they cannot go outside, bringing the backyard to them is the answer. Products like a Pet Loo™ pet toilet can be the answer. Whether you live in an apartment, or have a housebound pet, pet toilets make it easy to care for your furry family members. These eco-friendly alternatives to pee pads are useful for indoors or outdoors, and work for dogs, cats and other small pets. The top layer of synthetic grass allows urine to drain into the reinforced base, which is slightly angled to allow the liquid to empty into the waste containers underneath. These containers can hold up to two litres of urine and are designed to be easily removed and cleaned. ReadyPetGo.com.au is currently offering 10 per cent off all PetSafe® Pet Loo™ Pet Toilet as well as free shipping and a range of other great offers for PetSafe® waste products.

RADIOFREQUENCY ABLATION FOR KNEES

TREATING DRY EYE SYNDROME Dry eye syndrome is a condition where the eye’s tear film is inadequate. This can be due to insufficient tear production but is more commonly due to blepharitis, causing tear film instability. The symptoms of dry eye syndrome include tired, uncomfortable eyes, intermittent blur, foreign body sensation or grittiness, often made worse by airconditioned or windy environments and dry weather. Lubricating eye drops can help control the symptoms but not the underlying cause. If not treated, the symptoms worsen and become more challenging to manage. The treatment of the underlying disease includes hot compresses and lid hygiene and sometimes requires topical medications to control inflammation. Intense pulsed light (IPL) therapy is a research-based safe and effective way to maximise tear film stability and improve the symptoms of dry eye syndrome. If you have these symptoms, speak to your eye care professional about treatment, including IPL.

For more information visit bestpracticeeyecare.com.au.

Chronic knee pain doesn’t have to be met with surgery or medication. Radiofrequency ablation (RFA) is a non-surgical procedure that involves the insertion of a needle-like probe into the skin. This probe delivers radiofrequency waves to target nerves that are causing pain. RFA is a safe and effective procedure with minimal recovery time. The results are typically long-lasting but can be permanent. RFA is especially beneficial to those seeking an alternative to surgery and are not getting the desired results from non-operative measures such as injection therapy and lifestyle modifications. The procedure is completed in approximately 20 minutes, with sedation administered to the patient through an IV catheter. Unlike surgery, RFA involves no incision. The patient may experience some discomfort at the radiofrequency site for a short period, but this discomfort can be treated with common over-thecounter medication. RFA is considered a low-risk procedure. While some complications have been reported, most are temporary and can be resolved with little to no medical intervention. The most common side-effects include hypersensitivity, numbness, burning and tingling at the injection site. Current studies are demonstrating up to 12 months of pain relief* and functional improvement specifically for knee pain and osteoarthritis. The patient should begin to feel pain relief within one to two weeks of the procedure. In some patients, the relief can be relatively long-lasting. In

others, additional treatments may be required*. Sunshine Coast Orthopaedic Group has a team of health professionals with knowledge and expertise in radiofrequency ablation. * Bellini M, et al. IS YOUR SHOULDER PAIN HOLDING YOU BACK? Shoulder pain is one of the most common complaints presenting to health practitioners. More often than not it occurs without incident. Most people will often experience a deep ache through the side of their shoulder that can interfere with their activities of daily living. The shoulder is a complex structure with many pain generators including the bursa, rotator cuff tendons, biceps tendon and both the AC and shoulder joints proper. A clear diagnosis as to what the pain generator is early on can significantly improve outcomes from treatment. In some cases your shoulder pain may not be coming from your shoulder at all but be referred pain from your neck. For the majority of people an examination of the shoulder along with an ultrasound, or even better, an MRI, can often identify and exclude the causes of shoulder pain. Once the cause is identified, treatments such as therapy, including physiotherapy, osteopathy or exercise physiology, can help the majority of patients. Injections of anaesthetic and steroid can also be very useful in combating shoulder pain. These are used in various

ways as either a diagnostic tool to confirm the generator of shoulder pain but also as a treatment to avoid potential surgery. Surgery is often reserved for those patients who have ongoing symptoms despite a trial of non-surgical treatment or who have structural abnormalities identified on their ultrasound or MRI, such as a rotator cuff tendon tear.

All patients are different, but all benefit from the correct diagnosis of their shoulder pain early in their treatment. For information, telehealth or face-to-face appointments call Sunshine Coast Orthopaedic Group on 5493 8038 scorthogroup.com.au.

CREATE YOUR OWN YOGA CLASS Yoga Vida likes to do things differently. If one of its 20 regularly scheduled classes doesn’t fit your schedule, why not create your own class? Grab a group of friends or family, and design your own class, at a time that suits you. The studio is empty most of the day, as scheduled classes are in the mornings and evenings. You may be surprised how budget friendly Yoga Vida can make it too, with some private classes costing less than a regular drop-in class, depending on the number of participants. So grab your

mothers’ group for some mums n bubs or pre/postnatal yoga. Maybe you have a sporting team keen on stretching and injury prevention. Or perhaps your boss will shout your work team some weekly work-life balance? You choose the time, length of class, teacher, style, theme, difficulty level, music, temperature and ambience. The studio is yours. The large space often hosts whole sports teams/clubs.

Tired uncomfortable eyes? Blepharitis is an inflammation of the margins of the eyelids & is the cause of dry eyes. It is a common condition and is usually present in both eyes. It can occur in children and adults of any age. The main signs and symptoms include: • a feeling of “something in the eye” • excessive or frothy tears • itchiness • excessive blinking • photophobia (sensitivity to light) • crusty or sticky eyelashes, particularly in the morning Drops alone are an inadequate treatment for Blepharitis. The Dry Eye Clinic team will ask your symptoms and carefully examine your eyes. Then they will carefully assess and plan your treatment.

THE WONDER OF DIGESTIVE ENZYMES If you are experiencing any of the following, you make need some digestive support in the way of digestive enzymes: bloating, gas, undigested food in your stools, sticky stools, stools that float, indigestion or abdominal pain. These are all signs of digestive discomfort. Your body produces digestive enzymes to help break down the food you are eating into smaller molecules so you can absorb the nutrients. Eating foods that are high in natural digestive enzymes may help improve digestion. Also think about including bitter foods, which stimulate your body’s digestive secretions. Digestive enzyme formulas are also available as a supplement. Foods to support include: • Kiwifruit, pineapple and papaya. • Ginger assists with digestive weakness, flatulence and abdominal bloating. • Fermented foods such as sauerkraut, kimchi and kefir. • Apple cider vinegar can also support the digestion of food. • Lemon and bitter greens such as arugula, dandelion greens and kale can also stimulate digestion.

Your vision reimagined Some people may have trouble producing one or more of these enzymes due to diet, age, medications, stress or certain medical conditions such as pancreatitis, coeliac disease, diabetes or Crohn’s disease. If the body is unable to make the digestive enzymes it requires, food cannot be properly digested, and the nutrients in the food can’t be effectively absorbed or utilised. Kunara Organic Marketplace offers free naturopath and nutritionist advice to help keep your digestion functioning well. Always consult your health-care professional for your wellness needs.

5 tips for improving digestion • A diet full of organic fresh fruits, vegetables, legumes, nuts and hormone free meats are best at supporting overall systemic health. Avoid consuming foods containing added hormones, pesticides and those that are genetically modified. • Avoid drinking large amounts of liquid with your meals, as this dilutes your stomach acid, making it harder to digest.

Here at EyeHub we specialise in a range of eye conditions for adults and children alike. We help you maximise your full visual potential.

• Consume most of your water in between meals, preferably. • Don’t forget, digestion begins in the mouth, so make sure you chew your food well before swallowing, and if drinking smoothies or juice try to include some of the foods mentioned and swish the liquid in your mouth before swallowing to activate digestive secretions in your saliva.

STRABISMUS OR SQUINT – TWO SIDES OF THE SAME COIN A squint is clinically termed strabismus, an eye misalignment. Our brain is an amazing matrix that keeps our eyes straight. When this safeguard fails, a strabismus develops. This is one of the commonest eye conditions seen in children and can develop as young as four months

of age. Of course, adults can develop this too, but the causes and visual implications are quite different. An inward or outward turn are the commonest types of strabismus. A vertical or combined misalignment can also occur, although they are less common. Our resilient brain may trigger a compensatory process, by adopting a new head position or posture to help retain single vision. What does this mean for vision? Visual consequences do differ for children and adults. In children, if the turn favours one eye, a drop in vision can occur resulting in a lazy eye (amblyopia). It’s more a lazy brain than a lazy eye though. The critical period of vision development occurs up to age seven so the sooner this is picked up and treated, the better. This is why school vision screening is crucial. Children, fortunately, can ignore double vision as the amazinrg and rapidly developing brains have a compensatory mechanism called ‘suppression’. Adults, however, don’t tend to have such luck and will commonly see double and may adopt a head posture to adapt to this. This can make driving and day-to-day living understandably quite tricky. Strabismus management differs for children and adults. In children, the priority is to promote maximal visual development and realign the eye. This can be done with a combination of patching treatment, glasses and surgery. In adults, the goal is eliminating the troublesome double vision and realigning the eye with prisms or surgery. USE IT OR LOSE IT! There is plenty of solid research that connects untreated and undiagnosed hearing loss with the early onset of dementia. It makes sense, as when you restrict the amount of stimulus to the brain it is very easy for it to lose the ability to process and use that information. It is so important as we age to ensure that we provide plenty of exercise for our mental muscle, the brain. Helping a hearing loss is one thing you can do – communicating with friends and family, and listening to music and interesting discussions are all things that keep your brain stimulated. You should also attend to your eyesight, stay active and stay healthy. Living a long life should equate to living a good life! Having your hearing assessed every 12 months will keep a track on the slow changes that can occur with hearing. Most independent clinics will provide a free screening test without the pressure of a salesman trying to sell you hearing aids. It’s a chance to take control of your future. Lisa Burley is a senior clinician at Hear4Good, a local and independent hearing clinic, with offices at Golden Beach and Caloundra. Call 5477 0144 or hear4good.com.au.

DRINKING ON THE RISE The number of calls to alcohol support services in 2021 was triple that made before the COVID-19 pandemic, research shows. A new report from the Foundation for Alcohol Research and Education blames the surge on higher levels of stress and anxiety, as well as boredom and isolation during lockdown. Parents, the unemployed or people with insecure jobs were all more likely to drink during the pandemic. The report shows Australians made 25,000 calls to the National Alcohol and Other Drug Hotline last year, compared with about 7800 calls in 2019. Study director Luke Hutchins says, “The demand for help will not go away just because restrictions have eased. “The effects of the pandemic have been felt deeply at all levels of our community and will continue to be felt for years to come.” The report points to an Australian National University study from 2020 which found about one in five people had increased how much they drank. The foundation urges further monitoring of how people are drinking, keeping a close eye on the use of online delivery and the boosting of women’s support services, with alcohol a dominant factor in domestic violence. – AAP

TO CROWN OR NOT TO CROWN? Crowns are prosthetic covers that look and feel like teeth. If a tooth is weakened by cracking, decay or has had root canal treatment, a crown can help to strengthen and hold the tooth together and restore its shape and appearance. A crown is one of the strongest and most durable dental treatments available. Sometimes a tooth can be restored by a white filling material if the extent of the tooth damage is minimal. This is a less costly option and is also very successful in the right cases. Dr Stephen Cook has a special interest in fixed prosthetic dentistry (dental crowns and bridges) and preventive dentistry. EXCITING NEW DENTAL SPECIALISTS’ COLLABORATION ON THE SUNSHINE COAST People with missing, broken-down teeth often put off treatment due to dental anxiety, fear of dental impressions, a strong gag reflex, claustrophobia or due to time constraints. They may now have a solution! Mrs L, a 60-year-old female patient, was treated by a team of Sunshine Coast specialists, Dr Ramman Oberoi and Dr Ian Wilson, using a digitised guided surgical approach called AuDentes®. The approach was developed by Melbourne prosthodontist Dr Philip Tan. Mrs L’s existing compromised teeth were replaced by new implant-supported fixed bridges in a single surgical procedure in

Popular procedures claiming immediate teeth, in reality provide teeth in three to five days, requiring intervention and impressions in a post-surgery swollen and uncomfortable mouth. The temporary bridge then placed requires to be changed to a final one in a few months. AuDentes® however, offers instant teeth with removal of existing teeth, implants placements and final fixed bridges, all done in one day under one procedure, with comparable costs and minimal time. Some costs may be covered by Medicare and private health cover too.

MOTOR NEURONE DISEASE DRUG TRIAL TO BEGIN A Perth-based biotechnology company is set to begin phase one clinical trials of a cancer drug for the treatment of motor neurone disease. PharmAust has received more than $880,000 from the Fight MND campaign for the trial on monepantel or MPL. Monepantel has previously shown it can influence cancers and have some effect on the progress of MND in preclinical investigations. The drug trial, at centres in Melbourne and Sydney, is scheduled to start in June after final technical and regulatory approvals. A special tablet has also been

developed with a design and shape to make it easier for MND patients to swallow. PharmAust says the phase one trial will test the safety and tolerability of MPL in patients living with MND and look for signs that it could slow progression of the disease. Data from the trial would determine if the drug proceeds to larger phase two studies. “We are pleased with the development of our phase one MPL trial for MND, and look forward to commencing recruitment,” chief scientific officer Richard Mollard says. – AAP

Many of you will know that I spend a lot of time working with young people by providing a safe, non-clinical space where they can talk about their challenges and anything that is causing them stress. I am delighted to announce that I have teamed up with Youturn Youth Support and together we will be running eightweek programs aimed at helping our young people who are struggling. The courses will be held at my gym at Warana and will offer a relaxed environment, free of judgement where young people can chat and talk and will equip them with tools to help them navigate some of the challenges they are facing. The program will cover motivation, goal setting and planning, resilience building, dealing with anxiety, exercise and nutrition, self-care, mindfulness and gratitude journalling. It will commence around mid-July 2022 and will start at 5pm on Tuesdays or Thursdays. They will be 90-minute sessions and the course is available for young people aged 12 to 15 and 16 to 25 years. Importantly the cost to participants will be minimal and will be subsidised by Youturn. Places are limited. To find out more, email community@youturn.org.au.

SCORPIO (OCT 24-NOV 22)

The week starts with Mars and Jupiter jumping through your relationship zone. So proactive partnerships are favoured, as you spark ideas off each other. Love, passion, friends and/or finances will become increasingly unpredictable.

This week Mercury and Pluto boost your business brain, as you feel more positive about your future. But resist the urge to be precious about possessions and possessive of loved ones. Give family and friends plenty of freedom to do their own thing.

CAPRICORN (DEC 22-JAN 20)

PISCES (FEB 20-MAR 20)

Mars and Jupiter are charging through your self-expression zone. So it’s time to fire up and be proactive. Your motto for the moment is from this week’s birthday great, music icon Prince: “I want to tell people to create. Just start by creating your day.”

With Pluto still visiting your sign, you’re passionate about getting ahead. But the more you try to control and rush others, the more they will resist. On the weekend, plan a romantic escape (with your partner) for sometime soon.

Taskmaster Saturn continues its journey through your sign (until March 2023). So, you can expect ongoing problems, disruptions, delays, difficulties and general shenanigans. Don’t let that deter you Aquarius!

Do your best to assiduously avoid Piscean passivity and procrastination. With Mercury, Venus and Uranus all activating your learning and local environment zones, it’s time to be confident, set ambitious goals, and expand your world.

WHAT’S THE OUTLOOK FOR THE LOCAL PROPERTY MARKET FOR 2022 AND BEYOND? The pandemic has fuelled many lifestyle changes, such as working from home, which are shaping the preferred location of homes. WORDS: Gail Forrer.

C

oreLogic’s research director Tim Lawless says employment growth, the long-term benefits of hosting the Olympics and the extra infrastructure building that will occur, along with liveability factors, will be among the reasons migration to southeast Queensland will continue and investors will keep entering the property market. Author and property investment advisor Michael Yardney says with this in mind, buyers will be seeking quality properties with an increased emphasis on liveability. He predicts some buyers will be willing to pay a little more for properties with a little more space and security, but it won’t be just the property itself that will need to meet these newly evolved needs – a ‘liveable’ location will play a big part too. Those who can afford it will pay a premium for the ability to work, live and play within a 20-minute drive, bike ride or walk from home. They will look for things such as shopping, services, education, and community and recreational facilities, and some jobs all within 20 minutes’ reach. The

Sunshine Coast’s air links to Sydney and Melbourne also enhance appeal. Ray White Maroochydore agent Pam Thomas says despite interest rate rises, quality properties are still selling well. Although her usual market is apartments, she says she has listed a number of different-sized homes with owners citing various reasons for their sale. CoreLogic’s figures show that for properties on the Sunshine Coast, length of time on the market has risen from 13 days to 27. But the slowdown has not stopped prices from rising, with a 6.4 per cent increase measured in the first months of

2022. What will happen next to will be largely shaped by the speed and extent of interest rate tightenings, but there are still many positive factors underpinning our housing market, which means a property crash is unlikely to occur. Mr Yardney sees the cash rate lifting to 2.35 per cent by mid-2023, while the market is expecting it to reach close to 3.25 per cent. He says that while fixed rates have already risen sharply, the steep increases in the cash rate will flow through to variable mortgage rates, lifting minimum repayments significantly and reducing borrowing power.

In wrapping up the Labor Government’s initiatives, CoreLogic’s Tim Lawless says the headline ‘Help to Buy’ scheme is likely to be popular with prospective homebuyers, as it provides a more affordable entry point to the Australian housing market for those individuals on low- to mid-level incomes. He says this will contribute to more equality in rates of home ownership across income cohorts and could create more opportunities for key workers to live in more central areas.

PRICES CONTINUE TO RISE The Sunshine Coast, stretching north to Noosa and south to Caloundra, has the highest median house price of any regional area in the country at about $1 million, after prices rose about 50 per cent through the pandemic. CoreLogic’s figures show that slowdown of Sunshine Coast property has not stopped prices from rising, with a 6.4 per cent increase measured in the first months of 2022. That’s a $68,000 increase if the house started the year at $600,000.

GET INVESTMENT SAVVY WITH BUYERS’ AGENT HELP Even the most seasoned property investor can benefit from the knowledge and insight of a buyers’ agent. WORDS: Tracey Johnstone.

B

uying into the Coast residential property market is still attractive for investors, but it takes thinking outside the norm, setting realistic expectations and tapping into expert advice to achieve a winning outcome. For a start, investors need to realise that not every tenant wants to live by the beach, suggests Coast Property Buyers’ director Simon Thomas, who deals with multiple property purchases annually. “Landsborough, Beerwah and the Glass House Mountains are savvy places to invest because the land content is somewhat bigger, there is good access to public transport and the motorway to Brisbane is nearby,” he says. That access to transport corridors plus schools, shops and parks are key considerations for investors when looking for investment properties. So too are the cost of the property’s maintenance, its likelihood of achieving a reasonable yield, being realistic about possible capital growth and remembering the property isn’t being bought for the buyer to live in. “We just bought an investment

“There are certain areas... earmarked for exponential growth” Simon Thomas, Coast Property Buyers

property for a Noosa client,” Mr Thomas says. “We paid $1.5 million for a nice, executive-style house in a really nice part of Buderim. The return on that is $1200 per week.” The proximity to local services and the low maintenance cost of the house with its small yard ticked most of the boxes on this investor’s checklist. “We already have a tenant lined up for it,” Mr Thomas adds.

A top advantage of tapping into the services of a buyers’ agent is their intimate knowledge of the local market values, rental yields and critically, changes in the Coast infrastructure in the near future. “There are certain areas of the Coast that are earmarked for exponential growth,” Mr Thomas says. With some knowledge of forward

infrastructure and zoning changes, Mr Thomas was recently able to buy two properties for a Coast-based client, neither of which were in suburbs the client had identified as being good places to invest. “We have to be quite savvy, know the area, the property types and the zoning; these are all important to clients whether they are out of the area or local,” he says.

PREPARING FOR END OF FINANCIAL YEAR AS AN INVESTMENT PROPERTY OWNER June is a great time to revisit your investment property strategy and change property managers. WORDS: John Stamp.

I

t is essential to have the best advice as a landlord – both financial and property – when traversing the pitfalls at the end of a financial year. It still remains a mystery as to why so many property investors don’t fully utilise the tax breaks involved in depreciation. Additionally, there is an overwhelming absence of maintenance plans to prevent large one-off costs and spread deductions over a property’s investment lifetime. These are just a sample of the missed opportunities involved in the property investment journey, but can only be stragetised properly by professionals. EOFY is a good time for change if you identify that your current property manager is not the best fit moving forward. It allows your new advisor a clean start and facilitates them putting in place the plans needed for your best outcome. Changing is easy and can save you huge amounts in the long run.

with MWP’s man in the water

Well, how good was last Sunday! Some amazing waves were had with endless blue skies. How good! One unlucky surfer had his Apple Watch ripped off his wrist in a violent wipeout down at Currimundi. This weekend won’t be as good but there should be something around if you have a look. Anyone thinking of surfing Mooloolaba river mouth should be made aware of some close calls between surfers and boats, which will have right of way. So don’t be that guy who loses a leg!
