Welcome I have a confession to make – I’ve got a soft spot for Caloundra. Yes, yes, the rest of the Coast gives old Calowntown a hard time, but there are a lot of things about that part of the Coast I find endearing – the wide streets of Shelly Beach, the drapery shop on Bulcock Street, the rock pools at Moffs and the wreck on Dicky. I moved to the Coast from NSW more than 20 years ago with my family (to Maroochydore), but back in the ’70s, when I was still in nappies, we came up for a rare family holiday. It was an eventful trip – my dad (“I don’t need sunscreen!�) was badly burned on our first beach outing and couldn’t leave the little holiday unit for days, my older sister nearly drowned in the passage and I had my first encounter with a bluebottle. Ah, the memories. But the few photos that survive from the trip show a happy family, and the unit that we stayed in – an old fibro thing of two storeys in Kings Beach – still stands today. I am a sentimental type so I love it when we run our history cover stories, and this week, happily, Dorothy Drane has taken a trip to the Coast’s southern city. Have a reminisce over on page 4.

ive-bedroom home, fully furnished, with all amenities and 120-degree views of the ocean, the advertisement read on Christmas Eve, 1968. The price? Just $10,000 – and that was among Norm Butler Real Estate’s more expensive listings. A new three-bedroom furnished “surf home” was a snap at $8500. “Caloundra was still a very small place then,” recalls Patty Butler who, with her late husband Norm, arrived in Caloundra and set up a real estate agency in April 1958. “Nobody had to lock their doors, because there was only one road into Caloundra and therefore only one road back out of town if anyone was to steal anything.” Patty still has scrapbooks of newspaper clippings that chronicle their advertising during almost 30 years in real estate, advertisements that give a glimpse of the changing face of property in Caloundra.

The Butlers arrived just as Caloundra was about to enter a period of unprecedented growth. Until the late 1950s, Landsborough was the commercial capital of the shire of the same name. Like the rest of the Sunshine Coast, it was the small towns along the railway line that mattered. Primary production still ruled, and tourism and property development were still to become viable economic interests. Visitors to Caloundra arrived at Landsborough railway station where they boarded a bus or booked a private vehicle for the journey down to the sea. There was no coastal road north to Mooloolaba, just a rutted, sandy track that was finally sealed to become Nicklin Way in 1964. It was reported in May 1963 that work was expected to start on the “missing link” of the North Coast Highway in “about a month”. “The ‘link’ is the 7.25 mile CaloundraMooloolaba section of the 30-mile CaloundraNoosa coastal highway,” the report said. “Executive director of the Caloundra-Mooloolaba Development Corporation Mr Alfred Grant said that tenders had been let to construct the highway, including three bridges.” The work would mean spending £350,000 before June 30, 1964. Contracts stipulated that the bridge over Currimundi Creek had to be completed within five months, over the Mooloolah River within eight months and over Tuckers Creek, north of the Mooloolah River, by June 30, 1964. “The imminent start on the CaloundraMooloolaba coastal road ends a two-year halt on construction,” the report said. “The section was originally scheduled to be completed by December 31, 1962, but the State Government extended the date until June 30, 1964.”

Significantly for Caloundra, Nicklin Way signalled that the Coast was ready to take over from the hinterland as the economic heart of the shire. Four years later, in 1968, the Landsborough Shire Council moved its headquarters from Landsborough to a new building at the corner of Bulcock and Minchinton streets. Its former building in Landsborough, where many historic decisions were made, is now a museum, and now even the new Caloundra offices have long since become redundant. Council operations were expanded to its current building at the corner of Minchinton Street and Omrah Avenue in 1995, less than a decade after Landsborough Shire officially became Caloundra City Council on December 19, 1987.

The Caloundra Lighthouse was built on Canberra Terrace in 1898 and guided the ships into Brisbane until 1969. It was moved to Golden Beach’s Woorim Park a year later and is owned by the National Trust.

night clubs, only good beaches, surfing, fishing, boating, a lot of quiet and plenty of sea views from our projects.” “A lot of clients were like members of the family,” Patty recalls. The Butlers sold their business to Raine & Horne in 1988 when Norm was elected to the council. By this time, though, Caloundra was well and truly on the map as a destination in its own right. Its population had virtually tripled in the decade from 1970-’80. The property cycle peaked in 1976-’77, again in 1980-’81 and 1984-’85, and shot to its highest level in 1988-’89, with 1993-’94 not far behind that. It then slowed in the mid to late 1990s before another resurgence in the new millennium.

The Centaur plaque on Caloundra Headland pays tribute to the Australian hospital ship Centaur, which was torpedoed and sunk by a Japanese submarine off the coast of Caloundra in May 1943. Only 64 of the 365 medical staff and crew survived. The SS Dicky Memorial stands in the park at Dicky Beach to mark the spot where the vessel carrying 11 crew and 40 tonnes of sand was forced on to the beach during heavy seas in 1893. Attempts to refloat the ship were unsuccessful and only a skeleton still remains on the sand. Large tankers and liners make a spectacular sight today as they use the passage just off the coast of Caloundra to move into the port of Brisbane. n last week’s cover story local agents reported a strong start to January, with higher enquiry levels hopefully set to bring new life to the Sunshine Coast market. Now, recently released auction data from Jason Andrew Auctioneers suggests this trend may have carried over from late 2011. JAA’s data for 2011 shows December was officially South-East Queensland’s best selling month, with 49 per cent of the group’s auction properties sold on or before auction day (up from 40 per cent across the spring quarter). The annualised clearance rate for 2011 jumped to 35 per cent, well above the previous year’s figure of 25 per cent, and the JAA team also reported significant year-on-year increases in buyer registration and activity.

JAA director Jason Andrew says this data is encouraging news for local markets hoping for a strong 2012. “The start of a year always brings a renewed energy and optimism for all parties,” he says. “The finalised results from last year indicate vendors have become more realistic with their price expectations and that many buyers are seeing real value at these levels.” Despite the increases, Jason also cites recent lending data – showing many buyers are organising finance but choosing not to purchase just yet – as evidence that sellers need to remain realistic when pricing their homes. “Vendors who want to sell need to pay close attention to buyer feedback, to correctly establish current market value,” he says.

Industry bodies have called for State Government support for Queensland’s new-housing sector.

E

arlier this month the Urban Development Institute of Australia released housing finance figures that showed an increase in loans to owner-occupiers for the month of November. The institute welcomed the news and believes that thanks to the recent cuts to interest rates, December and January figures could show even more increases. The institute was also buoyed by the news that the Queensland Government’s Building Boost Grant was to be extended, but it is calling on the government to go even further to ensure the delicate industry recovery does not stall. There are a few measures the industry is asking the government to commit to including no net increases in fees and charges for three years, the immediate removal of stamp duty on off-the-plan sales and the reinstatement of the stamp duty concession for the principal place of residence on all property purchases. The Housing Industry Association is also

calling on government action to assist the new home building sector. “The continuing recovery in the aggregate number of loans for first-time buyers, and to a lesser extent trade-up buyers, is encouraging and is being driven by the established market,” HIA chief economist Harley Dale said in a media release from last week. “However, a sustained recovery in new housing – including investment in new rental stock – won’t occur without the combination of interest rate cuts, short-term government stimulus, and longer-term policy reform.”

hoosing a hinterland lifestyle does not mean you have to forgo waterfront living. There are many little creeks that trickle through bushland, cool freshwater swimming holes and even waterfalls on private properties on the eastern slopes of the Blackall Range, in places such as Hunchy and West Woombye north to Cooloolabin. The region’s various water supply dams also provide acres of shoreline for hinterland property owners to enjoy a waterfront location or water view. Baroon Pocket Dam, which can be accessed from both Montville and Maleny, Ewen Maddock Dam between Landsborough and Glenview, Wappa Dam between Yandina and Image Flat, and the Cooloolabin Dam near Yandina all provide waterfront living opportunities. The Maroochy River and its tributaries have created plenty of fantastic waterfront sites as they meander towards the rivermouth past the towns of Yandina and Bli Bli. Other hinterland estates feature man-made lakes or take advantage of creeks feeding into the main river systems. On the western side of the range, the Obi Obi valley has properties on dozens of picturesque watercourses. However, it’s not just its diversity that makes the hinterland an appealing property proposition; it also offers more real estate for your dollar. Anyone prepared to accept living a greater distance from the beach and the major shopping amenities can get a far bigger allotment for the price they would pay for a 600-square metre

block in a prime beachside pocket. A 2.5-acre property with a creek, waterfall and fruit trees on a large acreage can be picked up for around $700,000 or even less on the western side of the highway, and the cost benefits are ongoing. Rural-residential property owners can expect to pay about half the rates of their urban cousins. Price, nevertheless, hinges on the location and size of a property. Some areas of the hinterland, such as Rosemount, Diddillibah and Chevallum, attract

better resale values while others, such as Yandina Creek and North Arm, have larger tracts of land for around the same price, for running cattle or horses. Typical rural-residential estates, with lots ranging from 1.5 to three acres, come with underground power, kerb and channelling, phone connections and lighting. Mobile phone black spots are also disappearing. While urban hinterland areas are connected to the municipal water and sewerage schemes, 90 per cent of other properties come with their own water supply.

ooroy’s Apex Park is getting a major makeover from Sunshine Coast Council. “After receiving a petition to improve the park from Cooroy residents, and in consultation with council staff, I secured $85,000 in funding for this revamp,” Division 12 councillor Lew Brennan says. Last month old fencing was removed and new playground equipment installed as part of the makeover. The fencing was rearranged to include the total playground footprint so all playground equipment is now secured. Cooroy resident Kate Rush, who presented the petition to the council, was delighted with the response. “My aim was for council to make better use of the park layout and get some new play equipment for local kids,” she says. In February work will start on stage one when the old playground will be upgraded to include a multi-age climbing structure. Existing play elements will be relocated and new trees will be planted to provide park-goers with more sun protection.

unshine Coast Council has mapped out a number of priority works for the Maleny precinct, which will be ready to go this year. Division five councillor Jenny McKay is pleased to see it starting to take shape. “The Maleny Community Precinct masterplan is a culmination of many years of community and council collaboration to provide community-use facilities on former agricultural land,” she says. “The three-year staging of the plan is now well underway, and 2012 will be a year of delivery with $2 million to be invested in precinct works.” One of the first projects will be the walking trails scheduled to start construction after April. The first stage of works on the historic Pattemore House have now also been completed. Further works planned in 2012 include construction of the first part of the Parkland Drive access road into the precinct. It is also hoped Maleny Golf Club’s Material Change of Use for the first nine holes of its golf course will be finalised in the next few weeks.
